I cannot speak for the rest of the staff at Wilson Managment Group as the only person I dealt with during the 2 years I rented from them was Lionel Hebert. Worst property manager ever. Lionel would rarely, if ever return phone calls and emails.
We had several issues with appliances and it would take him several weeks, sometimes several months, to get them fixed, if they were fixed at all. The first time our dishwasher broke, it took nearly a month to get someone out to look at it. The guy sent had to take the diswasher door panel off and somehow managed to close it up with a screwdriver still inside, having to take it apart again. He then broke a piece inside it and didn't even know what the piece was. The next guy Lionel sent out there jury rigged the dishwasher. It didn't really work properly. When they finally brought us a new dishwasher, it wasn't installed properly, so we ended up with issues again a few months later, which Lionel never had repaired. A guy he sent to repair our outdoor power outlet (Lionel's friend) never showed, ignored our calls, and then randomly called us 4 months later and apologized and scheduled to come out to do the work. When he finally came out, he broke the frame of the window screen above it. 6 months later, when we tried to plug in Christmas lights, the socket fell into the outlet. We had them send another electrician to fix it and the guy went to the wrong house and started working on someone else's outlet in the neighborhood. When he showed up, he said that he wasn't sure what the first guy actually did because the outlet was basically an empy box with no wires or connections inside it. Closet shelves and door tracks were installed improperly, and I had to repair them myself at my own cost. The solution that his contractor had for a roof leak (after they repaired the roof) was to paint over the water stain. They never dried out the attic or check for mold. After other townhouses in the community had been found to have mold in the walls due to faulty stucco, we asked him to have a mold inspection done, which he insisted wasn't necessary. Even after I sent him a photo of moldy stucco over the master bedroom window outside of the house, he insisted there was no mold issue and that the guys that repaired the roof inspected it and said it was fine (they didn't, they actually told me when they came to repair the roof that they would have to come back for that inspection and they never did).
Now this may easily be dismissed as "oh those are the service providers, not WMG or Lionel". The problem is that these are the service providers that HE chose to send out more than once. And it would take MONTHS of unreturned phone calls and emails to get any action.
If you were even 1 day late on the rent, he was real quick to come out to deliver a notice of a late fee, however he would never actually speak to us because he was activley avoiding our calls and emails about the numerous issues with the house, he would just drop the note under the door and run. When our lease was ending, I repeatedly asked for an email specifying the numerous issues that we had reported and he had ignored would not be charged against out. Despite his assurance that he would send that email, he never did. Low and behold our security deposit was charged for unspecified "repairs" and "cleaning" even though I had spent over $500 to have the house professionally cleaned. When I asked for clarification on what these charges against our deposit were for, he responded with "I have submited your inquiry per our policy and communication will be sent by email." Months later and still no answer as to what these charges were for.
If you are thinking of renting a property with Lionel listed as the property manager, just save your self the stress and find another place. read more
