The dog park is the best at any park I've stayed at. Real grass. Doesn't stink when you walk in. Gravel and astroturf are not the way to go. I booked the cottage because of the beautiful website tour and for a nice little getaway during…read moreChristmas. Nikki was very sweet on the phone and my family was very excited about our 5 day stay on the American River. When we arrived the first thing we noticed was the river is about a 100 yards downhill from the cottage. I was a little dissappointed about that. The next thing that we noticed was that the cemetary is about 6 feet from the master bedroom window... we knew about the cemetary, but didn't realize that this was the view from the master bedroom. One thing that I didn't take note of, was the fact that there is no T.V. upstairs or internet access. While there is a T.V. downstairs, it just plays vcr and dvd's. The downstairs is also almost impossible to heat without getting the upstairs too hot. The t.v. room does have a small stove type electric heater, but it doesn't heat the lower bedroom at all. My daughter and grandson had to sleep on the futon so they would not freeze all night. My guess is that the downstairs will stay nice and cool in the summer months. Now the best part... there is a rooster right below the master bedroom and it starts to crow way before sunrise. Usually it starts up at 5:00 a.m. and crows until 7:00 a.m., this was very disturbing and we all hated it. The chickens are cute, but the rooster should be moved from this relaxing vacation rental. The property is very pretty and the river is also very pretty. We were told about the bakery/coffee shop down the road, but when we got there, it had a sign "closed until January 4th". This cabin would be great if all you want to do is read books and relax in the winter months. I would probably be back in the summer when there is actually something to do.

It is very well maintained, and is comfortable, with everything you will need to relax. The cottage is very clean and Nikki is a great hostess. The kitchen is fully stocked with all appliances and dishes you will need, and there are plenty of extra blankets to keep you comfortable. Outside, the kids had great fun roaming the property and playing by the river. They also enjoyed the chickens and duck, which Nikki even let them feed. This is a beautiful place to relax and have some quiet family time without the noise of the city. I greatly enjoy that there is only a TV downstairs, because we wanted a quiet environment, free of electronics when we vacation. I highly recommend this cottage, and we plan to return at least annually!

After picking our date and making our phone call to book and going over everything Brian sent us a contract with a price we never agreed upon. I had to beg to even get a contract drawn up because Brain kept calling trying to book another party on our date and move us. I had asked for a contract since we picked our date in August and barely got one first week November. Brain just wanted us to lay down a down payment without anything on paper originally and I begged and begged for something written on paper. Weeks later he sends an email and the price is 5K higher than our agreed upon. I had tried to text multiple times about the contract not being what we agreed upon and had been ignored for two weeks. I had even contacted Amanda (the grounds supervisor) trying to get this fixed after being ignored by Brian but per her Brian is the only one who has control over any booking and any financial portion. I even reached out by email to Bran and was ignored with no response there as well. Trying to book this venue has been such a negative experience and sadly I would never recommend this location to any one for ANY event. Over the phone Brain told us we are 'family' and would treat us like so but he has treated us so poorly. We had been working for almost two months trying to book this venue. It truly is a shame as this would be a meaningful location for me since I was raised in these mountains and grew up riding horses through those canyons. It is disheartening the way they run their business and how they treat people. My fiancé and I both work in public service during the pandemic (he a firefight and I'm an ICU nurse) and this how we've been treated by this business. We are taking our hard earned money and business elsewhere and I would recommend ANYONE looking at this venue to do so as well.
