I would have given Waterford high marks - until we tried to move out! We were there for a year. We paid our rent on time. As we were not docked on our deposit, I can say we returned the apt in good order. Our lease ran out on 9/15 and we were out the week before. We gave notice to leave 33 days in advance. We just got a final bill from Waterford and they are demanding we pay a month's rent because we did not notify them 60 days in advance! Apparently, it's in the lease - one of those 40 page monstrosities. They did not even print it. If we had notified them 60 days in advance, what would they have differently? You can't show the apt. You can't repair the apt. Moreover, they have inventory already. Other commentators have said they jack up the rent on the second lease: don't we have a right to know what that number is? Why didn't Waterford take steps to secure the new lease? We're left paying $1600 for nothing, a legal device. Waterford does not deserve a good reputation. This is by far the best apartment complex we've lived in, the staff is amazing and so personable. Ty and Amber were very welcoming and genuine. Aside from the amazing customer service, we LOVE our apartment! It is a wonderful layout and we honestly couldn't have picked a better place to live. I am not the biggest fan of this place. With the recent change in management, security has decreased. There used to be a security guard that roamed the property in the evening, and the new management got rid of them. The front gate malfunctions, and is left wide open for extended periods of time which opens windows of opportunity for burglary & theft. The online system they switched to for rental payments is not user friendly & makes it difficult to pay your rent. In the event you are leaving for extended periods of time (for example a military deployment) and will be without consistent internet, the rental payment system prohibits paying early. Apartment quality is poor. Be prepared to head EVERYTHING if you are living on the second floor since you can hear both your neighbor above & below you. Stairwells are filthy (especially in the summer with tons of insects) and your neighbors will throw random debris on the outside lawn such as their Christmas tree. Shared facilities NEED and are crying for improvement. The gym used to be decent, but again with the recent change in management I don't know what happened. The communal water jug in the gym used to be full all the time, and now they are always empty. They have a laundry room with coin operated laundry machines. The machine they have thatconvert dollars to coins was frequently out of service. The dryers are horrible, and take at least 2 runs (twice the cost) to get your clothes dry. And lastly, of the mail room door has been broken the entire time I've been here. This place lacks safety, quality & consistency. So there are good things but there's a lot of bad. I've been living here for just about 3 years, and their office has a high staff turnover. Sometimes, you get lucky with who is in management. I like that they have events for the residents, but with current staff, you have to RSVP to participate. Our last couple of events were all RSVP. If you want to participate, you need to email quickly because otherwise, slots fill up. It's always the same residents that participate, and there's no chance for those who dont respond quickly enough. This last event invite was sent out at 203pm, and by 220pm, it was full. So, if you check your emails consistently and are quick to respond, you'll love the events. Secondly, i love that Waterford is very pet friendly. They even do a pet of the month for dogs AND cats. The winners get bark boxes (or meow boxes, i presume). The dog park is great and is honestly the saving grace because everyone is so nice and welcoming. However there is a resident that lives here in the complex and has a history of being violent with other peoples animals, to the extent he is kicking or hitting other dogs (with their owners) and even threatening to kill other dogs. Management said that because he was attacked by another dog theres nothing they can do and will have a chat with him. I've spoken to management several times about various things, and im always told there will be a "follow up" but never get them. I called to follow up with their "pet of the month" two months in a row because the winners were not posted within the month. I figured as a resident, i should be able to call to inquire since i entered my pet for both months since she didn't win the previous months. Well, i did receive a follow-up this time, but it was a passive-aggressive email telling me not to call them for such matters after i had already spoken to a different person of their management team over the phone. They said they are short staffed at times, so things dont get posted on time. I mean, i still pay my bill on time every month, so i dont really see how that's my problem. They shouldn't make the residents feel as if their inquiries are a bother, especially when they could just say that they will be posting it soon. What if i didn't have social media and just wanted to know who the winner was? They apologize constantly for the inconvenience of having to do maintenance but can't even bother to give a schedule and make sure that their teams that do inspections/installations are where they should be. We had Duke energy come out over this past month and install energy efficent lightbulbs (which is great!), but their flyer said an adult needed to be present. So i used a vacation day on the day my apartment was scheduled. The Duke installation team was supposed to start the day at my building. At 11am, they were no where to be seen so i called the front office to inquire, and their management team told me they had no idea where the installation team was but would call to find out and get back with me. I never received a call back, but the installation team showed up within the next 30 minutes. The front gate is broken majority of the year, the "promised" pet spa never came, theres always issues with the trash receptical because other residents dont know how to use it. If you have an issue with valet living trash pick up, YOU as the resident have to call the company they're contracted with to get it fixed, even though we pay waterford who pays the company. They dont follow the Fair House Act. So if you're disabled or a resident and later become disabled, be ready to pay to apply for a unit you can actually use. We had several cars broken into over the years, but nothing they could do about that. ‍ So lots of bad, but there are some good. The property is usually pretty clean and the landscape is maintained regularly. Close to base, gas stations and Walmart. read more

Hey everyone! I recently moved back in October 2023 because I was suppose to have PCS'd but my orders were cut incorrectly and too late. I do not regret coming back. They have done such a big improvement! They even have events that is inclusive for EVERYONE! A prime example has been their new introduction of the Free Little Library Station where you read a book, leave a book, take a book choice. They went with a Dr. Seuss theme and read to the children of the community who came with their parents and with the RVSP they made sure to make Dr. Seuss goodie bags for the kiddos! My son loves going into the leasing office and talking to them. He also lived his recent Dr. Seuss event experience. This is not the only thing they have done to be inclusive. They do more than that. They do food station events too. For Valentine's Day there was a waffle and chicken event with the open choice of taking Valentine's day candy home from their selection stations. Honestly, those events make living here so much more because this is my first apartment complex that is so in tune with their residents and even keep track on helping care for those who have disabilities. Kind and friendly staff showed me around and put up with me constantly taking pictures. Everything looks really nice. Grounds well maintained. And the apartment I toured was staged beautifully. Complimentary Fiji water and snacks a huge plus. Usually I'll drive through a complex late night on the weekend to gauge noise/activity levels but that's not possible as this is a gated community. Overall 1st impressions extremely positive and I'll keep Waterford in mind as I continue my search. read more

I have been here 6 years....that's how much I love it!! The complex is tucked away off the "beaten path" but minutes away from amenities. It's beautifully maintained and quiet. I feel extremely safe. The staff is ALWAYS friendly and they make you feel like family. They are constantly planning fun events, giveaways, food trucks, etc for us. The maintenance staff is top notch! Maintenance issues are addressed immediately. They, too, are very friendly and knowledgeable. I trust them 100% to be in my apartment to fix things even when I'm not home. My upstairs neighbor had a pipe burst under the kitchen sink and I woke up to water spots on the ceiling in the kitchen & living room. There was an active leaking coming from the ceiling fan. Amber, the assistant community manager answered my call before the office even opened (called a few minutes before opening) & had the maintenance staff on site within 10 mins. Jason, the resident services supervisor is always so communicative and friendly to work with. The team was ON IT on getting the problem resolved quickly and the right way. The 3rd party restoration company was out within the hour to properly fix the insulation. Would give 10 stars if I could. read more

We moved here back in November and I do not have one bad thing to say about this place. Management is always very helpful and nice. The Maintenance Crew is the BEST I have ever seen in an apartment complex. They respond to my request asap and fix the problem in one visit. Everyone here is friendly and on a name by name basis, the Fitness Room is always neat and tidy, the pool is always fun to go to. It's mainly Military families. I lived at Waterford for a year. First off it's a super beautiful complex with constant upkeep on amenities. The leasing office is always super friendly and helpful, they actually get to know their tenants. Also, every month there are fun community events like brunches, snacks or treats for everyone. The pool and gym are super nice and accessible. The free printing in the business room is so convenient. I would 10/10 recommend living here at Waterford. I've lived here for about a year now & honestly... I think I'll stay here as long as I'm stationed at Bragg. The commodities here are beyond the standard, maintenance keeps this place looking like a luxurious retirement home, & the staff are constantly looking for ways to improve the community, & host another event for everyone. Very short drive to Bragg, 2-95 makes traveling less of a hassle to destinations such as Wilmington, Myrtle, or to another state up North. If you still need more convincing, stop by the office & check it out yourself but be warned, once you see it, you might end up signing a contract that day. read more

Don't want this Apartments they are Crooks they took my mom and dad's deposit when my mom had cancer and they were entitled to nothing I went to try to rent this apartment before I knew what happened to my mom and dad here just this last weekend I know what to bring to the table we went over at three or four times I had All the Monies when I got there they wanted more deposit because of the credit history what she told me where it was free at least 5 times in December so it was I supposed to think and then she said don't worry about paying the rest of the money because the December rent is free there corporate is not much better they're trying to keep the deposit I never moved in I never got a key and it wasn't certain about anything the girl needs a little more training and the other one really needs to work on her people skills and my lawyer will be contacting them awful place just awful read more

WORST place to live. It looks amazing on the outside, the pool, the gated community, all the other amenities. But after living here for two years it has been a nightmare. I saw the companies true colors when my downstairs neighbors conducted themselves when coming up to my apartment many times as if they were going to ASSAULT me. Finally when I call the police I get called to the office to be THREATENED with eviction if I was to call the cops on said neighbors again. The gate is not always in operation so the money we pay for a gated community is for nothing. They took away the recycling dumpster so now the entire complex is using ONE dumpster which conveniently always breaks down leaving the entrance of the community looking like a landfill and smelling as such. The WiFi is piss poor and operating on prehistoric equipment which the landlord refuses to update. I had to buy my own internet just to complete schoolwork. There is mold growing in the apartment vents of the building I lived in. There is spider nest infestations during the warmer months. Two people in the complex had their motorcycles stolen and when asked about surveillance the property manager didn't even know the code to access the footage. When I moved into my apartment the baseboards were a foam like consistency from I'm assuming the amount of dog pee from the previous owners but the leasing office/maintenance claims it's from shampooing the carpet. And a huge DISCLAIMER!!!.... Make sure you throw away ALL of your trash upon moving out or else you can expect upwards of a $250+ trash removal fee even though it is not stated anywhere in the lease agreement. This place is a joke. The managers at the leasing office and the owner DO NOT care about their residents. They say they will try to fix things and then completely dismiss said problems or at least that's what it seems like from a customer perspective and perspective is reality. I'm usually not a "karen" but I have been conned out of so much money because of the apartment complex it's sickening. So I hope you factor this review into your decision making process foe your future apartment living endeavors. read more

Great value for a large 2 bedroom apartment. Gym is excellent. Appliances are a cheap brand but haven't had any issues. Cable and Internet is included- slow at times in the evening hours. Pet deposit is quite steep but the complex is pet friendly. Depending on your neighbors/ what floor you live on it can occasionally get a bit loud. read more

DO NOT LIVE HERE. The management is terrible and only cares about finding ways to take your money. I moved in 3 years ago and after a month discovered the carpet was infested with cat/dog hair. I am extremely allergic to both cats and dogs and asked for the carpet to be replaced (I even offered to pay for it) and was refused, told there was nothing that could be done and generally ignored. The manager at the time said the treatment I was receiving was so bad that I should sue Hawthorne. I am in the military and at the time did not have the time or money to do this. When I moved out in July 2020 I cleaned the apartment meticulously. I moved out on a Sunday, and 5 days later after hearing nothing I called and the lady in the office said I was good to go, would not be charged, sent me an invoice over email, and told me I would receive a check returning my prorated rent. Two weeks later I received a new invoice in the mail charging me $600 to replace the carpet. Not only did they lie over the phone and send me a different invoice than they had emailed me, but they had the nerve to charge me for the disgusting carpet I inherited. These people are liars and do not deserve your business. The apartments look nice until you look closer and realize they're gross. IF YOU WANT A NICE PLACE TO LIVE- DO NOT LIVE HERE! read more

Location is good, very close to fort bragg, however the area is very dirty and it's quite ghetto. Apartments are very cheaply built, no microwaves in the apartments. Apartment buildings never get cleaned so the stairwells are absolutely filthy, especially with dryer air ducks exiting in the same location. Gym's work out machines(elliptical, treadmill) never work for the six months I have been living here don't know how many times I mentioned it to staff and I get the same answer that they will "work on it". Other facilities are in pretty bad condition as well mail room door lock has been broken for awhile too now. DO NOT RECOMMEND THIS PLACE! If you do end up moving in talk to John only! read more

New management sucks. I will not recommend this them. I got orders to pcs to Florida when I told them about it they said i was "ONE" day late and the were going to charge me for the next month that I wasn't even there for. I was in financial distress cause once I got to Florida I had to put Dow a deposit and pay for the first month while paying Waterford. A total of $3000 plus. And that wasn't even the worst part couple months later they send me an email about the damages. Total of $1300 most for the carpet in which we professionally had clean. Long story short stay away from that apartment they have no mercy. My last apartment before that understood that I was deploying did not make me pay for the next month and damage statement was just around 300 bucks read more
