Working with Madeline Gibson and the Ruth Krishnan team was an exceptional experience. Having trusted Ruth with a past property sale in the City, I already knew their team standards were high, but Madeline still managed to exceed them. My search started with her colleague, Yesinia Beatriz, who supported me early on and connected me with Madeline who was a great fit for my needs! I wanted a property in a highly competitive, expensive area during a time of low inventory. Madeline never made my goals feel unrealistic. She helped me purchase my dream home in a newly renovated TIC building on the border of Russian Hill and Nob Hill, smoothly navigating the complex TIC financing requirements. Madeline is highly knowledgeable, efficient, and responsive. She educated me using recent comparable sales data and reviewed every document thoroughly. In a multi-bid situation, her strategy secured a home that not only met my must-haves but also my would-love-to-haves (hello private garage, view, and fireplace), on my very first offer, with zero back-and-forth counters. She operates with total integrity and made me feel genuinely cared for throughout the process. I highly and absolutely recommend Madeline and the Ruth Krishnan team. I can't thank them enough! read more

Lauren and team were FANTASTIC! My husband and I have lived in SF for 10 years and we were finally ready to look at buying our first home as the rental market went crazy. We had no clue what we were doing walking into this and Lauren helped guide the way from teaching us about the market in general, advising us and referring us to good financing options, and more. The very first thing we did was an exercise to help make sure we had realistic expectations - we looked at a variety of neighborhoods with our price point in mind and looked at previously sold units to understand what we could and could not afford. It was very helpful to then narrow our search to start looking. Lauren walked us through all the options and made sure we wouldn't waste time with things that didn't make sense. When we found homes we liked, Lauren immediately jumped into action, pulling down inspections, sharing intel on the selling agent, and more. She would walk us through the full inspection reports and help flag things we should dig further into. As a family with a kid, she was also extremely thoughtful in guiding us based on nuances of kids in the city. And when it came time to negotiating the home we got, she worked her magic! Up against two cash offers, Lauren helped us navigate a competitive offer in other ways to beat them out. Unreal! Our friends were blown away at how quickly we were able to get a place compared to what they've seen in this crazy market. Our full time from kickoff with Lauren to close was probably only about 2 months total - wayyyy faster than we thought any of this would go down in the crazy SF market. Her team also helped throughout the close process to make sure we were set on moving logistics and getting set for all the new things involved in home ownership. We are so grateful to Lauren and her team who went above and beyond to make sure we were getting the home of our dreams and that we were set up for success. Would highly recommend her and the entire Krishnan team! read more

Working with Val and the Krishnan team on our home search and purchase was a great experience! Although they have a busy practice, we felt very well educated and prepared at every step. (Pro tip: take the homework they give you seriously- the Past Sold exercise was incredibly valuable) Val and her team were always present and reliable when an important decision needed to be made, a problem required solving, or an opportunity demanded action. Val brings a lot of experience and judgment to the process. She is warm and personable, but also pragmatic, firm, and refreshingly no-nonsense when the situation calls for it. We appreciated having someone who could cut through the noise, give us a clear read on a situation, and help keep a complicated transaction moving forward. She also created opportunities for us that we genuinely don't think we would have had with another agent. She and her team were thorough with the details and documents, helped us work through a seemingly endless number of questions, and made the overall process much more manageable. Val is very good at what she does. If you're looking for someone experienced, well connected, pragmatic, and effective when it counts, while still being empathetic, she's a great person to have in your corner. We would absolutely work with her again and would happily recommend her to friends looking to buy or sell a home. read more

Lauren was incredible throughout the process of helping us buy our first home in San Francisco. She took the time to educate us on the market, gave us thoughtful insight into comparable sales, and helped us understand the tradeoffs and value of each property we considered. That guidance gave us the confidence to recognize when we had found the right home. We tend to move quickly, and Lauren somehow moved even faster. She was consistently responsive, organized, proactive, and ready with clear advice whenever we needed it. Throughout the offer and closing process, she made a complicated experience feel manageable, and we always felt that she was looking out for our best interests. We would totally recommend her to anyone buying a home in San Francisco! read more

Let me start by saying, if you are looking for an agent, your search is done. We were fortunate enough to work with Yesenia throughout our search, and if she is any indication of the other members of the Ruth Krishnan team, then you'll be in the best of hands no matter who you land with. After our introductory video session with Yesenia, my wife and I looked at each other and said "Yep, definitely going with her." Her knowledge of the SF housing market, her friendliness and professionalism, and her steadfast approach to staying on top of what was available / was about to be available were readily apparent just in that half hour. Once we began working with her she spent a lot of time understanding not just our price range, but also what our list of must-haves, nice-to-haves, and where we were willing to compromise. She developed a comprehensive list that was updated pretty much daily with what was out there, showed us comparable properties to what we were looking for and what they sold for, and coached us through the complex labyrinth that is finding the right house. There were many times where she would raise a concern about a place that we never would have thought of ourselves, and it saved us from potentially making a bad decision. On the flip side, whenever we raised a concern or had an issue, there was never strong pushback or pressure, only either a different perspective to consider or agreement that our concern was valid. We always felt like she was looking out for our interests, not trying to get us into a house just to close a deal. She listened, she cared, she was always there, ready to answer a call or email, happy to chase down a disclosure, check in on a house, or connect with a listing agent to get a feel for where the market stood for that particular property. She also coached us through everything we needed to have in place before making an offer so that when the right place came along, we were ready to move fast. In San Francisco, you often have very little time, and being prepared can make all the difference. After seeing dozens and dozens of homes that we like but didn't love, we happened to visit an open house on a Saturday and fell in love with it. This was the first house we had decided to make an offer on. Yesenia immediately got to work obtaining the disclosures and connecting with the listing agent. We saw it again the next day, and offers were due Monday at 2pm. She got everything in place, researched comps for the neighborhood and home type, walked us through the disclosures, and after a great strategy session, we submitted our bit. This is, in my opinion, where her true talent as an agent came into play. After speaking with the listing agent, she could tell by the way they were responding that we weren't in the running (with more than a dozen offers on the table). We had another strategy session and she advised us that we might not get a second chance once the first round was fully reviewed, and so we decided that we might as well go all in. If we lost, at least we'd know we had given it our best shot. Hours went by, Yesenia kept checking in with us and the listing agent, and eventually we got the news at 10pm, we had come out just on top in our offer, and combined with our ability to close fast, they accepted our offer. Once we were in contract, things moved FAST. But Yesenia was there every step of the way, clearly laying out exactly what had to happen and in what order, connecting us with the people we needed to speak with, reviewing everything with us, readily answering every question we had, and making sure that everything was in place at every stage and there were no surprises. Finally everything went through, escrow closed, and we now have a home that we absolutely love. I truly don't think it would have happened without her on our side. I know it's a long read, but, I wanted to impress upon anyone considering working with the Ruth Krishnan team the lengths to which Yesenia went for us. There was never a correspondence or question that went unanswered. We were never shunted off to an assistant. We were never pushed into a compromise we didn't want to make. Despite working with a larger team, we always felt like Yesenia was our agent and that we had an experienced professional personally looking out for us. The fact that we worked with her to zero in on exactly what we wanted, held our cards until the right moment, went all in on the first offer, and closed, in THIS market(!?), is still crazy to us. We truly couldn't have had anyone better on our team, and we'll forever be grateful we reached out to the Ruth Krishnan team and ended up with Yesenia to help us find our home. read more

We worked with Yesenia as our buyer's agent. She is so smart, knowledgeable, professional, and strategic. The San Francisco housing market is wild right now, and she helped us navigate it in a way that felt fair and helped us secure a home we love. She explained how the market has been working lately, was very responsive via email, and worked super fast to work up our offer, which is crucial as a buyer in San Francisco. She timed the offer perfectly to maximize the chances it would be accepted even though the house had a ton of interest at all of its open houses. We only made one offer before getting it accepted, which is unheard of in SF. Compared to our previous experiences and talking with others, we are quite sure that we were very lucky to have Yesenia on our side this time around. Highly, highly recommend. read more

Valerie was instrumental in helping us, first time homebuyers, land our first ever condo -- and on first offer! Every step of her approach is methodical, logical, and thorough, but also caring. She ensured we were educated on the SF housing market (a unique beast of its own). She was thorough in understanding what we wanted in a property, let us know what was possible given our desired budget + market conditions, and helped eliminate wasted time we might've spent pining after properties that we wouldn't realistically have been able to win. And, when we returned from an open house interested, Valerie was quick to review the disclosures, distilling pages and pages of documents into something we would understand. She helped us understand what was normal in this neighborhood of 100+ year old houses. We were able to put in a competitive offer with her guidance, and when counteroffers appeared late in the night, she was always ready to forward them over to us, with her input, for decision making. Without her we probably would have been frozen and unable to move forward; instead, we were able to be decisive and move quickly. During escrow, Valerie was always communicative, even when multiple parties and moving parts were looped in. Unfamiliar steps were clearly laid out; my partner and I were never left in the dark! Looking back there were so many steps that we could have stumbled over in this home buying process, but Valerie ensured that none of them were issues under her guidance. We feel so lucky to have worked with Valerie for this purchase -- would recommend her to anyone looking to purchase in San Francisco! read more

I worked with Valerie to buy my condo and I'm very glad I made that decision as a first time homebuyer. From the get-go, Valerie and the Krishnan team were great about explaining anything I was confused about and the "past sold" exercise made it much easier for me to recognize what kinds of properties I was truly invested in/should look out for. When I first expressed interest in the property, Valerie was quick to encourage going to the open house later that week. Within an hour after that suggestion, she discovered multiple disclosure packets were out and worked with me to setup a private viewing before the open house. This was key in ensuring I was the first offer and I was fortunate to also only write the ONE offer! The team was wonderful in breaking down the disclosures, calling out larger vs minor concerns, and Valerie was incredibly thorough in walking me through the offer writing process. Although the offer/counter-offer process was stressful (with an extremely fast turnaround), Valerie was transparent with what she gathered from the selling agent and I never felt pressured to offer more or agree to something I wasn't ready for. During escrow, she was also very responsive and helped deal with unforeseen issues promptly so that I'd closed on time! I would recommend her to anyone looking to purchase in San Francisco! read more

My sister and I had an exceptional experience working with Yesenia Beatriz. She kept in touch with us throughout our search even during the slow summer months and provided amazing intuition and expert advice on the SF housing market and the properties that we viewed. One Sunday, we visited an open house and needed to have an offer ready that Tuesday! Yesenia quickly visited the house herself, got the disclosures and provided us with a comp summary so that we could submit the right offer while negotiating strategically on our behalf. We had a two-week close after our offer was accepted and we could not have done it without Yesenia! We are so happy that Yesenia and Compass was referred to us and would recommend them to anyone looking for insightful, responsive and service that goes the extra mile. read more

Working with Yesenia was one of the best decisions we made during our home search. As first-time home buyers, we were navigating a lot of uncertainty, and she made the entire process feel grounded and manageable. She is incredibly knowledgeable about each neighborhood, from the nuances of location to comps and shifting market dynamics. What really stood out was how Yesenia helped us think clearly and never pushed us in any direction, but instead guided us toward defining what our dream home truly looked like. That clarity made all the difference when it came time to act. In a highly competitive and constantly changing market, Yesenia helped us put together a strong, thoughtful offer strategy. Yesenia was patient throughout our months-long search, always responsive, and consistently kind. We genuinely enjoyed working with her-our vibe just clicked from day one. Even after our offer was accepted, her support didn't stop. From contract to close (and even beyond), she was there every step of the way, which meant a lot to us as first-time buyers. read more

I truly can't recommend Valerie and the Khrisnan Team enough - Valerie is truly one of the most talented and dedicated buyer's agents in SF and this team is professional to the tee. She's INCREDIBLY knowledgeable, responsive, detail oriented, and genuinely cares about her clients. From the get go, Valerie took the time to educate us on the current SF market and how to navigate it strategically. That early guidance was invaluable - it gave us clarity, confidence, and a strong foundation as we started our search. She consistently kept an eye out for listings that matched our needs, kept us informed in real time, and helped us pivot quickly when needed in this insanely competitive market. If Valerie had a conflict for any showings I asked about, the team worked insanely fast to ensure that I had another talented and knowledgeable member of their team attend with us so we were never without care. When we found the right spot, Valerie moved unbelievably fast. Within 24 (!!!) hours, she guided us through everything - from evaluating the price, to carefully reviewing disclosures and paperwork, no stone unturned with the utmost professionalism. Her attention to detail and sense of urgency made all the difference. We truly believe we wouldn't have secured our home without her - she helped us submit a strong, competitive offer ahead of other buyers, all in a single offer. You'll see in other reviews, but they seriously don't mess around - they work with sellers agents really well and truly get it done in very few offers. What also stands out just as much was that we never once felt pressured or rushed. Valerie always prioritized our best interests and made sure we felt confident in every decision we made. Honestly, the entire transaction process was seamless. Valerie walked us through every single step - from who to contact, when to do things, and how everything worked - making what could have been a stressful experience feel smooth and manageable. She handled everything with professionalism and care, and we always felt supported. Valerie goes above and beyond in every sense, and we are incredibly grateful to have worked with her. Truly cannot recommend anyone more in SF as a buyer, you'll be in great hands if you get to work with her! read more

We had an outstanding experience working with Lauren on our home purchase in San Francisco. From the very beginning, she brought a rare combination of analytical rigor and strategic thinking that helped us navigate a competitive market with confidence. She took the time to educate us about how the SF market really works, helping us get our heads around pricing, timing, and negotiation strategy so we could make informed decisions. When the right property came along, Lauren was instrumental in helping us secure it in a competitive situation. Her guidance on positioning our offer and negotiating terms was spot on. Remarkably, it was only our second offer and our first with Lauren and we got the home, which is something we credit in large part to the partnership with Lauren. Beyond the strategy, Lauren was simply wonderful to work with. She was incredibly responsive, always quick to answer questions or jump on a call, and we consistently felt that she had our best interests front and center. Throughout the process we felt genuinely cared for, never rushed, and always well advised. The transaction itself was extremely smooth and efficient. Lauren managed every step with professionalism and deep knowledge of the process, and she served as an excellent point of contact who kept everything moving forward without stress. It's also clear that she is well known and respected among her peers. We felt we were in great hands from start to finish and truly couldn't have asked for a better partner in the process. We feel lucky to have had Ruth as our agent. She took the time to really understand our needs, adapted to our (ever-changing) preferences, and kept it real with honest, thoughtful guidance (including very nuanced SF neighborhood guidance). Even when we took an almost year-long pause from house hunting, she stayed in touch--checking in just enough to make sure we could hit the ground running when we were ready again. Ruth is well known and respected in the industry--every seller's agent knew her and she had great connections to loan agents, rental agents, contractors, etc. When it came time to make an offer, she executed well and helped us move swiftly. Just as important, Ruth brings a warm, personal touch to her work. We always felt like we were in great hands with Ruth and her team (shout out to Madeline!) read more

Lauren was so helpful in helping us purchase a home for the first time! As first time buyers, the process was daunting and completely foreign to us, but Lauren explained everything with clarity and patience, and provided us with all the tools and resources we needed to be successful. In this market you have to be nimble, and Lauren was incredibly responsive and available when we needed her. It was so reassuring to work with such a dedicated agent. What was really helpful was how well Lauren understood the market and her help with valuing listings. When it came time to submit an offer, she was so engaged and active in the negotiation and helped us get into contract on the first offer! read more

As a first-time homebuyer, I wasn't really sure what to expect, so having Valerie on my side made a huge difference. The thing that stood out most was our first meeting. We spent over an hour talking through the home-buying process, and I left feeling so much more confident about what I was getting into. She was always quick to respond, kept me in the loop, and made the whole process feel much less stressful. The negotiation was smooth, but honestly what I appreciated most was everything after my offer was accepted. There are so many things that have to happen before closing, and Valerie helped me through every single step. I never felt like I had to figure things out on my own. We had a wonderful experience working with Yesenia as first-time homebuyers. The Krishnan Group came highly recommended to us, and we're extremely glad we chose to work with them. After several open houses, we were seriously considering putting in an offer on a place. We let Yesenia know and she had already gone through disclosures and pulled comps so we could move quickly and confidently. As first-time buyers, this level of prep really helped us feel confident in putting in our offer. Her communication throughout the process was excellent. Yesenia was always responsive, clear, and calm. Especially when preparing offers, going through disclosures, etc, things we needed to move fast on (often during off-hours), she was consistently available for texts and calls, which was huge for us. When we ran into some potential hiccups during escrow with the lender's requirements for the HOA, Yesenia helped facilitate all the conversations and made a backup plan in case things fell through. We ended up closing without any issues, on a home on our first offer. Yesenia was knowledgeable, strategic, and incredibly supportive throughout the entire process. We really leaned on her guidance and learned a lot about buying Bay Area real estate in the process. We would absolutely recommend Yesenia and the Krishnan Group to other first-time homebuyers. read more

We worked with Ruth to sell our house, and the experience was exceptional from start to finish. From our very first conversation, it was clear that she and her team operate with an incredible sense of urgency while maintaining a very high standard of quality. Once we decided to move forward, Ruth immediately put a comprehensive plan into action. We had a very tight timeline, but she coordinated inspections, photography, floor plans, marketing, and private showings seamlessly and in a remarkably short amount of time. The process felt efficient, thoughtful, and extremely well organized. Ruth's strategic approach and strong negotiation skills helped us achieve a strong outcome we were very happy with. She knew exactly how to position our home, communicate its value, and guide us through key decisions with confidence and clarity. The marketing was outstanding. From the photography and listing description to how the home was presented to prospective buyers, everything felt polished, intentional, and tailored to attract the right audience. She is especially well suited for sellers of high-end, design-forward homes who want a thoughtful and strategic approach. Throughout the entire process, Ruth kept us informed and at ease. She checked in regularly, explained each step clearly, and made herself available whenever we had questions. Beyond being highly competent, she was genuinely a pleasure to work with. Calm, professional, and reassuring at every stage. Ruth is also supported by an excellent team who stepped in quickly to keep everything moving smoothly. Their coordination and responsiveness made a fast-paced process feel manageable and stress-free. We worked with Yesenia and team to sell our home and had a very positive overall experience. We were in the middle of a move with a toddler and really needed someone who could take a lot off our plate. Yesenia essentially took our keys and handled almost everything, which made the process much more manageable. The level of involvement required from us was low, and that was exactly what we were hoping for at this point in our lives. There were a couple of minor hiccups around the initial launch, but they were addressed quickly, and Yesenia stayed professional and communicative throughout. We felt informed without being overwhelmed, and she was patient in walking us through what was happening and what our options were. Her negotiation skills really showed once we were dealing with offers and counters. She was thoughtful and strategic when it mattered most, and we felt she was advocating for our interests. We did end up selling slightly below our initial target, but given the market dynamics, we're satisfied with the outcome and how we got there. Overall, things were run efficiently and we trusted her judgment throughout the process. We'd be comfortable recommending Yesenia to others looking for a steady, professional agent to guide them through a sale. read more

We worked with Yesenia Beatriz on the daunting task of buying a single-family home in SF. It seemed impossible considering the enormous difference between asking and closing prices. Yesenia helped us understand where the market was at in different neighborhoods, so we could zero in on properties within our budget. Once we found the home that checked all our boxes, Yesenia worked overtime to arrange/attend a private viewing in the afternoon, then put together and submit the offer the following morning. Because of her keen knowledge of the market, we came in strong and were in contract that afternoon. Closing timelines in SF are very short, with a lot that can potentially go wrong and delay the process. Yesenia was on top of it the whole way. She regularly reminded us of things we needed to do, and when necessary, she talked directly to our loan and escrow offers to course correct and keep the closing on track. Since closing, Yesenia has stayed in contact and helped us with post-closing questions and issues (such as tracking down a missing key). To sum up, our purchase was successful because Yesenia is knowledgeable, responsive, and effective. She was dedicated to making our purchase a success, and we felt valued as clients. read more

I can't recommend Ruth and her team for buying in SF highly enough. I often joke that Ruth is the Queen of San Francisco real estate. The truth is, she's more earned the title. She brings decades of SF real estate experience, unmatched market knowledge, and a design background that proved invaluable during walkthroughs and comps pointing out details I missed. Moreover, she is universally respected among SF agents. Every time I mentioned at an open that I was working with Ruth, the other agent's response was always some version of: "I love Ruth--she's incredible..." or "Oh wow, you're working with Ruth?!" That's the kind of agent you want advocating on your behalf on offer day. But Ruth is truly the Queen because she combines being consistently exceptional with being a caring, genuine, and fun person. She takes the time to learn not just what you are looking for in a home, but who you as a person. Because of that, her advice was always grounded in what was actually important to me, even when I could not articulate it myself. She talked me down from listings that weren't right for me (even at the expense of a higher commission) and helped me with unmatched patience, a fierce determination, and lots of laughter to find the perfect home for me. And when we found my perfect home, she had the expertise and know how to guide me during every step of the process to secure it ahead of other offers. The San Francisco market is incredibly competitive. You need someone smart, strategic, responsive, and deeply connected--someone who knows the nuances of each neighborhood and the personality of the agent sitting across the table. But just as importantly, you need someone you love working with, who makes it her mission to practice happy real estate for herself and her clients. Ruth does both beautifully; I couldn't imagine buying with anyone else here. Thank you so much Ruth and Maddy! read more

Valerie managed to do the impossible: find the perfect home in our dream very competitive neighborhood AND help us win it in our budget. The SF market is a little crazy right now, but this was a stress free process. She was our direct contact for everything. Valerie caught things in disclosures that I wouldn't have thought of and encouraged buyer inspections/due diligence if certain things weren't provided by the seller. It felt like she truly had our backs the entire time. I had the pleasure of working with Valerie to purchase my condo in Cow Hollow. I initially reached out to the Krishnan team after seeing some of their videos on YouTube and could tell they had a lot of valuable insight when it came to the real estate landscape in San Francisco. From my initial video call with Valerie, I could tell she really knew her stuff when it came to recent trends in the market, condos vs. single family homes, pros and cons for different neighborhoods, etc. She set me up with a "past sold" exercise which helped me see if what I was looking for in a home actually existed within my budget and preferred neighborhoods. While looking at various properties, Valerie was very helpful when it came to scheduling showings and most importantly, we only had to submit one offer! There was already an existing offer on the table but Valerie was able to work diligently to put together a strong offer while keeping in mind my budget. As a first time homebuyer, Valerie was very patient with me and was able to walk me through the entire homebuyer process step by step from start to finish which made everything a lot less stressful. While Yesenia is outstanding at what she does, her team also kept me informed at every step, handling all the logistics efficiently. They were always professional and extremely responsive, even on weekends. The entire team was highly knowledgeable and competent. I essentially handed over the keys and they took care of everything. Working with them was a complete pleasure. They truly went above and beyond! Yesenia has excellent problem-solving skills. She helped me navigate a tough situation with a repair. She listened, coached, and encouraged me to rethink what I had planned to do. She suggested an easier, less costly solution. Her advice was spot on, and I so appreciate how she skillfully guided me to a better solution. Selling a home is inherently stressful. Yesenia was masterful in easing my stress whenever possible. She was invariably calm, positive, and reassuring. Yesenia has consummate negotiating skills. I couldn't be more pleased with the amazing outcome we achieved, 40% over asking! It doesn't get better than that. I highly recommend Yesenia and her team without reservation. read more

Lauren Neuschel handled the purchase of my Potrero Hill condo and she was excellent. A problem came up mid-transaction that could have delayed the closing but she worked to get it resolved and we stayed on schedule. The details were handled before I asked. She answered fast, provided candor, and didn't sugarcoat things. I would work with her again read more

Working with Ruth Krishnan was easily one of the best decisions my wife and I made in our search for a home in San Francisco. We were first-time buyers and knew from the beginning that we wanted to take our time, explore different neighborhoods, and really figure out what we were looking for. Ruth was incredibly patient throughout that process. It took us several months to hone in on what we actually wanted, and not once did we feel rushed. She gave us space to develop our taste and always supported us in making thoughtful, informed decisions. Over time, we came to really trust her perspective. Ruth has a deep understanding of the SF market and helped us see things we wouldn't have picked up on ourselves. At the same time, she never tried to steer us in a direction that didn't feel right. When we finally found the house we loved in Noe Valley, Ruth moved quickly and confidently to help us win it. We're convinced that her strategy and reputation played a big role in getting our offer accepted. Beyond her experience and professionalism, Ruth is just a genuinely kind and grounded person. She always listened carefully, answered our (many) questions, and made a potentially stressful process feel manageable. Her team was also excellent - super responsive, organized, and proactive from start to finish. We absolutely love the home we ended up in, and we're so grateful to Ruth for helping us get there. If you're buying in SF and want someone sharp, honest, and truly on your side, you should talk to her. read more

Valerie del Valle got us our dream house. It was listed as "Coming Soon" for more than 3 months before we could see it in person, and Valerie patiently kept in contact with the listing agent, letting her know we were very interested but not being too pushy. When we finally saw it and were sure we wanted to make an offer, Valerie explained the pros and cons of making a preemptive offer versus waiting for a call for bids. It was clear that she was not trying to influence us one way or the other. We decided to make a preemptive offer, and we are very glad we did. Valerie called us the next day to say we got the house! By then, we felt well-educated about the searching and buying process. When we first signed with Valerie, she used our criteria to compile a large set of past-sold listings from the Compass database, and she watched the current listings for houses that we might want to visit. She was always ready to meet us, either at an open house or earlier if a house looked very promising. She also taught us about disclosures, comps, the offer and closing processes, and things we should watch for in old San Francisco houses. We are confident that Valerie is the best possible buyer's agent we could have had. read more

We had a great experience working with Valerie and are really glad she was our agent. As first-time buyers in SF, we had a lot of questions and Valerie was incredibly patient and thorough in answering all of them. She spent time walking us through past sales and helping us understand how the SF market actually works which made us feel much more confident about our decisions. She was very responsive, detail-oriented and always made sure we understood what we were signing and what our options were. We never felt rushed or pressured. It felt like she was looking out for our interests, not just trying to close a deal. Thanks to her guidance we were able to get into contract with just one offer and the whole process felt organized and smooth, even when things got busy toward the end. She was also very helpful during walkthroughs and inspections, pointing out things we might have missed. Overall, Valerie made what could have been a stressful process much easier and we are very grateful for her help. We'd absolutely recommend her to anyone looking to buy in SF. read more

Lauren was absolutely incredible in helping us find our home. She was on top of everything, starting with the exercise at the beginning to set expectations, then sending and showing us things that were about to come on the market or were new on the market, but perhaps most importantly cutting through the noise to figure out the actual price of a house by using comps proactively vs using the list price. She ran the bidding and closing processes like a pro, answering every question we had, and using her knowledge to ensure we'd close on our first offer with her. If you're reading this review, know that we would highly recommend working with Lauren - she is absolutely incredible and a great partner in the home buying journey. read more

We worked with Ruth to sell our Noe Valley home, and we couldn't be more pleased with the results. We were facing some challenges, including a tight timeline between when we moved out and the end of the fall sales season. Ruth took all of this in stride, expressed confidence that the house would sell quickly, and eased many of our anxieties. Once we handed over the keys, we were able to relax and let Ruth's team do their thing. They worked diligently to whip the house into shape, and there was a tremendous degree of transparency: we were able to see how much was spent on what, and trust that the decisions about what to fix and what not to fix were being made with our best interest in mind. In just one month, the floors were redone, the walls were painted, and the repairs were completed. The house looked stunning in the marketing photos, and we knew we had made a great decision. When the offers came in, Ruth explained everything fully, went through our options, and described multiple ways we could negotiate to ensure we got the highest price. She had great advice but wasn't pushing us; she allowed us to be in the driver's seat. I'd also mention that Ruth was terrific about making time for us. I know she has a full roster of clients and many demands on her, and I was really impressed that she was able to speak with us on weekends or by Zoom when our own work and travel schedules made things difficult. I'd identified Ruth as a potential agent because of how often I saw her name on For Sale signs around Noe Valley. My neighbors were right: her experience and knowledge of the market made her a great choice. read more

Working with Ruth and Maddie was a lesson in how this process is actually supposed to work after a terrible experience with the opposite buying a house in LA. My wife and I went into this nervous about the market, but their approach to education changed everything. They took the time to walk me through the "past sold" data in deep detail, which didn't just give me information, but frankly confidence. By the time we were ready to move, I actually understood what I was looking at, and was confident enough to move on a property sight unseen. The proof of their method is in the result: We wrote exactly one offer and got into contract immediately. No endless cycles of rejection, no wasted time. Just a smooth, incredibly efficient path to success. A few other things that stood out: The Team Approach: You feel the support of the entire unit; nothing falls through the cracks. Design Eye: Their background in design is a massive asset in evaluating a property's true value. Integrity: I always felt my interests were placed above their own. Ruth and Maddie are high-integrity operators who made me feel genuinely cared for. Highly highly recommended. read more

Working with Valerie was an amazing experience! She used past sales to educate us on the market and from the very first tour, her deep knowledge of the process shone through--getting into contract on our very first offer. The entire process was run so smoothly by Valerie and her team, and her thoroughness in communication made us feel completely cared for. She always put our interests first with the highest level of integrity. Plus, the congratulatory gifts and move-in pizza were such a thoughtful, human touch that made our transition into the new home even more special. read more

To start this review, let me just say that Valerie has truly set the standard for what my husband and I believe a realtor should be - knowledgeable; thorough; resourceful; a skilled negotiator. Above all, she is someone who has built a high level of trust with us and genuinely cared about us as homebuyers. As 2nd time homebuyers looking to move to the Bay, we thought we were decently knowledgeable about the homebuying process. But San Francisco is not like any other market and certainly a world apart from home buying in the Midwest! Having to start our home search from afar in Chicago, Valerie met with us over video conference to educate us step-by-step on the buying process and more importantly, the quirks of the SF market (read: lightning-quick closes). Prior to our arrival in SF, we went through the past-sold exercise and that was enlightening. It really helped us hone in on what attributes were actually important to us vs. what we thought were important to us and it helped us understand the pricing dynamics of the current market. We had a detailed debrief with Valerie on the past-solds and it was evident just how much she knows the SF market and individual neighborhoods inside-and-out. By the time we landed in SF on a Monday at noon, we were eager to go to a showing the next day of a *particular* condo that had checked all of our boxes. We just knew this place was special. When the status of the listing changed that day from "showing" to accepting final offers on Tuesday, we had to pivot ASAP! And this is where Valerie put on a masterclass in coordination. In a matter of less than 24 hours, Valerie got us in to tour the unit; had us in coordination with our lender to get us to the finish line with underwriting; had summarized our 500-page disclosure packet and met with us to fully digest everything in the disclosures. We put forth one offer and it was accepted, beating out four other offers! Despite the super-fast timeline, we felt calm and collected throughout the entire process. Valerie helped us understand exactly what we were getting in reviewing the disclosures and she has an incredible knack for knowing how the market would price a property so that we felt really good about the offer that we had submitted. The next 15 days were as smooth as can be as Valerie kept all parties (lender, title) in coordination via text and email during our close process. She sent us emails throughout to let us know what to expect next and let us know when action steps were needed from us (i.e. insurance). By the time we were handed the keys, we knew everything had been taken care of because Valerie had been so thorough on the walkthrough and followed up with the seller agent to make sure all the remaining maintenance items had been resolved. The whole process was surreal, in the best way. I couldn't believe a homebuying process could be this smooth. All credit goes to Valerie - she is simply the best! read more

Working with Yesenia and her crew from the Krishnan Team was a great experience. They managed to make the process of preparing our house for the sale, and the actual selling process as smooth as it could possibly be, which was especially important to us, since we were moving out of the country. Having a trusted partner on the ground who manages contractors and coordinates their timing, who has a great eye for the potential of a house was crucial for us, and it took all the stress out of the sale. Inspections and all the work that needed to be done were thoroughly documented. Yesenia's market analysis of initial asking prices of comparable properties really helped us find the right marketing strategy for our house through which we achieved our target price. In short: we wholeheartedly recommend Yesenia and her team! read more
