Paul Stevens is one of the most arrogant, unprofessional people to do business with. Clearly, I see from the other reviews here, that we are not alone in our assessment as this is his typical pattern of behavior. We listed our duplex (investment property) with Milwaukee Flat Fee Homes in February 2019, right before the pandemic hit. We paid the flat fee to have our property listed on MLS for a year. We don't NEED to sell this property, but it seemed like a great time to sell at the time. Right after listing, Covid-19 hit the US and greatly impacted our ability to show our property to both prospective buyers and prospective new tenants. We received an offer to purchase in April for $50,000 under asking and told them we were not interested. Paul didn't like that. He wants his sellers to accept the first offer that comes their way so he can do as little work as possible. We received another offer for our property in late June, had minimal back and forth negotiations and ultimately we decided not to accept the buyer's offer. A few days later we received an email from Paul accusing us of lying on our condition report and stating that he was breaking our contract and taking our home off of MLS. We then provided proof that there were no "lies" on our condition report and Paul ignored all of our calls and emails related to the "misunderstanding." When he finally responded, he stated, "Our listing fee is non-refundable. Either party may cancel at any time for any reason. This is my last communication on this matter." In other words, Paul Stevens believes that when you pay him up front to list your property for 12 months, he can cancel your listing at anytime if he chooses simply because you didn't accept an offer that he wants you to take.

It is a little frustrating when we have to wait 24 hrs to see a unit with my daughter needing to get this secured quickly, but on the flip side that shows courtesy and respect for their current tenants, and that will be appreciated when my daughter is on the other side of things down the road. We dealt with a COCKROACH INFESTATION for 4 months, leaky appliances, smelly carpet, and power that would turn on and off sporadicly. Since we had been there for a bit, the place was pretty lived in and had some scratch marks from furniture so painting was necessary. We spent a whole day painting before we moved out, on top of cleaning for 2 entire days and left the place looking better than when we got there. In return, J michael charged us a ridiculous amount of money for 3 door replacements and 2 blinds replacements that both DID NOT need replacing, another ridiculously large fee for cleaning expenses, and worst of all a humongous fee for painting, when we had spent hours on the apartment painting with money we had to spend out of our own pocket for the paint. So if you like being charged a ridiculous monthly rate for rent just to get outdated and unreliable appliances, a cockroach infestation, smelly carpet and don't want to get your security deposit back despite spending hours of work trying to renovate the place, and want to be charged a ridiculous amount of money for appliance replacements that do not need replacing, then by all means live here. But if you are a sane human being, DO NOT RENT FROM J. MICHAEL. I REPEAT, DO NOT RENT FROM THIS PLACE!

It had been there for 2.5+ years, and management knew and actively hid the fact from tenants. The owners gaslit each apartment in the building into thinking that it was each tenant's fault, intimidated them from speaking with one another, and refused to take responsibility and hire Orkin until litigation was threatened. 2. Old, terrible apartments: moldy crowning and baseboards; carpets come pre-stained with cat urine; shower pressure worse than a water fountain; hissing and knocking radiators that never made it a winter without breaking for a full week; thin walls and floors--not only will you hear your neighbor's music, you'll know when they run their microwave or take a shower or call their parents, god help you if they play the drums. 3. No laundry. Have fun dragging your laundry to the only laundromat downtown on Basset St. Some of your clothes will be stolen but that's the price you pay for living at 509 State St. 4. Terrible management (except maintenance man Karl he's a legend)--Unresponsive, unhelpful, still requires rent payments by check even though it's the 21st century. 5. Liars about safety deposit. They tried to charge our neighbors for damage from an AC unit which they never owned--the damage was actually from a leaky radiator which Opitz had to come fix. Keep documentation of all repairs b/c it seems like they won't hesitate to screw you. So why did I rent with Gargano? * Rent was $585 with ALL utilities included (minus internet). If they ask any more than that you're getting ripped off.
