I initially came to the Valley View Mall to hang out and walk to a Vietnamese restaurant that was nearby. Ultimately, I didn't walk there and ended up staying put. The Valley View Mall is a nice little commercial area that can entertain many individuals and families in the Roanoke area. I arrived here on a Friday morning in March 2026. The mall itself was one large building with 2 stories of stores, restaurants, and a small food court, which wasn't open when I was there. I arrived around 10am but it was semi deserted and nothing was really open at the time. Hardly anyone walking the mall on a Friday morning until it was closer to 11am. I walked around the mall to check things out and finally found restroom facilities that were open. 90% of the mall was non restaurant merchants, which is typical of these types of shopping centers. It is one of 5 major malls in Roanoke. I was happy to see two of them during my stay, including this one. The Valley View mall was large enough to walk around for about 15 minutes to get from one end to another. The mall itself was nice and the ambiance was pretty good. I don't know if there was any WiFi connectivity or that the air conditioning was on at the time. I did see the mall janitorial staff making their rounds that morning. Probably the only activity that morning besides me walking inside the mall that March 2026 morning. Outside the Valley View Mall had a handful of various restaurants including Panda Express. I ended up eating brunch over there during my time there. It was quite quick and convenient instead of walking to the aforementioned Vietnamese restaurant a mile away. Also in walking distance is the Regal Valley View Grande theaters, where it was a nice place to kill time and watch the latest movie title. The Valley View Mall is a nice place to spend time when you are on vacation, even if it was for a couple of hours passing through. The overall experience here at The Valley View Mall was quintessentially a quiet place to where you can shop and dine in Roanoke. This mall is one of a handful of shopping venues in the city. The mall itself has a wide but limited variety of retailers that offer a lot of options for your daily needs. It's too bad that the theater is not inside the mall where you could walk but needed to drive there, but other than that, there are convenient options for restaurants and food options within walking distance. There are not many seating areas here, so best bet would be to come prepared. Sitting in your car or maybe lean against the wall while you wait for your meal being prepared are a couple of ways to avoid sitting on the concrete floor if you can help it. The mall itself is very clean and maintained daily by the mall maintenance staff. Still, it was a cozy place to hang out in when you are not wanting to really go anywhere and you don't have a rental car. It's a place where you can enjoy yourself and not be too bored, unless you're not the shopping type. There's something to do here for anyone and everyone, residents and tourists alike. Recommended if you are looking for something to do while passing through Roanoke or have nothing to do on your day off of work. It really is a nice place to chill. Too bad about the theater being a far walk. At least it's walkable and have parking lots available. The Valley View Mall is located near the Roanoke - Blacksburg regional airport. It's actually 1.3 miles if you wanted to walk from the terminal out towards the mall. It's physically located at 4802 Valley View Boulevard NE. As far as parking goes, you have a lot of parking spaces here for y'all to park and enjoy the mall. As for me though, I took the local bus from Grandin Village to the mall, which took 2 buses with a stop at the 3rd street bus terminal. I got lucky enough to where when the 1st bus arrived and I got off, my connector bus pulled in 2 minutes later, so I didn't have to wait too long. Many bus routes seem to network to and from this 3rd Street Bus station terminal, so if you were to fly into Roanoke airport and want to come to the Valley View Mall, your 3 choices would be to walk 1.2 miles, uber, or take the bus all the way down to 3rd street and bus it north to the Valley View Mall. There's no bus that will connect you from the airport to the mall directly. For the most part though, the Mall is a good place with plenty things to do, but not before 10am in the morning. Roanoke tends to be a sleepy town before noon. Best thing to do is plan accordingly and come here when you can. I wasn't in any rush to get home and thought why not get some retail therapy in before I did so. I hadn't been to a mall for a while and it's always fun to explore one that isn't familiar to you. Pulling in I was excited to see there was an Old Navy, so I knew there would be at least one place to stop. As I was parking, and I may be making this up in my head, but I saw a guy walking out with and Express bag...it had been a minute since I was in one of those (spoiler alert, Express was going out of business). Made my way inside and was impressed by the size of the space. Even though malls are trending downwards, this one was holding onto tenants better than some malls I have been in. Yes, there were stores closing up shop, the aforementioned Express, but there were stores thriving in here, Old Navy. I did a lap around both floors, stopping in both that I mentioned. I do have to admit, since Express is closed and writing a review for it is null and void at this point, but I got some pretty good deals, up to 70% off. Oh, the nostalgia that came flooding back to me from my college days. I see this place holding on and changing like most malls are doing right about now. Definitely enjoyed this mall! Had some trouble at the arcade with one machine & the employee made it right which was great! I love all the different stores so many to choose from! Was a really fun place to take my kids to hangout, shop, & for them to play in the play area! read more

Pretty decent mall. Definitely leaves a lot to be desired in terms of the food court. I think that there needs to be more options. Some of the major stores like Express and Altered State have closed. Sears has been closed for a few years and the parking lot around it is nasty. I think homeless people may set up shop there because it smells awful and it's dirty. Malls seem to be a dying breed. This mall used to be more exciting. It seems like the stores are struggling. There are lots of food choices. As anchor stores change or go out of business,it isn't necessary to go to Roanoke when I'm visiting family. The theater helps justify going to the mall. read more

'Long live Sears' is really all I would like to say here. Then again, Valley View is the only proper, major shopping centre we have in the valley and I always enjoy seeing other shoppers walking about and actually buying stuff because the brick-and-mortar retail is slowly disappearing across the board. Going back to Sears, Sears is one of the only retailers out there who have in stock the clothes I want to buy and can actually wear, so I want them to stick around for another 126 years. A great place to bring your family, shop or just walk about. Valley View Mall is small to some and big to others. It offers many of the usual mall stores like Macy's, Sears, Barnes & Noble. You will also find many shops unique to Roanoke which makes the mall so much the better. Near the Roanoke Airport, the Valley View Mall is surrounded by restaurants, hotels, and big box stores. You will find some good restaurants like Buffalo Wild Wings, Panera Bread, Carrabas Italian, Red Robin and others. Also nearby are large versions of Target, Walmart, and Best Buy. A small movie theater in the plaza tops the mall area with a nice touch. My favorite stores are Walkabout for outdoor goods, Puppy Love for watching puppies, and Macy's for all the clothes I forgot to pack on this trip to Roanoke. read more

Yelp needs to change the Star Rating system, to allow us consmers to be able to have some kind of feel good knowing we gave them 0 stars!!!!!! im so emberassed living in a city that has the sad excuse for a management team, at the ONLY damn mall in town!!!!!!!!! I NEVER thought I would grow up to be a ONCE a YEAR SHOPPER AT VALLEY VIEW!!!!!!! But after SEVERAL chances I have given to this sad excuse for a "FULLY OPERATIONAL" Mall, I am now done with even trying to plan valley view in my shopping schedule at ANY time of the year!!!!!! I mean come on, seriously!!! I was so pissed off when I show up at the mall in a hurry and in a pinch, the only option I have within 20-30 minutes from my home, just to be told by 6 different stores, "I am sorry honey but we are either closed, or closing now", are you kidding me ???????..... It is no later then six fifty p.m. on a Tuesday evening and stores at the only mall in town, are closed?? WAY BEFORE ACCEPTABLE TIME!!!!!!! How does this mall and the stores/corporations inside of it, function, survive, make any money??? Yes yes yes, I have been told that the management team of VALLEY VIEW MALL, told and allowed all these different stores, that they now had the authority themselves to close at any time they did not feel safe!! This was back during all the days of the shooting around Christmas, that caused the mall to quickly evacuate and shut down for the evening and some of the next day. I believe this was two years ago. So now the issue, Ive been told, is how do they now tell all these young kids working and closing up, all these stores, that their feelings and anxieties of worry and fear, or no longer acceptable enough to choose to close down!!!! Well, the parking is ample, but the design of the lots is unforgivably contorted. Related: the mall pushed bus riders to the far fringes of the property where there are no shelters or benches. Inside, the mall is inexplicably dark, with night visits almost requiring a flashlight. The interior layout is open and wide. It is clean, almost sterile. It's a mall. Minimal food court. Go if you must, but not if you're looking for an above average shopping experience. read more

For a city of the size of Roanoke I would expect a bit more from the mall, but overall it's not bad, somewhat dated, but certainly not horrible. It has all the teen and college age stores you'd expect like Zumiez and Vans plus a Barnes and Noble and major department stores. The food court however is small and weak but really, for average needs you'll find what you're seeking here most likely. read more

I came to visit my fiance and we ran to Valley View Mall to pick up some clothes for him. For a smaller city, the stores aren't too bad. They have your standard issue 'mall' stores (American Eagle, The Gap, Bath & Body Works, etc) as well as a few larger anchors (JC Penney's, Macy's, etc). It's not going to be your 300 store location but it definitely had the 'staples' of stores you'd be looking for. Some mentioned it's the 'ghetto' part of town and I did not feel that way at all. Some shops/places were closed but a lot of cities have that with businesses just not doing as much as they used to. read more

Good mall, horrible security group. Shortly after we bought a puppy there at the mall we came back to get her shots and the security guard was on us as if we were criminals even though we walked in the door closest to the puppy store then went directly to the store. He had the nerve to wait on us outside of the store and follow us out of the mall. Get a grip buddy your not police. Quickly phoned Miss Dudley and filed a complaint on her guard. BTW the YEP program is only supposed to be them asking for ID from people who they can tell are under 18. A 30 year old man with a baby and wife walking in the mall hardly seems as if I am under 18. I think they just wanted to find out my wifes name. Go there and shop yes, just not on weekends during the YEP program, and dear lord watch for security officers who think they are police. read more

I'm rating Valley View on it's merits within the context of a small southern town. It's a good mall, not a great one, and if I were in a major city, I'd laugh and never visit. But when I'm in Roanoke, the place is pretty solid and allows me to shop clothing at several stores, buy music, check out some decent chain dining options (oh, Panera, we got to know each other so well when I was a broke college student looking for a day out), and stop by a sort of vitamin shop/health food store. Apparently, they even got an Aveda store after I left. In many ways, this mall was better than the big ones I grew up with. In part, this is because the major chains (be they Hot Topic or Ben and Jerry's) hadn't expanded this far east when I was still a kid, and now they are. I think also that this is a sign that Roanoke is growing and businesses are willing to invest in the little city that could. Also, I believe there's a certain aspect of, "Well, we've opened stores everywhere major - now what?" to the expansion. Still, what was barely worth stopping by when I was a sophomore was pretty cool by the time I left it as a senior. Maybe there's no Urban Outfitters or other truly "hip" store, but it is a decent enough place to pick up the basics and wandering around people watching with some cheap as hell sushi and a smoothie. By the way, how is anyone, especially anyone who's ever lived in Los Angeles, calling any part of Roanoke ghetto? I grew up in Atlanta and I live in Chicago, I've seen the ghetto, this ain't it. read more

Valley View Mall was built near the Roanoke Airport on the northern side of town. This part of town is considered a "ghetto" by those who live elsewhere because there is so much diversity there. It is truly the only Mall in Roanoke. It is owned by CBL, who own most of the major malls in America. It has all of the standard 130+ stores and on the periphery of the Mall, major dept stores. Roanoke is not a chain restaurant town but if you need one VVM is the place to visit. This place stays very busy year round and few stores close there like at Tanglewood(on the southside). read more
