Eurika Aquino was very prompt and informative while assisting me. Her help was much appreciated!

We've had 3 property managers at Westward all within the past 2 years and they have terrible customer service. They do not put their buildings first and they DO NOT respond back via email, text or phone call about major issues or requests put in by our building even though they charge us each a huge monthly fee $$$$. We've been asking about the same elevator issue and plumbing issue for the past year and they don't respond, which is a major safety issue that they could be sued over. Every time you put in a request they will charge you HUGE fees for the smallest little thing. DO NOT pick Westward for your property management partner! We do not trust this property management group. read more

This review is for my current Property Manager Kelly Head. Our homeowners association has had problems with Westward360 in the past, so much so that we were very close to leaving. Then Kelly took over. She alone changed my expectations of what a management company should provide. She has been very understanding, responsive, and professional, in every aspect of managing our HOA. I definitely recommend! read more

Terrible company. Beware when you sign your lease with them, they add multiple misc charges throughout the year. Ask about a 'pet inspection' fee charged TWICE a year for someone to come and spend less than 1 min in your unit 'inspecting'. Sometimes charged without anyone even coming to inspect. Additional 'monthly maintenance' charges. In addition, they are TERRIBLE with following up maintenance requests. Our unit had multiple ceiling leaks with rain falling on stairs that posed an obvious danger that was not fixed for nearly 2 years. read more

Had a few speedbumps with their website, but Eurika sorted everything out quickly and easily! Thanks again, Eurika--keep up the good work!!!

Great job Erold!!!!! This guy was amazing, he helped me out to set up my account with the new software that Westward360 implemented, he was very patient while he guided me thru the process, very knowledgeable and so easy to communicate and establish a connection with him. My questions were answered and didn't need to call back again the get things done. read more

Great service provided by Gadfrey Angayen Jr. He was supportive and very informative.

Ainnie was really helpful with my request and went the extra mile to assist.

I rented one apartment in chicago more than 1.5 years and i paid my rents on the time. They said you did not return mailbox key but they never gave it to me. Mailbox was always open. They made extra charges. I dont want anyone get scammed from this management company. Be aware!!! read more

My review is strictly of the customer service branch of Westward360. Eurika Aquino was the rep I spoke to on several occasions and she was not only helpful and kind but also patient of my noisy toddlers in the background. She resolved my issue expediently, and even remembered our specific conversation when I reached out days later, for clarification on a few items. I really appreciated her humanness and help. read more

It was a pleasure speaking to Eurika Aquino regarding my account. She was extremely efficient in taking care of my request.

I am the co-signer on a lease and very impressed with the level of service and timely response we have received. Darryle helped us negotiate an extension to the lease with a very reasonable increase. Compared to what I am hearing about rents, this is a good deal. Thank you. read more

If I could give them 0 stars, I would. The bathroom of my unit hangs out over an outdoor gangway. Last winter, some dry wall fell through from underneath our bathtub into the gangway. Westward 360 shoved some insulation in the hole, covered it with plastic and called that good enough. A few days later the temperature dropped, the pipes froze, then unfroze and burst through the drywall into our apartment ruining a lot of furniture. My landlord had to cover the damages and Westward is refusing to pay them even though it was clearly their fault because it was a result of damage to the outside of the beginning. The pictures below are from the storage area (that belongs to Westward 360) under my unit. As you can see, the drywall is falling through and the insulation has fallen out of the ceiling and there is also black mold. My landlord and I have called and emailed countless times over the last few months and we have had absolutely 0 response. We are spending extra money on heat because cold air is coming up from those gaps and I'm worried about the pipes bursting again. read more

Westward is the current manager of our condo association and they take months to respond to requests sent through their system (when they respond, they don't always). They're always good to take our money on the first of the month, though. I'd maybe just give them 2 stars if it were just that they're garbage at communicating to the people they serve (arguably their number one job), but before buying this place, we had an offer on a place that fell through because Westward reported roof repairs as part of the HOA's monthly expenses instead of coming from their reserves, indicating to banks that the HOA was contributing essentially nothing to their reserves and marking them non-warrantable. There are layers of negligence and incompetence here,. Based on what I've seen from two different HOAs, you should stay away from them. read more

Alan Majeski property manager for Westward has done a wonderful job and managing our building. Ensuring quality and customer service. A true value to the company. read more

This agency is disorganized and chaotic. Every time I reach out for information, I get a new person who doesn't know my situation, and I find myself wasting my time to re-explain the situation. Additionally, it seems there is no communication between team members. My original idea of using them to manage my apartment renting because they are also my HOA management company was a mistake. Lastly, since they have taken over for our old property managers, we have not had an HOA meeting to discuss current assessments- it's all so discombobulated. I would not recommend to use them for small condo rental or HOA management. read more

My condo association service level and customer service has greatly improved since we brought in WESTWARD360 as our property manager. This is due to the wonderful people like Dan Louie dela Peña who provides exception service and a friendly attitude. I would recommend WESTWARD360 for all your property management needs. read more

Our property manager Ron with westward 360 could possibly be the worst property manager ever. I'm an owner in this building and a contractor. We had cameras put in our building 2 years ago. The company that did it left several metal pipes blocking our emergency stairwell exit. I sent several notices to Westward. Just 4 days ago they removed them after I threatened to call code enforcement . One and a half years ago our patios were redone . They asked us to put lock boxes on our doors so the workers could get in. The company didn't remove the boxes. Ron says he will call them to have them removed. They are still here . Ron, there's a thing called bolt cutters. It's been almost 2 years. Work that's done here is sloppy and never followed up on. We had tuck pointing done. Several pallets were left outside. We have to call for removal. In our storage area they have been informed that Sheetrock , countertops and other building material are blocking 3 apts exits. It's been over a year since this has been brought to their attention. We have given up and have spent the summer removing it ourselves. They put new vent fans on our fireplaces with out having chimneys checked . The chimneys are not sound and can't be used. The list goes on and on. What's next? Putting in toilets without plumbing and forgetting to remove the box. If your looking for a property managment company run don't walk to another company. They might be decent for rentals according to yelp but managment, what a joke. Unfortunately our building is now being taken over by an investor so we can't unload them due to legal issues .Please don't make the same mistake our building did! read more

When i called to make my HOA pymt i got lucky & was assisted by Beverly. In addition, i had a couple of other questions that she didn't know the answer to. I was pleasantly surprised when she offered to look into getting me the answers. So I was put on hold for a couple of minutes & she came back with the info i needed. Often customer service reps act as tho it's below them to help their clients, but Beverly was very kind and more importantly, patient. I hope her supervisors know she's an asset to Westward360! I look forward to speaking with her in the future should i need assistance from them read more

Easy to work with. Love the vendor support. Westward 360 has a way of making the process seamless

I have been an owner of a condo at The Guild which is managed by Westward 360 and they have done a great job maintaining our building. DO NOT consider Westward 360 for your association management needs in Chicago if you are looking. A neighbor needed a Wheelchair Accessible Key from management and it came 4 days after the request. I have emailed our Property Manager, Kiyah, 3 times on 3 different topics and only ONCE did she reply without having to chase her down. They "painted' an area of our workout room so poorly it was laughable... dripping paint on the floor and on the weights even if done for interim purposes (so they say...). They also don't even follow basic Illinois LAW by posting the Board Agenda 48 hours before the meeting. Come on, do your job and honor your profession. They do not respond to email nor provide professional services. The IDFPR should revoke their license(s). So, STAY AWAY and contact me if you want any thoughts or to verify the information that I have posted (happy to help there). read more

We loved our experience with Marissa! She helped us find an absolutely beautiful 2 bed/2 bath rental in Lincoln Square for our family of 3. I don't really have much to add here that hasn't already been said. Basically I recently bought a condo and need to have preventative maintenance for roof repairs and sent multiple e-mails letting Westward know. Only 12 hours before construction was to begin was I told that they would submit this to our board for approval and that approval was necessary before construction was to begin. Needless to say I had to postpone construction and now I am still waiting for approval and response. No apology e-mail, no sense of urgency, just nothing. Westward is the definition of big company that simply doesn't care because they probably don't have to. And I have to say it is pretty amusing to see all these responses from Brent trying to "start a conversation" after all these negative reviews. Hey Brent - word of advice - just treat people with respect, respond in a timely fashion, and own up to your mistakes and I promise you will have less negative reviews. Shit you might even have some positive ones. But hey I suppose pissing off your tenants and than reading Yelp and responding makes it seem like you care without actually caring so whatever.... read more

Where to begin... when i first looked at my apartment it was a mess but i was told the previous tenant had just moved out and i was assured if i took the place everything would be fixed and ready for move in. So after looking at a few other places I decided i liked that space, filled out the application and was approved. This was the beginning of the worst management company experience of my life. Then they sent the lease and told me i had 24 hours to review it sign it and pay them the first month and move in fees. So i did. Then a month later move in day finally arrives... i was told someone had to come let me in because they didn't have keys for me so someone would let me in and then go make copies. So someone arrives and opens the doors for me, the moment the door opens i see the same dusty shoe prints and pile of garbage in the living room that was there when i looked at the place. In the month they had to get the apartment ready the only thing they did was paint the walls. Allow me to expand, there were piles if boxes and trash in the living room and the dining room, the kitchen had trash on the counters, open food in the cabinets, crumbs in the cabinets, the refrigerator and freezer were both COVERED in mold on the inside (which they just ended up cleaning and not replacing so all my food smells like mold when i take it out of the fridge) the bathroom had plaster in the sink and the bathtub, there was no toilet seat (which i was then told that was my responsibility because its a "consumable"), the windows were still coated in dirt and looked like they hadn't been cleaned in years. My mailbox key didn't work and i had no access to my mail for 2 months. The gas is included in the rent and after moving in there was a notice posted from the gas company threatening to turn off the gas because the company hadn't paid the bill, when there was a leak in my bathroom ceiling it took multiple days for someone to show up and then all they said was it was from the tub upstairs overflowing but then didn't fix the ceiling so i still have a hole and a soggy ceiling right above me while showering, (so you know when it dislodges and hits me in the head then they might come fix it who knows.) when the radiators were turned on i discovered that the bathroom and bedroom radiator are obscenely loud to the point that every time it kicks on i am awoken from sleep (2-3x a night for 20+ minutes each time) and i was told there was nothing they could do about it, so my options are no sleep or turn it off and freeze in my sleep. Every time i try to get ahold of them its like pulling teeth. I have lived here for 4 months now and have had nothing but issues with this company, stay away at all costs! read more

Horrible customer service--- does not fix repairs, service appliance or other issues in a timely manner!

Thank you Ainnie for your amazing customer service in answering my needs as the owner of a condo that uses Westward 360 for our property management services. I first contacted Ainnie with an emergency issue with my water being shutoff. I called her back to check the status and again to ask for help in getting access to the portal and help with a ticket. I made these 3 calls within the same hour. She was pleasant, patient and extremely knowledgeable and she answered all my questions and made sure the issues were resolved. What a pleasure to get such outstanding customer service in this day and age where it's hard to even get a human to answer the phone. Thank you AINNIE From Marylean Abney read more

I've been a customer of Triview now Westward360 for over 3 years as a single unit owner. They corrected maintenance issues for my tenant as they arrived promptly. Although it would take multiple communications before anyone would address the issue. End of year documents has been great and automated. Finding a new tenant has been a horrible experience. Even with 4 months of notice and pro-active communication on my part, they do not communicate and have not found a new tenant. Their ability to list a unit is questionable (I would add pics, but too embarrassed to show). The only highlight has been Joseph and Daniel as they are not in charge of the property, but have shown care for the customer (property owner). I do not recommend Westward360 for a single owner property management. Ever since Triview was bought the experience has gone downhill fast. Property owner beware! (I've waited a couple of days before posting this review to make sure it wasn't emotional review). read more

About 2 years ago I moved management companies to OWL, now part of Westward 360. I have been working with Jazmin Carranza and I cant stress how amazing she has been. We have had some REALLY difficult renters and she has been able to make sure she addressed their needs as much as possible. We gave her an open book to do updates, upkeep and improvements and she was able to make sure that resulted in a great living situation for our renters. I am an out of State owner and the peace of mind that she brought me while managing our 4 unit is worth every penny. Some of the negative reviews on here are a result of owners not willing to pay for upkeep or they are paying the bare min. For my units I made sure to pay for strong upkeep - and Westward/Owl/Jazmin was able to deliver with excellence. read more

Eurika was fantastic! My first time ever dealing with Westward360 as I was handling a minor plumbing emergency for my client while he was out of town. Eurika was professional, empathetic, kind, easy to communicate with, and understood the urgency of the problem to assist me in escalating & finding a quick resolution. While speaking on the phone she also sent me texts & emails to clearly indicate next steps required so there was never any confusion. Being a Realtor & property manager myself, I was impressed and pleasantly surprised to experience a high level of service that is sometimes lacking in the property mgmt industry. While I hope I don't need to call ever again, I know I'm in great hands if Eurika is helping me. Thanks again and keep up the great work! read more

If you like bedbug infestations that last for 5+ years, call centers overseas when you need help with anything about your rental property, and deceptive lease terminations where they try and charge you a full month of rent that you don't owe, I highly recommend Westward360. They're expanding the definition and sliminess of slumlord with a corporate vibe bent on squeezing every last penny out if tenants. Avoid at all cost. read more

If I could sum up Westward 360 in one word, it would be unprofessional. We had TriView Management at our condo building before they got acquired by westward and our management was actually great. I had no issues. Once westward took over, they assigned a new manager, and I started getting emails for other buildings they manage, but the buildings weren't identified in the emails. One told us to remove our stuff from under basement stairs or else... we don't have a basement. This kind of stuff happened multiple times. None of their emails identify to whom or to which building they're addressing, there is no letterhead, no acknowledgement of resident/management relationship at all. The email looked the same as any email you'd shoot out in gmail without a signature. They did not send notice out to tenants about window washing or window screen install, so I didn't move anything anything away from windows, and had to request they finish installing the rest. TriView would send out reminder emails - "as the temps drop remember to keep water running in your pipes to prevent freezes," "reminders to throw out trash appropriately," etc.. don't expect any of that "customer service" oriented management approach with westward. This company seems like they need someone to provide their managers with some structure on how to run buildings. It doesn't seem like anyone knows what they're doing. Anyway, I would not recommend for condo building management. read more
