If Westward 360 were simply inadequate as a property mantainence company, I wouldn't bother writing a review. (If you're merely interested in how they rate in this area, I would say RUN and keep looking). But they've violated city ordinances again and again: 1) When they sweep our gangway, they simply brush everything into the alley instead of picking it up (I have photos). 2) When they prune/ trim branches, they have at times discarded the refuse in a recycling dumpster--and not in ours, but in our neighbor's! 3) They regularly leaf-blow instead of raking, and having blown everything--including rocks and branches--out into the street. If cars are parked there, no matter to them. They blew rocks against my new car and left paint chipped and even pock marks. Before hiring Westward, check out all the reviews. You won't find the email or any contact info for anyone at the company--predictably! read more

Definitely the only bad part of living at 565 w Quincy has been dealing with Westward360. Hands down the worse customer service I've ever experienced in my ten years of renting. It would honestly be easier to do everything myself instead of relying on them to fix a small problem. I had a problem with my sink having a hole in the plumbing, would think this would be an emergency, since you can't use your kitchen without a sink. But not important to them at all. It's going on day number three with no sight of a technician even coming to even look at it. read more

Ayy Yelp, can we make 0 out of 5 an option? Both the building as a whole and my individual unit have suffered a host of problems due their crappy management. We've had garbage go uncollected because Westward changed the locks to the trash room and never gave a key to the garbage collectors. It reached a point where the dumpsters were too full and residents were forced to throw their garbage on the floor around them. Festering in heat for almost an entire month, it stunk up the hallways and stairwells. It was embarrassing to have to explain to your guests why your place smelled like s***. Despite all the complaints, this was only resolved once Sanitation came and posted an official warning on the building bulletin downstairs o.O. Repairs to the above unit's kitchen once caused a leak in my ceiling. I swiftly reported it to my landlady, who then swiftly reported it to management. The stain/damage to the ceiling was allowed to set for an extra month or so because Westward claimed the 3rd party contractor they got to fix it had been trying to contact me and I wasn't picking up the phone. I just sat there confused until finally Westward called me directly (I picked up on the first call) and we scheduled the appointment for the contractor that way. There were no calls from the contractor himself as Westward had been claiming--Westward either gave him the wrong number or failed to verify that he had the right one. Since moving in, the building has also had issues with secure package delivery. I've had neighbors who share my first name knock on my door to ask if I had accidentally picked up their packages because they couldn't find theirs. Other residents wrote notes regarding the issue and posted them in the foyer, asking everyone to be mindful of who's coming in/out of the building. I had to file a police report for a particularly high-value package that went missing. It had the delivery status of being "directly handed to a resident." I'm the only person living in my unit. In response to complaints, Westward replaced our antiquated door system with a modern, internet connection-based one that logs guests, allows for video chat, virtual keys, etc. I'm not going to name the company here as I think they have a great product when it works. It's just too bad Westward installed it on a line that I can only assume uses late 90s dial-up. Sneeze in its general direction and the system falls over and has to be manually reset by someone with access to it. Couriers have gotten used to it not working that some of them have started delivering residents' packages to the sidewalk instead of leaving a slip. This isn't a bad neighborhood, but this is still Chicago--leave packages unguarded like that and you're asking for them to get swiped. Let's hope you aren't waiting on anything time-sensitive in the regular mail because if the door's down you won't be getting that, either. I can't speak for other residents, but I've reported this to our property manager. So far nothing's come of it. d-(^.^)z I have been living at my Westward-managed address for a good while at this point so I expectations were already low. But now we come to the best part. Just recently some residents on the top floor reported the smell of gas. Fortunately it was a false alarm, but enough people smelled something that word reached Westward and People's Gas was sent out to investigate. Westward wanted everyone out until the building was deemed safe again, so how did they go about warning us? Phone calls, texts? Anything with some sense of urgency? Nope - they posted it to some internal Westward360 message board that, as far as I know, many residents (myself included) don't have access to. My landlady had to forward the building's warning to me in a f****** email! I'm not the hysterical type but people could actually get hurt if there was something wrong. Westward, can you at least pretend to care? TL;DR; Westward, Westward360, whatever it'll be in the future...if you see these names attached to a place you're looking to move to, keep lookin'. This company isn't worth your time. read more

Westward360 - What a joke. - Property Management Near Me - Chicago, Illinois

After years of subpar service and support, we chose to switch management of our building to WW360. Coincidentally, we had a major plumbing issue right as we were in the last phase of transition. I'm glad WW360 were the ones managing the the fall out compared to our last management company. They have a great team and access to contractors with favorable rates. Alan, our property manager, is easy to work with and very responsive to the board's needs. Additionally, Alan was very knowledgeable on the dos and dont's when it comes to the HOA. read more

This management company is horrible and I don't recommend anyone using them. It seems like a great company from the start with the online setup but it's not. They don't respond to requests in a timely manner or at all. It took two months to get them to flip a switch/breaker to turn on our porch lights. I request information and am directed to a different email or request site, and then they don't have the answer or are able to help either. Steer clear. UPDATE: After writing this review, I did respond to the company's request to talk about the issues I was experiencing. They were understanding of the issues I was experiencing and seemed focused on improving them. read more

As a tenant Westward 360 is a nightmare to deal with. I have sent multiple emails to my assigned management team with questions about the lease and building services missing (trash and recycling services suddenly stopped and all bins were removed). I received one reply when asking how to pay rent in a manner to avoid a convenience fee that was heavy handed in stressing late fees to be assessed and how they recommended using their portal and shelling out extra money for the privilege of paying rent. All other emails have been unanimously ignored by Westward. All and all, if you are considering renting from a property management by Westward be prepared for subpar services, unexplained and random fees, no communication about building repairs and worse customer service than any other company I have ever known. They seem keen to collect their money in full and on time but provide zero assistance to their customers. read more

For years we have been managed by Westward360 and had experienced rather poor attention to our building and proper upkeep. The board was about to move on to another management service and low and behold Vernon came on our new property manager. Within months or building has transformed back to it's original beauty and continues to get better daily. I can totally understand the many bad reviews I have read here about Westward and would agree that they can be quite lackluster. Fortunately, our guy, Vernon, is fabulous. Everyone in the build is very happy with him and his friendly professional manner, not to mention his quick and responsive actions towards any of our needs. His assistant, Edline, is also and incredible team player and does everything to make sure the build is in order. Brent..... you have a great employee here. We do not ever want to lose him! I would have given 6 stars, but we still have a few issues we need to straighten out. Vern is on top of these and when they are solve I'll give that well deserved 6! Carry on! read more

The worst management company in Chicago! I have emailed & called them since September 2018, and I have yet to receive an answer. A simple solution, I need my condos master insurance policy so I can email it to my private insurance company and they cannot do it! I have alpiste on their stupid website and wasted much of my time on trying to get a hold of the property manager, Bridget and she is never available and has never returned my phone calls or emails. They completely suck at managing my condo complex and my HOA regrets giving them our contract. Do yourself a favor and save your time and look for someone else. read more

Deceitful! A pipe burst in the our building due to maintenance neglect and damaged a bunch of strollers that were being stored in the lobby due to the elevators being broken due to a different maintenance issue. (See a pattern here?) They had taken some of the strollers out of the entry without the owners knowledge. I retrieved mine before they could. The management told the stroller owners that they took them to a professional cleaners. They kept telling me to drop off my stroller and they would have it "professionally cleaned". Yet, for weeks I kept asking who this "professional cleaner" was and they wouldn't answer me. It turns out there is no such cleaners and we later found out that they simply had a staff member wipe them down. Since then we've had another pipe burst, and in both cases they didn't file an insurance claim and simply dried the surface water and left the wet walls in place for mold to grow. So now every time we enter the building we risk breathing in toxic mold that may be growing in the walls. read more

I finally had my tenants move out and Westward didn't charge them anything for the wood floor they damaged by having a desk chair without a mat down as well as a lot of damage above and beyond cosmetic. At this point, I just took it as a loss and a poor overall choice I made. read more

Westward 360 as a company certainly does not deserve 5 stars, however our building managed Tee Lam most definitely does! I have been a board member for almost 3 years and have worked with him on a weekly basis. Our building has TONS of issues that are definitely outside his scope of work, yet he always is willing to help assist us no matter the time or place. Our prior building manager through Westward was miserable, and we were at the point of leaving Westward. As a last ditch effort Westward reassigned our building to Tee. Since then it has been a pleasure - he has helped push forward and close out countless issues that were left for him to deal with. Highlight recommend him to everyone! read more

Aubrey Joaquin and a few other folks at Westward360 were a tremendous help. From coordinating my move and scheduling elevators, to setting up utilities, cable, etc., and helping with a minor maintenance issue, Aubrey was quick to respond and help me through the process. When I had questions on internet speed/cable packages, Aubrey followed-up with all the necessary parties to answer all of my questions. I also had trouble with the initial set of apartment keys and Aubrey was quick to send someone out to my apartment to provide me with new copies. All-in-all, I had a great experience working with Aubrey and Westward360. read more

I was on the board of my condo association, and oversaw the transition from our old management company to Westward. The transition was well-managed and extremely professional. Since the transition, our property has been managed by Darius, who is a true gem in property management. He is responsive, knowledgeable and (most importantly) actually gets things done. We gave him a laundry list of projects once he was assigned the property, and he has handled them all with a positive attitude. read more

Where do I begin......... Communication is horrible, no follow up or follow thru. You send and email or a request and it goes into the great black abyss. The building receives poor attention and upkeep. The owners have to jump thru hoops or claim horrible damage to get a response or someone out to do any work even though we all paid assessments on a monthly basis. The bad part is that my building was all condo owned. It was the owners money paying for the service, but Westward ALWAYS dragged their feet. I cannot express how happy I am to finally sell my condo and be done with working with them to get anything at all done. I wish the new owners the best and good luck in dealing with Westward. read more

What a terrible management company!!!! They took over our condo association and did a terrible job of informing the owners. The transition was pathetic and their website SUCKS! It's not user friendly and doesn't confirm any of the actions executed. It says I signed up for monthly auto deductions only to get a fine due to late payment with a note saying this was warranted and hopefully you'll learn your lesson not to be late again! How immature and pathetic! GOOD LUCK IN MY BUILDING! read more

I first heard about Westward360 because my friend heard it was possible to pay your rent online and submit online maintenance requests with them. This is really important to me, because I have had bad experiences with old school landlords that try to avoid fixing things, and when they do it's generally with duct tape and superglue I was connected with Justine, I think she is the leasing director? She told me all of the units that were available that fit my wants and needs. I appreciate her for taking the time to connect with me, she was really thorough. I'll keep my eye out for this company in the future. 5 stars for Justine! read more

The heat in our apartment was broken for a month in January in Chicago. It was miserable; the heat in our rooms regularly ranged in the 30s and 40s. This was especially bad because of work from home, so there was no escape from the cold. After several failed attempts at them fixing the heat, they finally replaced the heating unit. The initial reconciliation package they offered was $150. After a month of excruciating communication, they adjusted the reconciliation package to $500 and $500 after the start of the next lease. Monthly rent is 1900. Totally unethical. Westward team 4. Will not resign. read more

Great customer service today. I needed some minute notes froM years ago and Maryanne Lovina was able to find them! Thank you

They are literally unbelievable. I toured a unit in Old Town and the agent and property managers said they would be getting the unit cleaned and fixed. I signed and went to move-in and NOTHING had been cleaned at all. Then I re-read the lease and found a clause that states any promises to have the unit cleaned will not be completed unless expressed by the Lessee before the lease has been signed? Are you actually joking? It's like they covered all their bases on trying to scam the most out of people. Then after setting up People's Gas to come by on the move-in date, I contacted the Westward office about the location of the gas meter and anything else I needed to know to make set up easy and quick. They responded simply with a meter number. People's Gas showed up and said they needed access to the basement, which the property manager only had keys to. Are you kidding me? I now have to live without heat or hot water for three days until People's Gas can come back because our incompetent property managers can't simply come to the door and unlock the basement? Why did no one mention the basement? Why are they so unresponsive? Why are they trying to get the most money out of you without actually adhering to being literally just decent human beings? Who lets their tenants live without heat for three days in the Chicago winter? What is wrong with this company and why is it so incompetent at literally everything? I have been a tenant for one day....And already I'm dreading living here for the next year. I can't even express in words how unbelievably angry I am that this company has already been able to ruin my move-in and living experience within one day of moving in. If I could sue and tell them off in person I would take the chance in a heartbeat. STAY AWAY! read more

Please consider other management companies while you still have that chance. This company has been completely unresponsive and unhelpful in any way. They cannot answer simple questions like "what are we paying for" and yet want to increase our rates every year. Our representative quit or was fired halfway through this year and nobody, including the representative, told us so we were emailing nobody until we figured it out. Our new representative (when we finally received one) is not helpful and was unapologetic for the terrible service we have been receiving. When I called with my concerns they refused to let me talk to anyone except our current representative (who is part of the problem). Find other options. read more

Aubrey Joaquin was very prompt and helpful when resolving my issue

I had a plumbing issue in my building and the technicians that showed up were fantastic (Candido & David). They were timely, professional and honestly made it an enjoyable experience. They checked my unit as well as the building, determined the issue and quickly resolved it. I highly recommend these two! Also, Liza made scheduling a breeze and followed up to ensure everything was in line. read more

Brawley, you had a great thing with Transproperties, but you sold out. Westward360 is the bottom feeders of property managers.

If I could give zero I would, I had the misfortune to have experience as a small property owner merged into WW from another entity that I had zero issues with over so many years, I was also separately on the board of a HOA they managed so I have direct experience on two fronts. Multiple property managers. Very little follow up, if you don't they don't. You are a profit Centre, every time, stay awake they are awesome at screwing you. Managing yourself when they are paid to do it. Carelessness with choice of tenants, would you believe moving from mum and dad into a unit means a positive landlord verification in their assessment, I kid you not. I have no more dealings with this company nor will I ever have into the future. Would you believe by accident I discovered it took 5 attempts to get keys for a unit that needed cleaning, I was charged $50 by the cleaning company each time they had to go collect keys ( confirmed in writing by them ), I sent over 40 emails to their COO about this, so many ignored and none accepting responsibility, not even sorry. Manage yourself or find a firm that cares because this outfit will need so much of your time, imagine a fee for holding keys of a property they manage, their imagination for finding junk fees to nickle and dime you is endless. As a HOA board member we have a large project in the pipeline that is coming in $40k less than WW could deliver us with one of their preferred vendors, as I said stay alert. Don't get me started on Westward Pros. Honestly if you are a property owner in Chicago do not engage with Westward 360 and for Westward please do not reply to me, your COO is quite well aware you owe me a refund on the sloppy keys issue and listen you keep it, I'm so done with your firm. Avoid them if you value your time, your money and your patience. read more

Our group owns a number of condominium units in the South and West Loop. Over the past twenty years, we have dealt with many associations, including Draper and Kramer, First Service, Chicagoland Community Management, among others. It never ceases to amaze me how some of these companies place property managers that act as if they're doing you a favor if you ask for something. Or they are simply unresponsive. And yes, more than a few are just downright rude. Hands down, the best in the industry are Joss and Gidget at The Guild in the South Loop. We own multiple units there, and one of reasons we acquired additional investments (after our first purchase) was because of this team. The pair provide a stress-free approach to EVERYTHING. We get quick responses, assistance with tenant requests and ease of access for things like filter changes, maintenance requests, etc. read more

Matt and Catherine were responsible for managing my property over the past year and I cannot recommend them enough. Being an overseas landlord I relied quite heavily on the both of them to make sure the property was well maintained and deal with any requests from the tenants. There were a number of call outs required throughout the year due to renovations in the condo building and general wear and tear. I was always kept updated on these issues and Matt/Catherine were extremely responsive in getting the right team out there to solve the problem (and doing so at a fair price) which was also noted by the tenants when moving out. Will definitely use again if I rent out a property! read more

WORST EXPERIENCE EVER. DO NOT RECOMMEND THIS COMPANY. My landlord is amazing but halfway through my Chicago lease, Westward took over and just went downhill from there. First of all, within those 6 months of working with them, we only put in ONE maintenance request and ended up getting charged a $75 for doing absolutely nothing to fix the problem. We were good tenants and paid our rent on time every month. We just moved out of our place and the lease ended 7/31. I then get an email confirming PAYMENT OF AUG 1ST RENT. This may have been an ACH issue, however when I signed into the portal, it stated my access was restricted because of 'no active leases'- but you're going to try and charge me another month after I've clearly moved out? Not to mention also, I paid for rent THROUGH 7/31- so when I show up to my apartment on 7/30 to collect the last of my mail and the mailbox key has already been changed?!? I'm sorry, I paid for the month and should have access to the space until the lease ends, regardless of the tenants being moved out already. Overall, I am STILL going back and forth with this damn mgmt company to get MY MONEY BACK. This is absolutely ridiculous that I've been trying since last week to dispute another charge to my account and never received anything back. Every time I called, I get a different answer. I get told to email this person and this person, and NO REPLY. They are completely disorganized as a company. I had to call multiple times when I was told someone would follow up with me ASAP. If you "accidentally" charge for another month's rent, you should be making that your priority to get that customer taken care of. And if you want to cause SO much inconvenience for a tenant and then STILL refuse to dispute a $150 lockout fee (which happened as I was moving out and is a ridiculous amount in my opinion) that just means you care only about the money. I have informed my landlord that this is the worst mgmt company to work with. I hope they take the steps to stop working with Westward. read more
