We recently worked with Kristi and Lisa to sell our home in Moraga, and the experience was truly incredible. From start to finish, they were professional, knowledgeable, and super pleasant to work with. They provided excellent guidance on pricing, home preparation, and staging. We trusted their advice completely, and it paid off--we ended up getting more for our home than we anticipated. It is clear that their expertise in strategy and prep made all the difference. Beyond the results, they were just great to handle the process with. They are responsive, proactive, and always do exactly what they say they will. If you are looking for agents who really know what they are doing, I advise you to trust Kristi and Lisa. We couldn't be happier! read more

Lisa and Kristi are a wonderful team. We bought and sold a house with them over the past (3) months and we couldn't have done it without them. For the purchase of our new home... 1) Lisa and Kristi have an amazing network. We needed to put in an offer in a single day and they mobilized their network to get us pre-approved for a loan, insurance secured, and a few last minute visits to the house for 'mini-inspections'. 2) Lisa and Kristi have access to tons of 'pocket listings'. They are part of Compass, which runs most of the listings in our area, but they are well-connected w/ the broader real estate community to understand what's coming, what are the details, and what is a fair price. 3) Lisa and Kristi have great knowledge of what to look out for. There were more than a couple things that they caught, which saved us time, money, and headaches. For the sale of our existing home... 1) They keep a pulse on the market, which shifted in the (2) months between when we bought and when we sold. The level of pricing insight was essential to have a successful outcome, and much better than any ChatGPT analysis :) 2) They know what buyers are looking for, which then drives how they prep and stage the houes. They were very communicative, open to ideas / suggestions, and timely. 3) They understand how home selling works, and paced us to ensure that we set offer dates, reviewed bids, and asked for more when it made sense. All in all, they are a great team that complements each other well. We went from home viewing to offer accepted in 5 days for our purchase, and we went from listing to accepted bid in 5 days on our sale. read more

We recently decided to purchase a second home in the Bay Area and set our pricing parameters somewhat unrealistically for what we wanted between $1.5 million and $2.5 million. We also were not initially sure of where in the Bay Area we wanted to be, but ultimately narrowed our search to Lafayette/Orinda over the course of four to five months. Throughout our process, Kristi was very patient, responsive, knowledgeable and direct with her evaluations of homes we looked at. After a few false starts on houses we bid on, Kristi pointed out an off market home we should consider on a Sunday morning. Since were out of town, Kristi quickly toured the home, showed us around by FaceTime and worked with us to make an offer and secure a purchase agreement that day. We are very happy with the house we purchased and would definitely use Kristi again (and we came in under budget!). read more

Lisa and Kristi provided exceptional service from start to finish. They were attentive, creative, and consistently responsive to our needs. Their project management skills ensured that every detail was handled efficiently, and their marketing strategy was truly first-class. They went above and beyond by hosting open houses nearly every weekend, demonstrating their strong commitment to achieving the best possible results. We highly recommend Lisa and Kristi to anyone seeking professional, effective, and dedicated real estate representation. read more

Bringing Real Value to Both Buyers & Sellers We've been very fortunate to work with the Brydon & Ives Real Estate Team both when we moved to Lamorinda from the East Coast and again now that we've returned there, selling our home in Moraga. Moving to a place where you don't know anyone or anything about the community is hard enough. Having to do that from 3,000 miles away and with a 7.5 year old who's only known her Northern VA home makes it nearly impossible to get it right. Lisa and Kristi got it right! They both went above and beyond by helping us not only find a house to buy, but also investigate the suitability of the only rental apartment available while we looked for that new home. They understood the needs we had as a family. When it came to touring, they applied that EQ along with their local knowledge of Lamorinda to help us find the right house and negotiate the right price. This year, as we decided to move back to the East Coast and sell our Moraga home, this dynamic duo was our go-to team. And, again they went above and beyond in what was an unknown market and had our backs. Lisa's keen eye for necessary house updates was perfect as was her coordination of all of the contractors. Kristi's attention to detail with all of the paperwork and requirements eased our burden. Their real estate strategy was a game changer. Each woman's skills and expertise complement the other's - and together, they are the perfect team to handle our sale. Needless to say, anxiety was high as we navigated this market, and Lisa and Kristi did a great job providing information, assuaging our fears, getting the house ready for sale, and selling our property for top dollar (13% above asking.) We couldn't be happier with the outcome! We only wish that the Brydon & Ives Team were available in our new community to make it all as successful. We highly recommend them! read more

We had a great experience selling our house in Lafayette with Lisa and Kristi. Their professionalism, expertise and knowledge of the market are second to none. They made the process seamless and easy for us as sellers. We were truly impressed with their around the clock contact with us and their involvement in every single detail. They even helped prune our rose bushes on their own time! If you're looking for the best agents (and also just really great people), consider Lisa and Kristi. You won't be disappointed! read more

Kristi was phenomenal to work with. We were a nuclear family becoming a multi generational household and had a laundry list of very specific criteria. Kristi got to know us very quickly and never made us feel discourage or too demanding. Her responsiveness, caring and deep knowledge she shared helped us to never lose hope. Long story short, she found us our absolute DREAM home for a price we could actually afford. I'd give Kristi and her team 10 stars if I could. You can't go wrong with this team. read more

We recently sold our family home of 23 years, and we couldn't have done it without Kristi and Lisa. From the start they demonstrated an unmatched knowledge of the market and a genuine dedication to helping us achieve our goals. The Brydon & Ives team guided us through every step, providing clear explanations and sound advice to make sure we understood each decision along the way. They made the process as easy and as pain free as possible, letting us concentrate on our new home and getting settled there. Selling our home was an emotional journey after so many years, but they handled it with patience, compassion and complete professionalism. We couldn't have asked for a better partner in this experience. Thank you Kristi and Lisa for everything you did to help us close this chapter on such a positive note! read more

Where to begin on how phenominal the Brydon & Ives team was to work with? We had to sell our parents house of 60 years -- where we were all raised -- and the Brydon & Ives team not only knew every detail of the market, but handled the bittersweet sale with so much empathy. We felt like they were part of our family. In the end, they helped us make the house shine like a diamond, strategically took it to market and promoted it, and we received SEVENTEEN offers on our beautiful childhood home. Their white glove service, and years of experience were unparalleled, but their innate understanding of humanity and our love of the houses we call homes was priceless. read more

Lisa and Kristi helped us with the sale of our house in Lafayette (same house they helped us to buy 11 years ago). The whole processes were pretty seamless as they prepped us and the house well, starting with Lamorinda market analysis, project managment, staging to the Open House. Some of these steps were performed when we already moved to our new home out of state. Highly recommend the Brydon/Ives team, an asset for Compass and Lamorinda community! read more

The Brydon & Ives team - I can't imagine working with anyone else. Throughout the emotional process of selling our parents' home of 60 years, my sister and I were in the most capable of hands. Lisa and Kristi are an incomparable duo of expertise, caring, and communication. It felt like two of our good friends were guiding us at every step with our best interests truly at heart. Their holistic knowledge of the market enabled them to orchestrate EVERYTHING needed to get the property polished and ready to show at its best, and to earnestly promote it. They worked tirelessly (where do they get the energy?!) and availed themselves to us endlessly. And, they are just all around lovely people whose enjoyable company is missed after an extremely successful (and quick) sale! read more

My husband and I worked with Lisa on the purchase of our first home in Walnut Creek and we could not be more pleased with our experience! We chose Lisa for her honesty, experience and approachable demeanor. When a shifting real estate market made our initial dream of Lamorinda unattainable, Lisa guided us to nearby areas that would provide a similar lifestyle. She took the time to speak with us at length over the phone before meeting, followed by neighborhood tours to familiarize us with areas that worked for both our budget and wishlist. This helped us discover pockets of Pleasant Hill and Walnut Creek that we would not have otherwise considered - and quickly grew to love! Lisa's guidance throughout the home search and offer process was invaluable. She listened carefully to our wants and preferences and made sure to point out considerations that aren't top-of-mind for first-time homebuyers. Lisa always made herself available to show properties, answer questions or just be a sounding board. When she was briefly out of town for personal reasons, Kristi was able to seamlessly step in and help us. Through nearly six months of searching for a home with two small children in tow, Lisa's positive outlook and upbeat attitude kept us going. Once our offer on a house was accepted, Lisa and her team made the closing process a breeze. Additionally, we were able to tap into Lisa's extensive network of local tradespeople - from landscapers to plumbers - to quickly take care of repairs and begin the process of making the house our own. In this unprecedented real estate market we feel so lucky to have had the Brydon and Ives team on our side. We now consider Lisa a friend, and we look forward to working with her again in the future! read more

The Brydon & Ives Team was absolutely fantastic to work with and comes with our highest review! My husband and I were looking to buy in the Lamorinda area from out of town and they helped us find our dream home! They were so knowledgeable of the Lamorinda area and made every trip to the area worth our time. They listened to all our home needs, were easy to work with, reliable, and always quick to reply. When it came to writing an offer, the Brydon & Ives Team moved quickly, diligently, and strategically and helped us close our offer seamlessly! read more

What a team..Lisa and Kristi are simply the best in business!  From start to finish these two seamlessly managed every aspect of the sale of our home.  We couldn't have asked for a better experience, their planning, marketing, and local knowledge is truly exceptional.  We highly recommend them to anyone in the area who is looking for an agent. read more

We are so grateful to have crossed paths with this team and highly recommend them to anyone looking in Lamorinda! We were introduced to Kristi & Lisa through a another compass agent, and this made all the difference! Home buying is incredibly stressful but Kristi & Lisa made it smoother and easier. They are Lamorinda experts and know the intricacies of each neighborhood first hand. We learnt through them as we haven't lived in this area before. As such, they have great relationships with other agents in the area. This made the back and forth between seller's agents seamless as we prepared to put in a bid. This made a world of a difference in feeling comfortable to proceed with a competitive offer. Figuring out what we wanted was a process for us. Kristi & Lisa through many house viewings and conversations helped us articulate this more concisely to help focus our search better. Kristi & Lisa were always sensitive to our needs. Whether it was helping to watch our two young kids at house viewings to give us the space to tour in detail or whether it was talking us through the pros and cons of a property relative to our needs and wants. Now that we have purchased a home, Kristi & Lisa continue to stay involved, helping us to navigate the move and settling in. This pair is truly exceptional, we highly recommend this team! read more

I can't speak highly enough of Lisa Brydon and Kristi Ives as our real estate agents. Their professionalism, expertise, honesty and integrity are very much appreciated and respected. Lisa and Kristi are detail oriented and have a winning combination of talents to provide excellence in a real estate sales team. Brydon & Ives Team - Compass - L: Kristi Ives R: Lisa Brydon - Real Estate Agents Near Me - Lafayette, California

Lisa and her team are truly exceptional. We did a lot of market research to find Lisa. Whether it was a personal recommendation or a sales leader report, her team was on the top for each. Now we know why. Lisa took me out for an area tour for a couple of hours just to connect and familiarize me with the area. She was well versed on everything from schools to services to neighborhood sales timelines and trends. She even gave me a custom-made map of the whole area that with all the schools and BART stations marked so I could reference throughout our search. Her reputation with other realtors in the area was apparent and helped us secure our dream home. She advocated for us with each listing agent and uncovered key information that helped us negotiate quickly and put our best offer forward to secure our dream home. We are overjoyed with our experience and now consider Lisa a friend that we will have throughout our time in Lafayette. read more

All our questions were responded to in a timely manor and the buying experience was second to none. Lisa and Kristi are wonderful to work with! They are extremely knowledgeable about the Lamorinda area. We worked with Lisa throughout the whole process and were buying a home from out of area. She was always available, able to jump in on tight timelines and guide us through the offer process, and helped us land our dream home in an incredibly competitive market and within our original budget! Words cannot express how thankful we are to have worked with Kristi and Lisa in purchasing our dream home. They are both extremely knowledgeable about the market. Kristi took us on a tour of the various neighborhoods in Lamorinda during our initial meeting and was able to answer all of our questions. She was also very patient with us as we did have many questions. Either Kristi or Lisa were always available to show us homes throughout the week and they were great at pointing out things about the homes we visited that we never thought about. Kristi was a strong negotiator and great communicator throughout the bidding and closing process. She was able to get a preemptive bid in for us, and our offer was accepted within 48 hours of first touring our new home! Kristi and Lisa also have great vendor relationships and recommendations. Everyone we came across always told us what a strong team they are and how lucky we were to be working with them. We couldn't agree more! Thank you for helping us land our dream home! read more

Kristi and Lisa were instrumental in my wife and I finding, negotiating, and now settling into our forever home. Kristi and Lisa worked with us patiently to learn our taste and priorities as potential first-time homeowners. Whether it was Kristi or Lisa, they always made themselves available to see a home (not easy to do during COVID) or for an evening phone call. We truly felt as though we were their only client. During tours, they were keen observers focused on allowing us to develop our own thoughts and feelings on a home. This paired perfectly with their natural sense of when and how to add their own input. Reflecting on our experience, they led us to our dream result without us ever feeling pushed in a certain direction. Their knowledge and acumen when preparing an offer was first and foremost detailed and accurate, but also creative to ensure ours stood out from the rest. This can be traced back to their many relationships around the Lamorinda community, both professionally and personally, that they are able to draw from as well as the years of experience they have living and working in Lamorinda. Once in contract, their knowledge did not stop there. Their lead made home inspections and closing our loan a breeze. Not to mention, they spent time with us reviewing quick and easy updates to transform our purchase into a home as soon as we moved in as though we were on the seller's side. We have continued to reach out for advice and contacts as home updates progress, and they never hesitate to share their expertise with us as new homeowners. Most importantly, they are wonderful people who we have built a lifetime relationship with, and look forward to seeing around the neighborhood! read more

We could not recommend Lisa and Kristi highly enough! When we were shopping for a home in the Lamorinda and Walnut Creek areas Lisa provided invaluable insight into each neighborhood and even took the time to give us a driving tour through our areas of interest. On the one weekend where Lisa had a personal obligation Kristi stepped in and showed us homes and answered our questions. Lisa and Kristi truly work as a team to provide outstanding customer service and unmatched knowledge of the Lamorinda and Walnut Creek areas. When our opportunity finally presented itself Lisa was on top of all the paperwork and details, inspection scheduling etc and got us through the offer and close extremely quickly. I highly recommend this team to anyone shopping in the cities of Orinda, Lafayette, Moraga, Pleasant Hill, and Walnut Creek. read more

Since we usually use Yelp for food reviews, I'll try to frame it in that light. Lisa & Kristi are Real Estate Chef's worth of any Michelin Star location. They represented us during the Covid19 Shelter in Place which was very complicated. They are the perfect compliment to one another. The first serving was helping us prepare the home for sale and navigating the shifting legal requirements of the SIP. The main course was marketing, selling and negotiating an outstanding deal after 4 days on the market and to top it off they were both a delight to work with putting our family first during a tough time. You will not be disappointed with this duo! read more

We would like to express our thanks to the Brydon & Ives Realtor team with Compass. Lisa and Kristi reviewed our home and knew immediately what needed to be done to bring a sale. We live two hours from Pleasant Hill and a family member had lived in the home and recently moved. Since we did not fully know the house, Kristi and Lisa quickly had all systems checked along with inspections done so that it would be move in ready. This was all done with one meeting at the house and they managed the rest! What a relief for us to know that we were with a competent team. The house was prepared beautiful, they both have exquisite taste indoors and outdoors. One weekend of "Open House" and multiple offers came in by the next weekend. Of course we would recommend Brydon and Ives! We would use them in a minute if we needed their services. T & V read more

We have nothing but great things to say about our experiences with the Brydon and Ives team. From the day we got off the plane from Switzerland to begin our house hunt, to the day we took the keys from Kristi, they have been fantastic in every way. They provided us with tours with fellow agents in adjacent areas, they took us to see many neighborhoods, shopping areas, schools. They were patient with us as we decided to rent first, even being our eyes on a rental walkthrough that we couldn't attend due to being in Europe. All the while, as we settled in to the community they were keeping track of listings and potential listings that led to our eventual new home that we are very happy with. They have the right contacts with inspectors and contractors to put your mind at ease and all of the closing service providers they recommended were top notch. read more

We've bought in the Bay Area before and I was always reluctant to pay full commission given what little we asked of our agents in the past; we would find the homes and usually make an offer on the first or second home we were shown. Obviously there is paperwork and legal exposure involved, but it always rubbed me the wrong way that our agents would get a substantial haul for so little work. In Kristi's case, though, she earned it. We saw a lot of homes, some of them multiple times and we never felt rushed or pressured. When the search dragged on, we were tempted at one point to just go with the next house that was acceptable, but she reminded us that we need to remain patient and deliberate. And we're glad we were. Because of Kristi's candid and actionable insights, we ended up closing on a place that we couldn't be happier with. As we look at the other properties we considered earlier go pending, we have a growing appreciation of what a great opportunity we were able to realize thanks to Kristi's help. Even after our offer was accepted, Kristi and her team were ever-present and available to help us with things like recommending and scheduling contractors; guiding our financing through the right channels to make sure the closing was timely and efficient; and getting us setup in our new community. This was entirely unexpected. I had assumed, as in the past, that our agent would go AWOL before the ink dried. This review would be way too long if I were to itemize all the ways big and small that Kristi came through for us. Thank you Kristi, Lisa, and Kaaren! read more

We trusted Kristi and Lisa to sell our existing Orinda house and buy a new one. In hindsight, they handled it flawlessly. Our current house went to escrow just over a week for over asking and closed in 21 days. In the new house we were in a bidding war with another. They positioned us perfectly to win by pushing the right levers with little financial impact. Bravo! read more

Bar none, the Brydon Ives Team is outstanding.  In the competitive marketplace of Real Estate Agents, these two provide customized and personal service that is all too rare. We recently used Kristi and Lisa to sell our home in Lafayette.  Despite a tight timeline, they managed to coordinate all of the necessary inspections, minor renovations, and staging to get our house on the market within just a few weeks, all while adhering to stringent Covid protocols.  We were beyond impressed with their daily communication, their close supervision, and diligent follow up.  They made a very intrusive process tolerable and we couldn't be more pleased with our final outcome.  This dynamic duo are true experts in their field. read more

One word: SPECTACULAR. The Brydon-Ives Team did what they said and said what they did. They were great and I was super impressed.

This review is for Kristi Ives who helped us get settled into our new home in Moraga after living in San Francisco for 5 years. We jumped into the real estate market unexpectedly after seeing a house we liked at an open house and needed guidance from a realtor right away if we were going to make a move. Fortunately, a friend referred us to Kristi, and we were off and running! Kristi walked us through the process and helped get our bid together in less than a week so we could go after the home we wanted - and we ended up getting the house! Once our bid was accepted, Kristi lined up all the inspections and helped us negotiate repairs and credits with the sellers for some big ticket items. She also saved us in smoothing out issues with our mortgage when things were about to fall through (piece of advice - go with a lender Kristi recommends to avoid the hassle). After the closing, Kristi was great with providing referrals for local contractors and services such as housekeeper, gardeners, doctors, etc. Kristi is extremely familiar with the Lamorinda market and connected to the other realtors in the area, which means she has the inside scoop on all the properties for sale. For example, when we were deciding between two houses to bid on, Kristi knew enough about the expected offers to steer us away from one that resulted in a bidding war even though it was listed for less than the home we purchased. Without this insight, we would have missed out on our home and a much better deal at the end of the day. Kristi is also great with kids! She helped distract our 2 year old during visits to the house and office so we could look around or review documents. Afterwards, our daughter would talk about "Kristi! Kristi!" for days. She was also a great source of moral support as buying a home is a somewhat crazy and stressful endeavor. If you are looking to move to Lamorinda, do yourself a favor and get in touch with Kristi to get started! read more

We found the experience of working with Lisa and Kristi to be extremely positive. Above all else, we really appreciated their level of professionalism, sense of urgency, and consistent positivity/optimism. They also ran a very efficient process. Despite a considerable amount of prep and staging, Lisa and Kristi were able to get us on the market within a few weeks (which turned out to be significant as we just beat the coronavirus shutdown). This is now the second time we've worked with Kristi and Lisa and we genuinely could not recommend them enough. After having such a wonderful experience buying our house with them 7 years ago, we reached out when we decided to move. Because we already trusted them implicitly, we literally did everything they told us to do in terms of home updates. Lisa has a really good eye and made several suggestions to the inside and outside to make the house more appealing to a broad range of buyers. Lisa and Kristi managed all of the painting, landscaping, staging, etc which was a huge relief as we tried to pack up with two kids and two dogs during the pandemic. In the end, our house looked gorgeous (much better than it ever did when we lived in it!) and it sold for more than we ever would have imagined. Kristi and Lisa are the rare combo of true experts in their field, but also such a joy to work with. They are always kind and respectful and responsive, in addition to ensuring we are thrilled with the end results. read more
