They were still painting the walls. Once I finally moved in, the place is absolutely disgusting. Mold, trim molding in shambles, and they didn't even bother to vacuum the apartment. Please take a look at the pictures (these were from September 1st 2025), the vacuum is what I did myself in only my room. Beware of a landlord who doesn't care, as long as they get their money. I guess that's to be expected of a massive landlord operation like Hunter Properties. I didn't submit the Inspection Form in time so they are going to steal my money for the damages that they didn't fix prior to me moving in. Scummy people overall.

We asked a guy from Brazil, IN (with good reviews) to come take a look and give us a quote. From his inspection, we found out we had no ductwork for our heating/cooling (just in time for winter). Imagine our surprise. He quoted us 8-10k for this job, which was out of the question. We shopped around and found Dennis with Allen's Independence Air. He came out the same day, gave us a detailed quote that evening, and returned 4 business days later to do this job. Not only did he cost significantly LESS, but he custom fit parts for our tiny crawl space and added necessary vents to help heat the home. He was very personable and completed the job the same day!! I would highly recommend him for any of your heating/cooling needs.

Burnham Post By far THE WORST rental company in Bloomington…read more I am an IU student and I've rented from 4 different companies that are primarily rented to students. Burnham Rentals was easily the most disrespectful, sketchy, and overpriced company I've rented from. They play this act that they are a nice mom and pop company who aren't a scheme like the big companies. An act is all it is, and it's genuinely a good show they put on. The Burnham's are extremely nosey, they take any opportunity they can to enter your apartment. The Burnham Rentals lease states: "The Lessor's office hours of operation are 9:00 am to Noon and 1:00 pm to 4:30 pm, Monday through Friday. The Lessor reserves the right of entry for maintenance, repairs, water meter reading, and emergency situations anytime and is not restricted to operating hours. Regular working hours for Burnham Rentals maintenance staff are 8:00 am to 4:30 pm, Monday through Friday." So basically, by renting with Burnham Rentals, you agree to giving them access to your apartment anytime, without notice. When paying rent, I paid via Venmo, and there were many occasions when I received emails that I did not pay my rent. I never missed a payment, Burnham Rentals is just incapable of tracking all of their residents' payments. It is extremely irritating to have an apartment company regularly lose track of rent payments. When questioned, Burnham Rentals associates including the owner would reply with aggressive emails. In all of the companies that I have rented from, I have never experienced such unprofessional and immature behavior. The elevator was constantly broken, and pretty much always smelled like puke. The stairwells (which are outdoors and not locked) were always littered with trash and sometimes homeless people would setup camp. The property is not maintained very well, and I detailed the damage that my unit had upon my move-in. The ringleader and owner John Burnham is the source of all of this mayhem. He is a very poor manager, and it is unfortunate that he allows Burnham Rentals to operate on the basis that it does. Disrespect, ignorance, and carelessness is par for the course at Burnham Rentals. I STRONGLY DO NOT RECOMMEND BURNHAM RENTALS. I would recommend any other rental company in Bloomington for IU students, because Burnham Rentals is the bottom of the barrel for Bloomington real estate.
