Not surprised that they don't have many good reviews, parking in their ramps is a total scam. I parked at the 122 West Doty ramp at 6pm and when I came back at 8pm the ramp was completely locked up. There was no signage anywhere saying that the ramp was going to close. I was then charged almost $40 for overnight parking. When I reached out to them to find a solution. All they did was gaslight me that the ramp never closes and refused to give me any form of refund for the overnight portion that I paid. I found them to be very disrespectful and demeaning in the way that they handled the issue. Not worth parking in these ramps when there are plenty of others in Madison that are much more fairly priced. read more

Parking scam artists and unwilling unprofessional managers to handle any resolution process. We parked at 10 Doty St for less than 48 hours; Friday 2:40pm until Sunday at 11am and the charge was fifty seven dollars. Sign reads ten dollars flat fee Friday and Saturday. They use small print misleading pricing to scam you for at least three times the price they want you to believe you will pay. They say it is aimed at the "bar crowd". Valet at the Hilton is cheaper than this radical Madison company. Avoid anything that is related to this money scamming company. read more

Don't bother with them. They are overpriced and super unresponsive. They will extort you out of your money when you move out. First of all, let's talk about the property itself. For reference, I lived at 1722 Monroe, just as it was newly built. While I will say the apartments themselves were nice, there were serious flaws. There was a loud banging (in the vents?) that they were never able to figure out what the ultimate cause was. The lobby doors to the outside and the elevator broke constantly. Strange beeping noises would emanate from the elevator control box and the vestibule. They would eventually fix these, but they would be broken for days to weeks at a time. There was consistent broken glass in the parking lot; a serious hazard, especially for dogs living in the building. While ULI professes to being the premier property managers, I have found them to be super unresponsive. I called/emailed the property manager while at the property and the responses were consistently delayed. I almost never was able to speak with anyone directly although they profess to being reachable "from 9-5". They double-charged us for rent several months in a row and it took a lot of calling for them to fix the issue. They "forgot" to send us the move out information until right before we were moving out. They charged us ($1500!!) replacement cost for the apartment's front door when our dog merely scratched it. They tried to enforce a "no balcony lights" policy citing some clause that says to keep your balcony clean. Good people and great service. The most professionally run and high quality buildings in Madison, hands down. My only issue is you pay big city prices for buildings that have practically no onsite services. No security, door staff, there are only part time onsite managers and day porters, no package service or Amazon lockers. I live in a larger brand new building just the square, at a very full price, and the lobby is consistently filled with Amazon / meal delivery boxes, and the mail room is tiny with zero organization. read more

I have absolutely loved living at Nine Line for the past three years! ULI is super on top of everything, the building is always clean, and the quality of materials used in the apartments is top-notch. The best part about living at Nine Line is the location. You're near to campus and downtown (less than 1 mile walk) but when you're home it doesn't feel that way because it's very quiet and not busy. Guests have had no issue parking as there is usually street parking or guest parking available. ULI is great as a company, too. They put on resident events like Kentucky Derby parties (with free catered food and drinks!) each year, tell us when new staff begin/staff leave, and respond to emails quickly. I would highly recommend renting with ULI if you're looking for a place in Madison. We have been on cloud 9 since moving in. read more

Sampling Madison's "luxury" apartment market became an unintentional hobby for me during my five years of grad school at UW. I lived at three other properties before settling in at Tobacco Lofts (including two in the same neighborhood as Tobacco), and ULI was far and away the best property group that I worked with. Tobacco Lofts is an historic property with a lot of character and an industrial vibe. Interior features such as cabinets, tile, and bathrooms are in need of refreshing, but I think the exposed brick and beams compensate for some of the outdated features. We never had issues with noise, and maintenance was quick to take care of problems. Some great features: autopay rent online, access to Seven27's gym, large storage units available, affordable outdoor parking (and underground, but it's more expensive), renewals go out a few months before the lease is up (so you don't have to commit super early), community events (free food and booze!), reasonably priced (for Madison, which we all know is outrageous when it comes to rent prices) Some not-so-great things: interior doors leading to each floor require a key to enter (can't use a fob, it's annoying when you're carrying stuff), grill was often out of propane (Seven27's grills were my backup), community room is small, bike storage is lacking I loved living in this neighborhood. The access to the Southwest commuter trail, Lake Monona, and Brittingham Park was awesome, and getting to the Capitol was a short walk. ULI was professional and easy to work with, making Madison's high rental rates a little less painful. read more

Well, I'll start by elucidating something some people may not realize about this firm. They don't just manage rental property in the form of apartments. They also manage an extensive collection of parking facilities in Madison, and I was trapped in one such parking garage last night for the better part of an hour. Although I've used the parking facility beneath the big glass US Bank on Madison's Capitol Square before, I've never had a parking experience like last night's. From ULI's website: "Parking can be a pain. Luckily, we've got a breakdown of the Urban Land Interests Capitol Square parking options - their location, cost and convenience. Enjoy downtown Madison without the hassle of searching for parking." That statement is very true, but when you have an experience like mine, you'd rather drive around looking for an on-street spot from which you simply cannot be trapped and unable to leave to go home. I arrived at the lot at about 5:50, ten minutes before they close to public access. Got my ticket, took it up to the restaurant inside the same building where I had dinner, got validated, ate, and went back down to my car at about 7:35 p.m. When I got to the gate, where you insert first the card you got on entering the garage, and then the parking validation card you get from the restaurant, the machine kept my incoming card and just kept spitting out my validation card. Eventually, I had to back out most uncomfortably in a tight space, in order to allow someone behind me to get out. I repeated this procedure three times, also trying the "help" button on the card machine several times, but NEVER getting any help. I put my car back in a stall, and went to the entrance that goes to the elevators, so I could return to the restaurant and ask for help. I should also mention that in this giant mass of concrete, my cellphone got no signal, so I was unable to use a telephone to ask for help. Well, those doors were locked, and the panel to dial on was useless, no "help" feature, and dialing "0" did nothing. I began to seek another way out by foot. No exit near the car entrance, no stairwells on the back or side walls, and I wandered around seeking a way out for a while. Finally, a couple came down and out of a stairwell and I got INTO it, and it fortunately led up to the front of the building near the entrances to Graze and L'Etoile. When I got back to fresh air, I had been trapped in the garage for 35 minutes! I'm disabled, by the way, and not supposed to be climbing stairs, the four flights took a toll on me when I was already very stressed. The restaurant staff said this has happened to them, too, but someone gave me a different card which they hoped would make the gate open so I could get me and my car out and head home. I opted to stop at the security desk I have to pass to go to the elevators in the building that go to the parking garage. I explained my situation to this person who promptly agreed to accompany me to ensure I got out. He has seen me come and go after eating in the building a number of times, and I have always greeted him as I pass. We got to the gate, and there was nothing he could do to make it open. He, too, tried pressing the "help" button to no avail. After a while, a woman in a car pulled up behind us, the security person asked her if she had a pass card, she said "yes," and he used it to let me get out. I thanked both the security person and the woman who allowed me out with her card, and finally was out of the sunless concrete bunker. That was almost 8:25, so the ordeal lasted FIFTY minutes. An especially annoying aspect of it was that several people told me variations on "you wouldn't believe how often this happens." Another thing I found especially annoying is that Urban Land Interests doesn't see fit to supply the security desk duty person with the means to make the gate open. As I understand it, the desk could simply have a card like the woman in the car, who let me out, and problem solved. Other than the pains of moving in January of this year, this is hands down the worst thing that has happened to me in all of 2018! read more

I live in The Depot Apartments, one of ULI's madison apartment complexes. I have nothing but great things to say about the experience! Management: Yvette was very helpful during the apartment search process, and made accommodations for me based on last minute changes in my life, even switching me to a new apartment(changing my entire lease) when I saw a 1 bed plus den opened up. [She is in charge of The Depot so I can see how other building may have had different experiences when dealing with management] The Depot: Extremely quiet, and I mean, do I even have neighbors quiet. The hallways are cleaned once a week, maintenance needs are fixed same day or next day, and emails/phone calls immediately returned. If i wasn't moving out of state I would stay here for a long time. The apartment doesn't have stainless steel but all of the appliances work great and the place is extremely clean and well kept. The one thing I would be aware of is the noise that occurs in the cvs parking lot side of the building- during the winter, snow plows work at 3 am with beeping backup noises so be prepared for some sleepless nights, but this Is Wisconsin after all. Also, there are many income restricted units in the building so this is a nice chance for a quiet student to live away from the disgusting and horrible 'Student' housing properties downtown. ALSO: CVS BELOW BUILDING and gas station across the street- i mean can it get any more convenient than that?? Overall this is your best bet for downtown living- reasonable rent, close to UW and downtown with easy access to the beltline (avoiding most of rush hour traffic downtown) read more

I loved living in Nine Line! This was the nicest apartment I have ever lived in. Stainless steel appliances, hardwood floors, washer/drier in unit, and big beautiful windows. On top of all that, there is a free coffee machine and ping pong table in the lobby! It's a great building with respectful neighbors, and given Madison's large student population, the building is actually filled mainly with young professionals or grad students. There were also fun events hosted by management like cookouts with yummy food and solid vegetarian options. Also, whenever there was a maintenance issue they were on top of it! In particular, Brent Jackson the property representative made my life so much easier, which was much appreciated especially given my stressful internship year! He went above and beyond what he had to. I highly recommend living here! read more

I wholeheartedly regret renting a parking spot through Urban Land Interests. I rented a parking place at the Fire Station lot #2, and would often close at my job, only to come back to a full parking lot that had no available spots. At least 2-4 days a week, at any time that I would try to access my parking spot, there would be spot for me. I tried addressing the issue by emailing the parking folk at ULI, but instead of empathizing with me or offering a solution, they merely apologized and offered a refund for the payments I had made for future months and then I just wouldn't park there anymore. So, instead of helping find a solution to the problem THEY created by not providing adequate parking to their monthly renters, they wanted to conclude our business. On many occasions I have had to find alternative parking much farther away from my apartment. They offer to reimburse me for parking elsewhere, but I pay for the spot THERE, not some other parking spot. They should work on treating customers better, instead of just tossing them aside whenever a complaint comes in. read more

Lived with them for one year and resigned for a second. The resigning process was an absolute pain, it took a couple of months to actually get a lease to sign and badgering through emails to get responses back. On top of that, the lease that I was sent was for the wrong address, with the wrong rent (higher than advertised), and without other accommodations that I had applied and was approved for. The parking situation was not great as the garages were extremely dusty, leaving my car with a fine coating of dust a few days of being parked in it. The apartment itself left much to be desired. The windows were pretty cheap, leading to a drafty winter and an over worked air conditioner in the summer. The floors and walls seemed super thin so the upstairs neighbors could always be heard walking around and next door's conversations would leak in. Paint also started cracking and chipping all over the place a couple of months in. Over all, would have to say that the rent was way over priced. read more

Does any apartment renter *actually* like their property management company? I think it's pretty rare. We all have gripes. However, in 11 years of renting, I've dealt with 5 property management companies and 2 owner-landlords. The owner-landlords were by far the worse. Of the 5 property management companies, Urban Land Interests earns the title of the worst. It's not that they were so bad that I moved out because of them. It's just that their properties (I only lived in 1, but priced several) are overpriced and their management is mediocre at best. I don't know if the person (who I won't name) who is in charge of Bel Mora is just overworked and underpaid, or is a legitimate space-case, but dealing with them was often like pulling teeth. I had an agreement with them for my move-out inspection that I wouldn't have the apartment all cleared out, because I was leaving very early the next morning, so I needed the bed still. This information wasn't relayed to the rude and confused kid who came by to do the inspection (who I wasn't expecting - I thought the property manager was coming by). He didn't want to do the inspection because the apartment wasn't empty, but after explaining the situation, he agreed to walk through with me. He had to have been high if he thought I was going to let him do it without me seeing exactly what he noted. The maintenance crew was always really nice, and when a maintenance request was submitted, it was addressed within a day or two. So, they get an A. The property itself was very nice (albeit overpriced). For what I paid for a 2BR, 2BA on the 2nd floor in Madison, I paid for a 2BR, 2BA luxury apartment on the 15th floor in Milwaukee, overlooking Lake Michigan. Their handling of my security deposit was suspect. There was a carpet stain that happened a year before we moved out. When I called the property manager after it happened, they said they could just cut out the area of carpet that was ruined and replace it, and it would be around $100. Or, I could leave it until I moved out and it would just be taken out of my security deposit. Well, I opted for the latter, and it ended up costing me $350! Pretty ridiculous, especially for a carpet that was complete crap when I moved in 2.5 years prior. Just another way to milk me for more money. Overall, I don't suggest renting a property from Urban Land Interests. It's a pretty tough market in Madison, because most landlords take advantage of renters because, well, they can with all the students. I'd still suggest properties run by other management companies. read more

Pretty solid rental company. Yes, it's true you do pay a bit of a premium for some of the services they provide, but I find it worth it. I haven't had to badger them constantly for repairs, etc., and they maintain the units well. Most of their places also have underground parking, which is a must while living in Madison. If you're moving here and don't have a ton of time to search Madison looking for a place, just call them up as something will probably be free. read more

Consistently rude. Extremely unresponsive to e-mails or phone calls with questions or concerns. Although I only had need to make contact with the management around 1-2 times per year, each time was an extremely unpleasant experience and required multiple follow-ups every few days to get simple questions answered. On several occasions they entered into my apartment without 24 hours notice. EDIT: After having another unpleasant interaction with management, I returned to the Yelp page to find my review filtered. I had a very simple question about when an individual would be entering my apartment (i.e. a specific time as opposed to anytime over a 9 hour time span), and an answer was flat-out refused of me. Employees of ULI may be flagging their own negative reviews to deceive potential renters, as the only reviews that are filtered on their page are the one-star reviews. read more

Since our snafu, we've been working with Holly and she's been great. She cleared up our lease problem and had no problem reimbursing us for June's gas & electric when MGE falsely charged us instead of the previous tenant due to the lease mix-up. We moved in early July and Deb was right on-time for our move in date. The place was very clean and maintenance came within a week to fix the few problems we found. Also, rent is easy-to-pay online and FREE unlike our last apartment which charged $15 every time you paid online with a credit card. So far things are looking up with ULI! read more

If I could give them 10 stars I would. Heather and Anna were out of this world amazing with helping us find the right apartment. They were very prompt with responding and were happy to spend as long as needed to answer any questions we had. We are very picky in terms of what we're looking for in a place to live and ULI found the unit that checked every box. They take their properties and their tenants seriously. It is clear that they are a cut above all the other management companies in this city and they're a breath of fresh air. My husband and I wasted hours on the phone with other companies trying to find the right unit and when we would find a unit we liked they told us to submit our applications. As soon as our applications were submitted we were told the units were no longer available. What a disgrace! ULI promised that if a unit is advertised it's available. What a relief! We love them and would recommend above literally every other company in this city. Thank you ULI!! read more

I lived at the Lincoln School apartments for 3 years and had a positive experience overall. All my maintenance requests were attended to promptly and I received my full security deposit back within 3 weeks of moving out. I loooooved the apartment itself (2 story "townhouse" with a lake view) so didn't mind paying what would otherwise be an exorbitant rent for Madison. This place is one of the few things I've actually missed since leaving Madison, though I guess that probably says more about the building/location/view than the management co itself. read more

I rent from a newer property managed by ULI. As per other reviewers, the management is HORRIBLE. There were some issues that were addressed on my move-in form and they were taken care of in a timely manner. Maintenance has always been very friendly and prompt. ALL issues that I've addressed directly with management have been ignored. Maybe I've just been lucky while renting at other properties in the area, but I'm tempted to move back clear across town where I know I'll be valued as a tenant. Also - prices are ridiculous for what you get (compared to similarly priced properties in the same neighborhood). I needed a fast move in so I took what was available in my time frame. If I'm paying more for "luxury living" I expect it to actually be luxury living. read more

Overall, very good! I was very upset a year ago, when I first moved into Seven27. I thought I was getting a gorgeous apartment where I could enjoy both lake and Capitol views from my quiet balcony: and for two days, I had just that. But then they started up construction on a new building! Nobody had told me about that when I signed my lease, and I'd in fact specifically chosen Seven27 over two other places in an effort to avoid construction! So I did not set foot on my balcony the whole time I lived there, was always woken up by early morning construction noise, and my view and privacy were both destroyed by Christmas. HOWEVER, on the plus side: I was basically liking the ULI people (our office manager Brent was especially awesome), maintenance was always quick, the building was gorgeous inside with great amenities, and I loved the location by the lake. So I decided to apply for ULI's new view-blocking building, Nine Line, when my lease was up. And I am now extremely happy! My new place is perfect: beautiful, quiet, and with a spectacular lake view. Amenities are again wonderful. And ULI was awesome when I was moving! I was set to leave Seven27 a day before Nine Line opened up, so they gave me an extra day at Seven27 for free. Then, it turned out that Nine Line was ready early, so I got the keys to my new place several days early (also free of charge). I also got all but about $30 of my security deposit back, despite there being MANY things on their insane move-out cleaning list that I was unwilling to do. Am currently very happy with ULI, and in love with my new apartment. read more
