It is very true what all the other reviews say. We moved out of a place we were renting from them and got an itemized list of "damages" which included normal wear and tear, which should not be held against our deposit. Then there were items on the list like charging 50-60 for a single regular light bulb and 58 for a single bottle of caulking for a tub. 256 for some stickers that were on a door. Using up the entire deposit and then charging us 1300 on top of it. Then they tell us we have 15 days to dispute it but make the due date for the "damages" payment the same day they sent the notice, so either we don't pay and dispute it and have a late payment hit our credit, or just pay them outright which doesn't leave us the money to fight them with a lawyer. This is the ABSOLUTE WORST company I have ever dealt with in my life. Thank god I was able to buy a home and not have to deal with them anymore. Do NOT rent from this company. I posted a complained online just to get her attention becuase she refused to respond to my emails and she threatended to fine me $500 day while it was posted and said as a current tenant it went again our leasing agreement. BEWARE!! This is the worst company and the worst people to rent from. Tina Lopez is an awful manager, she is a crook, unprofessional and yells at you all the time. In the 3 years we rented, we took care of the apartment as if it were ours. We didn't even put things on the walls, I have before and after photos and we left it better than when we received it. When we decided to move, they charge us for everything and ridiculous costs. Dealing with this company is a pain, they never answer the phone, they give you random emails and refuse everything. They tell you that your photos or videos are not valid for them. At the end of the day I ended up paying unfair charges to finish dealing with them. STAY AWAY! Absolutely horrible and fraudulent. Full story below: When we viewed the property there was damage to the roof and ceilings in one of the rooms and we were assured it would be fixed by the time we moved in. We had never had a bad experience before so we agreed. The day of move in our agent was supposed to meet us to do the walk through he never showed up and just left the keys hidden outside. Upon entering to start our move in we immediately noticed nothing had been repaired and the roof was still covered in plastic in one of the rooms. We immediately called them and at least asked when it would be repaired and asked for a credit if we had to leave the home while repairs were taking place that were supposed to be done before we moved in. After much back and forth and condescending attitude from Tina we were offered a refund even though we had already started utilities and signed up our kids in the nearby school. We took it on the chin and let it go at that. After this exchange on our move in date I had read some reviews online and some of their shady practices so I decided to video every INCH of the home the day we moved in. This is important remember this for later. COVID was in full swing and we had no real issues , maintenance and repairs were done relatively on time. The ceiling was finally repaired after 2 years and the oven has to be looked at 3 or 4 times probably costing more than just outright replacing it. We lived in the property for 3 years, we did have some issues paying about 2.5 years in having never been late before that. However, We quickly recovered and honored our arrangements and continued paying on time for 8 months. At which point we were told the house was going to be sold and we needed to move within 60 days. We offered to buy the property which needed a lot of work and the offer was refused , we offered to pay 15% more rent and the offer was refused. So we found a new place and asked how long it would take to get our security deposit back and we were told up to 15 days. Fine. 15 days come and go and they sent us a letter stating the would keep half of the deposits for repairs. Well I was ready because I had video from when we moved in and was able to contest about 90% of the BS charges they listed (light bulbs, lamp shades, etc etc) I replied with a detailed letter stating that I was prepared to go to court and if you take the time to search public records you will see that they have lost cases exactly like this before. They ignored this letter and kept half of the deposit anyway. After consulting with a lawyers we decided it wasn't worth the time and energy to follow through for $1500. In the end they never sold the house despite dropping the price to within $10,000 of our offer AND they rented it out 3 months later for lower than what we offered costing their homeowner a quite a lot. The sad reality is that even if we fought them in court they more than make up for that loss in the rest of the people they scam out of deposits and home owners they overcharge. I didn't write this to blast them, the owners don't really care about their reputation. We wrote this as a warning to anyone who would deal with them. That alone is worth the $1500 we lost. Cannot recommend as a property manager. I don't know what they managed because we only heard from them about 4 times over the course of 2 years of renting. Very poor communication, you can't get a hold of anyone at their office. I've called during regular business hours and tried everyone's extension just to see, no one not even operator answers. Oh and they'll keep your deposit by charging you for pre-existing damage and things not on the lease. Good thing I took before and after pictures of everything. Now I see why they don't answer their phones. Have fun with the complaint filed with the Florida Department of Agriculture and Consumer Services (FDACS) and the small claims court in your future. read more

Legends Reality managed my Longwood Florida property for over 15 years. They always keep it rented with no more than a 30 day lag time between tenants. But more importantly they maintained the property extremely well. This was very important to me as I recently moved back to the house which was in excellent condition. Avoid Legends Reality at all costs!!! If they manage a rental you are looking at...run!!! I wouldn't suggest using them as a realtor either. They do not care about people, only making a buck and basically stealing your money. They managed a rental we were in for 2 years. When we moved in, the house it was in horrible condition, marks all over walls, stains on carpet, no working dryer. Just so many issues. We took great care of this house while we were in it. Anytime there was any kind of issue, we notified them right away. Sometimes they ignored requests, other times it took forever to hear back and and some issues were never resolved. When we moved out, we paid to have the house deep cleaned and made sure the place was in better condition then when we moved it in. Yet they still took just about all of our deposit, giving us $32 back of $1,600. The issues they listed were literally all the pre-existing items we noted on our move-in issues checklist. I replied with a certified letter explaining this and sending proof of our move-in checklist and asked for a follow up, but I was completely ignored. They first said they never received it, but when I showed USPS proof that the certified letter was received, they stopped responding. Horrible property managers. The only way they can keep an owner as a client is with the complicated legalese of the contract as apposed to good customer service. The major issues I have with this company are as follows. 1. They charge for maintenance, repairs etc. without getting written approval from the owner. These charges suspiciously come right before the rent is paid out. 2. Took them 6 months to get my direct deposit working after repeated requests for that service. 3. Beware of this so called "property management" company. The only thing they "managed" was to constantly have my husband and I pulling our hairs out. He is now bald. First, we were referred by a realtor to work with Dan Lopez. Immediately, we were put to work with Tina Lopez, his wife. All was great in the beginning- communication was quick, got a renter in the house pretty much the next day after we signed our contract, so we were quite happy paying 10% of the rent to Legends for this. A few months pass, and small issues come up with the house here and there. The main problem for us was communication, and the fact that even though Tina worked for us, she made it seem like it was us that worked for HER!! Anytime there was a problem, it would be days and days before we found out, after expensive contractors and businesses we didn't approve of came to the house to fix whatever issue there was. When did we find out about these issues you may be wondering?? You guessed it!! When the rent was paid and there were $100's missing, leading us to have to scramble sometimes in order to keep up with the mortgage payments on the rental property. Tina was very unprofessional both over the phone and by email. It was a hassle even getting a reply from her by email, and there were countless excuses from her and the company as to why things were done the way they were done. After paying over $5000 over a 2 year period, I am really disappointed in the service I received. As a landlord, I would rather manage my own property 1,000 times over than to ever hire this inefficient company again. As a realtor, I will NEVER recommend this company. We rented a townhome in Lake Mary, FL through our realtor. Legend's Realty was the property manager for the landlord and the point of contact for handling all items related to the lease. We moved out after 2 years with hardly any scratches on the wall, not a single hole in the wall, professionally cleaned carpet and the entire townhome. However when Legend's Realty had to return our security deposit, they charged us for $200 in utilities (which was already paid ahead of us moving out), cleaning the apartment, for a broken light switches for the entire townhome, caulk, few batteries and bulbs. We responded by producing receipts for all cleaning performed and we had pictures to back that up as well. We requested them to share their receipts/pictures of the broken light switches which they didn't - rather they responded that the charges against our deposit were legitimate and they don't owe us anything and instead they pointed to a clause in lease that: in case of dispute property manager will share at their discretion. Prior to us moving out they also indicated that they will produce the utility bill to reconcile charges (since the landlord had switched utilities back into their name). They did not provide anything to that effect rather double dipped by taking it out again from our deposit. What kind of operation is this - completely shady! We were grossly mistaken to expect a professional and fair response or at the very least open communication. It is my speculation that that the money went straight into their pocket since if it didn't, it would not be too hard to produce the documentation to back it up. When we moved in they charged us $100 to video document the townhome and when we asked to produce that evidence to compare before/after condition they refused to do so. It is unbelievable that this is what we got in return for paying our monthly rent on time, accommodating them on their semi-annual visits to take pictures inside our personal space and keeping the space as close to the given condition as possible. Apart from this there was a month of no working AC for us in this townhome during which we reached out to Legends Realty several times - their response was that it was between the landlord and their service provider and us. We had seen similar reviews on Yelp and didn't think much of it but our experience is exactly the same as what has been noted by multiple other individuals. This experience sure left a very bad taste for them on our palate! Just sharing so that whoever comes across them can make an informed decision. read more

I am writing this review because I wish someone would have told me to stay away from any property managed by Legends before we signed with them! They are a very difficult management company to deal with! They proved to us time and again that they care more about money and their business with the landlord than the well-being of the tenant. If you do sign a lease with them, expect late to no maintenance, a difficult lease, inconvenient home visits every 6 months to check up on the property, and a curt, and non-flexible business manner. The lease requires you to provide 60 days notice, which makes finding another place and moving difficult, and for the tenant to contact a 3rd party home warranty company for most maintenance issues AND pay the $75-$150 deductible for the maintenance. They do reimburse you for this but you have to wait until the next month when it is deducted from your rent due. Our family of four has gone multiple times without a/c in the worst heat of the Florida summer for weeks and once cup to 2 months! Also, every time we put in a maintenance request it takes days or weeks to have another third party maintenance vendor contact us to schedule the repairs. Many times, they refuse to do the maintenance and try to blame it on the tenant. Furthermore, any time we need to contact the office to ask a question, they never answer the phone and take a day or more to respond to an email. I would never recommend them to anyone. read more

There are so many things I greatly dislike about Legends Realty. I rented a house from them in Lake Mary, FL a little over a year ago and had a terrible experience. 1) In the middle of Summer, on a Saturday morning, the air conditioning quick working. Normal office hours are M-F, 9-5, so we called their 'Emergency Line' to get someone out to fix it. We were told a broken air conditioning was not considered an emergency. It was over 100 degrees outside that weekend and by Saturday afternoon, it was over 90 degrees inside the house. We had to go ask the neighbors to let us in their house to cool off. How could this not be an emergency situation? 1a) Once they did come to fix the AC, the repairman, he was a contractor, told us his 'fix' would only work temporarily and that it would stop working again soon. (It did, and we had to get it fixed a few more times that Summer) He said that he had told Legends that we needed a new AC unit, but they refused saying the owner wouldn't pay for it. We did eventually get to talk to the owner and he claimed to have no knowledge of an issue with the AC. 2) They scheduled a "mandatory" annual inspection of our house for Thanksgiving Day. If we were not available on the day they selected, we would have to pay a fee. Luckily, when we pointed out that it that they had scheduled us on a holiday, they moved the date. 3) After they completed our rescheduled annual inspection, I received a call stating they would have to come back out to the house because they didn't get enough pictures. According to them, since it was an inconvenience to me, I could select the day and time. I chose 10:30AM on a Saturday. With no notice, the Legends representative shows up at 9AM on Saturday. I was in the shower at the time and did not hear the doorbell. Still received no call or notice that he was at the house. At about 9:30AM, while I'm getting dressed, he comes walking through the front door, using their copy of our key. He claimed he had knocked and I had not answered so he could just walk in, a FULL HOUR before our scheduled time. After that day, we understood why there was a chain on the door and used it every time we were home. 4) With a few months left on our lease, the actual owner of the home contacted us to say he wanted to sell the house and would let us out of the lease with no penalty and our full deposit back. He even put it in writing for us. We wanted away from Legends. We found a great home to purchase in the area and moved out within 2 months. Although we were not charged a fee for ending the lease early, Legends refused to give us our entire deposit back. They charged us for some cleaning fee and something else. By this point, we had been having regular conversations with the owner's realtor, and she informed us that Legends never brought someone in to clean the house. Complete ripoff! 5) Their staff is rude and terrible to deal with. These are only a few of the issues I have with Legends. I have already spent more time than I wanted typing this all up. TL;DR - Avoid using Legends Realty at all costs! You will regret it. read more

I treated the place like it was my own, was always available for the 6 month walk through, which by the way, is BS because they don't give you an option of when you can do it and if you work and have to reschedule you have to pay $50!! They recently added a $12 monthly fee for AC filters which I could have just bought myself but said it was part of my lease and had no way to opt out. You must give a 60 day notice before moving out which is ridiculous considering most places require a 30 day notice. It makes it impossible to find a new place so you're pretty much stuck. Once you move out you aren't allowed to do a walk through with them in the end, wanna know why?? Oh because they STEAL YOUR DEPOSIT!!! They sent me some BS list with things that I was supposedly being charged for after I moved out that had nothing to do with me living there. I wrote them back within their 15 days and said I wanted to dispute it and needed to see evidence, receipts and invoices. Guess what? Never heard back. I called and they said it's still "under review". What do you need to review??? I asked for receipts! I've emailed multiple times and my emails kept getting sent back. If you are looking to Rent a property listed by Legends Realty think really hard about your decision. If you value your privacy you will lose it since Legends realty promises the owner of the property you are leasing they will come inside the property you are leasing to take photographs every six months. This is very intrusive and you should think about having someone constantly in your home! Legends realty is also pro Owner! Once you have an issue with Maintenance you are on your own. If the owner has insurance you will be asked to contact the Insurance Company yourself after you have entered what is needed in the Tenant portal. The Tenant portal is useless and a mere repository. You will be the one contacting everyone if the AC is broken and it will take several days before anyone comes out. Despite the AC breaking more than three times they don't consider your living in a home without AC an emergency! Your best choice is to rent from an apartment complex where you won't have pictures of your home being taken of and Maintenance is taken care of by the apartment complex. Legends Realty's staff is also unfriendly and Tina Lopez is not nice at all! In fact, she is extremely condescending. Make sure you check the small print on any contracts or any place that demands they come into your home to take pictures for the owner. If you can't make the appointment on a date of their selection you will be charged $50.00! Legends is about making money for themselves. I am only giving them one star because I can't give them any less. When we first moved in as renters the house was disgusting, but they did send out a cleaning crew within a few days of moving in. Trying to get someone out to come fix things inside the house was a joke. Our septic tank was to the point of over flowing, called the emergency number and left a message. No one called us back until I left an email on their site, three days after we called initially. Our fence fell apart after the hurricane and they never fixed it, over 6 months. Shingles were missing as well from the hurricane, still never fixed it. They'll "woo" you while you are searching for a place to rent but once you sign the contract they act like you don't exist until you it's time to pay the rent. When moving out they will schedule showings of the house 3-4 times a day every single day until it's under contract. They don't care about their current renters only new ones. This rental management company, in my opinion, has got to be the worst. I used them over a year ago to rent a house in the Heathrow area which for us, ended up being a bad decision. First of all, don't expect to ever talk to the manager at any time, she is treated like the wizard in the Wizard of Oz. If you do decide to go with them, they will take a video of the place you are wanting to rent (supposedly right before you move in) and they will charge you $30 (cost at the time) for the video file, for something they do anyway. The biggest problem we had with them was during the summer when temperatures rose to over 100 degrees and the air-conditioning broke. We reported the problem to them and they took over a week to send someone out. Apparently, they do not consider this an emergency. Actually, the air-conditioning broke several times during that time and the response time was always the same. We finally got in touch with the actual owner of the house, he sent someone to look at it. The owner realized the system was so old that it was best to replace the unit, which he did. And yes, when it came time to move out, don't expect a final inspection where you can be there to ask questions, they will not allow that. As a result of us not being able to participate in the final inspection, we ended up being charged for discrepancies that existed before we moved in. My wife and I, couldn't wait for our lease to end so that we never have to deal with them again. read more

My tenants complain all the time about them not showing up for repairs for weeks. When you get the annul pictures of the inside of your home , most of the pictures will be of the ceilings. Not showing you what the tenants have broken. and when your renters move out, your stuck with the repairs that legends will over charge you with there handyman. If you are searching for a property manager, I highly suggest you look elsewhere. Legend's will do the bare minimum that all half way decent management companies should do, which is collect rent, make payments and check on the property once a year, but that is it. They are focused on getting the contract signed and then holding you to the fine print versus having any flexibility. It's almost like they want to fight their own clientele. They really drop the ball on customer service when it comes to repairs and it will cost you big time if you aren't careful. They get you to sign off on not having to notify you for repairs under $500, so if you decide to use them then line that out and say "call me for any repairs regardless of cost." Thank goodness they had to call me about replacing an AC Unit. Their quote was at least twice as much as what it cost me to find my on company to replace the AC and handler. That saved me over $1,500. They went in and did repairs on a 10+ year old stove for $289 and if they had bothered to call I could have gone to Sears Direct and purchased a new one for around that price. When I questioned whether the tenant needed to clear vines etc. off of the patio enclosure, they said no and they could get someone to take care of it. I told them NO, I would do it and they send someone out anyway and charged me. There is too much competition in this space to settle for mediocre service and management that clearly care more about collecting their monthly check than taking care of their clients. read more

This company is committed to one thing and one thing only. To collect your money. They gave me an apartment that was dirty, in need of a coat of paint, with dirty carpets and toilets full of urine, with holes in the walls. I gave them $1800 as a deposit and returned me $871 of that money. They have the nerve to charge me $475 to paint the apartment . Me and my wife cleaned the apartment the day we returned the keys and paid a pro to clean the carpets. Still they charged us $235 for cleaning and $85 for carpet cleaning. $95 to repair nail holes in the wall when we never hung a picture in the place. They even charged us $25 as a claim processing fee and $13.46 for postage. I don't know how they get away with this over and over again. Bunch of thieves!!! How they sleep at nights??? read more

Okay, so we don't paint the walls during our tenancy. Legends decides they'll charge us $825 for "choosing" the wrong paint colors all over the house and for the cost of repainting. NOTE: The paint was never touched by the tenant. This is just one of the many devilish things that this company has done to us in just the 1 year that we did business with them. I went to pay my rent today Sep 1'2015. I needed to use the bathroom and was told no. It was OK to use it when I signed the lease. The workers here are family members and have no tact or customer service skills let alone an education. If I could rate this lower I would. They also do Real Estate and I will no longer consider them for purchasing or selling a home. I will also let all of the military retirement groups know about their poor service to people. Within a month of moving in we discovered the property had a Spanish Cockroach infestation. Our contract indicated that we should contact Legends once if store bought products did not resolve the issue but we were told that we would be responsible for pest control, despite our contract stating otherwise. The true nail in the coffin with Legends came when we received our deposit return and were charged $50 for replacing light bulbs, $40 for replacing smoke detector batteries (which was not even requested in our move-out list) and $250 for cleaning, despite the fact that the property was cleaned extensively as requested. Our objection to these charges was submitted in writing, as requested, and Legends was contacted at least a dozen times over several weeks but no effort was made on their part to justify these charges. While renting a property, managed by Tina Lopez of Legends Realty, we were wrongly charged $125 for a repair that was due to an improper installation prior to our occupancy. When we disputed the charge, we were subsequently charged $35 for a legal notice and threatened with eviction. Tina Lopez would not return my calls and even hid from me when I went to the office to discuss the situation. When our lease was up, we wanted to move. Over $700 of security deposit money was withheld on the false premise of repairs using unfounded and inflated prices, with over $500 of it for touch-up paint! We had the house professionally cleaned and the house was in excellent condition when we left. We were also charged junk fees: a $50 administration fee and a $50 video fee. We requested a copy or access to the video for evidence of the damage they claimed, but were denied. I can also attest to other reviewers who said Legends insist on inspecting the property on their schedule and penalize you with more junk fees if you can't accommodate them. If you have a repair request, they will not respond or will use the cheapest method to fix the situation. We had several emergency repairs that were never properly addressed. The negative ratings speak volumes about the unethical and intimidating tactics these people use. They should be run out of business. I bet those 5-star ratings are all fake. Do yourselves a favor and Stay Away!!! There are other good rental management companies out there. Legends is by far the worst! There are many more negative Yelp reviews for this company that have been hidden. Scroll to the bottom and click on - Yelp has 44 other reviews that are not currently recommended - and you will see many similar reviews to these. Note: The business owner made a response below regarding the repair. The wire shelving only had one bracket, which we did not notice and began hanging our clothes. After only a few hangers, the shelf fell off the wall. The handyman who repaired the shelf lied that it was our fault. Once it was repaired, it worked fine and supported our clothes. Therefore, it is obvious that it was not installed correctly to begin with. Ms. Lopez chose to believe a lie and not use common sense in addressing the situation and instead avoided speaking to me about it and even hid from me when I went to the office to talk to her about it. Also, only after we complained about the charges at move out, did she refund a whole $38 for something I have no idea why we were charged for in the first place....I can go on about many other horrible experiences we had dealing with her and her company...but I'm sure you get the picture by now. read more

1) Property was not cleaned on the day that I moved in and live bugs were crawling around. I refused to move my furniture in until they sent someone to spray and clean. I took before and after photos of all the marks and damages all over the walls. Even after I showed them the pictures that the damage was already there, they still kept most of my security deposit and made me pay for the same damage I'm sure another tenant had already paid for. I'm sure the other tenant also paid a cleaning fee and for repairs that they didn't do either, at the time I moved in. 2) The refrigerator broke down and leaked all over the kitchen at least three times. Most of the time it took repeated requests to get a service call for issues. It's very difficult to get one of the managers to call you back. 3) They say you can file an appeal regarding your security deposit. Even after photos and video documentation of before and after, my appeal was denied, so that's bull also. 4) Rent at your own risk. Don't expect repairs, cleanliness, or good service. 5) I'm a very, very fair person and I know business is business and I understand business, but this is most definitely the worst rental experience I have ever had in my life and that's just blatant honesty. read more

Please, I beg you, do not under any circumstances do business with Dan Lopez, his wife Tina Lopez, or their realty company Legends Realty in Lake Mary. Once they have you in a lease, there is no wiggle room, there is no customer service, they will hear no legitimate excuses and will always threaten you with a 3 day eviction notice. With a death in the family we missed our monthly rent payment by one day and they slapped us with a late charge and would hear nothing of it. Tina Lopez runs the office and will sit behind her desk with no emotion whatsoever and threaten you with all sorts of late fees. They will not bother to contact you and schedule a review walk-thru, just show up. Their repair services are done by third rate handymen with no building knowledge. Often you have to ask 3-4 times for repairs to be done. You cannot call them for repair service, rather fill out a form on their website. They were once part of the ReMax chain but had their franchise revoked for improper practices, and were thus forced to go as an independent. If you mail in your rent and the post office fails to get it to them on time, you will pay the late fee or be subject to eviction. If they don't check their mailbox on the front of the building and you dropped off your rent check on time, you will pay the late fees. They live for late fees and will cite every small word in the lease every time. I have spoken to several contacts in local real estate who tell me (after the fact) they are not well respected nor are they considered to be fair and honest in dealing with tenants. Do not expect them or anyone in the office to treat you with respect. You are a number and a check, that is all. Do not, DO NOT, rent any property from the Lopez's or Legends Realty. If I could write a review with zero stars, I would. First of all, they had the three of us that rented the house living with the landlord's son who was not on the lease and never once helped clean-that is FOUR adults who were not related living in one house. As they very well knew and failed to tell us, this is against Orange County housing code. We only found out this was breaking code because another unrelated realtor told us. To make matters worse, the house was awful. The "master bedroom" was a garage turned into a room. This meant no A/C was installed in the sweltering garage in the Florida heat until they got sick of us constantly begging them to fix it. The master bathroom shower did not work, and we were not able to use that bathroom the entire time we lived there, but that did not stop them from taking it out of our deposit to fix it when we moved out. The water in that house was well water, and it was filthy. We begged them since we moved in to at least help us filter it since the water smelled horribly and when you poured water into a cup you could see it was murky. If you left the cup sit, all the dirt and minerals would sink to the bottom and you could see the pile of dirt that contaminated the water. This made simple things like cooking and showering difficult. The oven was broken, and it would burn literally anything you put it there even if it didn't cook it all the way through. The toilets and bathtub would constantly clog, and one time they toilet clogged and all the "waste" came up through the bathtub and covered it. If one toilet clogged, the other one in the "master bathroom" would start making gargling sounds and a seemingly unused toilet would fill with the waste from the other. I could literally go on for days, but overall the house was a complete mess and they did everything they could not to help. As far as the actual realty office, the staff was always incredibly rude and unhelpful at all times. Getting a hold of them was always a hassle, and I distinctly remember leaving multiple voicemails for help to Christina Nelson, the OFFICE MANAGER, that went ignored. The house was horrible, but it was still better than having to deal with the realtors. The house we rented from Legends was one of the worst places I've ever lived, and we still tell stories about it to this day. We always heard footsteps and rustling in the ceiling, but when we asked someone to come check, they told us the attic didn't even show signs of a raccoon up there, so we still aren't sure what made those noises all the time. All I can say is DITTO. Listen to these Reviews!!!! Go elsewhere, we should have checked the reviews! Our experience was exactly the same, horrid. The Renter is treated as less than a number, these people do not care AT ALL about the Renter. They rip you off in every way possible. After 2 + years we had enough and moved. We left the house in immaculate shape, we even used their recommended Carpet Cleaner. We touched up the paint. Even their Carpet Cleaning company said it was the nicest he had ever seen a Legends Property. They still took $180 from our Deposit!! $150 was for 'Touch Up Paint' (I had already done this, their was NOTHING to Touch Up!) By the way, no matter how nice you leave the house when you get your deposit it is less a $25 'Claim Processing Fee' (for sending you your money back) and a Postage Fee (mine was $12.22) for sending it to you Certified Mail (their choice, not ours). They will tell you everything is 'Standard Policy'. WRONG!! I have been Renting High End homes for over 20 years and NEVER had an experience like this. This business is absolutely terrible! The agent that showed me my new home was nice enough but I've had such terrible communication and service since I've moved in (about 2 months now). Don't bother trying to call the office, no one will answer the phone, EVER. I called multiple time, different times of day, different extentions, tried everything, nothing. I've sent in maintenance service requests and they take weeks to get back to you. And when they finally do, they don't tell you they're going to charge you or how much, until after the job is finally done. Then they throw the charge onto the online portal and don't tell you the unexpected charge is there until after it's late. Promises were made at the move in time that were not kept. Before my move in, I asked if the washer and dryer would be gone when I moved in. I was told yes, I was told I would have just a hook up for my own washer/dryer. They were still there at move in. They charged me $200 to get them removed, which they did not tell me they were going to charge me since they weren't suppose to be there to begin with. If I had known that before hand, I would have gotten rid of them myself and gotten $10 from the scrap yard. They send emails encouraging feedback and surveys, or "If you have any questions/issues, feel free to contact us!" I sent my concerns and have yet to get any reply. I'd think they were a ghost company if I hadn't physically gone to their office and seen people there, who might I add, don't really greet you properly either. They just kind of look up from their desk (eventually), slowly walk over, and stare at you without much of a smile. Currently, the over the range microwave that came with the place isn't working properly. They say it's covered under the condo's warranty but I'll just suck it up because god knows, they'll probably charge me anyway. I don't want to keep talking to a wall and being charged for it. I rented my property on Boulder ct in October 2014 (ended lease in October 2016). My move in check list had about 50 items including multiple references to dirty old stained carpet, a very poor paint job throughout, massive German cockroach infestation and a disgusting bathtub that had been peeling for years. The house was so filthy it took my wife and cleaning lady 2 full days of scrubbing every corner to make it livable. It was really hard to even get them to fix a broken lock on the back door so anyone could just walk into the house the 1st couple weeks. To note later I was forced to actually pay for the carpet and paint after moving out or face a lengthy complaint process which in the end could have ended up with me paying more. I've rented about 10+ places the last 22 years and this was by far the most disgusting mess I have ever had to deal with. What's crazy is the home was only 15 years old and has been neglected worse than 50+ year old apartments I've rented. So throughout my renting I found that Legends would not fix most issues, and my list of 50+ from the move in was never addressed in the 2 years despite about 15 emails about the bathtub and multiple work orders. The owner had a home warranty and we had to use that forking out $100 in advance for repairs which would eventually be taken off the rent in 1-2 months depending on whether legends responded to my 1st email or 5th. The AC/heat never worked properly and electric averaged about $250 month. We had about 6 calls on the AC/heat but eventually just bought extra fans and portable heater/AC to compensate for the problem (approx. $800). Legends offered to spray for the cockroach infestation but any exterminator knows that a massive infestation will only move if spraying, and anything short of a long term baiting process or bombing the house would fail. It took our exterminator about 10 trips and 2 months in which we cleaned up about 100s of dead cockroach bodies and finally had a clean house. I've never experienced anything so horrible in my 20+ years as a renter. The fridge was another ongoing problem where the warranty would temporarily fix it but we basically had to live in a home with ruined tub, broken fridge, and HVAC the entire 2 years. Other issues were weed invested yard, no screens on the windows, AC flooding the house and garage (which for future residents requires 2 tickets 1 for the AC and another to drain the water) Upon move out I checked found 30 hidden yelp reviews (not sure how legends accomplished this) but the common theme is that they will make up anything to take your security deposit and despite cleaning the home immaculately professionally cleaning the old dirty stained carpets (which we were told needed to be replaced (see our move in list in the beginning)) fixing many of the broken things in the house that were broken when we moved in (caulking bathrooms & kitchen, replaced faucet (*$150) killed cockroach infestation ($550),fixed some of the paint issues, and I think after the 4th service call (a month before leaving) with the help of a good sears tech we actually finally fixed the fridge. The yard was professionally maintained and watered which helped me kill about 50% of the weeds so at least it was mostly grass and crabgrass instead of dirt and weeds. To their defense again I think the entire rental community is going down the tubes, so despite me and many others (check legends BBB, google and especially yelp (note you have to "not currently recommended reviews" to see how many people had horrible experiences). NOTE: They seem to be using some of the money they garner from lessee security deposits to clean up their online reputation, I would not believe the reviews on reputation dot com see ripoffreport on that and they won't let anyone post anything negative. They also have a lot of positive reviews for buying and selling property and this review has no opinion on that, they could be good realtors but not so much in the property management area. Know going in that A) you are most likely going to lose some or all of your security deposit no matter what you do (you are not even allowed to be present during the walk through) as others have posted, any defense against their false claims would open a lengthy and troublesome process where they hint that they will charge you legal fees. Thank god we OWN a nice house NOW, and all these problems are in the past. I had a great case to fight legends for my $400+ charged to fix items that were broken when we moved and some mighty expensive fees. But like the lesson in the movie "A Bronx Tale", it's easier to simply pay $400+ not to ever have to deal with Legends again than let them cause me any more stress. I hope no one else has issues like we did, but at least if you read this far you have been warned. :) read more

The management team needs to desperately improve I rented from Legends for 2 years left the home clean and gave them a 2 months notice and still they took out half the deposit on things they made up and was never there. I do agree on a couple of things but this is a scam we were very good Tenants who were always on time with our rent and seeing we gave them over 38,000 in rent that's pretty cheap of them how they scam deposits. Also please beware of rental pictures they post they are always a year old. read more

I will reiterate whats already been said - don't expect your full security deposit back. I had asked when moving if you're allowed to paint and was told if you submit paint swatches and approved, you don't have to paint the walls back. I was approved, painted the walls and two years later when I gave my 60 day noticed asked yet again about the painting and was told the same thing. I also before moving out requested a move out inspection which they said they don't do until after you've turned in your keys. I bought a groupon for a 2 hour home cleaning just to touch up the cleaning I had done. Low and behold they charged me $650 to repaint and $230 for a cleaning company. I sent emails I had as backup for the paint approval and my receipt for the cleaning. They said after consulting with the attorney and owner, the charges stand restating the walls had to be repainted but NEVER addressed the paint approval they had given as well as never addressing the proof of cleaning I gave them. Its obvious they'll find a way of keeping your money and once they take it, they have no intention of giving it up. What total jerks - stay away because not even having backup and proof, they'll just ignore it. read more
