Villa 120 has one of the friendliest teams of staff who are very knowledgeable of the area and are more than happy to give great recommendations for activities around town. Although unassuming from the outside, the interior has beautifully preserved Newport architecture. Their tall windows and ceilings with their crown moldings, along with other parquet floors and other features in the common areas are very memorable. I did a last minute booking through Airbnb due to out of town family that would be staying in Newport, RI. The location is good, only 1.5 miles from Newport. Due to a Folk Festival in town and being a last minute booking, I accepted the fact I was probably paying double the amount of what one night would normally cost. The day of my check-in I get a text that the room I originally booked was not going to be available because that person staying there needed another night. So I was asked to switch my room which I agreed upon. Turns out I was downsized from a Superior King room to a Deluxe Queen room at no price difference. Upon check out I realized they did not credit me the adjustment of downsizing my room as a courtesy to them even though it was because of their accommodation to another guest which inconvenienced me. I was charged more than double for my stay as compared to the regular going rate. I could have chosen to decline the downgrade considering I do live fairly close but my family was in town and I wanted to support local businesses. Second, breakfast is scheduled and posted to be between 8-10am and upon arriving at 8am there was no hot breakfast prepared for guests. I was expecting maybe some bacon and eggs to say the least, especially with the cost to stay the night in a room I didn't even want. The only thing available was a continental breakfast-English muffins, croissants, muffins, toast, and a Keurig for coffee. I asked a few other guests in the dining area about it and they said I can ask the kitchen to make me something and they were there the previous breakfast which the kitchen made food when there were more people there to eat it. I ate my English muffin and maybe 10 min later watched another guest come down and had to ask the kitchen to prepare her something for breakfast! The home itself is nice and cozy. Location is great. I just didn't have the best personal experience and certainly not worth 600 bucks! read more

I am posting this review on behalf of my Aunt who recently stayed here and was very upset by her experience. There was no one there to welcome us upon arrival, not a soul around; kind of eerie! My husband and I were left a note under the front door giving us directions to our room and to shut the A/C off when we left. We were told this on NUMEROUS occasions; to make sure the A/C was turned off when we were not in the room. When I am paying decent money for accommodations I expect to be comfortable. I expect our room to be cool, especially over the Summer and I expect to be able to control the temperature, or at least have the A/C on at all times. So obviously our room was humid and damp the entire stay. Very uncomfortable! When I told the owner we were disappointed, her response was, "You can leave." I couldn't believe it! I definitely would not recommend this Bed & Breakfast to anyone. Very poorly ran. read more

WOW! I mean, seriously, wow. I saw this place a year ago and it was NOTHING like it is now. The new owner purchased the property in January / February of 2010 and clearly put a LOT of money into the restoration, rehabilitation, desing and furnishings. And it shows. Very disappointed in our two-night stay 8/5-8/7 as part of a wedding party that I'm told reserved all the guest rooms at Villa 120 this past weekend. My son/daughter-in-law and I had two of the rooms (second and third floor). The Villa website had noted "AC available in all rooms" which turned out to be relatively old wall units that were noisy and not very effective. My daughter-in-law had to go home for the second night as she had trouble breathing and got no sleep the prior night. All the power in one other guest room in fact shut down completely at 2AM the first night and was not back on until after morning breakfast...so those folks enjoyed no sleep in a hot dark stale room. The Villa website also referenced "Air conditioning in public areas" and that was not the case. There was one large fan set up inside the main door and the hallways/stairwells were hotter than all heck, The online photos of a front room sitting area and a formal dining room on the first floor were very inviting to potential guests but were not open/the doors were shut and there was no air circulation in those areas anyway, and a second sitting area on the first floor had the pictured furniture replaced with a makeshift breakfast buffet table with a relatively ineffective a/c floor model with vent hose hooked up thru nearby window. Certainly not what was advertised nor were we expecting for $500 X a 2 rooms X 2 nights. I will say that the staff was very affable but the Villa 120 is not a place I will be revisiting. read more

I grew up and worked in the Newport area. Combined, I've spent about twenty years there, including many years working in Newport, in a tourist industry. With that said, I know that many lodging options are both overpriced and overrated in Newport. I recently had my wedding in the area, and need a place to stay for the night. I knew nothing about Villa One Twenty but chose it based on it's location (nice and quiet) which I was very familiar with. Hands down, this was one of the nicest hotels/B&Bs I've ever stayed in. Everything exceeded expectations: building was gorgeous, room was large and very clean, everything was tastefully decorated, bathroom was thoroughly modern, and the breakfast was exceptional. The innkeeper was beyond nice and accommodating in every way (even left desert and a card for us as a small wedding gift). Even as a jaded Newporter, this place really surprised me. Going forward, this will be first place I recommend for those interested in visiting RI. read more

If you will be attending Naval War College, Naval Supply Corps School, Senior Enlisted Academy, or just need a short term residence for any other reasons, Villa120 is your best choice! Monthly rent from $900-1200 which covers all utilities, Wi-Fi, a/c, heat, trash, parking, and even storage in the basement! I have enjoyed my stay here from July to December and never had any problems. The entire property is well kept, clean, and peaceful, a great place to focus on schools. The landlord, Corinna and her husband Glenn are amazingly kind and extremely military friendly. They've been awarded by Naval War College for voluntarily helping foreign students to settle down in the area. I would definitely stay here again if I come back for school. read more

We had no idea what awaited us when we arrived in the Newport/Middletown area. We came to town for a wedding over the weekend that Hurricane Irene was due to make her arrival. The home is beautiful and lovingly maintained. The owner, Corinna, was the perfect host, attending to every detail with good cheer and great competence. Our guest room was spacious, clean, and very comfortable. The common rooms are beautifully decorated and inviting. The breakfasts were wonderful from homemade granola, to freshly baked breads, to gourmet egg dishes, crepes, french toast, etc. In anticipation of the hurricane, Corinna and her staff (including her 2 teenage daughters) went about the business of securing the property to ensure that we (there were a total of 7 guests in our party) safely weathered the storm. Despite having lost power, Corinna was able to use her gas stove to cook a delicious candelit dinner. We survived the storm in high style, thanks to our intrepid host! A memorable stay in a 5-star B&B. We'll definitely be back. read more

Villa One Twenty is an exception place! Corinna, the innkeeper/owner made our wedding weekend extraordinary. We did our research. We looked at hundreds of B&Bs and wedding and rehearsal dinner venues in Newport. We spoke with a wedding planner who was already booked for our event and she suggested we stop by and take a look at a recently renovated mansion turned B&B. We drove up to the Villa and our jaws dropped. And then when we walked in and saw the place, and I fell head over heals in love with the place. I imagined myself walking down the grand staircase into the light filled stunning atrium. We rented all of the rooms for a very fair price and had access to the entire Villa, and we hosted our rehearsal dinner/party there night before the wedding. My family and friends took the most stunning photos at our rehearsal dinner and at the Villa. It is a majestic place and photographs like a Town and Country magazine shoot backdrop. It is stunning! I can't include enough fabulous accolades about the venue and Corinna. I'm a New Yorker with very high standards. Corinna far exceeded all of my expectations. First of all, the pictures on the website don't even do the venue justice. It is an elegant, mansion designed and decorated by the equivalent of a NYC top designer. The space feels majestic and like you are actually staying in a Newport mansion with modern artistic detailing. Many of the other venues we were considering were beautiful, but they felt dated, small and dark. We rented all of the rooms and had access to the entire Villa our wedding weekend. I sipped tea in the library and caught up with family members. We drank complimentary champaign in crystal flutes while meeting with another wedding vendor to discuss final details. We enjoyed fabulously prepared breakfasts at a grand table with our bridal party in the dining room with its soaring ceilings and huge windows. My now husband and I took walks through the meticulously manicured English garden and sat next to the fountain when we wanted to get away for a quiet moment. When I got ready for my wedding I felt like royalty. These rooms are far more stunning than even the top hotels charging 4 times the price, and they photograph much better. The rooms are beautifully decorated with huge bay windows and high ceilings. I planned my wedding around the desire for beautiful photographs, and this venue photographs beautifully. Even the pictures taken by friends and family were truly stunning. I cannot recommend this place enough. I suggest you stop by and meet Corinna. The only thing I imagine you will have to worry about is availability. Her pricing is also very far. You will get far more than you pay for. It's in the details. Corinna does not "nickel and dime" you. She has a passion for what she does and she does it superbly. I felt like I was living a fairytale life that weekend, and it had a lot to do with all the behind the scenes work Corinna tended to. I could probably write pages with details from our stay at the Villa, but I suggest you just stop by and meet Corinna and you will see what I'm trying to relay in this review. You may fall in love with the space as we did and want to book the place for that, but you will also have access to one of the best wedding planners you could think of without having to pay for it. An absolute gem! My partner and I were doing a design/remodel of a vacation home in the Tiverton, RI area and needed a place to stay while the floors were being refinished. I found Villa One Twenty through an internet search and really hit the jackpot. Villa One Twenty is even nicer than the photos on its website. How many times can you say that has happened to you? The location, rooms, service and breakfast were excellent and the price was very reasonable for the Newport area. You could not ask for a better hostess than Corinna. She made our stay so pleasant that we did not want to leave! Our family rented out the B & B for my daughter's wedding weekend in June. It was the best decision we ever made and it was the cornerstone location for the wedding. The large house is beautifully decorated with several large rooms on the 1st floor with a wonderful dining room. The 2nd and 3rd floor have 6 very spacious master-bedroom size rooms. It is truly elegant and so very comfortable. The owner Corinna became our friend immediately and was on top of everything. No detail was overlooked. We had the rehearsal dinner at the inn on a beautiful night outside. It was magical. This would also be a great wedding site! Lastly the food was gourmet.
