Horrible service. Spoke with "Javier" (I believe) to inquire about subletting an apartment. After putting me on hold for 10 minutes, he was extremely unhelpful and would not answer any of my questions or listen to my circumstance, instead only repeating himself before telling me that it didn't look like "this will work out." Not surprised the reviews suck. Despite what one would think, property management/leasing companies do very little to meet tenant needs or even pretend to care about their circumstances, and this is just another one of those wretched businesses. I'll make a very long story quite short: Do not rent an apartment from Dimensions Management. Just don't do it. I'm warning you. It's not worth it. Don't do it. Here's my story. I lived in a Dimensions Management building for a year, and not a day more. On my first night in the building, I was preparing my first-ever dinner in my new kitchen. I was on the phone with a friend when I noticed something brown and almond-shaped scurry across the countertop and onto my cutting board. So I looked a little closer at the unexpected visitor. A roach. I'm a clean person. I keep my apartment in good order. I'm a neat freak. I've never had a problem with bugs in any other building I've ever lived in. The very next morning after my first dinnertime roach incident, I called Dimensions and calmly explained what the issue was. I wondered if they could send an exterminator out to treat my unit with chemicals, which would have been the responsible thing to do. The guy on the other end of the line greeted my complaint with feigned surprise. "Roaches, huh? That's unusual. We've never heard any prior complaints about roaches in that building before. Are you sure it was a roach?" Dear reader, I'm positive it was a roach. During the day, there weren't any roaches I could see. But at night? Roaches. Roaches everywhere. Roaches crawling up the walls. Roaches hiding in my window curtains. Roaches waiting for me on the lip of my toilet to say hello when I'm using the bathroom late at night. Roaches in my cupboards, which occasionally dropped on my head when I opened the door. Roaches in my dishwasher, which pretty much never worked anyway. Roaches in the sink. Roaches in the cabinet under the sink. Roaches in the tub, hiding behind my shampoo bottles. Roaches in the oven. Roaches under my bed. Roaches in my bed, hiding in my pillow sheets. At night, there were roaches in the hallways checking out the neighboring units. Roaches in the building lobby. Roaches in the laundry room. Big ones, pouring in and out of the drain covers in the floor like it was Union Station at rush hour on a Friday. I hope I've made it clear that the building was quite literally full of roaches. And in case anyone didn't know or simply forgot, the World Health Organization (WHO) reports in a document you can easily find on Google that "Cockroaches can sometimes play a role as carriers of intestinal diseases, such as diarrhea, dysentery, typhoid fever and cholera." Just pop that phrase into Google if you want to see the rest of the report. Roaches also play a role in the suffering of people with asthma and other respiratory issues. And I'm a member of that population. So this isn't just a matter of being annoyed with some bugs. This is a serious health issue. My electric bills slowly became more and more expensive. Why? I grew accustomed to sleeping with the lights on. I sprayed every conceivable surface with bleach cleaner after cooking. I never kept any food in the cupboards. I didn't even keep a trash can in my apartment--I instead kept very small plastic bags that I would immediately discard into the trash outside at the end of every day. But nothing helped. You just can't win the fight against the cockroaches when a building with 60-odd units is totally infested with them. Dimensions Management will make your life difficult even if you're a good tenant, like me. Even if you pay rent on time, without fail, on the first day of every month. Even if you don't make too much noise. They just don't really notice you until you stop paying your rent checks. Dimensions Management should have upheld their end of the deal. But apart from making sure that the building didn't collapse during the time that I was living there, they didn't. Property management is culture management. It's not really about buildings, it's about people. It's about making sure that people can live happy and productive lives in the comfort and safety of their homes. This should be possible in the year 2020. Especially in a city as great and as beautiful and as big as Chicago. I stupidly believed that Dimensions Management would provide that for me in a time of need. And they just didn't. They have no interest in doing so. The people of Chicago deserve to know the truth about how Dimensions treats its residents, buildings, and neighbors. I'm not sorry for this review. I'll never be sorry. I paid my rent through the end of the lease. I did my part. And this is an honest review. Believe the reviews. Believe it when people describe how frustrated and angry and disenfranchised they feel about living in one of their properties. Believe the stories about the mice and the roaches and the bedbugs and the filth and the terrible tenants. I've lived in the building on Broadway for 8 months now and I love my studio apartment. I would have resigned if I wasn't going to live with my significant other elsewhere. The management company is always very responsive when I put in a maintenance request, they usually show up within the same day or next day. I would highly suggest living in these apartments! read more

I rented from Dimensions Management. The deal Tom Vollman tries to provide is that they allow one month free at a higher rent price to make it seem like you're getting a deal, instead of just listing the apartments at a lower price. EX: you get 1 month free, and rent is $1,000 each month. This would mean that you will be paying $11,000 a year. Tom Vollman has stated that this is how they get individuals into the building to get them to re-sign a lease (I will share this experience later). He does this instead of just listing the apartment at $915-$920 a month; actual would be $916.66 monthly. Issues with my situation were that there is no way to get anything truly fixed. The maintenance people at the building I was at were great people, but the issues with the apartment on a bigger scale were never fixed. The bathroom that I was paying for had very weak water pressure and toilet, along with roaches. The heating in the room was non-existent and the radiator would sound like a jackhammer when it went off, which would always wake me at night. I would have to work from home with heavy winter gear to keep warm. I've put in work orders to get these fixed and nothing was changed, and when I moved out of the apartment all the work orders were deleted, though they never addressed the issues above. Tom Vollman really showed his true side when the pandemic came. Everything that came out of his mouth showed that he clearly has bad intent. Mid-May of 2020, while I was on a work meeting, someone slipped an envelope under my door. They did this instead of doing the commonsense thing like emailing me or just simply putting it in my mailbox. I get the envelope after the meeting is over and see it is from management, it's the lease agreement. The first thing I see when I open the letter is a massive raise in rent. Tom Vollman wants the same renting price that he gets you to sign initially. As in, instead of paying $1,000 for 11 months he proposes you pay it for the full 12 months. Making that $12,000 for the year and what would be $1,000 a month from the $916.66. This is where Tom Vollman stated that they only provide the one-month free deal to get people in. He does this so they can just resign the lease at a higher price because it is very inconvenient to leave and could be more costly. Finally, when I reached Tom Vollman through phone, and throughout the rest of this phone conversation, he chose to butcher my name even after correcting him 2 times. I requested to negotiate the price to have the same deal and keep it one month free. He made an excuse that that is impossible and that I need to think of the others in the building. These were very odd remarks to try and get me to sign at a higher price during a very hard time. Tom Vollman stated that the people above me never had their rooms redone and that it was the same for 20 years; however, when I moved in, they were remodeling multiple units above me. This was a lie. Tom Vollman tried to guilt trip me in another way stating that there was a young man from New York who is a recent graduate of Cornell University that moved to Chicago and lost his job during the pandemic. That if he can still make his rent, that was higher than mine without a job, then I should sign the lease. Which is another odd remark. I let Tom Vollman know that other people's circumstances will not affect the decision I'm going to make. This was especially after he lied about the units above me, and I believe that this story he brought to me was also made up. Do not lease any apartments from Tom Vollman. Any response he has to this review will be him accusing me to save his reputation. If you are smart, you will look elsewhere in Chicago. And if you are renting from Tom Vollman currently, move out. Please take every negative review to heart and every positive one with a thin grain of salt. With the experience I've had with Dimensions Management and Tom Vollman, any positive review is probably falsified to keep ratings higher. Good luck. Be safe. I'm going on Day 6 of not having clean water. 2 of which I spent in the bathroom sick to my stomach from drinking it. I'm scared to wash dishes or shower. I submitted a formal maintenance request and no one responded. Followed up with an email and no one responded. The building is infested with cockroaches. There's windows without screen. A bird almost came into the hallway the other day. I've had electrical issues. I.e power going out with a light and the microwave on. They did fix that. They asked if I wanted to renew the lease 2 months in on my 6 month sublease. Originally they said I would have the option to extend a month or 2. I have documented proof and they did not allow this. Only 1 of 3 washing machines work in a building with 30 units. No one changed my locks when I moved in. The building smells like a nursing home and in turn it makes my apartment stink regardless of how many candles I burn. My heaters are broken- another maintenance request no one responded to. Supposedly, there is storage in the basement but no one showed me or responded to my maintenance request. The building advertises free internet on their website and it is not. I asked the building manager after my move to which he responded with what are you talking about. Just about everything that can go wrong has. After a brief conversation with him he told me he'd get back to me in the morning, I called the next afternoon and no response, followed up 4 times to get an automatic message everytime and still no response. I rented a parking spot from Dimensions Management and was disappointed in their ignorance of their lease agreement and their lack of professionalism. To reiterate, I only rent a parking spot. I pulled up to the spot to find someone parked in it, only to find out that it was a Dimensions Management vehicle. The response from the sales rep was that their team "occasionally" use the spots. This occurred no less than three additional occasions. When I asked what they were going to do to resolve the issue, as it was a violation of the lease agreement, Tom Vollman's answer was to cancel the lease. The review, however, was regarding the unprofessional, angry and even threatening behavior that was used by the manager Mr. V9llman. NONE of the eviction notices were signed by anyone with any power to evict me. Management is a mess. They lied to me before I signed my lease about the building features. Dead mouse was in the stairwell for over a week and no one cleaned it up. My unit has also been entered multiple times without notice, waking me up once. Isn't that against the law? Don't expect to be treated with respect or to have your concerns addressed quickly. I've made 3 maitenance requests and none of them were addressed so I just did it myself because I didn't want to be yelled at by the manager Tom again (apparently asking him to do his job is too much). Second star is for kind and responsive facilities staff, despite finding one of them drunk and passed out in the stairwell of my apartment once. They were otherwise handy and reliable, responding quickly to issues and even unclogging several drains for us. The apartment was fine, too: a charming but hastily refurbished loft studio in Printer's Row. We were obviously paying mostly for location, though. What made our experience so negative was every interaction we had with Tom Vollman in the management office. From our lease application, for which he demanded to know the identity of my wife's employer in spite of her non-disclosure agreement and readily available proof of income; to our renewal negotiation, in which he took more than a week to answer voicemails and emails about badly needed upgrades in our unit; to our lease termination when we subleased and moved out, when he attempted to pass through a bank fee to us because Dimension's online rent payment program charged us an extra month's rent after we terminated the lease. The guy seems to look for opportunities to be rude. When I was finally able to reach him by phone, a rare feat, and explain why his company's error in charging me an extra month's rent made the fee their responsibility, he ultimately relented, but only by sending an email saying he had "pleaded [my] case" with the VP and had "reversed the charge." I don't like to criticize a whole company for the behavior of one bad actor, but unfortunately Tom's the person tenants seem to be stuck dealing with. Reaching someone else who handles business with a level head wasn't usually an option for us, and confronting Tom directly about this ridiculous behavior got me nowhere. They are disorganized and IMPOSSIBLE to get ahold of, even in emergency situations. There is often mismanagement of our rent checks, and on several occasions we have received threatening calls/invoices claiming that we owe money (turns out they just have a disorganized accounting system). Horrid. In every way imaginable. I had a great landlord. Sadly, she died and the property is caught in the middle of an apparent family feud and in the meantime Dimensions has taken over. They've entered my apartment unannounced or with no advance notice on several occasions. I've complained several times to no avail that they are abusing Section 5-12-050 Landlord's Rights of Access which requires a minimum 48 hour advance notice. It hasn't stopped. One morning, 8 am, on my way to the airport for a 3 day business trip, I find the maintenance guy banging on my door informing me that they would be doing work in my apartment for the next two days, and "Oops sorry about not getting you notice AGAIN". So, I had to grab my cat and stuff her in the bathroom, not knowing if they would actually let her out or not when they were finished. I returned home from my trip to find the workers had used my bathroom and not bothered to clean up after themselves around the toilet. Isn't that lovely? There was dust on everything and they left all the debris from the work in my trash can for me to haul out. On one occasion they broke the locks on my apartment to get in because they had me confused with the apartment upstairs. They damaged beautiful original wood doors in the process, leaving wood shards and screws all over my living room. When I contacted the office the person I spoke with had the nerve to get irate with me, refuse to let me speak and was incredibly condescending and rude. I contacted the BBB, Dimensions general manager, and the property owner who is doing his best to get the property back under his control. He's told me they're having similar problems with their other buildings that were handed over to Dimensions. If they remain with Dimensions I may not renew my lease next year. It's a shame because the family that owns the property are really great people and were always responsive and incredibly respectful of the space as their renter's "home" - not just someone living in their property. Dirty apartment, broken fixtures rude and nasty apartment manager who gets pleasure out of making your life miserable. Living in one of their apartments will drive you crazy , and to top it off the maintenance men are rude and will walk into your apartment and start working without warning you could be in the shower and they will look at you and laugh, they just walk in as though its their apartment. This is one of those cases where 0 stars would suffice. Was looking into renting with them at their 808 jr terrace location. Only to find that they only show specific units and lie about which ones are available. Called on two separate occasions. The first was my bf who had a real estate agent speaking with them. They were told they could only see one unit. However I looked on their website as recent as the day I contacted them to inquire about their units and there was more than one available. So I call and the first guy I speak to says both units are available and we can see both units the same day. Then he asks who showed the apartment, after telling him I saw it through the janitor for that site and my bf saw it through the agent he tells me to find out the name of the agent and then hangs up. I attempt to call back 10 times with no response(sketchy). Then when I finally get a response he transfers me to the manager for that building who was a complete sexist asshole. He kept trying to talk over me saying I should stick to having the agent make the inquiries because I'm just confusing myself. Only after telling me first both units were available, then changing it to one unit, then(I'm guessing because he didn't like me asking) said none of them are available. Also asked a tenant who lived there what they thought and they said they are pretty sketchy, mail gets stolen often and the elevators are always breaking down. read more

Here's what I've experienced: though Andre, the manager of my building, is nice and responsive, some questions I've asked about took a couple of phone calls to get an answer to. Also, when I was looking at my place, I made an appointment with the Dimensions guy to check out the apartment on a Saturday afternoon. Well, I was there, and he was not. According to a voice mail I picked up later, he had called my cell that day to confirm the appointment, and because he didn't hear back from me that we were still ON, he assumed we were off. WHAT? Nooooo....if you don't hear from me to cancel an appointment, you should assume that we're still ON. Which we WERE--or at least I was. Anyway, through various scerw-ups and cancellations (all on Dimention's part), it took 3 tries for me to finally see this frickin' apartment--which, by the way, I loooove. So, ultimately, I figure that all's well that end's well--and renting is a nightmare anyway you slice it. read more

Lived in their Irving park 1 bedroom apartments for a year. The management was okay, however we didn't really contact them too often though as everything worked okay. They do occasionally enter the apartments for maintenance, but that is mentioned in the lease agreement and once your lease is close to ending they come in with potential renters, but that is also mentioned in the lease and pretty standard. The apartments themselves are older, but in pretty good condition. The only complaint were the windows, which are not the best for keeping heat in. No major insect issues, no mice or other unwanted sub-letters :) Good water pressure, lots of sunlight and good neighborhood for a decent price. Apartments the same size a block south went for $100 more per month. When we just moved in there was a miscommunication about rent and they did seem a bit disorganized about payments, but a phone call to their main office solved the whole issue quickly. Overall satisfied and would rent from them again. read more

I've been renting from Dimensions for 3+ years and I have had very few issues. Whenever I have an issue with my apartment (all have been fairly minor), it's fixed the same day. They have raised my rent $15 year over year which is pretty rare given Rahm's property tax increases to pay the city pensions. I think that their prices are fair given their locations and upkeep the buildings. While you might be able to find cheaper rent, my building includes internet that works well enough that I can work from home 100% of the time. There is a move-in fee but you don't have to pay security deposit which is a good deal. It's really nice when you call that they actually pick up the phone most of the time. You don't get this at a lot of places. The only downside is that for a May 1st lease, you have to decide by February 15th if you're going to resign which seems a bit early. Overall, these guys are great but I pay my rent and take care of my apartment so the treatment might be different if you're a blockhead or don't pay rent. read more

We all know how difficult it is to find apartments anywhere. We often select apartments based on which deal breaker is more tolerable. I'd actually had a terrible first experience with my current unit on Belden. One of their leasing agents, Brady, was the first to show it to me and hadn't been particularly friendly or enthusiastic about getting me to sign a lease. I understand that repeatedly showing apartments can become monotonous, but have a little personality! He said nothing could be done about the carpet but offered to knock $10 off the monthly rent. $10 freaking dollars?I passed but was excited when I saw that another unit had opened up and was posted on craigslist (this one promised hardwood floors). I contacted the agent who posted it, Ray, and was disappointed to find that he was about to let me into the same unit Brady had showed me a couple of weeks earlier. The difference was that when I voiced my concern about the disparity between the ad and the actual unit, Ray listened, promised to look into whether or not taking out the carpet and installing hardwood would be possible, and told me when he was going to follow up with me. Suffice it to say that they installed awesome wood floors (not pergo or some other synthetic flooring) and I have been a happy camper ever since. Minor tangent - Brady tried to get credit for having the unit rented! Sorry, buddy! Ray wins. I have had minor maintenance issues that needed attention, and the management office is easily accessible and my building engineer, Mihai, and his wife, are always quick to respond. A trio of douchebag frat boys live upstairs and their constant stampede of friends and women (and gentlemen callers) have a habit of littering the common areas and the front stoop with random bottles of beer and bags of chips that spontaneously explode but Mihai and his wife manage to never let the common areas remain in disarray for very long. I was even locked out of my apartment and once the office opened, I let them know and they dispatched someone to let me in within 30 minutes (thankfully it wasn't oppressively hot or intolerably cold that day). I'm not certain why there are so many negative reviews of them here, but they seem outdated and the company seems to have made enormous strides in becoming accessible and quick-to-act while remaining friendly. I lived at 537 Dearborn for 2 years. I would've renewed my lease but my fiancé and I decided to buy. I loved my apartment. It's huge and is a great deal for the location. Andre is the building manager and he is the best. He responds to any call or text within 5 minutes. When I needed maintenance, the building workers would respond to my request immediately. Everyone who works at 537 Dearborn is so helpful and nice. I would definitely recommend the building and the management. read more

I wrote this in 2016 but forgot to post it. Just thought I'd post now. As far as rental apartments are concerned, this one is probably above average in a number of areas and I've had no problems with Dimensions Management. Any time there has been a problem with my apartment, it was addressed very quickly through an easy to use online maintenance request form. One star was dropped due to some building security issues, possibly due to the common area keys being provided to so many tenants; this I don't know. But the apartments are pretty with wood floors and white walls and woodwork. The kitchen is minimal but adequate for an apartment. The grounds are always well maintained, clean, litter picked up, and there are plantings on the grounds that make it attractive. The main thing is that problems are addressed quickly by an attentive building manager or maintenance crew. read more

Hello! Twenty years ago my friend lived in the 525 S dearborn building. Her unit was great! The other day, I decided to call to view the same layout. Miraculourly, I got through because I hade tried many times and left many messages without response. Tom Vollman told me to come to see the unit. He was not there but a young man met me. He did not speak English well, so I could not ask any questions. I was shocked that the unit I saw did not look well kept. Old appliances, etc. The website stated cable/internet included but tat was not true. I called to ask Tom about move-in fees and any pet fees. He said he'd get ack to me, but never called back. I feel as though I dodged a bullet. There's something very wrong there. Did not inspire confidence as a landlord. Why would someone have a maintenance guy who couldn't communicate with tenants? I don't think they are professional at all. I don't think Tom Vollman cares. read more

I lived almost 2 years now. And they've been pretty good about the few repairs I've had, Covid related issues ( I really appreciate this) and I like that they keep the building pretty clean. I'd recommend this location to a friend. read more

I wanted to write this review because the negative reviews I read almost affected my choice to rent from Dimensions Management. All of my experiences with the management company, building manager, and building staff were fantastic. I rented a studio apartment at 525 S Dearborn and was very happy with the condition and management of the building and the apartment prior to moving in. The building manager, Andre, was always extremely responsive over text or phone-calls and maintenance requests were handled within hours, not days. Upon leaving, I had to break my lease to take a job in another city, and the management company made it extremely painless to relet my apartment officially without any fees or inconvenience on my end. Each time I called to ask questions or needed help with the process, anyone that answered the phone was very prompt, helpful, and friendly. I understand how people can have negative experiences with a company, but I also believe there are a majority of people just like me that have very positive experiences but never take the time to write a review. I would happily rent through Dimensions Management again. read more

Well....What can I say, Dimensions Management Corp. cares about their tenants, their property. They make sure to keep the properties Clean and Safe, along with keeping pest away from the Units. I've been around with Dimensions for a while and I know about the Great service they provide. Today is Thursday, January 3rd 2008. It's 11 degrees Fahrenheit. Yesterday my furnace broke down. After a series of calls to the many answering machines which seemingly are the only things that WORK at Dimensions... some dudes eventually came out and told us that they needed to bring out another component "first thing this morning". Did they mean Pacific Time Zone?! No one is here. I can't get a hold of anyone. I've called three different numbers and all I've gotten in answering machines So here I am, sitting here in my down jacket, winter hat and fingerless gloves (so I can type this rant effectively) ready to kick Dimensions right in its collective junk. I can't leave my house to warm up because I have to be here to let the sodding repair man in whenever it is he decides to roll his ass over here.
