We lived in Florida years ago when my husband was stationed in Jacksonville. In all my experience with HOA management companies in Florida and the various states in which we lived, I can confidently state that Kingdom Management is the most absurdly unprofessional. Issues with Kingdom Management began a few months after they were hired as the newest management company. Our HOA checks would be returned due to Kingdom Management's frequent address changes. Our payments were set to autopay through our credit union so, we would update the information, and a check would be reissued, and months later, the process would repeat. The "guess the new location game" was exasperating; moreover, we were unsure if the payment was made until sometime later. To circumvent further issues, I began to make online payments through the Kingdom Management site via BB&T. We have never received consistent invoices from Kingdom Management. The online bill pay is a very basic site, where a user clicks a box to indicate Jan-Dec fee, which opens another box to impute a payment amount. After a payment method is entered, and submit the transaction is complete. There is nothing displayed on the screen to indicate a monthly fee, nor balances. In early 2019, I received a letter from a law firm on behalf of Kingdom Management to collect any unpaid balance. A lien was placed on my property, and I was thoroughly confused. Apparently Kingdom Management failed to send the end of the year annual invoice and then referred me to a collection company for a bill I never received, which cost me thousands. Around April 2019, in typical nonsensical fashion, Kingdom Management sending one sporadic invoice for a bill paid monthly. I noticed that some payments were not reflected on the account. The HOA assesses monthly fees and annual fees; both accounts are managed through Kingdom Management and paid through BB&T. I took the fault for this- thinking I inadvertently made the monthly payment to the incorrect account, I contacted Kingdom Management. I was told the account would be reviewed, and any residual payments would be applied to the correct account. A few months ago, we were victims of identity theft- which made a mess of everything, Our accounts were compromised, and it caused a delay in payments for all of my bills until things were sorted. I began to increase our monthly HOA payments by about $40 a month, which I felt would be sufficient until I could make an additional balloon payment for the residual amount. While I realize financial issues are not the concern of Kingdom management, it's essential to recognize that payments were being made to the account. Since the 2018 incident, I make certain to remind the Kingdom Management employee for whom I speak the importance of communication since I live out-of-state. I had a false sense of confidence in Kingdom Management for a fleeting second because, although I was not receiving regular invoices, I was receiving letters from Kingdom Management regarding bylaw violations. In fact, on three occasions spanning January- September 2019 Kingdom Management contacted me via USPS- reaffirming that they knew how to contact me- but were selective as to when contact was made. During 2019- I had contacted the Kingdom Management office, on a few occasions. Furthermore, my property manager also contacted the Kingdom management office on multiple occasions and provided her contact information to them as well. During these exchanges with Kingdom Management, there was never a mention of my account balance or payments. At any point during this period, Kingdom Management could have mentioned my account, sent a notice regarding my account, or made some contact with me regarding my account, and while I received three warnings about violations not once was I notified about my account status. Imagine my shock and horror when opening my mail today only to discover that Kingdom management referred our account to a collection attorney. The questionable underhanded business antics of Kingdom Management strikes again! I received not one, but three letters from the hired attorney henchmen. I was referred to the attorney because my payments were not "timely". Furthermore, it is increasingly unnerving to consider Kingdom Management sent three letters regarding bylaw disputes but never bothered to notify me about taking action due to timely payments Kingdom Management's handling of this situation was purposeful and deliberate. Had the timeliness of my payments been broached at any point, this could have been handled differently. According to the ledger from the attorney- at the end of this miserable ordeal, with all the fees included, I will pay more for this situation than the entire year of HOA payments.

Any plants that die on site, even if the store doesn't water properly or puts them in the wrong sun/not sun spot, any returns of dead plants equates to the grower not getting paid. This rubbed me the wrong way, when I heard it. I am going to be honest- I still end up buying plants from said stores, but I do pop into various nurseries and try to support their small business. Since I broke out of apartment jail- I have plans for the house! For the yard- don't ask me what those plans are.... it's a vague concept right now. But as the young lady asked me what I wanted- ha! I want jasmine- shows me various jasmine plants! Yippee. I am thinking of maybe putting a tree in the front yard- those are in the back. Ok- I'll walk back there, or hop in the convenient golf cart with my plant guide! Zoom~ we are rolling up and down aisles of trees! John was thinking live oak which I love, but then I saw they had weeping willows! WHAT!??!!! And a weeping bottle brush! I need to do research and ask the hoa before diving into a tree purchase! I was looking over azaleas, hibiscus, sod (I need some for my front yard) and various other plants! They even had blueberries! hmmmm. Generally speaking- my thumb is green. I ended up with Jasmine and Honeysuckle and had to lay both down in my car- because they both had trellis attached and were pretty big. John caught me when I got home! In my work dress, with 2 massive plants, one on each hip. I did change into jeans before digging into the earth! I can't wait to go back for more! March should bring more varieties of flowering plants- good tip to know! And peak season will bring Sunday hours (currently closed on Sundays)- aka, March- April! This place is HUGE and they are right there to greet you and assist with anything you want to look at!

Angele is THE WORST. She is horrible to work for and this comes from her employees word of mouth. She ignores her tenants calls on purpose she does not answer request does not comp her tenants for neglect of the property. She will laugh in your face. She refuses to comply. She does not follow the laws in Florida. My property has had AC problems for 4 years. The unit has continued to have problems with leaking ruined the floors there is mold due to the issues it's had. NOTHING has been fixed. She allows my minor child to sit in 90 degree heat and doesn't offer to comp or credit my account. This is a constant issue. She is rude disrespectful and a disgusting human being.

She took control of my property and money and authorized repairs and replacements as she pleased. I suspect that Morgan Property Management has some shady business with the repair companies as there seems to be a recurring need for repairs. Mrs. O'Reilly's rude behavior made it extremely difficult to work with her. Mrs. O'Reilly refused to communicate with me via email, she stopped replying to my emails. Mrs. O'Reilly didn't have the respect of reaching out to stop their services. I have to email her to ask for my property keys.
