I was charged late fee $175 because their system was messed up and did not calculate fee for just 11 days. I declined to pay the whole month rent and offered to pay check and Mary said they can't accept and refused to help me saying there's nothing she can do. I should just pay the whole rent online. I did not trust them to give my money back. They made us join a damage waiver program with not being able to opt out of it. Still charge us for the coffee stains on the carpet that could come off with a good carpet clean that would should be doing anyway. I was actually told by the maintenance that they might replace the carpet with wood flooring . Then why charge for stains and cleaning? It's a rip off. I wouldn't trust them to just add all kinds of payments and then refuse the help when you ask saying they can't do anything. I've been emailing to get wrongful charges and no one responds now. When they need money they will harass you. There are better communities for better pricing and better amenities.

The grounds are beautiful providing a safe environment to walk our little dog. As impressive as this place is, it's the team of people who make it a great place to live. I can't say enough about Victoria and how she is always cheerful and patient helping new residents get settled in. The one time I put in a maintenance request Matt was here in less than 20 minutes, friendly and fixed the issues.

Since moving in, I've had ongoing issues with motion-sensor lighting in my laundry and shoe closets. Management stated this was a property-wide issue and that they were investigating a permanent solution, but there has been no visible progress and the same response is given when the issue is raised again. A pattern I've noticed is a shift of responsibility from management to residents. Utility costs are distributed in a way that includes empty units, with the reassurance that prices will drop once the property reaches full occupancy. However, the billing breakdown lacks transparency, making it difficult for residents to verify how costs are calculated. Residents are also expected to purchase and replace their own refrigerator water filters, which is surprising for a property marketed as a premium apartment community. The package room is advertised as secure, but the door is frequently faulty and does not lock properly. Trash costs are also variable and based on community volume, yet management does not appear to monitor oversized items like mattresses or furniture, which increases costs for all residents. The buildings look nice on the surface, but management and follow-through do not match the image presented during leasing. If I had known about these issues beforehand, I would have chosen a different property. Please manage your expectations before signing a lease here.

Everything was done (maintenance wise) in almost immediately after making a request. I was really glad when the office started to crack down on parking to accommodate the tenants since most of the parking is first come, first served unless you own a carport or garage. Also, the price for a 2 bedroom, 1 bath was very afforadable. A couple of cons were that there should be more trash cans for dog bags and (even though this isn't entirely the staff's fault) I had a downstairs neighbor who was very noisy. She would constantly yell starting from 0700 to the late evenings as well as her children banging on the walls and slamming doors. If we ever moved back to Lynnwood, we would definitely move back to Canyon Springs.

The units themselves were very spacious and priced really well compared to other places we've looked at. The second-floor unit we toured had a nicely sized balcony along with extra storage space, which would be perfect for camping gear, holiday decorations, or anything else that tends to take up room. Overall it was a really positive experience. If my current lease ended sooner, I'd seriously consider moving in now.

The only reason we moved was because we wanted a shorter commute to work. Pros: - New management is invested in making it a nicer place to be - Fast and polite maintenance - Tons of space - Garage - Great price for what you get - Always enough hot water - Laundry/dryer - Pet friendly - Near a lake, it was nice to go on walks - 5 min drive to Safeway, Central Market, QFC - Bus stop literally right outside - Kind, safe, kid-friendly community - Electric utility runs on 95% clean energy - Fiber internet through Ziply, super fast and reliable - Lots of light/windows, and opening them on both sides of the unit creates a nice flow of wind on hot days - Good Pho U is right across the street and has the BEST PHO AND BOBA AROUND (and I've been to Vietnam lol) Cons: - Road noise - Electric baseboard heating (was rough when we had the super cold winter) - No built-in microwave in our unit Details: We lived at Martha Lake Townhomes for 4 years, ending at the end of 2023. As of the middle of 2022, we got new management and they've been fantastic! The new landlord and staff (Arash and Justin) are fantastic and kind. They immediately started investing in the community, cleaned the exterior of the building for the first time in at least a decade, did a lot of landscaping (before the plants were growing over the sidewalks and it was hard to get around). They also added something to the external facade of the building, I dunno what it was but it looks nice and made the utility bill go down lol. Maintenance always came ASAP (usually the same or the next day) and was very kind and respectful of our privacy. We ran into banking issues while paying rent a few times and each time they accommodated us without adding late fees. They also came to see us in person to introduce themselves and to resolve issues. Their handling of the deposit was fair and transparent, and they didn't try to nickle and dime us (and we hung a projector and projector screen on the walls in there). As for the living situation, MLT is located right next to a lake, it's a beautiful area to walk around. I almost *never* heard the neighbors. We had a unit that was about 5-10 feet from the busy road outside, and we could hear road noise consistently along with the standard car doors opening/shutting and leaf blowers/lawn mower stuff. However, you get a ton of space for a very affordable price. There are kids who play in the complex so if you're a family, there's a playground and people seem comfortable letting their kids roam the complex safely. I felt comfortable going for walks alone, even the occasional night walk. All in all, probably the best place I've stayed at in the Seattle area. The only real negative is the road noise, so if that doesn't bother you, I would seriously consider this. I will miss living here. (PS. If you end up living here, do give Good Pho U a try.)

Our townhome is quite spacious and very decently priced for the area. And it has two car garage! It's nice to have that extra storage, as well as security for our vehicle. We're in a townhome on 2nd Pl W, so we don't hear much traffic from 164th. We moved from an apartment next to the freeway, so it's positively quiet compared to our last place. We love the family feeling here. There are several families on our block and our kids have made many friends already. The neighbors we've met have been friendly and inviting. We're very happy here.

There are three apartment buildings, an outdoor tennis court, "park like" settings and a multi-use room (with pool table,ping-pong table and sauna) that make up the property. A good mix of spacious single floor apartments and two-story loft type apartments. I have not experienced any extended problems with management or neighbors. A very diverse group of neighbors has emerged since I moved here. Long term residents mix well with military families in transition; retirees mix well with those still working and a few teens mix in with their younger siblings/neighbors pretty well. The few (truly few) issues that have come up we're taken care of immediately by our very capable managers Vickie and Virgil. The apartments are clean, sanitary and inviting. The small maintenance staff stays active with updating units (as people move in/out) and taking care of landscaping and general upkeep of the property. I will say that in the two years that I've lived here, it's been nice to see dumpster coverings being replaced when worn; pet waste sites established and the steps in front of my door have been swept and cleaned several times (unlike previous places I've lived). There always seems to be some sort of update going on without causing undue harm or inconvenience to the residents. A very "Chill" place to live, everyone seems to respect each other. She is excellent at communicating apartment related information. If maintenance is required in my apartment, it gets fixed within a week or less by the friendly repair men with a great attitude. It is in a great location in downtown Edmonds with great restaurants and the beach close by. I have a view of the Olympic mountains from the bedrooms. It does feel like a safe place to live.

Hired professional move out cleaners yet the management company still billed us (over a month…read morelater) for more "cleaning", along with other ambiguous things that magically added up to the exact amount of the security deposit. Shady and unethical without a doubt. Would not recommend.
