The Property Manager of many years and the Villa North Beach Board need to drastically improve their service to homeowners. Their management of the organization is the most unprofessional that I have ever dealt with in my life and all of the current members of the Board of Directors and The Property Manager need to be replaced. If you're curious about details, please read on:
The Property Manager carelessness almost singlehandedly prevented my condo from being sold. A mechanic had filed a lien against the HOA and all the individual homeowners because the HOA did not pay the mechanic what he thought he was owed. The HOA bylaws state that they must remove these liens from individual homeowners units in a timely fashion. The Property Manager took over 2 weeks to remove the lien from my unit and we later discovered he had the means to have it removed within a few days, he just didn't do what he was supposed to do and almost caused the sale of my unit to fall out of contract.
The Property Manager blamed the board for lax security standards in the building in phone conversations with me saying they did not follow through with his recommendations. When I confronted the board about why they never followed through on his recommendations The Property Manager pretended that the conversation that he and I had never happened.
The HOA owes me $900 for 2 months worth of dues that they "accidentally" debited my bank account AFTER my unit was sold. When I emailed The Property Manager about this the second time I discovered that he had blocked emails from me. A former board member said she would help out but her efforts to get to The Property Manager, through the building Treasurer, have been a dead end.
When I was a landlord renting my unit, it took The Property Manager almost a month to provide my tenant with a spare key when we told The Property Manager well in advance that the tenant needed the key by a given date - how hard is it to get someone a spare key??
The Property Manager has no staff under him to my knowledge so he is handling all building matters on his own. He may well be understaffed. If he isn't understaffed, then there is no way to explain the delays in service requests other than he has a personal problem with me, which is fine if only he would just man up and say it.
The worst part about the situation is if you are having issues with The Property Manager, there is no one to go to. The contact information of the members of the board of directors is not made readily available to homeowners so The Property Manager is the only point of contact homeowners have to take care of the things they need. There is no one to keep The Property Manager accountable to homeowners - the people who's dues actually pay his salary.
The current President and Treasurer and are most likely the ones responsible for creating this management system that has no accountability, checks, or balances.
My recommendations to homeowners: Vote out all present board members at your next opportunity and make sure that the new board has a mechanism by which to keep The Property Manager accountable. Better yet, replace The Property Manager! When The Property Managaer worked for Citiscape Property Management he was far more accountable and responsive. Since becoming his own property management company, he has been unresponsive, rude, and generally very difficult to deal with. Villa North Beach is a beautiful building in a great location and the residents are great people, removing these few bad but influential apples would make it even better. read more
