I honestly can't wait to move out, and it's been 2 months. I was charged an electricity bill even though I have Comed. I've even sent all 3 property managers proof that my Comed account was active for the dates they are charging me for. After I sent proof, they stopped responding to me (its been 2 weeks). This is 1 of many problems! read more

The worst property management company in Chicago. They're expensive, unqualified, and they purposefully make it hard to communicate with your property manager. They must have found ways to trick property owners into thinking that they are a qualified entity for managing buildings, but it is completely lost on residents who are kept at arm's length from the managers. You are a fool to trust them with your building, as I now know we were. The pictures and video below show what happened to our building they manage, months after they were made aware of the problem. Their lack of action has resulted in nearly $100k in damages to the building. https://www.youtube.com/watch?v=JZpyGcgAgk8&feature=youtu.be read more

I requested a pest control check and spray in my garden unit apartment. Almina responded right away and had the crew spray and check my apartment that same week. She was very helpful and responsive to my concerns! I will definitely be reaching out to her specifically in the future if I encounter any other issues. read more

No consistency terrible management do not recommend given multiple tries to be better

Triview and Westward recently merged and Westward 360 now manages my building. They have done a great job turning around our building for the better. Our property manager and assistant property manager (Nolan and Edlin) are so responsive and have helped us build a stronger community within our association. Edlin literally responds to texts within seconds and is so helpful. Their online portal has been a life changer for our association, it's so easy to view information and make payments now. I'm very thankful they manage my building! If any condo board is looking for a more engaging property management company then I would recommend reaching out to Westward 360. read more

First let me start off by saying these people are the absolute worst. Their apartments at 5607 Irving Park Rd have a roast infestation. So After seeing the apartment the first time and going through with the moving in process everything was fine. The day of moving in we encounter a whole roach infestation in the apartment we were leasing. We decided not to move in and brought this to the attention of the building manager Izreon. Izreon continued to state that there was an infestation preventive going to the a building every 2 weeks. They did NOT disclose anything to us prior to the day we were suppose to move in. In their lease it states they have to disclose any infestations etc to the new tenant. Fast forward and now they refuse to even let us off a bad lease and situation and instead are trying to Nickel and dime me when they were the ones who broke the lease. They are trying to charge me clean up fee, a fee to change locks, and even have the nerve to state I must pay rent until they find someone to take the unit. These people are SCUM. They lack empathy and accountability. To anyone looking for apartments please be weary of this place. They will blindside you and try to screw you over instead of taking accountability for not disclosing a prior infestation of roaches. I even went so far as to ask people living there if they have them and two tenants stated that they do not care about their tenants, only the money. read more

In early Feb 2019 I gave a one star review to Westward360. Within minutes (!) I was contacted by their management to discuss my low rating of their services. I agreed to remove it, not because it was not correct, but because Westward promised to improve their services and to have monthly check-in with our Association so that they could monitor the work of our assigned Property Manager. A year an a half later, they offer the same poor quality services as before. They switched our association from having individual PM to a team of managers, which is working even worse than before. There is never one person to be responsible for a task, no one to call and clarify things, it's always a team you can't pinpoint who is doing what. Every email you send them becomes a ZenDesk ticket, it takes up to 2 days to turn an email into a ticket, it takes up to a month to get a reply. The replies are never a simple solution, but dragging a solution in time - when we requested someone to come replace a fire alarm , they asked us to record the sound of the alarm, so that they could determine what is wrong with the alarm! Unheard of!!! I am so fed up with Westward, to the point of selling my condo, so I end the negative iterations and experiences (I am on the Board). In order to sell I need a Paid Assessment Letter from Westward. And no, I can't just print out my account balance! Instead of issuing the letter for a reasonable fee, Westwrad is sending you to HomeWiseDoc, where this letter cost you 175$ !!!!!!!!!!!!! Not only that, but in order to get the letter within 5 days, you have to pay 110$ delivery fee!!!!!!!!!! If this is not outrageous I don't know what is. I reached out to Westward to discuss that and nobody is responding to my email. Mind you, calling them is 10-15 min on the phone waiting, guaranteed! Please, if you are a condo buyer, do not buy a condo in an association managed by Westward! While their fees are a bit cheaper than anyone else I have checked out, they will cost you an arm and a leg in any other way. Not to mention the frustration! Westward never replies to emails or repair tickets right away, but they always reply to my 1 star Yelp reviews within 15 minutes. Let's see how long it will take this time! read more

Larry Mabanta was a wonderful agent with Westward360 who assisted us through every step of the move-in process as new tenants.

Wonderful experience with Eduardo. Very helpful, kind, not arrogant as some managers can be. Understood my concern and replied about it.

Never responds unless they can get money. A third party that is not hands on and has no clue about the actual property.

Hello. I have such a situation with this company that a window in my apartment was broken 1 week ago. The company does not respond in any way, they blocked the window with plywood instead of making new glass. The sanitary conditions are bad, I have already complained several times that there are cockroaches that come to treat it, but this nothing helps. I contact them more than once by email, there is no answer. I want to terminate the contract with them because it is dangerous to live here with my 2 children, I am afraid. read more

I called in February to inform management that there was knocking coming from the boiler and that water was leaking from a pipe above my storage unit which I believed lead from the boiler. The boiler was serviced, but here it is may, and no one will respond to my emails (3) or has bothered to contact me to as to repair of the pipe above my storage unit or to check to determine if I have any damage. There are several reasons why this could be but let's start with lack of professionalism. All my emails were just that; professional. read more

I am not a renter/tenant of Westward360 but I did have a package accidently delivered to one of their properties. I didn't realize the mistake or where my package was until a week after the delivery date and contacted the Westward management. They immediately addressed the issue and got me in contact with the property manager for the building my package was at. In less than a day I was able to get my package that I thought was going to be lost forever. I am so glad they held on to my package and kept it safe in the meantime and that they were so prompt in getting it back to me! Thanks again Bianca, Andrea, and Adela for all of your help!! read more

Westward 360 lost our rent check, put a wrongful eviction notice on our door after we followed our property manager's instructions regarding the lost check and then refused to take our call about this after trying to contact them for hours. Before moving out, the owner of the company, threatened to send a 3D photographer in during the start of the pandemic after we refused in accordance IL law. He straight up lied to us and told us the photos were "essential," and it didn't matter if we were concerned about our health because it was "within their rights to do so." After contacting the IL DCEO, we found out this was false, who knows how many tenants they lied to, put at risk or bullied, and made uncomfortable during an already anxious time. If I could give this company 0 stars I would. If you are considering renting from Westward 360 DON'T! If you end up needing anything such as rental repairs or have any issues they are impossible to get a hold of and lack the essential communication skills to successfully solve even basic problems. I literally had to take off work and drive to their office to get the false eviction notice situation solved. Renting from Westward 360 is the worst decision you can make and you will have to suffer a whole year dealing with the most unethical and incompetent company, possibly ever. It's just not worth it, especially with COVID still being a factor for all renters. I have not received any response (shocker) after emailing constructive feedback to the CEO, feel free to read my correspondence attached. read more

BUYER BEWARE! It took me over a year to write up this review after our association fired Westward; but don't even consider taking your business to Westward 360 unless you want to be out THOUSANDS of dollars of your association. It's a dangerous organization, and I'll tell you why. When I took over as our condo board treasurer, there were charges from Westward that I didn't understand, such as pro service fees from their "sister" organization Elevation Extermination, insurance services from their own company, and admin/service fees that I didn't understand. As I dug more and more into these so called services, our condo association was being charged left and right for services we never wanted or needed. Further, these were unauthorized board charges that we charged to our association, then asking for charges to be reversed later. It was absolutely unbelievable what they were charging for, hoping that no one on the board discovered these charges. Unfortunately for Westward, they were caught red handed and didn't have explanations. When I brought these charges up to our property manager Andrew Fung, there was no response or unsatisfactory responses to these charges, or forgetting to charge unit owner assessments. No apologies for oversights or errors, just nothing. What was even worse was that Andrew and another property manager, Bridget McDonnell, signed up our association for a 3rd party gas utility supplier that the board neither authorized, not even aware of. Westward signed a CONTRACT BEHIND OUR BACK, and as a result, we were paying nearly double the gas contract rate than the market was charging, costing our association huge sums of money. It took months to reverse the utility contract. Simply put, Westward 360 is poorly run and managed. They'll be the "bad guy" for you, but problem is that they are bad guys, and like I said dangerous. Don't expect them to assist your association or property if they can't get their ducks in a row. Also, I don't want to see a follow up to this review saying "Let's discuss the details further, please send me an email at reviews@westward360.com with your contact information and property address." You had a year to follow up with our board, and never heard a damn thing about how you can improve. I'm still so frustrated with Westward 360 even after a year removed from being our property manager. read more

Re: Marissa D'Alba, Oak Park, IL We had the wonderful experience of working with Marissa. We originally reached out to Marissa about an apartment that got rented out in less than a week. Our anxiety was high about missing out on an apartment. Marissa was able to introduce us to another unit in that same building swiftly, sending us all over documents within hours, within days we had a tour and two days later we had a lease. Aside from being incredibly professional and organized Marissa demeanor was helpful, kind, and a joy to work with who truly made our apartment search a breeze. We will be recommending her in the future. Thank you Marissa! read more

These low stars you're seeing from other reviews including mine is well deserved. Our board has had to do way more follow up and work to the point you question why you're paying a sum to this company every month. We've been passed off to too many reps to count. And each time we waste more time getting them all up to speed- as opposed to the other way around. Literally went through a board call a few days where we had to school yet another new person. And they asked us about our financials?! I mean, isn't that what we're paying you to do? Move on and find a different management company. read more

If I could give zero stars I would. This is the worst property management company. We have been through numerous property managers bc they all seem to quit and/or go MIA with zero notice. They charged me to clean my unit 3x, repainted twice, got new carpets forgot transition strips then a stain magically appeared because one of their contractors: I was informed of all of this by a disgruntled employee who left the company. Westward360 is the absolute best! We couldn't have asked for more in a property management company to help us with our home in Chicago. They cared for our home so well. We worked closely with Shelby Tuinstra. If I could leave 7 stars I would! So professional, so reasonable, always timely, and they made it possible for us to lease our home in Chicago for several years, before eventually selling it. They were so valuable throughout the whole process. I would highly recommend Westward360, and Shelby Tuinstra to others. Thank you so much Westward360! read more

UPDATE 2/21/2020 After contacting executive level employees of this company NOT ONE person contacted me regarding my issues. Not one person has even attempted to apologize. I only got a response when I posted this review. Why does it take for someone to complain for anything to be done???? My attorney is literally at the closing table right now. I have a really awesome realtor who saved this deal but this deal was not saved because of Westward so this review is staying up. Luckily, my board members got involved and they worked to get all these issues rectified, Westward DID NOTHING. I wanted to add on to the list of complaints. Westward gave me the numbers to pay off my assessments and I was advised incorrectly byt the manager Eric. I overpaid and Westward was supposed to send me the difference via check. First, I was asked where the check should be sent and I sent my current address and it was sent to the address of the property I am selling. When I cashed the check, it was returned because someone put a stop payment on the check. I contacted Westward yesterday and I even CC'd reviews@westward360.com and no one knows how this could have happened, "there's money in the account," yes but when you put a stop on a check that check cannot be cashed genius. I have a feeling this is going to be another headache and more of my precious time wasted due to a lack of professionalism and common sense. I will be back to report what happened with this issue. read more

This company "misplaced" SIXTY THOUSAND of our condo association's dollars. When we brought it to their attention, they started ignoring us (more than they already did before the problem). That's the kind of company Westward is. If you've been blissfully assuming Westward is properly managing your condo association, THINK AGAIN. I recently joined my association's board and began auditing the association. Not only has Westward cost our association hundreds of dollars a year due to their inability to pay a bill on time, but SIXTY THOUSAND DOLLARS is unaccounted for! It was disbursed through two separate transactions WITHOUT board approval. There was a special assessment in 2018 and the association had to take a loan out. Owners were given the option of paying up front or over time monthly... Westward never started collecting monthly payments! Between "misplacing" $60k and never collecting from the majority of owners, it's amazing the association hasn't gone bankrupt! And the worst part of all of this is Westward's complete lack of accountability. You'd think they'd be bending over backwards trying to make things right to avoid a lawsuit... but instead they ignore us! Also communication is TERRIBLE at literally every level. We're paying $1,100 a month to get ignored. This company is the definition of "gross negligence". And don't respond with that "Let's discuss the details further, please send me an email at reviews@westward360.com with your contact information and property address." garbage. Your company knows my name, the condo association I belong to, the situation, and my phone number. (This is assuming someone actually responds and doesn't ignore/delete this review) read more

They just sent a notice to the six units in a rental property that they are raising rent an additional $625 per month not including extra fees. While the city of Chicago doesn't have a rent cap, this is unfair housing. These tenants have been loyal residents- some have lived there for 7+ years. All residents will be forced to move. This is not how you do business. This is not how you treat people. Do better. If you're looking to rent don't rent from this company. They don't care for their tenants. read more
