It has been one issue or the other since moving in and the builder has tried to be helpful. We currently have water not drowning in the toilet and the shower of all the bathrooms in the 1st floor and the experience with Westin and the warranty process has been exhausting and doesn't seem like we wil get any resolution soon. Run far away. Mario with sales was amazing. He still checks in but not much he can do for warranty. For our initial walk I spent two hours taping the home and showing them where the concrete work was so crappy there were cracks everywhere. The slab for ac is not completely poured with concrete and has major gaps. Layne Millsaps the warranty guy promised everything would be taken care of. They bank on you needing to close and he literally did not fix anything. When I came to rewalk they had pulled off all the tape and not fixed anything drywall issues or anything else. I was annoyed because I had to waste work time to come do this yet nothing was actually corrected. He assured me when I came again to walk he would fix it all. There were literally unpainted parts in the home. Upon returning I showed him again about at this point we are in a tough situation because we need to move out of current home and move and Westin wants to close before the month end. Layne assured me he would fix everything just sign his paperwork. I took his word which was my biggest mistake. When we move in the home wasn't even cleaned. Paint stains and dirt all over the home. Shower rods not installed, plumbing and electrical issues. AC upstairs wouldn't work at all. They had checked nothing. After numerous requests to Layne and warranty through the portal I tried escalating to his supervisor. Jonny Cedro his supervisor should not be in customer service because when he came into my home he was super rude and starts holding up the walkthrough paper work I signed. I tried explaining to him that Layne had assured me that things would get fixed but he wasn't receptive at all. I was clearly frustrated at this point and he does nothing customer service wise. I showed him all around the home and most of those items are still not addressed because they are "non warrantable". I bought the home last year and have over 8 different places leak in the house. The first time there were 3 major leaks in the house and after a little rain this month there are 5 more leaks. First time they sent roofers to come look and fixed some issues. Now I have submitted another request but this is very concerning especially when we are paying 750k for this home. There are 3 others on my street with Westin homes that I spoke to with similar experiences. The HVAC company has been out 3 times and I still have major issues with some rooms being like a sauna and other rooms being cold. Westin tells you to contact them directly and you are on your own. The electrical has been the same and Westin also does not get involved. The electrical issues were resolved so far by electrical company but you cannot request any of those under warranty and have to go directly to them. The grading of the landscaping is so bad most of the grass on the sides are gone. Save your money and invest in a Perry home or another builder. If you are going with Westin document everything and take pictures because they will remove your blue tape and say it's all fixed. I am pretty lost at what to do but thought others should know our experience. read more

No zero star? Bought a brand new house for three quarter of a million dollars. Within one year, several construction and functionality issues Westin home warranty is terrible. They try to blame everything on not warrantable. Their warranty is worded ambiguously. Nothing for them is craftsmanship issue. A few of my neighbors also same. If you are all suffering out there then we can start a class action lawsuit against them with evidence. As a homeowner I demand transparency and action. Not a run around. The Election Day is our closing-date, I don't why WestinHomes want us close on that date next week when home loan rates continue to rise. It's our first marriage home. We felt force to move quickly on a home which only 35 days to close after agreement buying. We only have 2 walk throughs, which the first one is blue-tape things for fixes on our home and the second one is final walk through that you cannot tape anything you want fix because your exclusive chance is your first walkthrough. Unfortunately, your final walk through is your second walk through just 3 days before the closing-date. While with other different builders, there are at least 4 walk throughs and attempted fixes on home before closing. My appraisal report my home value is less almost 7k than sale price. We want WestinHomes decrease the sale price according to the reasonable appraisal price, but you guess right it's impossible to happen with builders change any price reduction however my realtor agent and we work so hard. I know the WestinHomes customer service gonna say that the contract we signed when we paid 10k the earnest money, the buyer responsible for the difference between the appraisal price and sale price. But it was a thick contract like a book we signed in couple minutes without even read it because we trusted them and happy with WestinHomes at early time. So we feel so sad and cheated after we realized what we signed. All the other builders like PerryHomes are covered for a 10-year period through Structure, but WestinHomes provide only 6 years major structural defects while lots of negative home quality reviews already exited. I don't know what my home will happen in the future, just learned lessons think more about you big purchases, search more infos, and read before you sign. Westin is partnering with HomePro as their security company and they fail to follow up HomePro if the homebuyer has issues. HomePro thrives on dishonesty and deceiving business practices. They used ''I got you'' techniques because what the sales guy will tell you is very different from what the contract fine prints say, because they know you will not be able to read everything before you sign. They have been reported to the Better Business Bureau(BBB) multiple times. SO I do not know why Westin is using them as their security company. read more

Their project Manager had recorded our conservation without our consent in one of their visit. Don't even bother to buy houses from this WESTIN HOMES, they don't honor the warranty for the items they have listed in the paper. Bad quality mortar work, poor construction material, inexperience engineer assigned for your house. Now for warranty they don't even care, they just close my request without doing anything. When asked, we are done with the work and rest are not warrantable even though when you have proof. Attaching images of work they do during your warranty request and leave it over 1. Landscaping in the backyard, water keeps getting clogged. We had this requested to be fixed from the day we moved to the house and Joe and Westin warranty team kept pushing it because of the next door sprinkler or we have been sprinkling lots of water. When we showed proof, they just installed a drain just for few feet and didn't install where the problem exist. We just bought a new Westin home 12 days ago, and since then an electrician has to come to the house every other day. Westin builders used the cheapest electric wire #14 and 15 amps breakers to control circuits that involve 6 to 8 plugs and switches in the same line. Off course, every time we plug 2 different items, the GFI and/or the breaker for that circuit just stop working. And I am not talking about heavy electric machinery here, just a fridge and a coffeemaker. Veterans Beware! After the home we wanted appraised for lower than expected the deal fell into limbo and SILENCE. Since it was no fault of ours, we asked for our $10k earnest money back and was informed we could only transfer it. INCORRECT, we are protected since we are using a VA backed loan. It was two options they could lower the price of the home or return our money. But the rep Thomas Matej didn't want to take another hit. Apparently he was aware of this issue from two other homes. We have emailed everyone and no response about our money. Our lender even emailed them and crickets. However, the sign on the house was changed from pending to available which is illegal since we are still under contract. So when you are buying a expensive house you expect good quality workmanship and after sales service. But sadly that not the case for Westin Homes. After I move-in Westin Candela-50 project home, I found some problem in plumbing and kitchen countertop and i raise the ticket accordingly. Lets talk about the problem first. I have counter-top/island in kitchen. When you turn off the faucet the little bit of water falls there or any water leaking from faucet the water flows to the other side. They put the slope in such a way that the water flows to the other side. For that, I need to mop the top of countertop everyday at least 5 times. The apartment i was living had a countertop way smaller in width than Westin 1. Water on that never flowed beyond 4-5 inches towards other side. But the Service contractor who came to check the problem keep denying there is any problem. Even the plumber from Westin came here to fix other problem can see the problem and keep suggesting to raise the matter to Westin as it is the job of Counter-top personnel. I also checked with independent contractor who also said slope is the problem. But its more than 3 Weeks he neither solve the problem nor closes the ticket. There was another problem in painting in door as they never painted that part. So i told them to fix and he answered in email that he can do it as a courtesy (As if he is doing mercy on me!). The same service contractor was so good before closing(As if he will any problem within a sec-1 text away as in his words ). Now he don't pick-up phone, don't even care to respond to the text. Do not use this builder. Yes the grand entry way is nice to look at, but all of the semi-custom additions to this home are only in place to detract from the low quality build of the home itself. After you sign the contract they will refuse to provide you a home you are satisfied with and you will be left with sub par construction. They sent over the contract and wow is all I can say, they warranty and guarantee nothing and you $10,000 earnest money they require is non refundable in any aspect. Tried to overlook it all if they just put a place in there stating if the financing fell through I get my earnest money back. My sales agent said no corporate won't do that this is their policy. Absolute ZERO wiggle room and no protection for the buyer. Lipstick on a Pig! I thought Westin was a upper end builder, I was so wrong. What I got was an"entry level quality" at a large over price. 1. Garage door, very low quality, they bought a budget white door and painted it. 3 months later pain is peeling off. No Garage door opener $700k and you get the lowest end door on the market, real builder would have a factory painted door. Windows , 2.entry level pvc(plastic) windows. Only single hung not even double hung like most builders. 3 Paint and caulk were done very poorly. $15000.00 estimate to strip and fix paint. 4.Appliances are cheap whirlpool, builders grade. No washer, dryer or refrigerator included.... Did I mention this house sells for &700k?? 5.Trim in mostly MDF and will never last. Most of the doors are not plumb or level as is the trim. 7. Lights are very low quality from $4!cheap Chinese wafer lights to fixtures with screws missing. 8. Flooring is low quality Shaw carport and inexpensive tile. 9 fireplace is a joke. Gas flame is barely big enough to light Santa's pipe. No mantel just a tall drywall wall. 10. The have areas for built in cabinets in the bathroom and family room,but stopped providing them so you have to pay$20k to finish them if you don't want big gaps. There is so much more one could write, but you see the trend. The bottom line is this is a low end quality home with a large price tag .... Made a n China assembled in Mexico sums it up. I was told on the phone that my earnest money would be returned by Ryan Matej. I was also sent an email with the manager saying he would take care of it. I am now being ignored. I should not be subject to buy a home when I am racially profiled and "can't" afford a home based on someone's opinion of me because I am BLACK. I have filed a complaint with the Attorney general for racial discrimination. The contract also states that if both parties agree to terminate the contract then it can be terminated and the earnest money returned. When did this change? if I could give 0 stars to this house, I would. Ongoing humidity issues that were never resolved after double digit visits from Houk. Roof leaks, and the contractor Westin sent had no clue why he was here and didn't speak any English so it was hard to communicate what needed to be done and where. It is now leaking in a second area. Drainage issues which were addressed but never fixed. Master bath has a leak behind the shower, and guess what? 4 months out of warranty and the plumber listed as Westins go to is the worst rated plumber in the area. When we were looking at this house a little over 2 years ago, the agent said "we had a hard time finding contractors after Harvey"..we SHOULD have asked her more and definitely got a thorough inspection. My wife and I just walked away from a potential Westin home buy in Houston/The Groves. The people and builders were unprofessional throughout the entire process. The final straw was covering up structural mistakes with cosmetics that both the inspector and my wife and I noticed. We were supposed to close on our home on 3/26/24 (today is 3/22/24) but appliances and other systems were either not installed in time or below par. Our inspector could never perform a full inspection because something was always off or missing in the home. Blane, who works for Westin, lied to my wife, the realtor, and myself by saying he would pay for the re-inspection fee due to their mishaps but then refused to do so 4 days before closing. We asked to speak to his boss/Regional Construction Manager David Carter about the state of the home but were told that we weren't allowed his information. The week after we closed we put in our first Warranty claim for missing paint, sprinkler 4ft onto neighbors yard, and a chunk in garage door. Everything was denied because it was "cosmetic" except the sprinkler. After a week or 2 of arguing that this stuff was brought up at closing they agreed to do it. Painter showed up randomly 3 days later after he was supposed to and had to come back multiple times to actually do it properly. I was very clear after they replaced 1 garage door panel that the whole garage door needed to be repainted as it faces the sun and was told by the construction supervisor as well as the painter (even when he showed up to actually do it) that would be the case, he did not, so that was another battle for a week. We had back yard drainage on pur closing as needed to be fixed, all they did was moove the swamp from beside the house to the middle of our backyard rendering it useless for 3 days after it rains and having to give our dog a bath everytime we let him out there. The Westin Standard" was 48 hrs of 70-80 degree weather no pooling of water, when there was still wayer after 48 hrs it turned into 48 hrs of 80-90 degree weather. I've now been completely ghosted by 2 different people from westin. There are still 8 westin homes for sale in my area (including the house next door) that I enjoy walking my dog in multiple times a day and I enjoy letting people know about my experience so it helps me get through the day. The business model of screwing your customers in an area you still need business in is a very curious business model. Oh, construction supervisor told me the guys they contract are so cheap there is no danger of them losing their contract, just imagine the quality of work you get without the threat of being fired lol, Good Luck in your future westin, you're going to need it! read more

At this point, is best to take legal actions on this company. The worse mistake of our lives has been purchasing a brand new home with Westin. I will do everything I can to ensure all my friends, colleagues and people we know do not go through this nightmare. They sucked out the fun and happiness in buying a brand new home. My wife and I worked so hard for years to save up money to buy a $665k house in the Candela community in Richmond Texas. The experience with this company has been nothing less than a nightmare. During our final walk through on July 2, 2024 we were promised the Leaky roof we spoted in the garage (we have dated pictures and subsequent email we sent as proof), will be fixed before our possession date the next day. They also promised to clean up the house and get it ready for us. We trusted them, and the next day we proceeded to the title office in SugarLand to close, thinking everything was handled. It was a nightmare to get the keys that day, they literally were confused on who had the keys. We went to their showroom offices in Candela, where we were told to go collect the keys, and nobody knew what we were talking about. Finally we got the keys, and walked into a messy house . No cleaning happened as promised, no fixing of all items that was promised a day before. My wife had to send an email to complain; finally they sent a cleaning crew the next day. The leaking roof still wasn't fixed. Everytime it rains, our garage (in a brand new home) leaks. We have had 4 rainfalls since we moved in. The garage is beginning to smell like mold is about to start growing. Everytime it rains, we panic! With the potential of mold growing, this people are putting the health and safety of my kids on the line. Who knows if the house already has molds growing somewhere we can't see? We have explicit warranty for one year. We were referred to go through the Warranty company by Westin. The warranty company came out twice to inspect, and promised they will fix it ASAP. Nothing happened! My wife sent multiple emails after the last rainfall, to ask why this isn't ranked as an emergency. Guess what? We recieved an email from the same warranty guy saying he thought we told him that the roof guys, who came out before him, have already fixed the roof. This is the same person, who we took on a walk-through around the property that promised to handle it asap. It appears these people are just a bunch of jokers. Even the way the warranty guy spoke to us about fixing all issues, sounded like he was doing us a favor. He will say things like, "i will see what i can do to help you folks out". Almost like he is a charity organization, giving us black people aid. Bizzare!!! Other issues, as minor as our back fence gate not closing well , plus paint stains on our stair railings have all been promised to be handled yet nothing. They all talk and lie. But one thing I'm not going to do, is beg and plead for want i am entitled to. They can try that b.s with other black families, not mine. Don't even get me started with how they gave us the wrong keys to another person's mailbox, etc. It's been a nightmare with this people. I honestly feel their is a racial hang up with this company, because this behavior is not rational or normal. They make you beg and plead literally for stuff they are supposed to do. Yet after you put your pride away to beg and plead, just for the sake of peace, they still dont do it. At this point I just need to contact a residential lawyer to enforce my one year explicit warranty rights. This experience with Westin Homes has been a nightmare. The communication overall was poor,and damn near non-existent. The communication between departments is truly a Joke. The sales department, the builder, loan officer, etc, were not great. Friendly, but not great at all. There was a lot of finger pointing when communication broke down or when things were not completed or submitted on time. Emails and phone calls were not responded to and there was a lack of urgency to call back in a timely manner, if at all. Westin Homes do not include certain things one might expect when purchasing a home. No grass, no gutters, no garage door opener. The living room does not have adequate lighting. There's no recessed lighting in the living room so it's very dark. Some of the appliances and fixtures do not match, or are not the same brand. The house was not cleaned after the final walk through. The cleaners used the bathroom and didn't properly flush or clean it back up. One of the windows has a crack in it and there is dust, dirt, and paint everywhere. The media room doors do not fully close and we were told everything would be taken care of, when it was not. Corners where cut and things were not fixed when marked. You are buying a rotunda and a nice looking exterior. After closing, we were told that we would not get the keys to the house because the final inspection was not submitted. We closed and the there was no inspection submitted! We had to call several times and ask about it only to receive a call back 15 minutes later. To be told "I know, I'm calling about it now." I brought my clients to a Westin Home in the community of Artavia. There are several Builders to choose from however my clients needed a completed home.Westin and Coventry both had completed homes and Westin was a bit less so my clients decided to go with them. The So called " new home sales counselor" just double talked the entire time promising all kinds of things to my clients...all of which did not happen. We met with the Builder Kevin who met us for the Blue Tape walk through and this is where the lies unraveled. We were shocked at the number of items that were promised and never delivered: NO sod in the back, NO gutters, No sprinklers NO down spouts...the builder actually said that the neighbors "steal" them so they don't put them in!!! We were dealing with all of this until the FINAL STRAW AND LIE was too much to handle...when we asked where the garage door openers were the builder put his head down and said..." Well...Westin does not put them in....There is a Supply Chain Issue!!! What a LAME EXCUSE FOR A COMPANY...He saw how MAD My clients were so he told us to go back and talk to the sales lady Dondra Dunaway. I drove them back to the model and confronted her...She yelled and blamed the company saying she would "Get in trouble if she even tried to ask for the garage door openers" and there was No way she would even ask!!!! I'm just in the process of getting a new home with them. Unfortunately due to the market conditions, we felt force to move quickly on a home back in March, Westin Homes at the time was asking for a $10,000.00 earnest money, we haven't even have a closing date yet and we are disappointed already. No flexibility on anything, we understand it is an inventory home but when we signed the contract only the foundation concrete slab was poured. They don't allow any adjustments of any kind, not even if willing to pay for them. On top of that, I've been visiting the construction site very often and we see little to no progress while you see other homes from other builders being completed around ours. They trick you with this beautiful entrance with high ceilings and curved staircase, but then you notice the cheap materials and flaws in the construction all over. They even have some crazy design problems for the Terrace model where they have a bathroom that connects to tiny rooms and they have 3 doors that collide at each other, very inconvenient and very uncomfortable. They try to cut corners and not thinking about their customers but only their profit margins. They should have design pockets doors for that area to make access easier. When ask if they will give us a special existing customer discount in order to move to another floor plan they said they won't do that, and we are welcome to lose our hard work earned money to them and try to find another home with another builder, instead of trying to help us get a different home within the neighborhood and with Westin. The house doesn't have any storage space, they don't include basic things like Garage Gate Opener or even the same faucets around the home, they cut corners and use cheap material in everything that is not visible from the entrance, they try to hook you with the beautiful exteriors and entrance, but then they are super cheap when in comes to the details and the living space. They don't seem to care about their customers. We are very disappointed and we are trap since we already gave them our $10,000.00. We don't even have a clue when are we closing the home and we already hate it. That is very sad for a house of almost $400,000.00. Don't buy a Westin. They are RACIST (management not salesman) and NOT VETERAN FRIENDLY. They pull you in and bait you, just as another rater stated. They're extremely overpriced and not worth the money. Don't be fooled by the "reasonable" price because once you get to the design center they charge you for everything from the backyard grass $900 (front yard standard), to the gutters, garage door openers $400 per garage) and stainless steel appliances ($1200 to upgrade to stainless), standard is black btw. They rush you and make your design center appointment 2 days apart and send you a butt load of catalogs to view with the outdated prices. Needless to say I moved on to a new builder and lost my money. Still waiting on my 3k deposit refund. Out 2k from earnest. A holes. Again it's only so much the sales people can do, but the management team... GARBAGE read more

These guys are honestly terrible. They are low budget and cut corners at every chance they get. Their sellers are arrogant and honestly unqualified. Their job sites are a mess with garbage and debris looking like what you would expect in a warzone. Also they have no way of contacting them, they purposely go out of their way to make it almost impossible to get in touch with them so eventually you get so frustrated you have to find other ways to remedy. I'm currently in my second Westin home in 4 years. I first had an issue with my previous Westin due to a faulty shower drain. Had to fight and fight to get it fixed. Went all the way up to the Regional Manager. My current house is only 2yrs old and have had the following problems: Leak in ceiling of master bathroom Multiple issues with the Air Conditioning Condensation build up and staining around ceiling air vents Major roof leak due to contractor cutting corners Spilled concrete all over my truck while parked in my own driveway. Most warranty claims I've had to fight to get taken care of. Can never get in touch with anyone via phone, they all avoid you as much as possible. Westin likes to blame issues in the contractors THEY hire. It's a horse and pony show trying to get anything done. At the time of this post, I have an ongoing roof repair being done and they will not clean up the rotted pieces of wood that are now scattered in my insulation. They are taking me they will not clean it up. I spent over 300k on this house and they cant clean up after a job they're doing due to being cheap and/or lazy. My next home which will be purchased in the next 4-5 years will absolutely not be a Westin. read more

Westin Homes will not stand behind their product. I have tried calling and emailing trying to get some simple items repaired that are still under warranty. I am so sorry I ever brought this house from Westin. I had a Perry Home before and I NEVER had any issues with repairs for two years straight. Westin Homes doesnt provide a garage door motor and opener nor can you get touch up paint. Please really think before you purchase a home from Westin. I feel like someone took my money and moved, but they are still in my community building new homes and totally ignore the current owners. Dont think it wont happen to you!! read more
