Management then claimed we needed a "60-day notice from the first of the month," which is not what Tennessee law requires. They tried to charge us extra rent through July 31, plus over $500 in alleged damages without proper proof. When we disputed the charges, they later reduced some of them, which shows their original accounting was inaccurate. Instead of resolving the matter, they sent a demand letter threatening collections. This issue is now filed in Shelby County General Sessions Court. Future tenants should know that Tennessee law requires only 30 days' written notice for a month-to-month lease. Be cautious before renting here.

Also, it's set up so that everyone's bedroom is connected to their neighbor's garage or bathroom or some room not used constantly (so no awkward bedroom to bedroom connections). I didn't hear my neighbors much- only a few times, actually. It was nice because you could be as secluded or social as you felt like being. Everyone is nice and friendly, they had a nice party room and theater, and it was a safe place to live. It was expensive (but it's Collierville) and pet fees were crazy (but I'm broke) but it was still fun. I think the only complaint I have is that the fridge brands they use are really really loud. Like, I can hear it humming at night. I'm sitting five feet from my new one and can't hear it at all. But anyway, the community is wonderful here and I would definitely come back if I ever needed to live in an apartment again.

Attached garages makes it feel more like a townhouse than being in an apartment. Very close to interstate access, groceries, restaurants. Everything is within 10 mins drive. Very safe place to live compared to others around the area with private security patrolling the grounds. I take walks all the time. The mini dog park, lots of green space, and shared community spaces are kept pretty well. Leasing staff is very friendly and maintenance requests are handled very well. Available EV changing station is a huge bonus. Cons - A few entrance gates aren't easy to find, not easy to turn into without curbing your car if you don't have a remote for the gate. Gates break quite often too. Older phases aren't as well developed as the newer units. HVAC units in older phases doesn't distribute hot/cold air evenly throughout the unit.
