First of all calling it a gated community is just wrong. About 2/3rd of the time we lived there the gates were just broken and left open. I believe now they are just gone completely. The real issues are with the HVAC constantly flooding my closet carpet and it being a real chore to get it fixed. The team here is slow to respond and come off passive aggressive when answering questions. It takes several emails and in person visits to get proper answers. Also I have never once paid rent late and they tried at least 6-7 times to charge us late fees. It got to bad I just had them photo copy every single check I gave them and sign it. For the price overall I would look elsewhere when looking to rent. Updating to say they charged us nearly 2000 dollars for carpet removal even though they said that was part of the pet rent we paid. I'm not sure if management is having issues retaining maintenance personnel or what, but don't expect ANY work orders to get filled if you have any issues. when our POS washer that came with the unit stopped working, we submitted the work order, called the office multiple times, talked to maintenance... it still hasn't been fixed. Can't even do laundry in our own apartment. If you love looking out of your window and admiring the land-fill-esque scenery... this place might be the home for you! Residents (mostly unsupervised kids) have no respect and just throw trash on the ground. I know it seems superfluous to be complaining about litter.... But y'all it's on another level. The pet waste receptacles are always overflowing and the bags provided are never stocked so there's literal dog shit everywhere... but don't worry management will send out a threatening email. The trash valet is awful. I hope you don't need to throw anything away on Friday and Saturday, the days you're actually home from work! But if you decide to throw away your trash at the dumpster on your own, there's a very high likelihood that you won't be able to because it will literally be spilling into the street. It's all good though cause management is going to fix it via email. I can almost guarantee you that if school is not in session, there will be dozens of kids, aged 5 and up, hanging out unsupervised out side. The lack of supervision results in screaming, swearing, fist fighting (that's not a one time thing, like literal fights almost every day), and they're new thing is "doorbell ditching". But don't worry about it... management will send an email. Don't get roped in by them having nice amenities. The pool will stay closed the entire summer, the gym is seriously lacking always crowded and has broken equipment. I'd be very hesitant about ordering anything online. I've lost count of how many packages we've had been reported "delivered at door" but subsequently stolen. We just got a final bill from Waterford and they are demanding we pay a month's rent because we did not notify them 60 days in advance! Apparently, it's in the lease - one of those 40 page monstrosities. They did not even print it. If we had notified them 60 days in advance, what would they have differently? You can't show the apt. You can't repair the apt. Moreover, they have inventory already. Other commentators have said they jack up the rent on the second lease: don't we have a right to know what that number is? Why didn't Waterford take steps to secure the new lease? We're left paying $1600 for nothing, a legal device. Waterford does not deserve a good reputation. I have been home a lot because work had me home a lot now and I have taken notice of some very weird things. one the stairs and walk ways used to get power washed and air blowed and cleaned they don't do that anymore. the most disturbing thing about living here is my apt is back close to the field and I at times lay I. my bed and literally the whole building will shake back and forth from the impact of the bombs from the army training in the backyards. I mm definitely not renewing my lease because now it's starting to cause me severe headaches now. u know bombs create radiation and the after effects can cause severe health conditions. I will never ever live near an army base ever again. I wish I would have known this before I renewed my lease . make sure u are home when anyone come in ur place. the trash compactor can be empty a lot and lazy nasty people will lay there trash in front of the compactor ( u cant blame management for that) people will be people and management does make emails and tries to enforce these rules but people are people u know. sometimes I'm in my apartment and I get dizzy due to the impact of the bombs. there has to be something they can do to stop this. When I let the staff at Longhill Pointe know I would be deploying soon, I didn't currently have my orders on hand. It was CLEARLY stated that I would get them my orders as soon as I received them. If I hadn't received them by the 1st, I would agree to pay my rent, like my lease agreement says. 2 weeks before my deployment, I had to go to VA for training. I didn't know if I would be able to return before I was shipped out, so I cleared out the apartment and turned in the keys letting them know that giving them the keys now would save me from having to mail them from the Middle East. 2 weeks pass and I still don't have a copy of my orders. I try to pay rent on the first and I notice a statement of 2,500 on my account. Shocked to see that Longhill Pointe Apartments marked me as I vacated the place, completely screwing me out of using the Service Members Relief Act. Longhill pointe claims they tried numerous times to get a hold of me, but I pulled the records from my mobile provider, and that is not the case. They didn't try to contact me ONCE after our initial discussion. Not an email, nor a phone call. I'm currently sitting overseas with a $2500 bill for an apartment I do not live at. If you are a service member, or someone who might possibly need a leasing office to work with your needs, Longhill Pointe is NOT the place you want to turn to. I lived at Longhill for almost 2 years, and paid rent on the 1st every single month. I was planning on moving back when I returned from my deployment, but I cannot support a company who would partake in such shady acts of business. Don't let the sweet ladies in the leasingfool you. I understand kids having fun but some stuff is too far. You can never get ahold of the complex, they never answer the phone, respond to voicemails and never in the office. Not to mention, when you do finally get up with them they want to have the most nastiest attitudes like we ain't in the ghetto and they can get slapped up.
