We have stayed at this park several times in the past and had a great experience and really enjoyed the amenities. It is very sad to see how the recent changes and management and staff have affected the overall experience. We rented one of the on-site cabins for two days that allowed pets. What animal which animals Shortly, after the checkout, the cleaning lady that came by told our our 85-year-old Aunt, who was sitting outside the cabin reading, that she would have to move and could not wait there while the others finished walking the dogs. In addition, on top of the $75 pet deposit we were charged another $282 ($250+tax and fees)because they did not feel the cabin was left as it should be. I asked that they show me what the problems were and they showed me the following: 1. There was a small dog piddle by the front door more like an excited leak. 2. There were some water droplets on some of the dishes that were cleaned and put away. 3. There were some paw prints, not muddy just very slight barely noticeable on one of the bedding covers.I only wish I could attach the pictures of what was shown. There's just not a place in this email. The charges were so petty. A person I spoke with in the industry, suggested that this might be one of the means for gaining additional income. the pet deposit was more than adequate for these minor items.

A great location. But the rules made it an unpleasant experience. We were traveling with our RV group of friends and one of them could not make reservations because their rig was "too old". It is over 25 years old but it is in great shape has been refurbished on the interior. This is the first campground that has not allowed them to join us. Prior to arrival he had sent photos of his rig and was denied. While we were there we drove around and saw at least a dozen rigs that were in terrible shape, torn awnings, faded paint or decals pealing off, and sites with 2-3 vehicles parked in them. It's unfortunate that the rules apply to some and not all. We did enjoy our stays and actually added dates to our reservation. But not having our RV group there as a whole was a big negative for all of us.

    1 bedroom cabin

Stayed for 2 nights here while driving home to California from a Texas trip, we got in really late so the office was closed but they put our key to a 1 bedroom cabin in the drop box. When we got into the cabin it was very clean, the beds were comfortable so we slept really well. Only issue with cabin is the toilet was a bit wonky and wouldn't fill sometimes after using so you would have to take the lid off and manually get it to fill. Walking around we noticed how well kept the place is, along with how large their trailer spots are. The clubhouse has pool, shuffleboard, ping pong, and other games you can play. One thing that was a little bit of a bummer is they keep all of the games locked so you have to call someone to unlock, which isn't an issue but the number that is posted you don't usually get ahold of anyone, there is an emergency number that I guess you can also call to have someone unlock. Everyone was nice and helpful overall. We enjoyed this resort so much that before leaving we booked a week trip this summer.

We absolutely loved our stay at Verde Ranch RV Resort. The resort is very new, clean, and well laid out. All of the RV sites and the streets are very large and easy to pull into. This resort has a great clubhouse, a pool with two hot tubs, laundry facilities, bath houses, a dog park and several places for your pet to go potty at throughout the resort. We love that the resort is so dog friendly. We were there over a weekend that the resort was celebrating Halloween, and we loved the amount of activities they planned for the kids. The staff put a ton of effort into the haunted river trail which our kids loved! They also did a hayrack ride, a glow party, marshmallow roasting, tie dye t-shirts and trick or treating. This resort is in a good location for visiting Cottonwood, Prescott, and Sedona. It's also only 10 minutes to Montezuma Castle National Monument which was an amazing sight to see. We loved our stay so much and we cannot wait to come back to Verde Ranch RV Resort!

It's a beautiful rv resort. Stayed there for nearly 5 months. Showed up a few days prior to moving up to the area and they had plenty of availability. I gave myself a tour of the property and the amenities were fantastic. The price is more than most areas. And although I wish it was a bit cheaper. With all the staff and amenities I understand why it is so. I'm not sure what daily or weekly prices are but they have 4 different prices for sites for monthly rentals ranging from $740, $870, $950, and I think $1100. Also there is a $75 flat rate electric fee. And free wifi that works pretty well most of the time. Two bathhouses/laundry rooms. The shower/bathrooms are private. There are 8 or so washers and the same amount of dryers. They open at 8am and close at 10pm. The recreation center is very large and spacious. It has a full sized kitchen. Tables and chairs and couches. A side room that can be rented out for private events. Shuffleboard and pool table. The gated heated pool and two hot tubs are open year round. They also host movie night as well on a projector for everyone in the pool area. There is also a work out room with treadmills and bicycles. As well as more bathrooms. The grounds are kept in great condition. If anything breaks or needs repair simply speak to the front desk and it will be fixed the same day or close to it. All the staff on property are friendly and wholesome. Some of them even live on property. So imo I'd give it a 4* rating on price. But everyone else is 5*. And I have a hospitality background and the staff are amazing. Shoutout to Wayde for being the happiest person and always a pleasure to speak with.

Great place to stay over Labor Day weekend. Place is kept super clean and staff is very friendly. Nice pool and amenities. Be prepared for the bugs and mosquitoes if your site is next to the river, won't do that again.

We are full time Rvers and this park was our 1st park with a stay longer than a day on our maiden voyage out of SoCal. This park will forever have that in our memory banks. We arrived on November 22nd and stayed for 10 days before heading back into the California desert. Here is what we loved: ----------------------------------- Easy reservation and check in process. Email confirmation for booking and any changes. The entry to the park was a pretty wide driveway The park was relatively easy to navigate We were in a 'west coast' ample site. Long enough for us to put our back patio down. Wide enough for the side patio. Onsite services.. the best and least expensive rig wash we'd gotten quotes for. Great laundry facility with 'Pay Range'. No need to schlep quarters. Pickle ball courts River and path to walk along Doggie areas with bags and cans Close to Sedona, Jerome and National Monuments Pull through. Good, well functioning hookups. Nice central facilities, like community room (even though it was closed, it looked nice) Near grocery stories and restaurants Newer cabins for non Rvers. Here is what didn't work for us: ----------------------------------------------- The COVID protocol here? The woman that checked me in was super nice and was not wearing a mask. Very loose COVID-19 protocol. Someone from the staff caught Covid and so they had to shut a bunch of stuff down. Mail service, etc. Not a lot of trash cans around. It was a good hike to get to the covered dumpster cans from where we were. No instantcart at the time. They communication around the COVID-19 shutdown of services was not consistent. Weird round about right at the entrance. For a 44' rig, that was something to note. There are no trees in the park itself. Would be rough in the summer. This would be our 3rd RV park from our maiden voyage as full timers. We'd generally give this a two thumbs and a paw up! This is a relatively new park, so by the time we roll through there again, they might have worked out some of these issues. Thanks for a nice stay! #milehighbeach (you can follow us on YouTube and IG) 2021 Grand Design 399TH See ya on the road!

If the office closes at 5:00pm and we are arriving without a reservation (since it is after 5:00pm), is there a board that shows open sites and we can pay in the morning?…

Greg - we arrived after 5pm. I would recommend a reservation as they get quite busy. You can reserve and pre-pay via the online portal. There is a box at the front door of the main building where they will leave a map and documents with your site…

Just don't expect a complete change of scenery. This is "high desert", which basically means it's the same old scenery, but more shrubs because it's a good 15 degrees cooler. You are not entirely escaping the summer heat, so if you're that sensitive, move further north. The campground itself is pretty boring. There's not enough open space to do much of anything but sit around and stare into the distance. It is also relatively flat, with no real hiking trails. If you like walking up tall things or participating in open-field sports like soccer and flag football, you will be disappointed. What's cool about this is the stream that flows through. It was 100 degrees out, but suddenly manageable as long as you sat next to the surprisingly cold water under plenty of shade. Walk a little bit upstream and downhill and you'll come across a shallow watering hole that appears to be the main attraction. But if you walk a good mile upstream, braving the terrible, terrible footing that is the seemingly endless off-trail pathway of large rocks, you will be rewarded. There's another large area for swimming, and the majority of campers won't bother going there. At roughly 5 1/2 feet, it's perfect swimming for just about anyone. But yeah...that's cool, but about the only thing (besides making s'mores) you'll really do here. It was cool for a one-night, one-day getaway if you want everyone in your life to leave you alone.

High clearance vehicle highly recommended - you go 14 miles on a dirt road ( not too bad ) then you make another 6 mile dirt road sketchy for sure ! The last bit of the road you will only be able to go in an off road vehicle. Honestly when you get to the plant there is a dirt road on your right with a closed road gate- this is going to be the easiest route - WARNING - if you want to adventure and find it yourself this is a spoiler alert Walk the road with the gate - stay on the dirt road there is a sign that says hot springs and has an arrow to the left - disregard and keep walking ... pay attention at about a mile for a foot path off to the left there is a rock with a patch of green paint on it ( it isn't super noticeable ) take that path straight toward the river. Once you reach the river you should be able to see a large rock with a big hole in it to your left and if you look carefully to the left you should see a palm tree from the old resort. Cross the river and head downstream for about quarter mile. If you happen to take the dirt road all the way until it dead ends into the river you can still cross here - about thigh deep - the part to crossing here is you have to cross the river twice and go through a grassy watery island then head downstream ... ( you'll see exactly where you should have crossed on your way to the springs. ) haha ... if you decide to take the path near the river - it isn't marked you just have to kinda follow others foot steps - you do have to scale some small rock formations if you find your self stuck in bamboo and find the road to your right you actually where you need to be . I suggest taking a picture of the trail since service is spotty . Definitely a place worth finding - but it is a little tricky - now that we adventures to find it it is easy but finding it the first time not so much - definitely give yourself a day to get there / enjoy and get back - the river was really cold and swift - grab a sturdy stick for balance .. bring water shoes !!! I did it barefoot and it is defining slick ...we got lucky to have only 2 people there when we showed up that left shortly after we got there but I have heard it can be really busy ( and naked )

I wish I knew more before going. I need to know more information about how things work at Fossil Creek. Even after going, though we enjoyed ourselves, I still don't know how it works. There were no signs telling you where you can access trails to get to the creek. You just had to guess. I found a trail at our Homestead parking lot, but it was very steep and a little dangerous. We found a spot okay in the shade but was very small for our party of 6. We worked so hard getting down there that we just made it work. After leaving we went up the road a little way in our vehicle to see what the other spots looked like, but I saw no bridge or easy access from The Bridge parking lot either, and the road was just way too bumpy. I hope my wife's suspension is okay on her Mazda CX-5. The information before going should've told us about the road and what to expect, basically how to plan. It's all a guessing game. I could've asked the Ranger lady more questions, but I didn't know what to ask. My boss made things sound different. Apparently you can't drive people to the waterfall trailhead anymore. You have to walk over 2 miles on a dusty dirt road in over 100 degrees with vehicles driving by kicking up dust. That makes no sense whatsoever. We enjoyed our time at the water. Everything else leading up to it and after it we could've done without. I don't see us coming back unless we have someone with better suspension and/or better knowledge of the area. Thank you.

I don't know what it is about this area - buuuuut, this lovely camp host was the ~only~ one to answer the phone, after calling nine others in the area, simply because they were on the way. Awash with relief, I thanked her profusely just for picking up the phone. She must have been surprised - I could hear the smile in her voice - she said "I always answer the phone." As it turned out, she was hosting in the RV Park, was ~already~ closed for the evening and had only one spot left, one! Yes, she'd save it for me. "Just call me as soon as you pull in - I'll meet you!" She was incredibly warm and welcoming, not put out at all to have met us after hours. You have no idea how grateful we were... after stewing over calling all the other places. We even had quite the disaster calling another place where we had stayed before... (read on - you can find it.) We were soooooooo tired from driving... The remaining spot was right up front, near the office and the shower, (which couldn't have been more perfect, since we got there in the dark) so we didn't have to hook up water. When we got up the next morning, we discovered it was landscaped and manicured beautifully, enormous spotless showers and paved. There were fabulous trees and picnic tables for all the sites. From reading the park map, I learned they're open year-round. We couldn't have custom ordered a nicer place! To have the host meet us after hours, essentially coming to our rescue, was nothing short of magnanimous. It's truly a thrill to share our adventure with others by posting. It's positively our privilege to have met her! We go through this area maybe once a year, and will certainly make this a regular visit. We can't wait to go back! Her sweet name was Geri!
