Firstly, the good! I connected with Ian with Westward during the summer of 2013 to take over management of our 7 unit condo association. We had multiple calls with Ian and ended up selecting Westward to manage our association. We were happy with them - and as the Board President at the time - I thought very highly of them. Our property manager was responsive and courteous. Fast forward... Almost 6 years have gone by, and I've been renting my unit the past 2 1/2 years as I moved out of state for work. That's when my experience gets less than stellar with Westward. 1. I followed all the steps when I first started renting out my unit - submitting the lease and agreeing to the $75 a month rental fee to the association for the privilege of renting. Year 2 - submit the lease renewal - same tenant and the Property Manager says - my bad, we never charged you the rental fee when your tenant moved in. Shame on me for not noticing and continuing to auto-pay - but shame on them for not taking the necessary steps. 2. Westward now uses Homewise Docs for paperwork to be submitted to the seller and lenders when selling a unit. To get the complete package it costs $350 and 10 business days. I got an incomplete package at the end - and had to get the association and our old property manager involved to get a resolution. I'm still waiting on all the documentation. 3. When I received the documents via HomeWise no meeting minutes for the association were listed during the whole year of 2018, even when meetings took place. I had to press them to finally find out that one set of minutes was approved - and that they would be sent ASAP. It's been 6 days and no sign of them. I was a key decision maker in hiring Westward - but, given my experience now on the other side of being a board member; I would not give them my business. They have a nice logo and technology - but something is seriously flawed. Selling a condo shouldn't be this hard. read more

This property management company sucks. Claire Daus, one of the associate managers is so incompetent in her job that she literally does the opposite of what you ask of her. I asked her to remove one of our automatic payments since it kept giving us issues, and she removed all the bank information except the one I asked her to remove. For four months straight, we have split our payment into 2 payments, and the westward company cannot seem to handle 2 payments and will charge us $25 every month in addition to a late fee since the second payment "bounced." We have paid rent on time every month but "late fees and return fees" get charged every month with no real explanation. We have gotten none of our money back. They keep charging fees that don't make sense, and they provide no sort of compensation for issues that are happening on their end. This is just one issue. Another giant issue is the communication between the company. It's horrible - I gave our first months rent to someone in the office and 3 days later get an email regarding "where is first months rent?" As if I had not directly handed it to someone IN THE OFFICE IN PERSON. They temporarily lost my money I had already given to them. Customer service will offer a solution but then the property managers will not actually be able to follow through on the solution given over the phone. These are just a few issues I have dealt with. This company is terrible. Wish I never rented through this company. read more

I was scheduled to close on my unit within a week so I put a rush on my order for the documents needed for the closing. I did not received the documents within the time so I started calling, texting and emailing Westward360 with no results. The day before the closing I finally asked for the transition department and was able to talked to Ferdinand Amor and he identified there was a problem on how I had ordered the forms. I was able to correct the paperwork from my side and Ferdinand was able to get me all the requested paperwork the same day even thou it was due the following day. Ferdinand was was a life saver and if it he was the only person I dealt with I would gave Westward360 5 stars. read more

Received a notice from Westward about a scheduled HOA meeting this Oct 4th, which also stated general meeting, I called Westward, the person who answered could not answer simple basic questions about the up coming meeting, that their office sent out in the first place, in fact she could not even find any such scheduled meeting, she looked and looked and finally said that she cannot locate a meeting, I then asked for a supervisor, no luck with that - supervisor was busy elsewhere, after getting back on the line I simply asked one question, that if the meeting is taking place, can stand and be recognized and ask a question, do i have to give ntoice? Or once I am there, but she could not even answer that. Someone needs, In my opinion, to manage this management company, very poor "service". read more

I used to rent in a building that Westward360 manages in Chicago Old Town. Upon move-out at the end of March 2021, there was a $250 elevator deposit required. We paid that amount in full so that we could schedule a move-out. Fast forward to today, 2 months after moving out, Westward360 still has not returned the deposit and has not responded to any inquiries. read more

Zan was very good when I had a problem with my payment. She resolved it quickly and called me back as she said she would.

Last year I would have given a one-star review of Westward360, but the company seems to have really turned things around in the past few months. Communication and customer service have been stellar lately. Jun was especially helpful on chat today with a quick, friendly response, providing me the appropriate links, and giving me a detailed description of the process to enlist Westward360's help in getting my condo sold. read more

This management company used to be called Westward Management. They sent out an email promising exciting things after merging to become Westward 360. No shocker here, it's the same unresponsive mismanaged company as before. The 800 number does not get answered. They even have a recording stating this! When they do respond to any online inquiries it is on a delay and doesn't actually to address the issue you asked them about. None of my concerns have been addressed past the "we will update you" stage. So my rotting deck, peeling exterior paint, and leaking roof are still a thing. Cool story. I've have been told more than once to contact my property manager but when I asked who that was, the answer was "oh, I don't know". Great, thanks. Full disclaimer, I work for a property management company and we would never treat residents this way. It is our policy to respond within 24 hours with viable solutions. Unfortunately for me, my company only does rentals and I live in a condo. This experience has made me truly reconsider home ownership. Way to go, Westward! read more

There's a special place in hell for property management companies that buy affordable, nice apartments in Chicago, then: kick out all the tenants; gut the entire property, sending all that stuff to the landfill; before you're lease is up, turn off the heat in mid-March; and make you live in an apartment where there is constant, loud, unbearable construction noise to squeeze the last bit of rent from you, for profit. Exhibit A: Westward360. read more

Ainnie Lucas, is very efficient and helpful!!

This company is the WORST!!! They do absolutely nothing. Where is our money going???? Our place looks like shit. They now make us wash our buildings when there is green crap on it...wtf are we paying for? This is not our responsibility as homeowners of a townhome! We are not responsible for the exterior of the homes. Also they have been promising new roofs for 3 years now...never has been replaced and the last rain storm we had, our roof was leaking and started leaking from our ceiling. They never plant plants or flowers, they never replace the privacy fences only to come and put 2×2s up with cement ( looks like absolute crap), they throw grass seed on the grass and expect the home owners to maintain those areas.. um we do not own that...why would we use our water for something we don't own, they only come cut the grass, cut our bushes to barebones and then leave everything for you to clean up afterwards, and they shovel snow. Thats allllllll they do. We have a dog waste can so everyone can through their dog waste bags into bit they never ever supply wate bags...um we are paying for that. Then we have a board member who is also a neighbor who thinks she has more power than God. If she doesn't like you, watch out she will make your life a living hell. You don't even have to do anything to her. If she doesn't like your dog or you, she will have a vendetta against you. She will make sure to take whatever issue all the way to only satisfy her needs. She's an old 61 year old lady that has 0 life. I had filed a police report for harassment and stalking...which I had mentioned to my management company numerous times for them to have them only look the other direction and give me excuses for her behaviors. Well apparently the police were on my side which we have a case on her now. This is unacceptable. I believe there are laws that harassment is unacceptable and there is also a federal law for HOA in Illinois for this behavior as well. How can you have a board member still there representing you all that has a police report now on her? Also they are by far inconsistent on enforcing rules. They don't like you, those rules will be enforced on you and no one else. Its sad that these concerns have gone unanswered and nothing being done. Per the illinois federal law, it states: New Law. Effective October 14, 2016, boards of directors are required to address members' claims of harassment on the basis of race, color, religion, national origin, sex, familial status, and disability. This includes harassment by other residents, board members, managers, and vendors. The law requires that boards take prompt steps to investigate and end harassment. (Code of Fed. Reg. §100.7(a)(1)(iii).) When harassment is alleged, boards must investigate. If the board determines a complaint is unfounded, unhappy parties can run to the Department of Housing and Urban Development (HUD) and complain against the board. Under new federal regulations, HUD will have authority to investigate the board. Burden. Because there is no cost to claimants for filing such claims, some residents will use this as a tool to harass their associations. These claims will create an expensive administrative burden on HOAs since legal counsel will be tasked with responding to the complaints. This intrusion by the federal government into the affairs of homeowners associations is unprecedented. The burden the new regulations create will likely outweigh any intended benefits regulators had in mind. Associations are not cities with paid city council members, police forces, and governmental immunities. They are nonprofits run by volunteers with no expertise and few resources for dealing with harassment (whether real or imagined). Civil remedies already exist. Making boards an arm of the federal government is going to make it harder to recruit and keep volunteers on boards. read more

Lovi was very helpful and professional with my requests. It was a pleasure working with her.

I called Westward360 today and Ainnie Lucas answered the phone; I was fortunate and have gotten her a previous time as well. She is outstanding! So nice, courteous, professional and knowledgeable. The Westward360 rental team, specifically Team 4 and Property Manager Darryle Bandonill, have been of immense help and assistance throughout my 3 years of leasing with them. They are always on top of correspondences and are very patient with my questions. They were especially helpful in a panic situation when one tenant wished to break the lease under a 3 week's notice. The Westward360 team did everything they could to assist the process, and I am so grateful for their willingness to accommodate under the unfortunate circumstances. Moreover, this team ensures maintenance requests are always done in a timely fashion, and if not, they are transparent about the status of a maintenance request and the reasons for its delay. read more

They are the worst. My elderly mother lives in on of their buildings. They never shovel or salt the side walks or drives. The Halls and carpets are an absolute disaster. The back entrance window has been broken, Like shattered broken, for over 6 months. They mess up her auto pay all the time and try to charge her late fees. During summer months the lawn has been getting cut by a resident not the thru westward. I want to know where all the money goes for those services!!?? read more

So far, my experience has been negative. The "welcome page"that you fill out does not seem to send to them properly. I did it 3 times & finally called in since I got no response. If you call in, they tell you that you have to email. When you email, they do not respond. It took me over 3 weeks just to get someone to answer some simple questions. I asked multiple times how to access my mailbox to finally be told that I have to hire a locksmith. I haven't been able to check my mail for almost a month and now I have to wait for a locksmith to be available when a simple email response could have told me that weeks ago. The HOA office is about an hour drive from the home & only open normal business hours for pool key pickups. Good luck getting information about what you need to show to pickup that! For $225 a month, they could at least respond to an email from a homeowner. Extremely disappointed! read more

Wow, lots of 1 star reviews for this new company, but it seems it's all for building management of rentals, which my review is not for and can't speak to. Property management companies typically have 2 lines of business. They will manage rentals and take about a 20% cut, and they also do Condo Association management. My review is for condo association management, not rentals. Also, this review is primarily for Triview, since we had Triview before they merged with Westward. I was never too fond of Westward, but at the end of the day, its all about the property manager and not about the company. Nolan and Edlin are our property and assistance property managers. They are responsive and have been excellent to work with from a condo board perspective. They keep on top of all the building changes, rules, and general building maintenance. If someone reports a leak in the roof, they will get a roof team out there the next day. If someone reports a dirty window, it will be cleaned that week. Just small things like that, but are important at the end of the day to keep on top of or else the property will start to look bad with all those things adding up. Nolan always has great suggestions on what improvements to do next and you can tell he has a lot of building management experience. My only complaint is that I think they load up too many properties on the managers. I'm not sure how a property manager can effectively manage 10 -14 different buildings, unless half of those are only 8 unit size buildings. Also, while the online technology Triview had was great. Since they merged with Westward, we had to again, go through another portal transfer of setting up auto HOA payments, etc.. This was the 3rd time in 2 years that we had to do this.. Very annoying, since our association is not that small, and to get everyone to correctly transfer over to the new HOA online payment system takes months... Growing pains I guess. read more

APPLICANTS BEWARE! If you refuse to be in a bidding war for already overpriced apartments do not apply. After two months of their agents telling me my refund will be processed after I refused to bid on an apartment I applied for FIRST, their manager Nathan denied saying that they have a non refund policy which was not present at the time I applied. I then asked if there was a no refund policy why was it not on the application and why would two agents request one on my behalf and not say so every time I emailed and he stated that there ARE INDEED cases where he offered a refund. I was never considered for the apartment bc I didn't participate in bidding so essentially I paid $100 for nothing. I understand policy and When you don't tell applicants pivotal information that's bad business. I thought talking to management would offer some resolve but NO! Nathan made it worse with his nasty condescending tone as if I had no right to want my money back and suggested that I should go read the terms and conditions which I already did THOROUGHLY when I applied and no such policy in sight. So I asked how should I go read the new policy? Apply and pay $100 again just to read terms and conditions again? No thank you! I'm aware of how applying for an apartment works and those that are non refundable it's always clearly stated. Maybe work to make the application process better. Also, Idk maybe management was exasperated due to call volume(I had a long wait time)but I would give Nathan and Westward360 zero stars on customer service alone!!! It's always best to be as transparent as possible with ppl who are giving you their hard earned cash, otherwise I'm getting rip-off vibes. Management could learn a thing or two about conflict resolution. If a customer is looking for resolve on an issue, being short and condescending usually stokes the fire! Now reading some of the reviews it looks like this company is only good for owners and not tenants guess I dodged a bullet read more

I was assured my apartment would be cleaned and paint would be touched up by Shelby Truistra the property manager before I signed the lease. Upon move in, the apartment was filled with mold, extremely dirty and the paint in terrible condition. It was essentially unlivable. Shelby and the property management team are great at making assurances that things will be taken care of, but it took them over 5 weeks to address mold and it's been over 2 months and they have not addressed paint. I would not recommend renting from these people to anyone read more

I'm actually shocked at the positive feedback given within these reviews. After picking up our keys, we walked into a disaster area. I took over 200 photographs after doing a walk through of the property. I'll leave out the dirty details and illegal safety hazards to protect the credibility of their entire establishment, because at the end of the day, we're in love with our place. We couldn't have been more reasonable to such an unreasonable situation, yet have been shoved under the rug, dismissed, and just blatently disrespected. We're approaching our first full month of living here and still have not been put in contact with the correct people to get us anywhere. All we're asking for is for someone to actually treat us with respect, listen to us, and be transparent about the situation. It's everything we were looking for in a rental property in a neighborhood we love. It's heatbreaking to say the fate of us resigning our lease comes down to how we're managed the rest of the year. read more

very professional and quick response to my inquiry even though I'm no longer a tenant.

As a condo owner I still fail to understand why our building uses this company. They consistently charge fees that the condo association board did not approve and offer very little for services in return. For example, the company charges $200 to move in or out of the building and you have to reserve a time. The company will not assist during this time to reserve the elevator. Additionally, the condo rules approved by the board only authorize a deposit and no fee. This is in in violation of the Illinois condominium property act but the company does not care. In terms of responding to requests for repair, it takes a lot to get them to respond. They will tell you to submit it through their online portal but they close out the request without responding. read more
