Horrible company to deal with. Overcharge for everything, and we got charged double despite nobody occupying the apartment after moving out for the summer. Did not respond to our maintenance requests when the roof and ceiling light leaked over the winter, despite it being a fire hazard. We had to notify the fire Marshall to get them to finally address the issue. Was treated rude by the leasing office every time we called. The maintenance worker was very nice and did what he could, the management was terrible though. read more

Moved into an apartment on Hempstead Road squirrel Hill. The heat has gone off every month for the last three months. I haven't not had heat 24 hours now multiple calls to corporate office . The property manager high ranking office staff.Maintenance staff are unable to resolve the situation. Apparently, after having Maintenance show up three times they still are not able to provide heat. I have lived multitude of states in apartments as a travel nurse this by far is the worst rental property management building I've ever experienced. read more

Worst In City Living The entire building is infested with spiders from spring to October. The hvac vents bang and tick all throughout the day. The windows are as thin as a single pane allowing you to hear every single vehicle outside on the parkway with all windows closed. The conjoining walls are so thin you can have conversations with yiur neighbors while in your own apartment. The carpet all through the entire building, the hallways, the elevators, the gym, Social room and lobby are always filthy and have feces stains all throughout but the elevator is just top notch gross with how filthy they have allowed it to become. Last but not least my package was stolen by the building management after they were told what the package contained and they refuse to return it. I see after having my review posted for a few weeks they have deleted it so I will be checking back every so often to repost my horrible experience with walnut capital. read more

I have heard a ton of terrible things about this company from my friends too. They're known to not care and take you for every dime they can. It's a shame they have so much property and students are forced to be under their management, but at all costs try to avoid them. They simply don't care about you and they'll make your life miserable if you try to push something. read more

Have loved living with walnut capital so far. Our 1 bedroom on Hempstead in Squirell Hill has been a great value for our money, and I have really enjoyed living here so far. read more

Great presence in the local community. I had some experience with these guys in the past. I'm into the financial services sector, as in commercial loans, business, commercial real estate and venture capital. Why Im being asked to rate I just don't know. So far though with this company my network has nothing negative to say. read more

Pros: Need repairs? Done in less than 24 hours. Cons: Everything else. People who know me...know that I am not a big partyer. Come now, I barely drink alcohol. Granted, I like to host social events. However, I never ever will let a social event get out of control. My roommates know I have a slight OCDness streak on occasion. So here comes the story of Walnut Capital. I came into Pittsburgh and was added to the lease. Apparently, the people before me didn't really do a thorough house walkthrough. Documents lost and other interpersonal conflicts. C'est la vie, right? So when we (the 4 of us) decided to move out, we sent our 90 day+ notice to Walnut Capital. They immediately had people looking at our house. Sometimes without notifying us before their visit. They complained that our house was not clean and scared off the potential tenants. Granted, the second floor bathroom was a little dirty and my roommates didn't keep their rooms completely neat (hello, we were busy graduate students). But we never let the house get to a point of disaster. No flies, no pests. We always took the trash out. Walnut Capital threatened us saying that we would have to clean to make the place look presentable or else they would hire a maid and charge us. Even during these phone calls and prior to this communication, the Walnut Capital ladies rarely treated us with respect. Unprofessional and disrespectful. Most of us were students. We always paid the rent on time. I forgot to take photos before we moved out. And I spent nearly 2-3 days cleaning the entire house--washing the drawers, the floorboards, etc. When all was done, we lost more than $1000 in our security deposit. Not a single thing we had cleaned thoroughly was considered clean enough. They may treat you well from the onset when you're a new tenant. However, during the residency, be careful. An additional positive: they did shovel the snow up to our doorstop. read more

I live in an apartment in Squirrel Hill. The overall experience of my one-year live is OK. But as soon as I move to another state, I feel like they could do better, especially after they increased the rent. I would like to say something good first. - The community is a nice an quiet place. Walk distance to public transportation and supermarket like Giant Eagle. - Walnut capital also has its own shuttle that sent people to and from CMU and UPitt, and the driver is a very nice guy! - Maintenance guy can always fixing thing in 24 hours after we send out a request. - There are street parking spaces. - Spacious kitchen - Nice ground. But: - The apartment is old, everything is old. Walls, carpet, A/C, W/D, etc. - Management people are not always friendly. They always hanging up your phone calls first. - During summer time, there are always a garbage smelling from outside - There is no heat during the long cold winter, but there are heating radiators in the room, which has no use but takes a lot of spaces. - The electronic fee is very high. - Washer and dryer doesn't work well, and it might even damage the clothes! - I haven't got my deposit back yet and I have moved out for two weeks! read more

They will steal your security deposit. - while at walnut towers there were constant issues of cleanliness. - cleaning people are rude and do a horrible job with the building - people in the management office will not call you back, not email you, will put you on hold for more than twenty minutes, and they are rude. - Chuck the driver for the shuttle is cool. read more

I moved out from the apartment in Squirrel Hills 9 months ago, and I still did not get my deposit back; I didn't even have a damage list or any documents stating why my deposit is not returned yet. In these 4 months, I kept calling the office for the deposit, and the staff said they would get back to me, but I never heard back after wards. Last week, I called again and the staff transferred me to the head of their accountant, but he/she never answered the call or returned call after I left message. I don't think this management company is honest or responsible at all! read more

In Walnut Capital's policy you do not have rights to break the lease earlier if you will need to do so! You are obligated to pay the whole lease including gas and electricity! If you already signed a lease and something happened in your life that you would have to leave earlier Walnut Capital representative will give you the "Break Lease" letter to sign. Do not sign this letter! The name "Break lease" is completely misleading! It still does not allow you to break the lease, but just enforcing your obligations to pay everything until your contract will end up without any promises or obligations from Walnut Capital's side! They ask you to put your apartment rent advertisement in Craiglist if someone else will be renting your apartment. But they always rent other apartments to new people, but not yours. read more

VERY poor customer service. The properties are incredibly over priced and hardly maintained. Old pieces of the building are constantly flying off and hitting tenants parked cars. They ripped out all of the landscaping, leaving it hideous outside. When tenants have any issues they completely brush you off or simply lie to you. When we asked to have our 20 year old stove replaced they were suspicious of us for "just trying to get a new stove". Overall, it's been a horribly disappointing experience and its abundantly clear that they simply don't care. read more

For a company that manages a ton of buildings, they do a great job. I lived in Squirrel Hill in one of their properties and when we showed up, the place was actually really clean. The lease signing process is quick and painless, and the staff is very responsive. I was a grad student at the time, so I wasn't looking for much...just something cheap and convenient. Walnut Capital met my expectations. I would recommend this company for students...maybe some young professionals, but if you've got some money, you can find a nicer place. If you aren't a student, I would probably give this place a lower rating...maybe 3 stars. Pros: -Cheap, I had 1 roommate and we paid 965 for a spacious 2 bedroom, central air/heat, dishwasher. This is cheap for Pittsburgh. -Maintenance is super-responsive -Walnut capital shuttle picks you up at your door and takes you to campus -Safe Cons: -Old building -Coin laundry (dryer didn't work...another company has to come and fix it) -Careful with mail at Hobart...not sure where it happened along the mailing process, but some of my envelopes that appeared like they had valuable things inside were sliced open read more

I've rented from 2 different management companies before and I have never experienced such quick repair work. Each time I've submitted a ticket, someone is at the apartment within 24 hrs. The apartment itself isn't the best, but the response to repair work is amazing. read more

I lived for almost a year at the Walnut on Highland building, and cannot say enough positive things. Though the rent was pricey, living in a formerly empty, but beautifully remodeled building with all new appliances and wonderful wood floors was really a treat. I really appreciate Walnut Capital's recognition of the potential for that building -- and refurbishing it, rather than razing it. However, the real value comes for me in service. Being able to pay rent online and submit maintenance requests online was fantastic. In addition, I move around a lot for work, and after I moved out, the management office at Walnut Capital worked with me very patiently to take care of all follow up business as I relocated twice before all final business was taken care of. read more

Don't do it !!!! I lived in a Walnut capital management property for almost 2 hrs and would NEVER rent again. The Hempstead apartments were the best deal that we could find. The older construction was actually benefit because they were super quiet due to thick walls. Upgrades were made to almost everything when we moved in including new laminate hardwood floors, new kitchen appliances, and new vinyl flooring to kitchen and bathroom. They even replaced a functional toilet for us because it was getting very old. Last year they even updated the flooring and paint to the hallways. They also installed a lock on the front door for extra security, although we didn't find this necessary because we never had any problems with people stealing our packages. Repairs were done in an extremely quick fashion. I'd use their online portal to send a request and the apartment would be serviced 9am next day. The rental agents are professional. Most of my contact was done on the online portal. With the 21 and over policy, our neighbors were quiet and respectful young professionals and we never had any problems with them. I recommended these apartments to friends and they are happy tenants. When we moved out, we were charged cleaning fees which we did not expect. On the flip side, you apartment will definitely be clean when you move in. read more

This company allowed a parking lot extension to be built on one of its properties while either avoiding or ignoring a geological survey that would have clearly shown that the construction would lead to instability of the hillside below. That hillside has since deteriorated to the point that a major artery for Swisshelm Park and Swissvale residents is closed for the foreseeable future. Further detritus is falling onto the Parkway East. read more

I agree with the previous reviewer - the repairs were handled in a timely fashion, but otherwise, my sister and I (roommates for 1+ years) have nothing positive to say about Walnut Capital. The women who work for them are condescending and unprofessional (and often cannot construct a literate e-mail), and despite leaving our apartment in pristine condition (knowing we'd be billed for replacing a small portion of carpet that had been torn up), we were charged an exorbitant amount to replace the ENTIRE carpet in the apartment (which was totally unnecessary). We moved out due to personal uncontrollable circumstances (a health issue and a tragedy), so yes, the lease was prematurely terminated, but I also found new tenants IMMEDIATELY, and there was no gap in the tenancy. Thus, Walnut Capital lost zero rent money in the transition. My dad and I also spent a solid 2-3 days cleaning, scrubbing, sanitizing, etc., but all this seemed to go unnoticed by this company, who is solely focused on eating your money. NEVER AGAIN WILL I RENT FROM THIS COMPANY. read more

DO NOT RENT FROM WALNUT. We moved into one of their properties genuinely thinking it was a nice complex with kind staff. Our first three weekends here, we had to file noise complaints due to people blaring music until late at night. Even after being told it's been handled, it's still an issue months later. A few weeks ago, my fiancé and our puppy were trapped in the elevator for about an hour and a half. @Schindler Elevator Corporation didn't respond to the call button, so he had to yell until someone heard him and called 911. The fire dept was finished and LEAVING when responders from the elevator company casually walked in. Walnut Capital, nor Schindler contacted him. When we complained, we were given $50, and told explicitly that "everyone else who has been locked in the elevator was happy with $50." The elevators are CONSISTENTLY DOWN with maintenance concerns, yet residents were not informed after my fiancé was trapped and the "out of order" sign was removed less than an hour later. We are utterly disgusted by the treatment we've received in this building, and we're counting down the days until our lease is up. read more

I have lived in a Walnut Capital Management Apt for three years now and just resigned my lease for my fourth year. This is a great company to rent from - they offer discounts to various retailers, special events for tenants, a shuttle bus, just to name a few benefits! The company is quick to respond to any email or phone inquiries and has a 24/7 maintenance service should an emergency arise. My roommates and I have called maintenance at 5am and within an hour the issue is resolved. Walnut Capital is expanding in the Pittsburgh region-I would highly recommend looking into renting from one of their properties-they offer a diverse range of apartments for anybody looking to rent. read more

My 2 roommates and I live in the University Commons in Oakland. Some of the best apartments for Pitt students to live in off campus, plus the service is excellent. Whenever anything has broken or needed to be repaired, the online maintenance request was responded to within 24 hours and the maintenance guy Frank is super friendly and gets any job compiled quickly. With the winter now upon us our sidewalk and back walkways are always among the first in Oakland to get shoveled and slated by a crew Walnut Capital hires. The property management is also easy to work with and the online portal makes paying rent a breeze. read more

Pros: They have a shuttle that can take you to CMU/Pitt. Cons: everything else. 1. Management is so unprofessional and downright immature and spiteful. 2. They will keep ALL of your security deposit no matter if you barely lived there and had it professionally cleaned. I've lived in different WalCap apts and didn't get my money back. 3. The apt above me flooded and Wal Cap said they would reimburse me for the damages and of course when I submitted the receipt, they denied everything. They owe me $350. 4. I own 1 black chihuahua and paid $482 non refundable pet fee for her. Someone on my floor was hallucinating and called Wal Cap and complained about someone and a HUGE white dog. (I was out of the country, and do not own a huge white dog). Diana Corbett called me and I picked up and said 'hello?' she responded 'YOUR DAMN DOG HAS TO DO, I'VE HAD IT WITH THE COMPLAINTS.' 'I'm sorry, who is this? What is this regarding?' 'This is Diana, your dog has to go...' You get the picture, I responded angrily, "put a VIDEO CAMERA in front of my door so you can watch me and what dogs I own and when I go in and out". Next day I get a bill for $482 for a second dog fee, and I haven't paid it, but I know they will take it out of my security deposit. 5. Repairs so done as if a high school football team did it, so now I just do them myself. 6. They show you a gorgeous apt but the day you get your keys, you move into a crappy rendition of the original, despite promises of them renovating floors. GET EVERYTHING IN WRITING, MATTER OF FACT, JUST LIVE SOME WHERE ELSE. read more

Unfriendly, unhelpful and unprofessional. The agents do not listen to budget or move-in dates.

Renters beware: inspect your lease carefully. There is a clause in the lease that specifically states you will be charged for carpet cleaning upon move-out, and they will determine the fee (open-ended). We left our carpets spotless and they kept $295 of our security deposit. The clause was never mentioned when we rented the apartment. read more

Absolutely terrible. Keys that don't work, constant misinformation and missing attachments in email communications, horribly overpriced for the quality (and cleanliness), masks are not worn in the leasing office. We signed with the former management company and Walnut Capital tried to make us sign a new lease with them, with different terms, after we'd already moved in. I made sure that our apartment would be pet-friendly when we signed, as I had plans to adopt a cat, and was then told by the new management that the property was no longer pet-friendly (luckily we were able to reach an agreement and resolve this, as it was a service animal). I also reached out before move-in to confirm the list of furnishings that would be provided, as that was a big reason we chose this place; I was assured everything on the list I provided would be there, and things were still missing when we arrived. Told my roommate and I we were all set to park in the lot out back, only to tell us they'd made a mistake after months and then immediately force us to park on the street (or else they threatened to have us towed), where I got a ticket because I had to jump through so many hoops to get a parking permit, as I had no valid lease to show. Had us come get laundry cards and load money onto them only to switch to a digital platform days later; told us to come file refunds at the office, only to then tell us we needed to call the company once we arrived. They once tried to quietly blame and charge us $100 for an issue with our neighbors leaving trash on the fire escape, which I had literally reported myself. I insisted it was not us, as we were out of town, and the property manager still argued with me and then sent me a timestamped photo of my neighbor's trash outside their own door. They tried to show our apartment twice during spikes in local Covid cases, despite my making it very clear that this was not okay with us, even going so far as to record a video tour for them (I was not asked to do this, I offered out of desperation to keep strangers out of my apartment during a pandemic). To be clear, we were not asked permission to show our unit; we were notified less than a day in advance that it would be shown. I could keep going. They advertise McKee Pl housing to students, and then turn around and patronize them and try to bully them into erroneous charges because a lot of us are first-time renters. My roommate and I will never rent under Walnut Capital ever again, and have suggested that our friends do the same. read more

Agree with Jenn wholeheartedly. Prompt repairs are the only shining light with this company. Not even close enough of a reason to rent from them. Isn't it interesting how almost all of the negative reviews of these people have disappeared over the years? One wonders how many letters their attorney(s) has sent out threatening slander forcing these to be removed. These people are about the most rude, unprofessional, and threatening bunch of individuals I have ever met. I say this with years of experience working almost their entire staff. In house attorneys and accountants are retained solely for the purpose of renter intimidation. Do not expect the simple courtesy of a phone call before they decide to come barging in on you for whatever reason....ringing your buzzer or banging on your door at the wee hours of the morning. Unlike multiple other properties I have rented, these people will not check with you ahead of time or ask your permission to enter the residence. They do not understand the word "courtesy" in the least. If your residence is even the least bit messy, you can expect someone coming in on the premise of doing an "inspection" and snapping pictures of your whole apartment left and right. They will also show your apartment at any time whenever they feel like it, and bark at you if it's not 100% presentable all the time. You have no expectation of privacy with these people. If you have issues with anything other than maintenance, don't even bother calling their main office. It will just frustrate you even more, since these people aren't interested in any type of feedback, constructive or no. Also, they will not accept your rent check to be dropped off at their main office, so expect to get screwed with a 100.00 late fee on that too if it's not received in the mail. If you put down a deposit, I can tell you that regardless of how well you clean the place, you won't get your deposit back unless you hire an attorney and threaten them with legal action. They will intimidate you if they think they can get away with it, and they do 95% of the time. If you put a deposit down and you don't have a friend who is an attorney, don't even bother cleaning much because they will tell you it's not good enough anyways. If your going to call, don't even waste your breath unless its your attorney calling. They make their properties and service look upscale, and their properties are...somewhat. It's not even close to being worth the hassle renting from them however. Even though it's been years since I rented from them, just writing this review puts a bad taste in my mouth. read more

This review pertains to Walnut Towers in the Squirrel Hill neighborhood. First, let me state that the building maintenance workers are wonderful and extremely friendly. The issue lies with management itself. Today, work was done to the entire hallway of the floor for my apartment. This included laying down flooring adhesive that could not be walked across. In addition, caution tape was in front of all elevators and even the apartment doors. Building maintenance is a regular -- and expected -- occurrence. However, no advanced warning was given as to the inability of residents to leave or return to their dwellings. As a medical professional, this is a huge issue. Being on call requires such individuals to plan well in advance to ensure access to facilities. If given the proper warning, this could have been accommodated. Furthermore, upon calling management, those involved were extremely unhelpful and -- quite frankly -- condescending to the fact that many people require advanced notice to ensure mobility. As someone with family having ADA needs, it is important that all tenants, especially given ADA standards, be given advanced warning. How would someone with ADA needs know when to get into their apartment? As for management, I was asked if I could physically get into my apartment in an extremely condescending manner. Yes, I could "physically" get into my apartment (across still wet adhesive that would ruining the work done by maintenance), but any normal person would NOT walk in areas that have caution tape plastered in front of elevators and the doorways to their own apartments. Once this lease is up, I will be moving, and I would definitely not recommend Walnut Capital Management. Especially when management has no apprehension of the needs and rights of their tenants. read more

I lived at the Penn at Walnut on Highland for two years and loved it. The rent and parking were pricy but I believe it was worth the money for the amenities and service. The building was beautiful with great new appliances and an industrial look. The closets and bathroom were spacious. Any repairs needed were complete within 24 hours. Staff was always friendly and helpful. The gym was nice and convenient, and perks such as free coffee in the lobby and breakfast on Saturdays were appreciated. I felt I didn't use the amenities enough to make it worth the cost, but would still recommend this property and company to anyone. read more

I really want to give no star if I can. You never hope to get your security deposit back. Outrageous!

At first, my husband and I were very happy with our apartment, but after the first year - things started to fall apart. I believe that Walnut Capital does a very good job making temporary fixes, but nothing is of high quality. The carpets started to fray, paint began peeling off the bathroom walls, the dishwasher broke several times, the dryer in the basement broke and was never fixed. The next thing we discovered was that our heat was overwhelmingly high in the winter (we could not control the temp. for individual apartments). It was so bad that we got nose bleeds and had to have the windows completely open even with it snowing outside. We complained many, many times, but were always ignored. I had to threaten with hire someone to fix it myself and giving them the bill before they finally took a look and discovered that the radiators were broken and on full blast - it had been like that for 2 whole winters! My husband and I had to move early and therefore had to break our lease. Walnut Capital agreed to let us out upon finding another tenant. I found new tenants myself, but Walnut Capital still charged us our entire security deposit as a "finders fee" to find new tenants. Then, after we decided it wasn't worth fighting about the security deposit, Walnut Capital sent us an additional bill for $700 for moving out costs. The bill was for carpet cleaning, oven cleaning, and nail hole patching. They said that the carpet cleaning was standard for each move out - this is for everyone and it doesn't matter if you cleaned or not. However, they told us before moving that the carpets were going to be replaced for the next tenant. (Basically, they were charging us for carpet cleaning for carpets that were being ripped out!) The nail hole bill was an outrageous $500! My husband and I went through the whole place and filled in any holes ourselves, but I'm sure that Walnut Capital banks on the fact that many people don't take pictures of the place before they move out. I would have if I had known that they would be so bold as to ask for money above and beyond our security deposit. Overall, Walnut Capital would be a fine place to rent from if you will only be there for 1 year and don't mind not getting your security deposit back read more

I have to wholeheartedly agree with Jenn. Pros: Repairs done quickly, apartments reasonably priced. Cons: Management team (the females) are a bunch of nazis, don't respect their tenants or their privacy, and treat them like dirt on the phone and in person. I rented an apartment for a couple years from these nazis and regretted it pretty much from day 1. They will bang on your door and barge into your apartment early in the morning to do repairs (requested or not), and won't even give you the respect of a phone call so that you know ahead of time. If your asleep because you work late, they will just ring the buzzer (which is loud) and bang on your door or they will just walk in if they have the key and you haven't turned the secondary lock. Then if you have some dishes in the sink or some trivial thing they bring their camera and start snapping photos etc like the Gestapo police and put it in your file. All of which the goal is to swindle you out of your security deposit when you leave. You better make sure that when you move into their apartment you meticulously photograph everything so that you can prove the condition of the place when you moved in. They also just call to tell you they will be showing your apartment without any consideration for the inconvenience, and give you an attitude when you call them back to say it isn't going to work. Also, I wouldn't try to hard in cleaning your apartment before you leave, because even if you bust your ass cleaning it, they will just come up with some other BS excuse and keep your security deposit. I would never rent from these people or their company again...and if you are a student I would especially steer clear. Yes they have nice apartments and good prices in prime locations, but alteast where I live now, I give them permission to come into the apartment, or they will call/drop me a letter ahead of time if they have to come in to do repairs. Respect also counts for something these days, and Walnut Capital should take some classes on it if they want some good reviews here. read more
