This condo was recently completely remodeled and is lovely. The beds are comfy; the pillows soft, and the kitchen is well equipped. We have stayed in Vacasa properties several times so I know their policies are uniform at all properties. But seriously, not providing ANY kitchen necessities is inconvenient at best and damn irritating at worst. For a 3 day stay, they really do expect guests to buy salt, pepper, cooking spray, dishwasher detergent and COFFEE FILTERS! Need foil, an SOS pad, detergent for more than one load (and fabric softener)? Go buy some! As in other rentals, every cabinet is full of WAY too many dishes (30 tumblers and glasses in this unit that sleeps 6!) but no space is vacant for the guests' groceries! I will say, one maintanance issue with our unit was addressed promptly and resolved. I've also observed guests get better attention if they rent more costly rentals. read more

I travel extensively, both personally and for work, and without a doubt, this has been the worst travel experience of my life. If you're planning a trip to Navarre Beach, do yourself a favor and avoid all properties managed by Vacasa LLC. From the moment we arrived until the day we left, we encountered nothing but problems. To start, the condo had a coded entry door followed by two keyed entries. Despite being provided with a code, we were never given a key. We initially entered the condo using the code, but when one of the keyed doors accidentally shut, we were locked out. What followed was a nightmare of incompetence. We called and messaged every contact number provided, only to be met with disbelief and rudeness. Several representatives outright denied the existence of a keyed door, and I was hung up on multiple times. Finally, after nearly two hours of waiting, I reached a representative named Cedric who, thankfully, took our situation seriously and promised to send someone with a key. During this time, my family and I were forced to wait outside in the humid Florida weather for almost two hours. This trip was meant to celebrate my daughter's 16th birthday, but instead, we spent hours outside, watching her birthday cake melt into a sticky mess. When the manager, Leslie, finally arrived, she showed no urgency whatsoever. Accompanied by two friends, she casually walked up to the second floor, unlocked the door, and left without a single word of apology or acknowledgment. The lack of urgency and basic human decency was astounding. What if a child had been trapped inside, or worse, on the balcony? The property's indifferent response to this safety hazard is inexcusable. Our plans for a birthday dinner were completely ruined, with no accountability from the property. Unfortunately, this was just the beginning of our troubles. Once inside, the property itself was riddled with issues. The refrigerator door wouldn't stay closed, forcing us to prop it shut constantly. All small kitchen appliances were dirty, or in poor shape. The furniture was stained and old. The kitchen table is leaning causing items to simply slide off on the floor. One of the bathtubs didn't drain properly, making it almost unusable as it took 20 minutes to drain after a shower. The cleanliness of the condo was subpar, dishes in the cabinets and drawers were dirty, there was a urine stain on one of the beds,and none of the bathrooms were clean. There was hair and grime in the showers requiring us to clean the entire space before we could relax. Moreover, the building's elevator had an inspection that was over a year out of date--a serious safety concern that I have documented and will be reporting to the fire department. During our stay, we also witnessed people engaging in explicit activities on a balcony, yet security seemed more concerned about policing my children getting out of the pool on time. Despite alerting security, nothing was done about the inappropriate behavior. To add insult to injury, after checking out on time and returning all wristbands as required, I was charged an additional $313. When I contacted the company to dispute this charge, they falsely claimed that we checked out an hour and a half late and left trash in the unit. This is an outright lie. I have Life360 screenshots proving when we left, and we were never informed that we needed to take out the trash, although all major trash was removed. I am now disputing these fraudulent charges with my bank and will be reporting this property to the appropriate authorities for the out-of-date elevator inspection. This entire experience has been nothing short of a nightmare. If you value your time, money, and sanity, steer clear of all properties owned by Vacasa LLC in Navarre Beach. read more

This is a caution for all future tenants who wish to stay at this property. I do not speak for every condo, only the one I can give my personal experience about. We reserved Gulf Dunes W #513 months in advance. We arrived late to find many issues, both inconvenient and dangerous. We were greatly inconvenienced by the main deck sliding door broken and unusable. All guests had to access the deck through the master bedroom only. The master bath had a severely clogged drain. We could not take a simple shower without stopping to let the water drain. The outdoor chairs on the deck were broken and stacked in separate places. The worst and most dangerous issue was the presence of mold throughout the unit. Within 2 hours of our late arrival all these complaints were reported to Vacasa and forwarded to the local personnel. Unfortunately, we were told it's Sunday and no one was available to address our complaint. Early Monday I expected immediate action. We paid well over $5000 for a week rental. But first, I had to send photos of "proof" for these issues. I sent the photos and requested another unit. We were offered a condo overlooking a parking lot and another 15 miles away with no beachfront and without any compensation or assistance in transferring luggage, food, beach supplies for 2 families or for missing what is now our 2nd day of a beach vacation. Maintenance finally arrived late Monday to repair the clogged drain. The broken outdoor chairs were replaced. The sliding patio door, however, could not be repaired for lack of parts. So all guests (2 families with children) had to use the private master bedroom patio door. Here is where my biggest complaint begins...after the incomplete maintenance check of our unit, we were told the mold issue throughout the entire unit was our own fault because we turned the temperature (at the thermostat) down by 3 degrees. Thus, creating mold climbing out of the vents, up and down the walls. Further, if we did not raise the thermostat to 78-80 degrees for the reminder of our stay...we would be responsible for the mold damages. My family has chosen the Ft Walton Beach/Destin area for 20+ years to enjoy so many family gatherings. This is the first time ever to encounter any problems, much less the long list here we encountered with the staff at Gulf Dunes (376 Santa Rosa Blvd). Ultimately, we were compensated for 2 nights stay and the cleaning fee. The sliding door was never repaired. I was told (2 1/2 days later) from the front desk office that no one is coming to fix the door until next month. Some of the mold was sprayed with a "cleaner", just before we were threatened with "the responsibility of any damage costs" to the unit due to the mold. I'm not sure if the responsibility for costs of upgrades to this unit belong to the owner or the property management. I'm not sure if the Homeowner's Association and owners of units adjoining to #513 have concerns in severe mold growing in the duct system and connecting vents, ceilings, and walls. But, I hope any future families looking for a safe and sound home away from home see this review and consider another option. read more

Black mold, broken toilet seat, clogged up shower, broken deck door, it looks like a 90's spring break rat hole!!! We are infuriated and insulted to have been rented such a place. We stayed in a Vacasa property named Emerald Waters in Destin Pointe. If I could rename this rental it would be called "Nothing But Neglect". This property started falling apart a long time ago and it is painfully obvious that the owners have no interest in updating it. I am surprised that Vacasa would allow for such a property to be marketed through their portal. I knew we were going to have problems when we arrived and found that the garage doors were rusted shut. This property was marketed as having four parking spaces. Because of the garage doors there are only two spaces. The grounds are all overgrown and filled with weeds and rats. There are missing screen doors on the entry level coming into the garage and backyard storage. There is rust everywhere and dilapidated and unusable patio furniture on every balcony. Every balcony (four total) was filthy with visible signs of rodent droppings. The furnishings on the inside are dated and dirty. The kitchen it very underwhelming with limited utensils, cookware, etc. There are several areas within the property that show signs of water leaks that have contributed to interior rust, mold and sheetrock damage. There are pictures in the Vacasa listing regarding a pool. The pool is not on the property and is nowhere to be found in the Destin Pointe community. At one time, this property had a lot of potential. Now, it is filled with nothing but deferred maintenance. There is an elevator that doesn't work. An ice machine that is left unplugged in the laundry room. Based on prior reviews I think the ice machine has been inoperable for well over two years. I have been coming to the Destin Pointe area for over 20 years. This is the first time I felt inclined to leave a review on a property I stayed in. I am in shock that Vacasa would market such a property in the condition it's in and heading into the busy summer months. Vacasa's customer service is very sterile with little if any personal contact. Everything felt automated and no one every addressed any concerns about cleanliness, the parking situation or any of the false/misleading marketing regarding this property. I would give Vacasa a 0 if possible. The pictures that they use for advertising are fake!!!! We walked in and it was horrendous! Some the beds were broken and didn't even have a mattress on them. One of the toilets didn't work, the kitchen table was unusable because it was barely hanging on together. It seemed like it was going to fall at any minute. Furniture and pictures were missing. The stove was electric and one of the lights stayed on weather it was being used or not. I contacted Vacasa several times and was told that maintenance would contact me to fix these things. In December 2023, my family rented Unit 102 at the Sea Oats condominiums. I was excited to stay here for vacation based on the excellent reviews. I wonder now how accurate this information is because it most certainly was NOT pleasant. Within 4 hours of arrival, we saw 4 roaches. In less than a 24 hour period, we killed a total of 16 roaches. They were in both bathrooms, the kitchen and living room. I contacted Vacasa the first night by text and email (the wait time when calling was extremely long). I received no response the first night even though I thought they were open 24/7 (I could be wrong about this though). The next morning I was finally able to reach customer service. The representative was kind but there wasn't much she could do except put in a ticket for the regional office to contact me. I waited most of the day for a response and didn't hear back, so I contacted them again by text and telephone. The representative put in another ticket and to date we still have not heard back from the regional office directly. I contacted customer service again to advise that due to the roaches we were leaving to stay at a hotel. I ended up contacting the Better Business Bureau as i wanted a refund on the 2 out of three nights, as we left due to the roaches and NO contact from Vacasa's regional office. After contacting the BBB, Vacasa only gave a PARTIAL refund for one night ($102.00) instead of a full refund for the two nights I was not there. So now I paid for a condo that was infested with roaches, in addition to the new hotel fees I had to pay once we left. Vacasa in Ft. Walton Beach is an absolute JOKE and I will continue to fight to get my money back. I had a cute condo that would have been great, except there were no lights in the kitchen and the blinds fell off the slider every time I opened them. Vacasa obviously knew about the light issue and with a little honesty and forewarning, we could have worked it out. Instead, I spent 4 nights groping around in a dark kitchen, while getting BSed by Vacassa. A small monetary compensation would have helped a bit, but I didn't get anything. When we arrived at 4:30 the cleaning lady was still there with her five children and that was the beginning of disaster. The condo had black mold roaches stains on every piece of furniture and was the nastiest place I have every been in. We immediately called Vacasa and I am still getting a the run around on October 16, 2023. AVOID AT ALL COSTS!! This company does NOT care about its customers!!! Our rental was through this company through Airbnb. Upon arrival we found a large water leak in the ceiling in the kitchen. What's worse, is their cleaning crew noticed the water leak and instead of getting it fixed before our arrival, they simply threw a towel in the floor to catch the water. When we called Vacasa, they had NO sense of urgency. We were told that someone would email us later that evening. Meanwhile, we're standing in a kitchen with a soft ceiling and soaked floor, tired from traveling all day, with groceries starting to spoil because we can't unpack. After talking to 4-5 different complacent people and having to explain the issue all over again, we decided to cancel our reservation and booked directly through the resort we were in. Vacasa told us they'd cancel the reservation and give us a refund in 3-5 business days. They refused to do anything further to make it right such as an additional amount to cover the inconvenience, the horrible customer service, and the additional cost of a new booking. THEN! When I finally spoke to Airbnb 2 days later, I was told Vacasa still had our reservation open and had NOT canceled it yet! How am I supposed to get a refund when it hasn't even been canceled?? BUYER BEWARE! We spent a long weekend in gulf front unit 1003 Navarre Towers Wednesday thru Sunday Oct 16-20. Late in the afternoon as we were driving in, I got a text message from Vacasa saying that the water in the unit was polluted and not to consume or use the water for anything other than flushing the toilet. So, no clothes washing, no showers, no tooth brushing, etc... Then, late that night I get another text message from Vacasa saying there is apparently some issue with the structural integrity of the balcony and that an engineering team will come in the next day to inspect the balcony, and unless we want strangers in the unit, we will need to stay in the unit until the inspection team gets there. Then, to add insult to injury, after the inspection team left, we went to the beach. When we got back to the unit, it was cold and our lower extremities were chilled from walking in the surf. And our door lock's keypad battery is dead and wont open, so we are now locked out of our unit! It takes Vacasa 45 minutes to get there to open the door and replace the battery. Clearly I would have NEVER rented this unit had I known all this - polluted water, questionable balcony on the 10th floor, and dead batteries in the outer door preventing my access to my rented unit. I was upset and convinced I had ben hoodwinked. But I didn't ask for a full refund; I only asked for a 25% discount. Vacasa management didn't lift a finger to help in any way. I will never ever stay at a Vacasa managed property. Customer service reps are nly authorized to apologize. read more

Checked in on 4/9/24 late afternoon. It was the next day that I discovered Black Mold on both bedroom ceilings, it was much worse in the bedroom w/ bunk beds. I immediately called the Vacasa help number that hey provided. I was told we are very sorry about this and was asked to text photos of the mold to a number provided by a Vacasa rep, which I did. I then received a call from another rep who was named Rebecca, she asked If someone could come by to look at the mold I said yes and asked what time would they get here she stated that they work until 7pm and would be there by then. At 7pm no one had ever showed up so I sent a text again to the number provided got a message back saying someone was on their way. No one ever showed up. I called the next day and complained that no one arrived as promised I then requested a full refund and was told that had to pass any refund requests to a manager.I was told I would be contacted by a manager, that never happened. I made additional inquiries over the next few days and each time was assured that someone would get back to today is 4/15/24 and no one ever contacted me about my concerns or a refund. Terrible customer service nothing more than a shell game ultimately I was ignored. I gave Vacasa ample time to make things right they never did. I will never ever book any of their properties any. Cancelled my Airbnb reservation (that I made 3 months ago for spring break) at 5PM the day before we were to check in -- they said it was due to "pest issues" in the unit. As the rental management company, clearly they don't take care of their properties. Left us completely without a place to stay. PEST ISSUES DON'T JUST HAPPEN. They happen because of neglect. The house was nice, but.... what the owner charged got doubled when Vacasa added it's fees to a total of $350/night. For that, there should have been better than IKea furniture, boxes of tissue instead of having to use toilet paper, an actual bed instead of a Metal frame fold up queen for two, and for $350 a night, I'd expect a Nespresso machine inc supplies, or at least a Kuerig, not just an empty "Mr Coffee". PLus the temp was regulated to too hot in daytime, and freezing at night. All in all, we will choose a hotel next time. read more

I was looking forward to my vacation and unfortunately experienced a medical emergency that prevented me from my travels. I contacted customer service from the hospital to cancel my trip and discuss my options. The only option offered by the customer service representative was to pass on my reservation to someone else-which was not reasonable or viable. Vacasa profit 100% of the rental cost and offered no service. The matter was reported to the BBB for resolution and their decision remained. I cannot in good conscious recommend a business that is unwilling to present a cancellation solution that is reasonable for the company and the customer. Vacasa was unjustly enriched by my situation. This was my first experience with Vacasa and will be my last. I will keep my business engagement with Airbnb and VRBO and recommend you do the same. read more

First of all, we were told that the unit/condo would be ready at 4pm, but upon arrival at 6pm, the cleaning crew were still there! Upon entering we found the tile floors were sticky and dirty, dust on everything, beds hastily made and sheets did not fit (Also torn), had to fix the one-bathroom toilet, because it did not flush! Dishwasher had a broken part inside, so it would not work properly! Battery missing from remote controls and at least one smoke alarm! Light over dining room table was so dim we had to go out and buy brighter bulbs just to see! We also found a Palmetto bug / Roach walking on the living room wall! The first night we called Vacasa and they said someone from maintenance would call in 24 hours, we spent the next week at the condo and never heard from them! The condo was under new ownership, but we saw NO excuse for this kind cleaning and care for the price we paid! read more
