We worked with Ruth to sell our Noe Valley home, and we couldn't be more pleased with the results. We were facing some challenges, including a tight timeline between when we moved out and the end of the fall sales season. Ruth took all of this in stride, expressed confidence that the house would sell quickly, and eased many of our anxieties. Once we handed over the keys, we were able to relax and let Ruth's team do their thing. They worked diligently to whip the house into shape, and there was a tremendous degree of transparency: we were able to see how much was spent on what, and trust that the decisions about what to fix and what not to fix were being made with our best interest in mind. In just one month, the floors were redone, the walls were painted, and the repairs were completed. The house looked stunning in the marketing photos, and we knew we had made a great decision. When the offers came in, Ruth explained everything fully, went through our options, and described multiple ways we could negotiate to ensure we got the highest price. She had great advice but wasn't pushing us; she allowed us to be in the driver's seat. I'd also mention that Ruth was terrific about making time for us. I know she has a full roster of clients and many demands on her, and I was really impressed that she was able to speak with us on weekends or by Zoom when our own work and travel schedules made things difficult. I'd identified Ruth as a potential agent because of how often I saw her name on For Sale signs around Noe Valley. My neighbors were right: her experience and knowledge of the market made her a great choice. read more

Working with Ruth and Maddie was a lesson in how this process is actually supposed to work after a terrible experience with the opposite buying a house in LA. My wife and I went into this nervous about the market, but their approach to education changed everything. They took the time to walk me through the "past sold" data in deep detail, which didn't just give me information, but frankly confidence. By the time we were ready to move, I actually understood what I was looking at, and was confident enough to move on a property sight unseen. The proof of their method is in the result: We wrote exactly one offer and got into contract immediately. No endless cycles of rejection, no wasted time. Just a smooth, incredibly efficient path to success. A few other things that stood out: The Team Approach: You feel the support of the entire unit; nothing falls through the cracks. Design Eye: Their background in design is a massive asset in evaluating a property's true value. Integrity: I always felt my interests were placed above their own. Ruth and Maddie are high-integrity operators who made me feel genuinely cared for. Highly highly recommended. read more

Working with Valerie was an amazing experience! She used past sales to educate us on the market and from the very first tour, her deep knowledge of the process shone through--getting into contract on our very first offer. The entire process was run so smoothly by Valerie and her team, and her thoroughness in communication made us feel completely cared for. She always put our interests first with the highest level of integrity. Plus, the congratulatory gifts and move-in pizza were such a thoughtful, human touch that made our transition into the new home even more special. read more

To start this review, let me just say that Valerie has truly set the standard for what my husband and I believe a realtor should be - knowledgeable; thorough; resourceful; a skilled negotiator. Above all, she is someone who has built a high level of trust with us and genuinely cared about us as homebuyers. As 2nd time homebuyers looking to move to the Bay, we thought we were decently knowledgeable about the homebuying process. But San Francisco is not like any other market and certainly a world apart from home buying in the Midwest! Having to start our home search from afar in Chicago, Valerie met with us over video conference to educate us step-by-step on the buying process and more importantly, the quirks of the SF market (read: lightning-quick closes). Prior to our arrival in SF, we went through the past-sold exercise and that was enlightening. It really helped us hone in on what attributes were actually important to us vs. what we thought were important to us and it helped us understand the pricing dynamics of the current market. We had a detailed debrief with Valerie on the past-solds and it was evident just how much she knows the SF market and individual neighborhoods inside-and-out. By the time we landed in SF on a Monday at noon, we were eager to go to a showing the next day of a *particular* condo that had checked all of our boxes. We just knew this place was special. When the status of the listing changed that day from "showing" to accepting final offers on Tuesday, we had to pivot ASAP! And this is where Valerie put on a masterclass in coordination. In a matter of less than 24 hours, Valerie got us in to tour the unit; had us in coordination with our lender to get us to the finish line with underwriting; had summarized our 500-page disclosure packet and met with us to fully digest everything in the disclosures. We put forth one offer and it was accepted, beating out four other offers! Despite the super-fast timeline, we felt calm and collected throughout the entire process. Valerie helped us understand exactly what we were getting in reviewing the disclosures and she has an incredible knack for knowing how the market would price a property so that we felt really good about the offer that we had submitted. The next 15 days were as smooth as can be as Valerie kept all parties (lender, title) in coordination via text and email during our close process. She sent us emails throughout to let us know what to expect next and let us know when action steps were needed from us (i.e. insurance). By the time we were handed the keys, we knew everything had been taken care of because Valerie had been so thorough on the walkthrough and followed up with the seller agent to make sure all the remaining maintenance items had been resolved. The whole process was surreal, in the best way. I couldn't believe a homebuying process could be this smooth. All credit goes to Valerie - she is simply the best! read more

Working with Yesenia and her crew from the Krishnan Team was a great experience. They managed to make the process of preparing our house for the sale, and the actual selling process as smooth as it could possibly be, which was especially important to us, since we were moving out of the country. Having a trusted partner on the ground who manages contractors and coordinates their timing, who has a great eye for the potential of a house was crucial for us, and it took all the stress out of the sale. Inspections and all the work that needed to be done were thoroughly documented. Yesenia's market analysis of initial asking prices of comparable properties really helped us find the right marketing strategy for our house through which we achieved our target price. In short: we wholeheartedly recommend Yesenia and her team! read more

I am the lucky client of Valerie Del Valle. This was my 15th real estate transaction and by far the BEST, EASIEST, MOST PROFESSIONAL I have ever experienced. Valerie spent over two hours going over disclosures to make sure that everything was clear. At final walk through she took charge and examined every item so that I could I could take in my new surroundings. At every juncture Valerie protected my interests, never seeming anything other than delighted to answer my questions and take my calls. If you have a chance to work with Valerie, grab it. We engaged Yesenia and her team to help us sell our condo in SF and we had a great experience! We live in LA, so we were a bit concerned about not being in SF during the sale process, but Yesenia and her team made it easy. They handled inspections, engaged service providers to fix any issues that arose on our behalf, and coordinated with our contractor. The individuals they engaged for paint etc were always professional and gave us a fair price. They never let us worry or stress about anything and always had a solution. Yesenia and her team were great at communicating with us throughout the process. They set up regular meetings to go over comps, the game plan, disclosures etc. she priced our condo very well which made it easy to sell at a great price. We were extremely happy with the price that we got. On top of that, she coached us through how to consider competing offers and made sure we were well informed the entire way. We'd definitely work with this team again. They made everything extremely easy for us, especially since we live in a different city. I appreciated the level of communication and expertise they provided us with. Everything went very smoothly. read more

My wife and I had a fantastic experience working with Valerie to buy our home in San Francisco. Her knowledge of the market and above-and-beyond efforts made all the difference and ultimately helped us buy our home in a very competitive process. We felt totally cared for throughout the process. Valerie experience and expertise were evident during the detailed review of disclosures and thorough market research into comparable home sales. She was always one step ahead and made sure we had everything covered. Where she really shined was on the day of offers where she was able to work behind the scenes and help us negotiate to a successful purchase against 10 competitive offers. We can't recommend Lauren Neuschel and the team at Ruth Krishnan Group highly enough. From the very beginning, Lauren took the time to educate us on the San Francisco market--grounding us in data from past sales and helping us make smart, informed decisions without ever feeling overwhelmed. What truly stood out was her ability to get us into contract without needing to write offer after offer. In a competitive market, that kind of efficiency is rare--and it only happens when someone deeply understands the landscape and genuinely puts their clients' interests first. Throughout the process, we felt genuinely cared for. Every step, from showings to negotiations to final docs, was handled with precision, professionalism, and care. Lauren and her wonderful teammate Madeline were incredibly thorough in their communication and review of documents, and they ensured every detail was addressed promptly and clearly. Beyond her deep market knowledge and sharp instincts, Lauren brings a level of integrity that immediately earned our trust. She made us feel like we had a true advocate on our side--someone who ran a tight, smooth process and never lost sight of what mattered most to us. Thanks to Lauren and the team, we found a home we love--and we're so grateful we had her in our corner. read more

Ruth Krishnan Real Estate, particularly Lauren Neuschel, was phenomenal throughout our home-buying experience. Since we're relocating from out of state, we didn't know the area too well--but Lauren spent an entire day driving us around to give us a feel for different neighborhoods, and then dedicated the rest of a very intense week helping us explore homes and communities that matched what we were looking for. Thanks to her tireless effort, deep market knowledge, and sharp instincts, we accomplished everything we hoped to in that one trip--something we were sure would take multiple visits. Lauren helped us quickly get our heads around the local market, using recent sales and trends to educate us and guide our expectations. She listened deeply, understood our priorities, and translated that into thoughtful recommendations. Her communication was proactive and clear--she always had us prepared for the next step before we even knew to ask. We were able to get into contract without writing multiple offers, and even had to complete the transaction remotely. From another state, we felt completely confident that Lauren had our back. She remained actively involved with the seller, making sure everything that needed attention got it. Her thoroughness in reviewing documents and keeping communication smooth and efficient gave us peace of mind throughout the process. It was clear at every step that she put our interests first, and her integrity and professionalism were evident in everything she did. Lauren's care and commitment didn't stop at the sale. She's continued to check in, offer local recommendations, and make sure we feel supported every step of the way. We couldn't have asked for a better guide or agent. Thank you so much, Lauren, for making a major life decision feel not only manageable--but genuinely enjoyable! read more

This was our first time buying a home in San Francisco, and after seeing so many amazing reviews about Ruth's team and Valerie, we decided to reach out. We worked with Lauren Neuschel, who is absolutely fantastic. She's extremely clear and well-organized, and took some care to make sure that we were very well-informed going into the process, which made our decision-making a lot easier. During our transaction, she was on top of everyone's details (our obligations, the seller/ seller's agent, the building management, escrow agent, various vendors, etc). Absolutely nothing slipped through the cracks. Highly recommend this agency/ Lauren read more

So this is interesting... she/her team were not my agent, they were the selling agent of a home I bought a couple of years ago. Total nightmare. The sell side was about 20% of the value, the buy was 80% (4x more expensive) so that is where (I assume) the energy went. Selling the old house was perhaps an afterthought and it was a mess. They got caught as they had listed the home incorrectly, the city got the seller on permit violations, during escrow, and it took months to resolve. I stuck it out, but it probably cost the seller $100- $150k, and it was fully avoidable. The agents didn't check any of the work the crew that came in to do the work had done (basically a poor flip job), so I had multiple "final walk through" events (as in, multiple), in order to actually resolve everything. Just super unprofessional, and really amateur level mistakes- considering the volume of sales and experience of the team. I think the summary would be, "all show, and no go"- very showy, all about the designer look and flashy (cars, clothing etc.), but no actual skill set. Fundamentally, they needed to list the home correctly, in a format that is legal and will pass inspection... beyond that of course you want staging, nice pictures etc. but you have to get the basic details right first. They are so focused on the flash, they aren't getting the basics right. Also- the quality of the work their construction team did was absolutely appalling. I know that many real estate agent "flip job" teams are bad, but my agents recommended someone they use, who I have had to work for me, and recommended to others, and his work is fantastic. For a team that is so senior and so experienced, and apparently so expensive, I don't think people are getting what they pay for... you are paying a lot for the show... read more

I worked with Yesenia at the Krishnan Team - absolutely loved my experience! I interviewed a few of the biggest real estate agent firms when looking for houses and landed on the Krishnan team and Yesenia because I loved how data-driven they were - their results speak for themselves! Check out their website. Yesenia herself was terrific. I plan to work with her again when buying another home in San Francisco. She was attentive to detail, fast-moving, communicative, and ultimately was able to sell my unique SF condo in a fraction of the time as a previous realtor. She navigated my intensive and sometimes uncooperative HOA, brainstorming creative solutions to end up with a successful sale at a fair price. She also had high quality input on things like how we should change the staging and presentation of the home to maximize interest and value. I felt comfortable with her in the driver's seat, grateful that her team was able to efficiently handle the sale while I was living in another state, and yet brought along for the ride with the appropriate amount of detail. Professional, experienced, and full of care. I'd highly recommend that anyone in the SF area work with her - you won't be disappointed! read more

We had the pleasure of working with Lauren from Ruth's team to purchase our first home, a multi-family building, after discovering them through their YouTube channel. Buying a multi-family property is more complex than a single-family home, but Lauren's deep understanding of the San Francisco market and her expertise made the process seamless. Working with an experienced team played a huge role in getting our 1st offer accepted --within a month of starting our search!   From the start, Lauren was patient, flexible, and always available at convenient times for us. Her in-depth, data-driven analysis of pricing gave us the confidence to make the offer. She took the time to make sure we understood the market and the best approach to our offer. My husband and I cannot say enough good things about our experience working with Yesenia Rogers and The Krishnan Team to buy our first home in San Francisco. From the moment we met with Yesenia and Ruth Krishnan for our introductory call, we could tell we were in capable hands. We knew we were asking a lot of Yesenia based on our "must haves" and budget, but we were never made to feel like what we wanted was impossible. Rather, by engaging in the past sold exercise, right off the bat we learned a lot about the market which helped set our expectations. Also, Yesenia took to heart a lot of the feedback about our favorite past sold homes that we provided, which she and her colleague, Maddy, continued to keep in mind throughout our search. Working with someone who grew up in San Francisco and knows the area well was incredibly valuable. Yesenia introduced us to some neighborhoods we hadn't previously considered and ultimately helped us buy a larger and cuter home than we thought possible in an area that checked all of our boxes, and at a very fair price. Yesenia was always very responsive to our emails and text messages, and she knew when to bring a little levity to situations when she could tell we were feeling a bit frustrated about the process. In the rare circumstance when Yesenia was busy and could not immediately respond, Maddy would step in and provide support. Yesenia was very thorough in reviewing disclosures and going through property details with us. We often asked a lot of questions and Yesenia was able to answer them or get more information so we could be informed and educated when deciding whether to move forward with an offer. And when it came to writing offers, Yesenia listened to us and provided clear, detailed guidance to put us in the best position possible. When we told sellers' agents we were working with Yesenia and The Krishnan Team, we were always met with positive reactions. And in the end, we know that Yesenia's integrity, exceptional reputation, and positive prior experience working with the agent who was selling the home we bought played a critical role in closing the deal. As happy as we are to have found our home, we will miss working with Yesenia and The Krishnan Team! However, even after we closed and as we prepare to settle into our new home, Yesenia and her colleagues continue to be helpful and generous with their time. We are beyond grateful for and impressed by all of Yesenia's hard work, patience, expertise, candor, and solid advice throughout this process. Ruth has been a powerhouse of a real estate agent for us. We had a set of rather tricky requirements that had to be met within a 4 block radius in Noe. Ruth had the right balance of advising us on creative solutions that could meet our goals while not letting us settle for something we didn't love. She and her team even sent out flyers to homes that matched our criteria to really open up the option space. When we finally found our dream house off market, she made the closing really smooth. From reading and summarizing all the disclosures for us, understanding the detailed plan, talking to the contractors and architect on changes we wanted to make and more while keeping us always on schedule. She really didn't miss a beat on the myriad different things we were trying to chase. I would strongly recommend her if you are looking to buy a house. read more

After watching the market for almost a year with another realtor, we switched to Valerie and we are so glad we did. We closed on our new home in Lower Pacific Heights last week, less than 6 weeks after we called her. We loved the way she took us through a "Past Sold" exercise to get our minds focused on what we could and could not accept within our budget. We had felt confident we had done that on our own, but the exercise was a reminder to be realistic. Happily, thanks to her careful negotiations with the seller's agent (who had a competing offer) we got what we wanted in our price range anyway! The day of negotiations opened our eyes to how effective strategy and a local agent really is when it comes to purchasing in San Francisco. This is our fourth home purchase together and was unlike any of them. During offer day, we had several calls with her and realized that Valerie was playing chess not checkers (she was several moves ahead the whole time). During the back and forth, she also gave us a straightforward explanation that we had choices, offering one amount would seal the deal, and offering a lower amount had a risk of not getting picked, and were we OK with that? We decided we were ok with that after she explained the way the seller would likely think. She leveraged our offer's strengths to make it the right choice for the seller and we saw how the agent relationship was critical, we believe that other realtors know her agency's stellar reputation and volume and that is an advantage. Valerie was responsive (extra helpful since we are in a different time zone) and we felt that she wanted us to have the home we loved, she didn't push us to make an offer on something we felt we had to "settle for". In addition, when she told us she wanted to minimize the number of times we went into the offer process since it is stressful, she kept her word, it was our first offer with her. Bottom line: Vallerie's SF RE expertise combined with her outstanding negotiating skills netted us the home of our dreams in a very short period of time. We HIGHLY recommend her to anyone who is in need of purchasing a home in San Francisco! read more

There's a few words I would use for agent Ruth Krishnan. Two face comes to mind. Money hungry is another. Fake is a good one. Vindictive too. There are plenty of good agents out there who are genuine, don't try to rip you off by charging more than other agents, and who doesn't pawn you off to one of her minions. The marketing they do for her team is great. Great for them. But not for her clients. After my experience with Ruth, I'm extra careful when choosing an agent now. read more

We are very happy and are enjoying the new home. The outcome is good and the process is smooth. We are lucky to have a partner in Valerie. We first noticed their youtube videos. Our agent is competent and easy to work with, just like they came across in the videos. Valerie took the time to understand our needs and preferences, and showed us a number of places early on. That helped us find out what we really wanted. The process is centered on my needs and timeline. She then watched out for opportunities that fit our criteria. Once it came up, we were able to move quickly because of the process we went through ahead of time. It took only one counter offer within a couple of days for us to reach a deal. We were early and fast for this opportunity, and that avoided a lot of back-and-forth complications. The most important thing is the outcome. And the process went as well as I planned in the beginning, which is the highest praise I can give. We sure would work with Valerie again, and also recommended to our family and friends. read more

This review is regarding my recent experience with Valerie representing me as a buyer in San Francisco. I was a first time buyer and initially reached out to Ruth who quickly referred me to Valerie to assist me in buying a condo. I had a specific property in mind, and Valerie was quick to assess the property and surrounding neighborhood in order to educate me on the particular market in the neighborhood utilizing past sold data in combination with her professional opinion. Valerie was so great in guiding me through the buying process as a first time buyer. I am sure there are nuances to each property, but I felt I was in good hands throughout it all. Even if you think you have all of your financial and personal documents in order, there is a tremendous amount of back and forth communication between you, the lender(s), the underwriters, your bank(s), title company, insurance companies, etc. but Valerie's communication was always clear and superb. Only by going through the purchase process with Valerie each step of the way did I understand how everything worked as a buyer. It was kind of fun and exciting in retrospect. While I was pretty set on an initial property I had my sights on, Valerie still took the time to help me look at a few other similar properties in the vicinity that I was also interested in. After comparing a few, I knew I wanted to move forward with my original choice. The process of viewing and critiquing and comparing other properties allowed me to fully decide and want to commit to my original property choice without a doubt. Ultimately, Valerie was able to get me into contract with our first offer with an end result of negotiating for me to allow me to purchase under the list price. Valerie was fantastic with me throughout the entire process in her documentation and communication style which very similarly aligned with my own preference for communicating. She did not hesitate to fill in the education gaps I had in understanding the buying process including understanding of the lending and underwriting process. There is only so much you can google or watch videos on, and Valerie was there to help me anytime I had a question. Any request I had for negotiations, Valerie was there to help and advocate for my interests and asks. You are in great hands working with Valerie; she is knowledgeable, kind, will not hesitate to step up to bat for you, and is always a pleasure to chat with. Thank you, Valerie and Ruth! read more

My partner and I were first time home buyers in San Francisco and were nervous about the competitive environment we've heard so much about. But Ruth's team, especially Valerie who worked with throughout the process made it incredibly smooth and easy. They worked with us from day one to talk through how the buying process in SF works as well as their philosophies towards it. They made sure we understood the pros and cons of the neighborhoods we were interested in, and had us go through a past sold exercise - which ended up being tremendously helpful for us. Valerie took an incredible amount of time to parse through our feedback and helped guide us through filtering out the homes that had issues that were tough for us. Once we found the home we wanted (which Valerie went out of her way to find), she worked with us very closely to go through the entire buying process in detail. Valerie made sure our offer was as competitive as we could make it and always put us in the spot where we could win the home. But before doing so made sure we clearly understood the trade-offs. Everything from the disclosures to the loan paperwork, to the closing timelines, she was there to answer our questions and make sure we were well taken care of. We would not have been able to close our home (so quickly I might add) without Valerie and the rest of the Ruth Krishnan team. We cannot recommend them highly enough! They really understand the SF market like no one else. read more

We worked with Valerie, who is extremely personable and had an encyclopedic knowledge of the San Francisco housing market. She took the time to properly understand our needs and desires, and continually educated us about the market and process. One of the most useful steps in her process was an exercise where we had deep discussions on all the recently sold houses that interested us. The exercise was intensive, but invaluable in helping us clear the fog around our preferences and the available inventory. When it came time to write offers and negotiate, Valerie was a great asset. We could confidently make offers and navigate the competitive SF market stress free because of her insights. Buying a first home is an extremely overwhelming task, but we feel like Ruth Krishnan team took a lot of the stress away and allowed us to focus more on the fun and exciting parts of the task. read more

Lauren Neuschel from the Krishnan team helped us search and purchase a house in San Francisco. During the last few months of extensive searching and visiting, Lauren demonstrated her high professionalism and knowledge in the local market. We quickly became familiarized with the areas (also thank for Krishnan team's informative website and tons of Youtube videos!) and focused on the few localities, which eventually led to our contracting and closing on the house of our choice. We appreciate very much Lauren's dedication in helping us, flexibility in accommodating our schedule, patience in explaining to us and communicating with the selling parties, as well as arrangement of contractors to conduct inspections and renovations of the house. We felt fortunate to be able to work with Lauren and now have a local expert for our long-term needs. Thank you Lauren and the Krishnan team! read more
