You will need to get someone else to sort that out."), and once I had the permit, Scott sent over a contract. The contract included a clause stating "all claims and disputes between the parties arising out of or related to this Agreement shall be resolved by binding arbitration" which I didn't feel comfortable with. I suggested removing that clause, and Scott insisted on it remaining in the contract as written. I accepted and asked Scott if he would like me to sign electronically or on paper. At that point I didn't hear from him for one week despite multiple emails and phone calls. After a week, he emailed me saying the negotiation (despite my accepting the original contract in the end) was a "big red flag from me and I don't think we can do the job for you." Overall I found this interaction to be incredibly unprofessional, especially since we had been in communication for multiple months and intended to start contraction in just a few weeks.

Pete just finished a major renovation on our house and we could not be more pleased with the work!…read moreWe had an entire second floor put onto our house, including two bathrooms. In all the project took about 5 months, and we lived in the house (with two dogs and a toddler) during the entire process. The entire crew was very considerate of the fact that we were still in the house, and the house was relatively clean and safe for us to use throughout the entire process. The timeline was thoroughly explained to us and the project did not drag out past the expected date of completion. Also, thanks to bi-weekly meetings with Pete and Barbara, we knew how the project was coming along and what the price was throughout the process; any changes were well explained. We would (and have) recommend Seattle Design Builders for a project and have nothing but positive things to say about them and our experience. They really helped make a stressful process easy, straight-forward, and unintimidating. Most importantly, we love the finished project. Our house is lovely, the work they did, including the precision and attention to details is evident to everyone who comes into our house!

In July of 2015 we hired Seattle Design Builders for our remodel -- we had met them several times,…read moreand over email we confirmed they had the job, and they confirmed they could work with our budget. Upon being hired, SDB asked for several thousand dollars to develop a detailed budget that would honor our project ceiling of $200K. Pete Pilkington -- the owner of SDB -- insisted that this would be a useful working document. Two months later, Pete and Barbara invited me to a "budget review." This was September 23, two months after we paid for the "detailed budget." At this meeting, the budget they presented was not detailed -- it was a template that had been hastily modified to have our name at the top. It had details for a deck build on it which was a leftover from a previous job. There were no bids from subs attached -- electric, foundation, HVAC -- all of these should have all been bid out by then. Instead of providing a real working template for our remodel, Pete Pilkington of SDB spent the majority of this meeting railing against our decorator. Our decorator, who we have worked with since 2008, and whose work has appeared in Domino, Elle Decor, House and Garden, etc., has very high professional standing, and having worked with her for years, we know her to be a consummate professional and exceedingly polite. Peter was offended that she wished to confirm tile measurements for the new bath and kitchen. I had been cc'd on Pete's angry emails to her and her staff, but in person he was also extremely sour. No real substantive budget review took place, and my husband I were concerned about Pete's angry attitude. When I told our decorator about the bizarre behavior she suggested we find someone more collaborative. But we held on.... A few weeks later, on October 27, we received a second budget that was $80K more than the original $200K we had agreed on at hiring. It had a new staircase (not in our job) and lots of millwork that did not relate to our project, and again no HVAC, electric or other sub's bids -- again, SDB had charged us thousands for this budget and even three months later, it was $80 grand over and STILL INACCURATE! This same day, October 27, Pete and Barbara Pilkington took me to see a job they was wrapping up -- the millworker who did this house would be doing our house, they said. The millwork was TERRIBLE and DEPRESSING -- kitchen drawers didn't open and the stove was not flush -- it jutted out at least three inches from the "custom" cabinetry. The estimate from SDB had $22K for this same millworker to build custom cabinets for our new kitchen... there is no way I would tolerate this shabby work. Because of this terrible craftsmanship, and because of the steep change in budget, my husband wrote an email on 10/28 -- I quote: "Pete, Thank you for this and for your time yesterday. I am hoping that we can get this budget down closer to $200K, per our original conversations. Can you work with us to find additional places to trim?.. - The kitchen cabinet budget seems steep... can we look at alternative bids?... Thank you again for working with us on this.... Best, Andy". Pete responded with an email quitting (less than a week before the start date), and saying our request to observe the agreed-upon budget and find a different millworker compromised his values. He then wrote there was a way to "salvage" the job, but my husband refused. SDB charged us thousands for a budget they printed out from file. And their professionalism was so sub-standard -- beyond the shenanigans with our budget and their contempt for our professional decorator, they made fun of the height/stature of the clients at the house they took me to, and they also made light of this same client's veteran grandfather having a prosthetic leg. So mean-spirited. In sum, SDB will waste time and money with unprofessional conduct. SDB has refused to refund the monies we paid for the "detailed budget." Since their budget was a joke for the monies paid, and their conduct appalling, we warn people to stay away!! We have since met a number of contractors who will respect our budget, and time, and are polite and professional!

I am not one to shovel out unmerited praise, but I cannot recommend Gold Remodeling highly enough!…read more My family purchased a home in the Magnolia neighborhood, and when I tell you this house needed some work, I mean it! This house was built in 1959, and I know it will take a lot of work to deal with the original construction of that age. Our initial idea was to flip this home and re-sell it. In order to maximize our profits, we needed to renovate the kitchen, bathrooms, basement, etc. This is not my first rodeo; I previously hired many construction companies. I know what questions to ask and what to expect, but the process can be challenging as you try to find the right people for the job. We started the remodel three months ago. As I sit here, I now have two beautiful new bathrooms, a brand new kitchen, gorgeous bedrooms, a basement that can be rented as a rental unit, a fabulous new patio, and numerous other projects inside and out that have completely transformed my home. Josh was very responsive and a pleasure to deal with throughout the process. He ensured that the electrical, plumbing, and everything hidden inside our 64-year-old walls was as up-to-date as our new countertops and cabinets. The workers were highly skilled and extremely respectful of us and our space, as we had to work from home while they worked on our house. They finished the job down to the last detail. I also had a new roof and 15 windows replaced. The roof was a steep 12-pitch with some plywood needing replacement. New turbines were installed, and vents were painted. Clean-up of the area was complete. The windows were custom-made, constructed mainly by a local manufacturer. Some windows were so large that they required manufacturing from an out-of-state provider. All were installed by qualified technicians who thoroughly cleaned up the area. What stood out for me was the communication and the flexibility. Half through the project, I also wanted to do the basement. I wanted to add a bathroom, laundry room, utility room, and spacious living space. The basement can be utilized as a rental property, so by adding more stuff, I could get more value by having larger families living here. All of the walls were unfinished concrete, and the joints were exposed. It started to look much better after applying the first coat of texture and primer. Josh and his workers turned the basement from an empty concrete space to a warm, livable space adding value to the property. One of the things that was important to me was cohesiveness between the upstairs and the downstairs. Josh and his team worked hard to ensure everything matched the upstairs. In the end, even the door knobs matched the ones upstairs. From the initial consultation to the final touches, their team was professional, skilled, and dedicated to bringing my vision to life. The quality of their work exceeded my expectations, and I couldn't be happier with the results.

Thirdly, Haiyuan construction's pricing is very reasonable. For my first project with him, I have quoted from multiple contractors and his pricing is in the mid-low range. I definitely want to hire Haiyuan construction for future projects and has also recommended to my friends.
