My unit remained vacant for three months without a tenant or any discernible progress. My calls went unanswered, and I had to repeatedly contact her via text messages, to which she would typically respond two days later. When I brought my concerns to upper management, she attempted to rectify the situation, but unfortunately, it was beyond repair. Ultimately, I had to terminate the agreement. I then engaged a management company that proved to be exceptionally proactive and communicative. They successfully identified a new tenant within a week, and the tenant moved in the following week. It is truly regrettable to operate and work in such circumstances when one cannot conduct business professionally. I have unfortunately expended my time and resources by placing my trust in a central Florida management company that proved to be untrustworthy.

I called every extension on their phone line, INCLUDING their emergency maintenance number, and still no one picked up. A very telling sign of how they prioritize their tenants and what kind of management company this is.

I would rate them a zero if that were possible. The home I rented was not inspected AT ALL prior to picking up the keys (which I had to wait two hours for him to even show up with the keys on the day I moved in). There were ants swarming in the house within days of me moving in. The doors were broken and didn't lock properly and the home was absolutely filthy when I moved in. There was dried pee all over the toilets, trash in the garage, and old food left in the cabinets. Mike Adler repeatedly refused to respond to any email or text message (because he would not respond in writing!) and took weeks to return phone calls. Maintenance requests would be closed out without having anything fixed. When I first got the property, I asked to paint because it was a mess inside and Mike Adler gave me permission from the homeowners. I had it painted before moving in and he was supposed to write an addendum, but then refused to respond to anything in writing afterwards. I added it to my move in inspection sheet that I had permission to paint from the homeowner, which the property management company accepted as the condition of the property when I moved in. I cleaned, repaired, exterminated and took better care of this home than the homeowners did and they stole my security deposit in the end saying I "damaged" the property by painting it. It's now 3 months after I moved out and the home still has not been painted. They lied and stole my deposit money for "damages" they still have not "repaired". The home was spotless when I moved out and even had new, custom cut 2-inch blinds I paid for to replace or repair the blinds they had that were missing or broken. Do NOT rent from these people. They are crooks! I'm now having to deal with suing out-of-state homeowners and filing complaints against All County Sterling and Mike Adler. Rent from Jander Group or Atrium Property Management if you want honest, decent people who manage properties well and do what they say!

I have had issues with my bank causing my payment to be declined and they were incredibly helpful. Maintenance issues so far have been quick and painless, except when they need to contact the home owner, who probably like me is not a landlord by choice but by necessity. I know any Tennant Landlord relationship is difficult for the Tennant. Who expects Hotel like service at Motel like prices when renting. Being in both roles both as a home owner/Landlord for my home up north and a Tennant down here in FL. I have a Unique perspective. I just wish I could have a property management company as wonderful as this one representing me up north.

Then there were items on the list like charging 50-60 for a single regular light bulb and 58 for a single bottle of caulking for a tub. 256 for some stickers that were on a door. Using up the entire deposit and then charging us 1300 on top of it. Then they tell us we have 15 days to dispute it but make the due date for the "damages" payment the same day they sent the notice, so either we don't pay and dispute it and have a late payment hit our credit, or just pay them outright which doesn't leave us the money to fight them with a lawyer. They are crooks and extremely dishonest with their business practice. Avoid renting from them,

When I decided to put my own house on the market a few months ago, I remembered Shoreline Realty from the name on the side of Matthew's pick-up truck, looked him up, and reached out. We met at my home soon after to get acquainted, have Matthew get a look at the house, and voice our thoughts on appropriate updates/repairs, the asking price, for getting it on the market, etc. With Matthew's guidance and assistance in facilitating preparations, the house was listed on April 20th, had six showings, and had two solid offers within a week. In the interim, I've come to know Matthew as a high-energy person of integrity, with a wealth of local knowledge and resources who grew up in the area and is finely tuned to the local real estate markets. He's reliable, intelligent yet relatable, driven yet chill, and knows how to market properties to the best advantage for both buyers and sellers. His appreciation and knowledge of older homes such as mine, as well as his knowledge of how houses of all eras are put together (and his sense of humor), is a bonus.
