I give Linnette and her team the highest recommendation possible.  If you miss out on working with her, you're making a mistake.  I originally met her when buying my home in North Oakand 10 years ago, and she was excellent.  During Covid, I left the area, and in 2026 I made the decision to sell.  It was a no-brainer to go back to Linnette.  I am across the country, and she managed the entire process with no hassle for me.  Took care of specs, comps, price modeling, recommended renovations, affordable contractor, etc.  She and her team were in great touch throughout.  I trusted her opinions, and she got me a wild number of bids and an incredible purchase price. Everything went off without a hitch. I would definitely work with her again. Thanks, Team Linnette! read more

I can't say enough good things about Linette. I met and spoke with several realtors before meeting her, and she was the one. Incredibly smart and knowledgeable, she gave honest opinions and made me feel like I was in the best hands--with both her and her team. I knew they would do everything possible to make the sale of my house not only profitable but also enjoyable. Since then, I've reached out to Linette several times with questions about the real estate market, and even when I had concerns about a neighbor potentially affecting my property value. She has always been responsive, caring, and generous with her time. I'm so glad I was referred to her. I recommend her to everyone I meet who is in the market. As long as I live in the Bay, she will be my go-to for all my real estate needs. Look no further! read more

Linnette sold our Oakland house and we are super satisfied. She listened to us and our wishes and needs, used her crack team to get our place ready, communicated and responded with us in a timely way, produced a great listing and brochure, and handled a ton of details in an easy, light-hearted manner that made the whole process fairly light work for us. Selling can be stressful and she made it all better. We highly recommend her as an agent, a total pro, and as a wonderful, easy-going person. We would work with her again in a heartbeat. read more

I've left reviews for Linnette and the Abio team before, but here I am again, because honestly, they just keep showing up and delivering in every possible way. Most recently, they helped me sell my home in Oakland, and once again I felt completely supported from beginning to end. Linnette and her team are organized, responsive, clear, and calm under pressure, which makes a world of difference when you're juggling timelines, inspections, emotions, and endless paperwork. They're just as skilled at the behind-the-scenes logistics as they are at the hand-holding and pep talks when things get overwhelming. I first met Linnette 15 years ago when I bought my very first home, and she's now guided me through three purchases and two sales. She's exactly who you want in your corner. She is genuine, grounded, and incredibly savvy. She's warm and real, but also sharp, strategic, and fiercely on top of every detail. One thing that really sets Linnette apart is that her support doesn't end when escrow closes. If something comes up - home insurance questions, a refinance, a repair - she's there. She has an amazing network of trustworthy professionals for just about everything: locksmiths, contractors, fireplace specialists, roofers, you name it. It's like having a real estate guardian angel long after the deal is done. If you're looking for someone who will advocate for you, guide you with clarity, and genuinely care about your future, look no further. Linnette and her team are the real deal. I wouldn't work with anyone else. read more

Amazing service by Linnette and her team. She prepared our rental in Lafayette to perfection-gardening, painting, cleaning, everything needed to make it sparkle. She listed it and found tenants within a few days. Responded to requests immediately. We couldn't be happier!! read more

The most memorable moment with Linnette occurred at my dining room table. I was expressing concern about the internet being full if stories with seniors being taken advantage of by contractors, investors and agents for their undervalued properties which had fallen into disrepair. Linnette took my gand, looked me in the eye and in an emphatic voice stated she would treat me like her own mother. The house was beautifully restored, at an affordable cost and with complete transparency. All mothers on the Linnette Team can be proud of their children!! read more

Mr Mendez (Luis) is the perfect upgrade Heritage needed!!!! Very proactive and fluid with communications. Very happy with Luis and Heritage is lucky!!!! read more

Linnette and her team (Kim and Eliza) were amazing in all facets of the sale of my condo AND the purchase of my new home. Everything was smooth, seamless, an timely. Linnette and Abio are incredibly ethical and will believe in your vision of what you call "home", while supporting your every need and helping to manage any surprises that may happen along the way of a new home purchase or sale. I cannot recommend Abio enough and I feel like I had personal friends that were looking out for me and keeping my best interests at heart. Thank You, Abio Properties!! read more

Linnette and her team did a great job updating my house in preparation for sale. The house and garden were beautiful when they were done! They took care of all the work, quickly and efficiently. When they were done I wished that I had done the work while I still lived there. They made the whole sale process so easy. I highly recommend them! read more

Linnette is absolutely amazing. We put our house on market with other agents expecting it would go quickly. And then it didn't and we were devastated. With our confidence shaken by our prior experience with another realtor, Linnette jumped in immediately to help fix all the things and get us back to market in less than 2 weeks!! She's thoughtful, does her homework, and works hard for her clients. We are so grateful for Linnette and the Abio team, she will definitely be our buyers agent when we are ready to dive back in on buying a new home. read more

I can't recommend Linnette and her team enough! I began speaking with Linnette back in spring of 2022 after getting a divorce and contemplating selling my house. After receiving some legal advice to not sell until the divorce was finalized, I updated Linnette that I would reach out when everything smoothed out and I was ready. 2 years later, and I still felt such peace of mind about choosing Linnette to be my realtor. She is consistently a transparent realtor about both the market and the house itself. The recommendations that she made for home improvements were thoughtful and truly transformative, and her knowledge regarding Oakland neighborhoods are second to none. I can proudly say that my house selling was a huge success as I walked away with more money than anticipated, and it was only on the market for 2 weeks (and my home was located in East Oakland). Linnette and her whole team made the entire process as smooth as can be! I'm so happy that I chose to trust Linnette and her team, and will definitely use them for any of my future realtor needs! read more

Linnette & Eliza were wonderful to work with as they assisted us in finding our dream home in Danville, CA. We searched Moraga, Orinda, Lafayette, Walnut Creek, & Danville with this amazing team. We had a list of priority items including home size, school ranking, proximity to schools, yard requirements for our dogs, and price. We felt supported and prioritized throughout the entire experience. Linnette is consultative in her sales approach and has an expansive network of local professionals that she works with. This enables Linnette and her team to give you an experience that transcends just "selling you on a home". I really felt that Linnette and Eliza tailored this purchasing experience for us. Linnette has been super helpful before, during, and after the purchasing process. An example of this is her utilization of a network of local contractors, insurance brokers, escrow officers, notaries, handymen, and roofers she knows, all of whom are fair and reliable. This network and consultative approach has made a huge difference for us already. We plan to use Abio again in the future for our next purchase and will be referring anyone we know who plans to search for a home in the area. read more

Linnette and Erick were a huge asset as our buying agents in our journey of jumping into the homebuyer market this year. The team approach allows for availability ti support with needs such as viewing properties on short notice and quickly providing disclosures. Linnette made fast work of finding us our perfect home! We hired Linette + Tobias of Abio to sell our parents' old house in North Berkeley. Upon walking into the house to meet with my siblings and I, Linette immediately lit up the room with her creative ideas and charisma. After our parents passed away, we were looking to sell the family home where we all grew up in the Thousand Oaks neighborhood. Linette was authentic, empathetic, and thoughtful in handling such an emotional sale. But of course she also demonstrated a marketing and sales savvy earned from years of experience. Tobias also brought a strong combination of marketing and sales skills and empathetic customer service, and also added his experience in restoring and updating homes. He also has an intimate knowledge of the Thousand Oaks and North Berkeley areas and markets. We were super confident that the team of Linette and Tobias had a powerful combination of excellent communication skills, charisma, sales savvy, and contacts to optimize the sale of our parents' old home. Unfortunately my siblings decided not to update and sell the home at that time, but I'm sure if we had followed through, Linette and Tobias would have executed a really nice update to the home, a creative marketing strategy, and a lucrative sale. I highly recommend Linette and Tobias from Abio. read more

Linnette and her team did an amazing job on the sale of my home in Rockridge Oakland. From the very first time I got on the phone with Linnette, I could already tell from Linnette's easy-going personality that we'll work great together. I had already moved out of the bay area and needed to sell my home remotely, and Linnette assured me that her team can help me get my home ready (i.e., minor remodeling) to put on the market within a reasonable amount of time without me having to actively manage the projects. And Linnette delivered. Within 5 weeks, Linnette's team transformed my home to a brand-new looking home, with new floors, new amenities and fixtures, updated landscaping and new paint throughout. The house never looked so great in its entire existence. Then came the staging. Wow! What a transformation! I was thrilled. Throughout the facelift process, Linnette kept me informed about the progress and the costs. We were right on the original budget that I had set out at the beginning of the remodel. This shows you the great project & budget management skills that Linnette has. Once the house hit the market, we got several interested parties but had to change up our strategies a few times before we found the right buyer. Linnette was very patient with me and never pressured me to go with any of the first offers. She wanted me to feel good and comfortable with the decision I was making. Linnette always had my best interest in mind, and in the end, we found the perfect family for my house. Thank you for all your help and dedication, Linnette and Team!! I am truly luckly to have found you! read more

What can I say about Linnette Edwards and team? I have done 11 real estate transactions in various market conditions in the last five years. This experience has been the pinnacle of all of those transactions. Abio is a turn key solution to real estate. This was especially important to me, because I was no longer living in the Bay to oversee anything. In my case as the seller, Linnette Edwards, the owner, provided detailed financial analysis and recommendations of improvements to made to the house in order to get the best return. When she told me what she thought she could get for my house, I honestly did not believe her. But given the track record of her company, I chose to have faith in everything she explained to me. Abio has its own eco system of contractors who know the formula cold in how to beautify a home for a very deserving buyer. Given how difficult it is to gain access to nearly anyone in the service industry in the Bay area, this is a huge plus. They made my house so beautiful, it made it that much harder for me to let it go. The house was ready to go in about one month. It was on the market for less than two weeks. It was listed at a price comparable to the "comps" for its size and location. In other words, it was not a lowball price below market just to drive traffic. It was a multiple offer situation that resulted in an outcome of $165K over asking. My favorite part is that it went to a wonderful person who really needed a lovely landing after a hard chapter in their lives. Integrity, expertise, execution and heart - all under one roof at Abio. Hands down, I have never had a more "white glove" experience than this. So very grateful to this entire team. read more

I reached out to Linnette after reading her reviews here on Yelp, and after working with her - I had to echo how wonderful she is, especially: - Advice and clarity: In addition to knowing all of the details and quirks of real estate in the Bay Area, Linnette is part educator and part counselor. She offers very levelheaded advice and clearly outlines all of your options at every decision point. - Industry expertise: Linnette stays on top of the real estate industry and regularly offers perspective to her clients. We were working with her as the covid-19 crisis started hitting, and she kept us informed about how those unusual circumstances were affecting real estate. - People first: Linnette has built Abio based on culture and values, which comes through working with her team. We always felt supported, never pressured. Linnette also has a vast network of experts that can support your decision making. read more

We have bought and sold many properties over the years from Wisconsin to Massachusetts. Linnette is by far one of the best realtors we have worked with--we moved to CA after living on the east coast and were terrified by the prospect of not finding a place to live. Linnette brought us the sanity and calm we so desperately needed. She knows every neighborhood, down to the buildings and homes--look no further. Linnette will find what you are looking for with a calm, supportive and caring approach matched by no other realtor. She knows her business, has so many contacts from contractors to financing, and brings fun to a process that can be overwhelming. We are so grateful we were able to work with her. The next time we sell or buy in the Bay area, Linnette will be our first phone call. read more

Linnette and her team did an outstanding job all the way around. First they evaluated our house and helped us determine what upgrades would be most cost effective in improving our sale price. Linnette gave us a spreadsheet which compared different amounts we could spend to upgrade the house and what sale price we could expect for the various options. Her team upgraded the landscape and cosmetics of the house in ways that were transformational--and that we couldn't have imagined ourselves. They did this quickly for a reasonable price. The staging and marketing materials really showed the best side of the house. The numbers Linnette projected were very accurate and our sale price was actually better than we expected. We had to adjust the plan a few times along the way to adapt to the changing market, which I think is normal for any project. Finally, she did a good job negotiating the final price with multiple offers. Overall, we were very happy with how Linnette and her team handled the upgrades and sale of our house. read more

Linnette has now sold three East Bay homes for our family, and I would recommend the whole team without reservation. I consider them the real estate dream team! Linnette was my chosen listing agent during shelter in place, which meant there were unprecedented challenges with regard to marketing, showings, etc. She consistently demonstrated why she is the expert in the regional market. She manages challenges intelligently and provides reliable, insightful, and timely strategic information to support decision-making that no other agents do based on my prior experiences with buying or selling properties. Linnette has utmost integrity, respect among her peers, and understanding of the market. She extends trust to all stakeholders through sincere communications, adherence to requirements and commitment to excellence. Her creative ability to convey the "soul" of a home or property is unmatched. Without a doubt, if I was buying or selling property in the region, Linnette would be the first person I'd call. They were very satisfied and pleased. It was a hard situation and she handled it very well, and openly communicated with me. read more

Linnette and her team went above and beyond to help my wife and I sell our home in Alameda. In the end, we got great visibility, 14 offers, and were incredibly pleased with the top offer. We will absolutely work with Linnette and her team again. read more

Linnette was amazing in getting our offer accepted for our dream home! My husband and I decided to look for a bigger house in Oakland/Berkeley area before Dec last year. We found Linnette from the show HGTC-House Hunter, in that episode, the buyer worked with her for several years and finally bought a house. When we saw that, we just thought it's a perfect agent we are looking for, someone who is a patient and knowledgably in the area. We initially contacted her via e-mails and made an appointment to look several houses on the first day we met right before Thanksgiving. She was nice and most of the houses she showed us meet our criteria. At the end of our appointment, she suggested us to wait after holidays to have more nice houses on the market. She said we can look for more houses at that time. We had a really good impression after the day and thought we were lucky to find her as our real estate agent. We were out of the country during the holidays and we got her message when we returned. My husband tried to reply her many times through e-mails and phone calls and also left messages to ask her call back but she never did. Initially we thought she was too busy with work and life so we wanted to give her more time to response us. Its March now we still did not hear back from her, we are really disappointed and felt disrespected. As an agent, if you don't think we are a potential buyer and don't want to waste time on us, you can just give us a reply and give whatever reasons that you couldn't work with us. Ignoring our phone calls and e-mails is totally unprofessional and impolite. read more

My wife and I found her too high pressure for us. She is very friendly, enthusiastic, and a "top producer" (meaning she is skilled at getting people to part with their money). After about 3 months and a couple offers, we felt she became impatient with us because we didn't want to place higher bids. The last home we viewed with her she thought that it was such a great value we needed to put a bid on it that night if we wanted a chance (she was leaving on a business trip the next day). We didn't love it, didn't place a bid on it and changed Realtors shortly after. The house was still on the market months later at a reduced price. (We did find a home at a price we were comfortable a few months later with another Realtor). She shows her listed homes very well and would use her to sell our home. read more

As a first time homebuyer, I was nervous about the whole process. I took the time to research realtors and interviewed 3 of them. I found Linnette on Yelp and chose her. I definitely made the right choice. She was extremely patient with me, educating me on the whole process, neighborhoods, etc. Her patience with my never-ending questions was greatly appreciated. She steered me away from neighborhoods that she felt, based on our discussions, wouldn't be suitable for my tolerance of nightime activity. She knows her shit and is a go-getter. She's very responsive and seems to work 24-7. She also has a keen eye on fluctuating values of neighborhoods and can tell you which neighborhood is up and coming. Eventually, she found a home for me in Oakland that, in the 2 months I've live in, I'm extremely pleased with. read more

Over 16 months of looking for our perfect home in San Ramon, Linnette Edwards was totally unflappable, always available for advice and weathered my emotional freak-outs about the entire experience as if it was all part of the process. She really worked with my family and got to know us and the kind of place we want our family to live in. She always made us feel like we were her only clients and we were absolutely convinced that she had our best interests at heart. The thing that we valued most about working with Linnette was the immense trust that we had with her. We knew that Linnette was not going to let us get swindled, or buy some lemon of a house. She was so intuitive and could pick up on when we just weren't feeling it - no matter how great the property was on paper. Linnette Edwards knew the bay area well and tried to show us properties that had potential. Well, over a year and god knows how many viewings later, we finally moved into our new home. Linnette stuck with us every step of the way, even through the long and tedious short sale process. Any agent who sticks through that gets 5 stars and then some! I don't know if we would have made it without her! Not only that, she's a great negotiator for us. When my family finally found the perfect place, we almost put in as asking, but Linnette was able to assist us in negotiating a lower offer and saving us lots of money. She definitely did the job and sealed the deal for us. Linnette is patient, kind, smart and always ready go above and beyond to make sure her clients are happy and end up in homes that they love. If you are looking for AMAZING, experienced, thoughtful realtor - you've found her. Thank you Linnette for all your help read more

I second Kristen T.'s comments. I had NO IDEA just how critical a good real estate agent is. They don't just find the home for you. In fact, that is not even the best use of their talents as far as I am concerned. What I have learned is that the skills of a good agent lie in navigating the sea of hurdles and potential disasters that crop up along the way, knowing the business and how to handle each situation with professionalism and aplomb. This is what Linnette does. Without this, I would have been a complete mess and I doubt the sale would have even gone through. It is her level of experience, her intelligence, her dedicated perseverance and, simply put, her wonderful personality that make her so skilled at what she does. Even though we were first-time homebuyers of a short sale and, as such, not her most lucrative clients and even though her fee was drastically reduced by the seller's bank (something she knew all along and we only found out at the end of the sale from the seller's agent) she worked tirelessly for us. For those who do not have experience with short sales, they are notoriously difficult and time-consuming. After submitting our offer to the bank on the first property it took three months to get final approval. During that time we made a couple offers on other properties, entering a 24-hour bidding war on one. Linnette never let up. She was patient, kind, and reassuring, but was also discerning enough to give us excellent guidance when we needed it. In short, we feel incredibly lucky to have had the chance to work with her. Thanks Linnette!! read more

As a first time home buyer, I knew absolutely nothing about the process. I worked with Sarka, who was highly responsive, especially during crunch time when we were trying to close. I asked what were probably a lot of dumb questions, but she gently and expertly guided me toward the perfect place that was within my price range and in a great area (she has terrific knowledge of Oakland and surrounding areas). There were additional hurdles she had to jump through with the lender and selling agent (at no fault of her own), and she did so like a pro! I mention her name to any of my friends or coworkers who mention that they are thinking of buying a home. I HIGHLY recommend her. Not only was she knowledgeable and professional, but also fun and personable and bent over backwards to help me find my perfect first home. read more

Yay Linnette! My husband and I found Linnette on Yelp and we knew pretty much instantly that she's the one we wanted to work with. We are newlyweds and we were shopping for our first home. Linnette understood our wants and needs and was patient with us through the entire process. Her input is invaluable and her feedback as to what is a good value helped us make our final decision. When we finally found our home, Linnette really went to bat for us. Her connections helped get us a great deal on our house and she continues to hook us up with mortgage brokers, contractors, and pretty much anything else we happen to ask her for. We'll be having Linnette over for drinks and watching the sunset from our spectacular view for years to come! I can't recommend her more. read more

I used Linnette Edwards as my buyers agent in my first home purchase of a two bed two bath apartment in South Beach, SF. I came into the whole experience knowing little more about buying a house than the fact that it would cost me a fortune! Linnette was able to break down the whole process for me and explain things very clearly and carefully without overwhelming me with information. Linnette and her team were great at responding to my questions in a timely manner - normally instantaneously over the phone, but if she wasn't available instantly she would be sure to return my call within the hour. Now thats what I call great service! As others here have said, Linnette excels when you want things to go through quickly. I called her on a Thursday after seeing the place and we had an offer accepted by Friday evening. My only complaint would be that she was so damn efficient and on top of things I didn't have any time to consider backing out :-). Linnette also gave great advice on what our offer should be - in this market you need someone who can help with that. On top of her professional skills, Linnette is just a lovely person to work with. Always friendly, smiling and making you feel really at ease. So thank you, Linnette, I sit in my lovely loft writing this review and if it weren't for you I would not be here with a big grin plastered over my face. read more

In all honesty, I turned to Linnette because when I saw all of her high ratings, I thought, "someone who's willing to spend the time manipulating her Yelp ratings this well must be able to sell my house at a great price." It was cynical of me, but pragmatic. Turns out, Linnette is COMPLETELY AWESOME! She's got an amazingly pleasant personality and yet she's a force of nature. She's a really nice person, very intelligent, and very, very, competent. And believe me - that girl gets shit done! As an IT professional, I appreciated the way she and her partner fully utilized technology for marketing, communicating, and paperwork. As a nervous homeowner, I appreciated the way she played therapist on occasion. She pushed me when I needed pushing and she coddled me when I needed coddling. She even told me to "suck it up and deal with it" (not in those words...) on occasion and I respect her for that because she was absolutely right. Linnette started the process by sitting me down and giving me a very thorough presentation on herself, her marketing philosophy and technique, her thoughts on my property, and what I can expect. I was so impressed that I decided to put myself thoroughly in her hands. I got myself out of the house and let it be painted, staged, landscaped, and photographed. Linnette created a beautiful and professional website, slick printed marketing collateral, and when she was done my house was so beautiful that it was featured in the SF Chronicle. It became the house I would want to buy! I got a solid sale and the buyers are as happy as I am (which is important to me!). Isn't that how every sale should go? read more

Linnette helped us find our home in Orinda this summer. We got connected with her through a recommendation from another realtor, and couldn't have been luckier. We had already narrowed our search to the Lamorinda/Walnut Creek area. Linnette grew up the area, so she had great knowledge about exactly what neighborhoods we should target to match our budget, tastes, and needs. She frankly advised us on the pros and cons of each neighborhood and house we looked at, which was very helpful, since we weren't as familiar with the area. When it can time to make an offer, Linnette gave us great advice on strategy, and did a lot of work behind the scenes with the other realtor to make the process go smoothly. We bid on our first house and it was accepted with only a small price increase in the counteroffer. Linnette and her team supported us very well during the closing process, keeping us informed and reassured throughout the whole process. She referred us to a mortgage broker who was top notch, and had lots of solid recommendations for contractors for our new home. She also provided lots of information about services and utilities in the area. On top of it all, Linnette is just a cool, easygoing person, and fun to work with. I would highly recommend Linnette for your East Bay house hunting. read more

Thanks to Linnette, her incredible track record, and her credibility in the industry, I am very lucky to be living in a home I absolutely love. We stumbled upon a home in a neighborhood we hadn't even considered in San Francisco. It had been on the market only a few days and already had several offers (even in the crappy economy in late 2009) so we had to move extremely fast. I truly believe the only reason we were brought into the mix is due to Linnette's outstanding reputation. By having her represent us, we suddenly had some clout and our offer became "entertainable." Once we jumped through some hoops and managed to get in contract for the house, Linnette was even *more* on it. She checked in multiple times daily and played the role of cheerleader and coach at the same time as we worked through various hurdles. Her experience and attention to detail, coupled with her positive attitude and sense of humor was the perfect match for me. And from the beginning, she understood my unique needs and managed accordingly. I am so grateful to Linnette and her team for all of their support and hard work -- I would highly recommend them to anyone on the hunt for their next dream home... read more

My husband & I can't say enough about Linnette & her team! In owning our home, we had cared for a number of the foundational updates that come along with owning an older home (i.e. roof, electrical, plumbing, etc.), but it was Linnette & her team that took the house to the next level! The updates and prep to get our home listed were phenomenal, and they did everything that they were able to spark interest, to get prospective buyers in the door, and to get us the best offer (from more than three handfuls of offers!) We truly appreciated Linnette's gentle guidance and professionalism throughout the selling process, as well as the collaboration and responsiveness of her & her team!
