If I accepted their bid after they saw the job, the 78.50 was not put towards the job. Now the worst part. They bid $560 to replace a tub faucet! When I asked if maybe all I needed was a new cylinder, I was told that most likely I or they couldn't find one that would work. That was not true. The plumbing supply store had plenty of them. The man at the plumbing supply suggested that all I really needed was new gaskets and springs. The cost? $5.00!! I bought them and fixed my faucet in about 10 minutes. Don't use this company. They are ripoff artists.

Robert Marinucci is the one you want if you're looking for quality work, an eye for detail, and a passion for customer satisfaction. He succeeded where others would have failed: remodeling a 1960s condo during the Covid-19 lockdown! In August of 2019, I couldn't believe the trouble I had getting contractors to submit bids after the initial "meet up"! I felt like a bad date! Jobs must have been plentiful; apparently every contractor had enough to do. This was no small job, but it wasn't enormous either - full kitchen, tile flooring, doors and windows, paint, and two bathrooms, probably 3-5 weeks in all. Then, the only problem I could foresee was asbestos removal and a persnickety association. By late October, I had contracted someone to do just the doors and windows, but the rest of the job continued to wait for the perfect match. Finally, a sympathetic friend referred me to Robert Marinucci (housewizard@hotmail.com) and I checked out a home he was almost finished with. It was spectacular. I mean, the color combinations, the bathrooms, the flooring, cabinetry and lighting all harmonized, instilling a sense of welcome and calm. He opened narrow areas in the home making them flow easily together, and revealed a talent for improving and modernizing spaces that went beyond the many standard jobs I'd seen. Robert is an inspired craftsman and his workers, especially Miguel, contribute their best efforts accordingly. My only fear was he'd be out of my price range! When I finally did sit down with him and expressed my wishes for an attractive, but affordable remodel, he made a thorough and detailed estimate. It was within my budget, so we set to work. The plan was to pull permits right around the New Year, start work in early February, and be done by early March. Experienced with the HOA's curious and contradictory ways, Robert was prepared for most surprises, but there were more to come (hint: asbestos, architects and a VIRUS!). Thankfully, the HOUSE WIZARD handled them all with grace and transparency, keeping me abreast of every step, snag and redirection. The job took a lot longer than any of us had anticipated; what started in February wasn't completed until early May, thanks mainly to COVID-19 causing inspection delays, long lines, elevated pricing and uncertain deliveries. Mom stayed with her friend during the lockdown, nobody got sick, and the result is fantastic. Here are some highlights of our adventure. The U-shaped kitchen: Robert put a cabinet-depth refrigerator in a space that used to be a pantry closet, a double wall oven where the old refrigerator blocked traffic, and replaced the range with an induction cooktop. He installed a gorgeous granite countertop and a creamy mosaic backsplash that just sings. His wonderful electrician removed the entire soffit and fluorescent lights, raised the ceiling four inches, and added recessed fixtures. Early in the project, I said I wanted it bright enough to land an aircraft in it. The room seems even big enough to land an aircraft in it! Shopping: His advice and support in decision-making was impeccable, assisting us in the selection of fixtures, stone, tile, and mouldings, offering insight, tactful recommendations, and even return trips, as if he had all the time in the world. When I was unable to join them, Robert picked up my mom in his truck to go select cabinetry, drawer pulls and vanities. If our indecision and ignorance vexed him, it didn't show a bit. Bathrooms: Robert was fearless in moving heaven and earth to get things just right. In this case, he replumbed the toilet over about six inches to allow more space between it and the vanity cabinets. He selected a wonderful corner shower with curved glass doors. When the paint we selected didn't look good, he repainted with a different shade until it was perfect! Aesthetics and extras: Every job comes with surprises and new opportunities. The interior doors looked shabby now that the walls were being painted and the rooms looked so spiffy. I laughed at the irony when I was once considering keeping the original cabinetry and just putting new countertop material on it. He talked me out of that too. With a good price on doors, Miguel had them in two days later. I had forgotten about one other fixture to change and he didn't make a big deal about adding it. He installed things my mom needed, changed wonky plugs, shifted things around as the rooms were finished, and even helped hang the pictures. He accommodated our every need, and did it cheerfully with an eye for the end result. I cannot include every little thing Robert Marinucci, the true HOUSE WIZARD, did to make our old condo look so fresh and welcoming and calming, so I'll stop here.

Rob and his helper gutted our old kitchen, including the soffit (ceiling). Making the ceiling higher added a surprising amount of cupboard space when the the new cupboards were installed! We picked all finishes with Rob's guidance and contractor prices. We were so happy with the quality of his work we had him remodel a bathroom,powder room, wet bar,and built-in TV area. He designed and built beautiful custom doors for the last 2 areas. Rob and his helper worked every weekday of the 2 1/2 month project. All work was completed on a timely basis. Rob was always available to discuss a question or concern. I loved that he only does 1 project at a time! We still have a master bath left to be done. He is the only one I will consider for the job! Zero Stars! Unfortunately, we hired Cary Taylor at CL…read moreTaylor Construction to be the general contractor to remodel our home. We would not hire him again to build a dog house. If you are considering hiring this guy, please message me first. Long sad story. He was unreasonable, unreliable, never listened or cared about the remodel of our family home. His contract (signed in Jan. 2021) required him to complete our remodel by May 2021 - but by the end of May demo wasn't even finished. Also, there is a laundry list of numerous construction defects - some are shown in the pictures - defective installation of a slider, crooked walls, un-level countertops, etc. And, failures to fill out the right City forms - headaches after headaches. We paid him over $75k more than the contracted amount and in May 2022 he abandoned our job. Took his money and ran. On June 6, 2022, we filed a complaint against him with the CSLB. We tried to work with CSLB to resolve our differences. Cary refused. On July 6, Cary recorded an invalid mechanics lien against our home to retaliate against us for the CSLB claim. There was no outstanding invoice for the amount on the lien. We had to hire a lawyer to get the invalid lien removed. Fortunately, the CSLB is continuing to investigate our claim against him. And, fortunately we hired a competent professional general contractor, who worked with the City and us to get our remodel passed through final! Bottom line: we do not recommend Cary Taylor or CL Taylor Construction!

I've dealt with Ron Accornero and Team for a little under 3 years. They managed a duplex I have in Orange. At first, they seem pretty decent and I thought their service Fee was great ($100. I guess you get what you pay for). Ron boasted about the success of his company and showed me a spiral-bound notebook of all the properties he managed... No Excel spreadsheets or Management Portals, a tattered-spiral notebook. Every transaction was done on paper! This should have been a RED FLAG from the start. Anyhow, they managed an existing tenant that was on the property for about 2 years and the communication between tenant and property management was subpar. Ron's stern approach didn't resonate well with these millennial tenants and so ultimately they left. In closing, I was told to compile a damage report for OC Signature Property. Something, I now know management companies provide as part of their service. They didn't. And so the property went back on the market for lease and two months went by before they could fill a tenant. I will have to admit, It took me 3 - 4 weeks to fix repairs and clean up the unit, but still... Welcome to the NIGHTMARE TENANT... YES. I often question their selection process. Their vetting methods... Home OWNERS, this is my WARNING to you... I can't stress how you can't go by "Here Say". OC Signature Property touted how excited they lined me up with the proper fit for my unit. THEY WERE SO WRONG! Their fine candidate Sold Drugs out of my unit. I had people stopping by at all odd hours of the night and had hundreds of plants throughout the unit... They had created a Jungle of palm trees to hide the property from the street view. Probably to conceal it from all the wrongdoings going on in there. I reached out to Ron like 5 times to express my concerns and even stopped by his place to illustrate how in danger I felt living next to a Club Med their tenant created as a DRUG riddled, air b-n-b... where the tenant created all these custom upgrades to my unit without my consent. Long story short, the unit was trashed... when the tenant had left. They used kerosene lamps throughout the house to cook drugs, I'm guessing... The walls and ceilings were seriously damaged. I was out of pocket with over 4K in damages and repair expenses. I also was appointed to create the damage report which they did nothing about having the former tenant PAY. In the end, I often asked myself, "Who's working for who?" Please protect yourself when doing business with OC Signature Properties. They will make many broken promises, so make sure you get everything in writing.

We were thoughtful and careful about our choice of tenants (Brandon gave us lots of choices) and we picked a family to live in our 5 bedroom home in Ladera Ranch. We recently had a significant water leak Brandon managed everything and kept our worries and grief to a minimum. He took care of communication and coordination with plumbers, flood mitigation, the insurance agent, our tenants, and us. Everyone was taken care of, coordinated, informed, and soothed by his diligent and effective management. 0 star I strongly do…read morenot recommend renting from Charles Lee at 1299 W 37th Dr. I moved into this property last August as a transfer student at USC. Charles originally reached out to me on Facebook and encouraged me to rent from him partly because we are both from Hong Kong. At first, I thought that shared background meant I could trust him more. Unfortunately, my experience turned out to be very disappointing and stressful. In my experience, Charles did not keep his promises. When something became inconvenient, he would avoid responding, make excuses, or act like he did not remember what had been agreed on. The house had a serious hygiene and insect problem. The kitchen and common areas had flies and mosquitoes, and I brought this up many times. He repeatedly said he would take care of it, but nothing meaningful was done. Instead, he questioned whether I simply had "high hygiene standards." The problem affected the food I kept in the kitchen, and I became sick multiple times while living there. After my lease ended, communication was also very difficult. My roommates and I contacted him multiple times about the security deposit, but he often did not respond. When he did respond, he acted annoyed or gave excuses, including saying he was "on a cruise." After we reminded him multiple times that California landlords have 21 days after move-out to return a security deposit or provide an itemized deduction statement, he returned the deposit only one day before the 21-day deadline. The most upsetting incident happened around March. Before I moved in, Charles verbally told me that the bathroom arrangement would be with another male tenant. Later, he asked me to move to a different bathroom because he wanted to move in a woman who did not want to share a bathroom with a guy. I refused because that was not what I had been promised. After that, his attitude toward me became noticeably more hostile. Soon after, he told me to move my belongings from the living room into my bedroom. These were normal personal items like a bike helmet, basic maintenance tools, and football cleats. I was only using a small part of the living room, and my roommates did not have any issue with it. I told him I would move everything, but that week I had a midterm and then went home for Lunar New Year, so I could not do it immediately. When I came back on Monday, I found my personal belongings placed outside at the front of the house. Charles had told the housekeepers to throw away my things. If I had arrived just a few minutes later, my belongings could have ended up in the dumpster. The housekeepers apologized to me and told me Charles had said those items were trash. When I confronted Charles, he acknowledged that he knew they were my belongings. I have photos, messages, and documentation of what happened. I am writing this review so other USC students, transfer students, and students looking for housing near campus can be careful. Based on my experience, I would not rent from Charles Lee again and would not recommend this property to anyone.
