After watching the market for almost a year with another realtor, we switched to Valerie and we are so glad we did. We closed on our new home in Lower Pacific Heights last week, less than 6 weeks after we called her. We loved the way she took us through a "Past Sold" exercise to get our minds focused on what we could and could not accept within our budget. Another unit is up for sale in our building, so there a chance to compare the new listing with Ruth Krisham.  The unit currently on the market is listed with a discount broker.  Let's compare Ruth made sure all the t's were crossed and the i's dotted.  Her listing was thoroughly inspected before it hit the market. The unit was freshly painted, a laundry closet, and more storage built.  Numerous questions were asked about the CC&R's and all the little idiosyncrasies of the building.  I know because my friend, who was selling, asked a ton of questions and had me research.  Ruth wanted accurate answers. Ruth Krisham knew how old the appliances were. She staged, turning potential negatives into positives.  Pictures were accurate and showed off the best features.   Even the open house signage, placed throughout the neighborhood, had an enticing picture.  When her listing hit the market, it was ready to go.  The windows sparkled. And she worked just as hard on this relatively inexpensive, very small unit.  She not only kept in touch with the seller, but she reached out to the other residents in the building.  If we had any problems, we had her number, and the phone was answered even at odd hours. Contrast that with a discount broker, currently listing a much bigger unit.  Yes, you save a little money but how much of that savings will be eaten up by either a reduced selling price or paying extra mortgage, insurance, taxes and HOA fees while your unit sits on the market.  His property has not been inspected. His windows are not washed.  His garage space is not decluttered. His property is using the client's furniture, which feels awkward at best with too much furniture for the space.  His pictures do not show off the best features of the unit nor the building.  We have a beautiful building, but in several pictures, a less attractive building next door is featured.   His description misleads.  Everyone can use the beautiful garden, not just one unit. Nor does our building does have management fees.  Saying we have reserves is misleading. We are currently rebuilding our reserves because of a roofing and painting job.  We are meeting normal expenses, but at the moment, we will be forced to assess for anything unusual. I am not planning to sell.  If I were to sell, I would contact the realtor, now my friend, who helped me buy my condo, and I would reach out to Ruth.  I like Ruth's eye.  I like her thoroughness.  She was patient with my friend.  I would not use a discount broker. read more

We met with Lauren Neuschel last summer unconvinced that we could actually afford property in San Francisco, but having heard good things from a friend, we figured it was worth a call. Lauren helped us understand what to expect in the market by having us review recently sold properties to see what was selling in our price range, and had a good sense of list to sale prices across SF that helped us narrow our focus to a realistic set of neighborhoods.  Lauren has experience helping buyers in all price points in SF, and always made us feel like a priority despite our feeling that we were looking for a diamond in the rough. After narrowly missing out on the first property we bid on, Lauren helped us get our second offer accepted under crazy circumstances. We had an east coast trip planned, and wouldn't you know it, the property that ended up being "the one" came on the market hours after we left and accepted offers a day before we returned. Lauren had a good understanding of our needs/wants by that point, and went above and beyond to tour, send us videos, and counsel us through the offer process from afar. This was in September 2022 as interest rates were climbing, and the possibility of being priced out of the market was very real.  Yet again, we were not the first offer accepted, but when the stock market took another dip and the first buyers backed out, Lauren was the first person the sellers agent called because of her excellent communication throughout the process and her ability to clearly indicate to the sellers that we were serious. We locked in a good rate that day (thanks to a lender referral also from Lauren), and felt immensely lucky to have found a home that had it all - ample parking, big kitchen and dining room, lots of flex space, and a huge backyard with a mature tree, just two blocks from McLaren park and its amazing nature trails - especially when interest rates jumped a full point the following week! We still can't believe how the stars aligned in our favor, and we're so thankful to Lauren for encouraging us along the way. In addition to setting expectations clearly through every step of the process and referring us to our lender and many other vendors, she was amazingly kind and inclusive of our two daughters, which meant a lot to us especially since one of them was not sure she wanted to move! Highly recommend Ruth and her team. We worked with her to sell our home at the beginning of 2023, which was a tumultuous time for the housing market. Tldr: We sold for well above asking to a buyer who loved the house as much as we did, leaving it in good hands. Her method is simple: she tells you what improvements she recommends to make to the house, you agree on a scope, and she manages it from there. She's very clear that her team will make all the aesthetic decisions. It took me a minute to get comfortable with that idea, but combined with her on-call crew of very good contractors (including staging and photography) it was incredibly efficient. Ruth's team got done in one month of work what we had been debating for years: new facade, upgrades to a bathroom, new floors in part of the house, etc. She was very clear on which improvements would yield the best return, actually advising against some of the upgrades that had been on our to-do list. It was a breath of fresh air from the scope creep we've experienced before. Ruth and her team were proactive throughout the process, keeping us fully informed as we went through the renovation, open house, offers, and negotiation. She was always available for a quick call to explain the sale process. Her advice was pragmatic, ethical and focused on transparency. It was great to work with a broker whose values matched our own. I'll be honest: I hope never to sell a house again. It was stressful. But if we have to do it again, we'll do it with Ruth. read more
