Honest Tenant Review - Apartment 13B (Next to Laundry Room) My husband and I are hardworking healthcare professionals who have lived here for three years, always paying rent on time and respecting the property. Sadly, things have gone downhill. Our apartment was broken into, and there's very little security or accountability. The manager, Gina, often says "I'm sorry," but never takes real action. The laundry room is constantly broken, and when my scrubs were ruined, nothing was done. Our car was also towed without warning while I was on my lunch break for less than ten minutes. The towing company even admitted there's a standing contract with management--no notice, no fairness. The community feels unsafe. There's loud partying, weed smoking, and zero control or security. Management Gina only treats responsible tenants poorly and seems afraid to confront certain people. We pay over $2,000 a month, and all we get are excuses. It's disappointing to see how poorly this property is run by Camper Corporation. Kids knock on my door asking for money! They even stole our bicycle. We're finally moving on to a better place--with real security, working cameras, and peace of mind. read more

This place has gone down over the years. I dont know ofnits new management or what, but the leasing office is always closed despite the posted business hours, everything is broken from the exit gate, allowing homeless people and other non residents enter the property unauthorized, to the washers and dryers being constantly broken, and also the laundry rooms are never unlocked and opened during the operating hours. There have been numerous complaints from the residents and nothing seems to be done about these issues. They have the residents pay for rent and additional fees but the apartments are so outdated. Management needs to step it up asap. read more

This is by far the most horrible place to live in I stayed here for a year I've never wore shoes on my carpet they hit me over the head with a 1,800 bill that I am not paying the pictures they sent me did not add up to the amounts they were asking for they power always go out all my food got damaged when in they do not refund u they accept any one to stay there it's never quiet you have people smoking all through the complex if u stay up stairs you will never get rest people in running up the stairs all day and the manager kiara is fraud!!! I wish i had much better things to say about living here. I loved the neighbors. Victor and Michael were pleasant, and the apartment itself is fine (the tub water comes out black sometimes, but that's beside the point) however the property manager is inconsiderate and unfavorable person among the complex as we hear from other residents. We've had many issues with her and have sent a plethora of emails to the Spruce Grover property management with prior complaints. I've worked in property management / leasing and I would have never treated anyone the way shes treated us and other residents. We moved in during the beginning of the pandemic and even though we couldn't use the amenities, some days the laundry room had no working washers, the pools were all closed, we still needed to pay all the fees that included a gym and pool key. Even though there are many signs asking for the residents to take extra precautions and wear masks, Deb has been seen by everyone not wearing a mask and even coming closer than three feet to my husband without a mask to tell him she was going to write us up for dropping off our son in the fire lane before parking the car. We understand that there is a reason for the fire lane to stay open, however if the staff here and vendors can park there for three hours at a time and uber's can park there for more than 30 minutes, why are we being confronted so inconsiderately? Every time we've had a confrontation with the manager Deborah, she's laughed in our faces, showing absolute no compassion or consideration. As mentioned, I've worked as a property manager and I would NEVER LAUGH IN THE FACE OF A RESIDENT. NO . MATTER. WHAT. Unfathomably, disrespectful. As many times as I and our neighbors have said they've complained to Spruce grove about her as an individual, its unfortunate to see that she is still acting this way towards the residents that are supposed to trust her to make this property a comfortable living environment. read more

I lived at Villa La Paz in 2023-2024 it was the worst place I have ever lived, management is extremely rude. They treat people of a certain race with respect and all others are treated horribly. The apartments are outdated and have mold issues, and not only in the bathroom. Upstairs in the summer gets extremely hot even in the winter. The exit gate is always broken which allows homeless to come in and dig in the trash. The manager Gina is fake and Kira is rude and belittling. They also discriminate against people with disabilities. The apartments have a roach problem and I have never had roaches anywhere I have lived, so it's definitely a them issue not me. You get one parking space per apartment and if you want another one you have to pay for it. If not you have to park on the street outside the gate. The maintenance team are "handy men" who half a** fix everything. Also, if you put down a security deposit don't expect to get it back they will make stuff up so they can keep it! Save yourself money and the respect that you deserve from others and don't move here! read more

If you're down and out I say take a chance but don't stay longer than a year. This place is not what the front makes it look like. The property manager is a racist and her assistant at the time was lazy and just went with whatever she said. Things may have changed in management but be prepared for fowl neighbors , no courtesy in regards to loud music radiating from other rooms. Be aware pipes where you part do burst and leave a corresive Material in which they'll claim it wasn't them. One good thing I can say is their maintanence crew needs more love. Don't move here unless you really have to.. Thankfully I have great neighbors but management now is horrible. Been here for a few years and I am ready to get up out of here. There's a laundry room with 5 washers and only 1 works now. Three use to work about a month and a half ago. Management said they were working on it and now there's only 1. Another laundry room has 1 washer that is broken, 1 doesn't work properly and the others are unplugged. It's such an inconvenience to have to take our laundry to a laundromat when we have facilities at home. We have also been waiting for an extra parking space and still have not received one. Last time I spoke to Mgmt they said they were auditing their parking spaces. We had that conversation about two months ago! This year I have noticed a lot more families with many kids move into the apartments. Most of the times kids are running around unattended making a mess, ruining the plants and are loud. So if you're looking for a quiet place to come home its not here during the day. Kids are all inside when the sun sets. Jose the groundskeeper does a great job with the landscaping and cleaning up the grounds. read more

Wow I called in on Saturday 06/11/2022 at 3:55pm. Some lady with a ghetto accent answered the phone sounding stoned. I asked her if they had any 1 bedrooms available. And she said no. I then ask her what are your credit and income requirements and her response was "you can go online for that." I then ask her "why don't you just tell me over the phone?" And her response was "hold on" and then she puts me on hold and never gets back to me. After waiting almost five minutes on hold I hang up and call back and no one answered the phone. I moved here November 2018, I was really nervous about the whole process since it was my first time being on my own. The leasing manager Debbie was SUPER nice and informative. Initially I thought " oh she's just being nice to get me to move in". I was wrong. Debbie along Mike and Vic (other leading managers) are always nice and helpful. They practice the "open door" policy. Since moving here I'm so happy. Property Management are hypocrites. Management tells you to tell them about any disturbances or nuisances but they ignore you when you tell about noise nuisances, as they give you evasive responses. Deborah , a manager, she talks nasty to residents; she doesn't know how to talk, in professional, manner to residents. Victor is nice and helpful but as long as he is not overridden by "upper management." Michael is nice and friendly person too. Maintenance personnel are good and hard-working. And maintenance just doesn't come on time ever so if its an emergency or something affecting your unit expect to wait at least two days..on more than one occasion I've spoken with the manager of the building to see how I could help speed up the process or at least have an understanding of why everything is so dysfunctional at Villa La Paz, at every interaction she and her assistant chose to not take responsibilty of how poorly run the buildings were.. I was slightly taken aback at how detail oriented they were upon moving in, but after living here for a year I am glad this is the case. The complex is very clean, quiet, peaceful and well maintained in no small part due to the fact that rules are strictly enforced. Bellflower is not a "nice," upscale city, and Villa La Paz, sitting right across the street from a t-Eleven, is certainly not in an ideal location. That being said, it is a great place to live and a great value for the money. I lived with a roommate at Villa La Paz, from November 2011 - November 2012. The property is very cute and very well taken care of. It is a three-building complex with two pools and two fitness centers. There is a charming little putting green, some cool giant flower-pots decorating one of the buildings, and the outside of the complex, facing the street, has lots of pretty plants and flowers. It is a very pretty place to live. Our two-bedroom apartment was newly remodeled when we moved in. It was bright and cheery, lots of sunlight, SO SPACIOUS! I had the master bedroom, and I could have easily fit two queen size beds in my room! Hallway closets offer tons of extra storage space. The fitness centers are little. The one in our building had one treadmill, one elliptical trainer, one stationary bike, and some weights. I always used either the treadmill or the elliptical, and I only experienced a handful of times where both the elliptical and the treadmill were taken. Usually it wasn't a problem. The machines were always in working order and the fitness center was always clean, which I really appreciated. The leasing office staff are really helpful. My roomie and I were always bugging them with little problems like clogged toilets and broken ceiling fans. Maintenance always solved our problems within 48 hours! Gina from the leasing office is amazing and super nice. She was always ready to resolve any issues we might have. Even though the apartment was in Bellflower, I always felt safe. The community is gated and you need a clicker to get into or to leave the premises. My roomie and I both had assigned parking spots in the complex. There is a security guard who walks around at night, making sure no funny business goes down. It's a pretty quiet community. I never heard any loud fighting from my neighbors, or any rowdy teenagers, or any out-of-control little children. Everyone was respectful and it was all-around a great place to live. I'm taking off one star because the leasing office charged me hundreds of dollars worth of cleaning fees after my roomie and I moved out, even though my house-cleaner mom did a four-hour deep cleaning of our apartment and left it SPOTLESS. If Management is going to replace the carpets and re-paint the walls regardless of how clean and shiny we leave everything, they should make that clear during the lease-signing! None of this "You'll get your deposit back upon passing inspection" nonsense, because NOBODY passes. Even though we ended on a crummy note, I really did love living at Villa La Paz. Roomie and I paid $1450/month for a big 2bed / 2bath apartment, plus $50ish in electrical bills each month, so it was an incredible value for a lovely place to live. read more

I moved here in August of 2015 and I like it here but not love. After looking for a place to live for almost a month and a half, I think I got really lucky with this place because we ended up getting one of the few studios. I say that because we dont have to pay for electricty. I saw their ad on craigslist and came in the same day to get an apartment. After about a week and a half, we finally got approved. I took off one star because of how hard it is to communicate with the office personnel here. They are always out of the office, Ill give them the benefit of the doubt and say, they're always giving tours. There is a very specific staff member here that I just cannot stand. Me and my husband agree that she/he makes things very frustrating for us when it comes to almost everything. However, the other staff members make up for it. I also took off the star because there are always homeless people going thru the trashcans for cans but they are friendly so it doesnt bother me that much. I should take off another star because my car got broken into less than a month ago because of someone else was parked in our spot and we towed him so he got pissed and broke our window. One of the staff members informed us that the camera actually dont work or "werent working that day." The reason Im not taking a star off is because the office and the courtesy patrol were all very helpful in assisting me in that situation. As for the property, its VERY well kept. The outdoor and interior maintence crew are ON IT. Every time I have an issue inside of our apartment, they are quick to fix it. Especially if you call during business hours. But if you call after hours, it kinda sucks because they consider nothing an emergency. You dont have to pay gas, water, or sewage but I was told that if I renewed my lease I would have to start paying for it. Thats the only reason why were considering moving at the end of our lease. Overall, I would stay here longer if I didnt feel we needed an upgrade because of our growing family. read more

This apartment complex is well kept and orderly for the most part. The vagrants wandering around can be unpleasant, but they seem to be adhering to the property limits. Walking distance to 7-11 and a wonderful Northern European specialty market. Not too far is a Golden Corral (who doesn't love American AYCE Faire???). Management folk are friendly and there is a diverse community within the complex. Units are very nice as well, but require you to take care of your space and keep it clean. There also used to be this arctic-skin cat that would sit in one of the windows, wonder what happened to it. read more

I gave 1 star bec this apt complex has very loud neighbors playing music even at the middle of the night, people parking their cars wherever they want no consideration if theyre blocking someone else's car/parking ... washers and dryers are not working and not enough to service the whole apartment complex. Thinking of moving out when the contract is over since the management is doing nothing to keep the noise down... sorry but i cant think of any positive thing... i would not even give 1 star if i can since the inside apt has some spiders and silverfish. When I first moved in I was quiet unhappy of the location is not the best. With this being said there is a bus stop right in front of the apartments, across the street there is a liquor store, a laundromat and a 7 eleven. This brings about a lot of individuals trespassing on the property. I have lived here for a little over 2 years within 2 years my vehicle got broken into, and the rent box was broken into and my rent checks as well as the checks of others were stolen. Management is not the best and it doesn't seem like they genuinely care about tenants. When the incidents happen to me the manager ignored my emails. When I call the office I call private because I feel like they purposefully ignore my calls. I rarely ever use my garbage disposal but it constantly stops' working. read more

I lived there for a year by myself and had very few issues until I moved out. I never wore my shoes in the apt., and never spilled anything or even ate in the carpeted area and yet they charged me for carpet cleaning. I put no pictures on the walls and not so much as put a mark on them and was charged $135 for touch up paint. Truthfully the apartment was in better shape than when I moved in because i took out all of the old tv antenna wires that were laying all over that were obsolete. I had been paying 1575 for a unit that allegedly had upgraded cabinets just to find out that they were the same cabinets that my niece and her husband had 8 years prier to me. Not the $50 a month upgrade. The stove is the biggest excuse for a stove I have ever used and never worked properly. I was never late with my rent and yet my whole security deposite was taken. They even went as far as sending me a bill for $15. Very unprofessional and petty I think.. read more

I have been a tenant here for going on two years and I cannot WAIT to find another apartment and move OUT. Save yourself the trouble and look elsewhere. Honestly when I first moved in, things were great. The complex was clean, QUIET, well kept. There was a diverse community of people, all of whom seemed to just go to work, come back and live quietly. I don't know if the company is hurting? Or they now accept Section 8, but it is now TERRIBLE here. There is a new set of people moving in and now I want OUT. Its always noisy, there are people here who bump music all through the night, and there are a set of kids who literally run all through the complex who probably make a bet with one another of who can be the loudest. And I know there is typical complex noise, but this is just ridiculous. You constantly hear someone under me banging on the walls for their neighbor to lower their music. Let me not get started with the trash and homeless who just roam the complex and dig through the trash leaving a mess! The only thing that has made me hesitant about leaving is the fact that my job is literally 4 miles from here. But now? Ill take the commute and the increase in rent to live elsewhere and around people who know how to act and take pride keeping their residence clean. read more

This place is home. I love my neighbors. The staff and management are kid loving, energetic, be there when you call type people. I have comfortably lived here for over a decade! The area is still growing with new places to eat and a growing downtown area for entertainment! The property has close access to the 91fwy and the 605fwy. For anyone who loves to shop, the Cerritos Mall and nearby shopping center across the street from the mall is only walking distance away! Our home is close to nearby high schools, elementary schools and daycare, again within walking distance. For those who enjoy a workout, we also have a gym or a few nearby. The property also has 3 pools to lounge next to or take a nice dip, especially in this warm California climate! Our property is secure within our gated community and with our friendly patrol at night! If you are looking for a home, consider mine...no place like it! I have many things to say about this complex in the few months I've been living here so far. So, read on - it's best to be informed, I know it is what I always look for when researching a place to live! OFFICE: We've been living here for a few months now, and can honestly say that we've never experienced such horrible service from an apartment office. As nice as the staff are, they simply do not know how to juggle the tasks and deliver good service to everyone in need. Either hire more staff, or hire people that can better do their job. The hours are supposed to be from 9-6 during the week, but recently they've been closing randomly at 4 or 5pm, and not notifying us when they will be doing so. I can barely get in to get someone to help me. There is no communication, no update emails, nothing that makes us feel appreciated or cared about. MAINTENANCE: The maintenance staff is actually really good here. They keep the grounds very clean, landscaping is great and well-kept, and every time you pass them they always say hi and have a smile. We normally get helped within 24 hours if we've ever needed them. HOWEVER.... as far as the complex's "emergency maintenance" policy... it is seriously the worst. They WILL not help you after hours unless your place is on fire. And I'm not being funny. 1st experience: Last week my husband and I were accidentally locked out of our place, and tried to get help from the emergency team (which you have to access THROUGH the call center), but apparently there is a strict policy that says we have to call a local locksmith (who tried to charge us $180 to pick one simple bottom lock on the door). It was horrible. We finally walked to a motel for the night because we got zero help from Villa La Paz, and were not going to pay a locksmith that much for a simple lockout. 2nd experience: The hot water just went out last night and we had no heat from any faucets or the shower water. The call center told me they could not help me, maintenance won't fix that sort of thing after hours, and that I have to wait until the office opens in the morning. So, I can't wash my dishes, and I can't shower in the morning before work.... because no hot water isn't considered a pressing issue?! That was the last straw for me. The policies at this place are the furthest from helpful. BUGS: There aren't any issues with rats, roaches or major bugs that we've had, and the grounds are relatively clean. But there is a major - and I do mean major - ant problem. I've heard other residents complain so I know it's not just us. We will be having them exterminate as soon as possible, because if you leave any food out at all, the ants will be swarming. INTERIORS: Inside the apartment is pretty decent. We have the unit that is not upgraded, so the kitchen cabinets are probably 40-50 years old and are pretty blah. I really like the crown molding and the painted accent walls, it definitely spruces up the rooms. The unit is small, only 600 sq ft, but the bedroom is a good size and there's a large wall-length closet. MISC: -Rent is probably one of the most affordable rates you'll find in this area. -You're assigned only one parking spot and the rest is on the street, which is very difficult. -Utilities are all included except for electricity. -There are three pools to access for free, and two (very small) workout facilities that you can get a key for for a $35 deposit. -Safety is so/so... this complex is located pretty much on the border of Bellflower and Cerritos. So if you drive west down Artesia you're driving into a pretty ghetto area, and if you drive east then you're headed into more upscale Cerritos. Its a gated community so it feels more safe and protected. There are security cameras placed all around and a security guard that is on duty around the clock. SUMMARY: If you're desperate for a place to stay, like most everyone in SoCal is, and you need something affordable and decent, then this would be a good starter place. But if you have a family, more money, or lack the patience for insufferable management, then I would steer clear of Villa La Paz. It's just not worth living somewhere where you are so poorly served. Home should be a place of comfort, and the people providing that comfort should have the compassion necessary to run a respectable and accommodating establishment. read more

I give them 2 stars because the place is quiet and looks nice on the outside. As far as the inside these places are horrible. Roaches yes, rats yes, spiders yes. I'm jus glad I don't have to live there. It's cheap so that's good. This is definitely not a place you want to be long term. These places need a lot of work and a good pest control. While the move in we found rat droppings also roaches in the sinks. The front desk lady called it a water bug. Lol well this is your warning if you plan on moving in to those apartments. I don't live there and I wouldn't advise anyone unless you really need to. read more

I lived at this property for almost two years. The office staff was very accommodating for me having to find a new apartment from out of state. They made this transition stress free for me and my apartment was ready for me to move into when I arrived. I never had an issue with maintenance issues while I lived there. My maintenance requests were always completed very quickly. For me, this was a good location. It was close to my work. The grounds were always kept very clean. I will miss this place now that I have moved back home again. I had a great neighbor that I will remain in contact with and will also dearly miss. If I ever return to this area again per my work schedule, I will definitely move back to Villa La Paz. read more

They are trying to update the landscaping now. My ceiling still leaks. The office is not usually open after 5pm. The tenants here are dis-respectful. They leave their trash anywhere on the grounds other than in the trash bins. They play their tvs and music up loud. The base goes through the walls here. You can call the office and they do nothing about it. Instead of them walking out of the office to check, they want you to record it for them. Rediculous!! Still not real happy here. read more
