I worked with Valerie to buy my condo and I'm very glad I made that decision as a first time homebuyer. We worked with Ruth to sell our Noe Valley home, and we couldn't be more pleased with the results. We were facing some challenges, including a tight timeline between when we moved out and the end of the fall sales season. So this is interesting... she/her team were not my agent, they were the selling agent of a home I bought a couple of years ago. Total nightmare. The sell side was about 20% of the value, the buy was 80% (4x more expensive) so that is where (I assume) the energy went. Selling the old house was perhaps an afterthought and it was a mess. They got caught as they had listed the home incorrectly, the city got the seller on permit violations, during escrow, and it took months to resolve. I stuck it out, but it probably cost the seller $100- $150k, and it was fully avoidable. The agents didn't check any of the work the crew that came in to do the work had done (basically a poor flip job), so I had multiple "final walk through" events (as in, multiple), in order to actually resolve everything. Just super unprofessional, and really amateur level mistakes- considering the volume of sales and experience of the team. I think the summary would be, "all show, and no go"- very showy, all about the designer look and flashy (cars, clothing etc.), but no actual skill set. Fundamentally, they needed to list the home correctly, in a format that is legal and will pass inspection... beyond that of course you want staging, nice pictures etc. but you have to get the basic details right first. They are so focused on the flash, they aren't getting the basics right. Also- the quality of the work their construction team did was absolutely appalling. I know that many real estate agent "flip job" teams are bad, but my agents recommended someone they use, who I have had to work for me, and recommended to others, and his work is fantastic. For a team that is so senior and so experienced, and apparently so expensive, I don't think people are getting what they pay for... you are paying a lot for the show... read more

To start this review, let me just say that Valerie has truly set the standard for what my husband and I believe a realtor should be - knowledgeable; thorough; resourceful; a skilled negotiator. Above all, she is someone who has built a high level of trust with us and genuinely cared about us as homebuyers. As 2nd time homebuyers looking to move to the Bay, we thought we were decently knowledgeable about the homebuying process. But San Francisco is not like any other market and certainly a world apart from home buying in the Midwest! Having to start our home search from afar in Chicago, Valerie met with us over video conference to educate us step-by-step on the buying process and more importantly, the quirks of the SF market (read: lightning-quick closes). Prior to our arrival in SF, we went through the past-sold exercise and that was enlightening. It really helped us hone in on what attributes were actually important to us vs. what we thought were important to us and it helped us understand the pricing dynamics of the current market. We had a detailed debrief with Valerie on the past-solds and it was evident just how much she knows the SF market and individual neighborhoods inside-and-out. By the time we landed in SF on a Monday at noon, we were eager to go to a showing the next day of a *particular* condo that had checked all of our boxes. We just knew this place was special. When the status of the listing changed that day from "showing" to accepting final offers on Tuesday, we had to pivot ASAP! And this is where Valerie put on a masterclass in coordination. In a matter of less than 24 hours, Valerie got us in to tour the unit; had us in coordination with our lender to get us to the finish line with underwriting; had summarized our 500-page disclosure packet and met with us to fully digest everything in the disclosures. We put forth one offer and it was accepted, beating out four other offers! Despite the super-fast timeline, we felt calm and collected throughout the entire process. Valerie helped us understand exactly what we were getting in reviewing the disclosures and she has an incredible knack for knowing how the market would price a property so that we felt really good about the offer that we had submitted. The next 15 days were as smooth as can be as Valerie kept all parties (lender, title) in coordination via text and email during our close process. She sent us emails throughout to let us know what to expect next and let us know when action steps were needed from us (i.e. insurance). By the time we were handed the keys, we knew everything had been taken care of because Valerie had been so thorough on the walkthrough and followed up with the seller agent to make sure all the remaining maintenance items had been resolved.
