They value the time and money of potential residents much higher than that of current residents no matter how long you've lived there. I was walked in on while asleep and half clothed by maintenance men not once but TWICE without them knocking. This is about as close as you can get to being in an HOA without ever having signed up to be in one. They are strict and often passive aggressive including but not limited to threatening to drain the pools if residents can not "cooperate" with their rules. Children are not allowed in pool areas even with adults. I also frequently had to keep my thermostat around 75 degrees to keep my apartment above a hoodie temp. due to poor insulation. Beware.

I didn't leave the place in perfect shape but as someone with family in construction and renovation I guarantee you it was NOT worth that much. What the hell is the point of a deposit at that point? Sure it has a lot of nice reviews but interesting that they're all from 8 years ago, around the time the place was nearly done being built. Likely a promotion ran where they gave some perk to people leaving nice reviews. They're nice at first but the moment you're in there it literally feels like you cannot LIVE there. You have passive aggressive management sending rude letters and emails- to the point now where any notice from a landlord sends my anxiety up the roof, even to this day when I live in a HOUSE now. Management, don't even bother responding to this because I'm not reading your responses. I don't trust you enough to give you my real name, because knowing you, you'd be awful. At this point, I don't trust you to actually be genuine in anything you say. Everything is a nice platitude to get the next lease in your roster so you can rip someone else off.

Breakfast is a time to gather informally with residents and an opportunity to start the day with friendly conversation and a nutritious (and bacon-tempting) breakfast. From happy hours to daily opportunities to engage in puzzling and game playing, there have been multiple ways we've had to get to know everyone. Yesterday I learned Skyjo & Greed (card/dice games); today I had breakfast with a neighbor who expressed how much she liked the weekly fitness program offered. I haven't been able to join in, but I use the fitness room nearly every day. Staff go out of their way to make holidays a bit special -- e.g. there were treats at everyone's doors on one recent holiday. I really can't think of anything to complain about! Nice problem to have.

She paid $800/month for a 1 bedroom/1 bathroom unit. This included a nice gym, extra storage, a nice pool, and free underground garage parking. The residents were really nice and the apartment manager often nominated a resident of the month and gave discounts off rent for the award. The layout maximizes privacy between the two bedrooms (no shared walls), each has their own en-suite full bath, the apartment has an enormous "utility" room with high cap washer and dryer, kitchen appliances are not "top end" but really good (ice maker in freezer, over the stove built in microwave, cupboard space galore, etc. And then there's the service component. Between Lisa (the manager) who will do just about anything to make you happy (including cat and plant sitting if you need to be gone) to Tim (and crew?) to handle every maintenance detail in a timely manner. And then there the amenities - the pool, the community garden space, the car wash station (fully stocked with car washing and detailing supplies - for free!). We moved here during the pandemic so we've only heard of the legendary "community events" and have not taken advantage of the *no cost to use* lovely community space or the community work-out facility, but hope to some day. We were given an opportunity to early renew our lease at the six month mark for an exceptionally modest $20 per month increase which we jumped at immediately. I can't recommend this place enough. Sadly at this time (end of January 2023) there are no available units, but definitely put this one on your radar for places to watch for availability - you won't be disappointed.

    This was a good location (Given the short drive to my place of work) and I was pleased with the…read morestudio apartment which I rented, However, I feel like the management occasionally behaved in an underhanded way: On 1 occasion, they set up my recurring rent autopay at the 1-bedroom rate, rather than the studio rate. On two occasions (when signing my 12-month agreement and my 1-month lease extension agreement) I noticed that the price listed on the paper contract they drafted was higher than advertised/discussed and had to point this out. They said it was accident on both of these occasions. Additionally, the dissemination of information was poor. I felt that the respect for privacy and tenants' personal plans was poor as well. Management would announce that a parking, garage, or the pool was being closed, or that they would be entering your apartment for "inspections" by posting a sheet of paper on the wall or your door with only a day or a few days' notice. The management was poor until the last 1 month of my stay. I think management is going in a much better direction now though (replacement.) I hope it is going in a new direction. Finally, the light bulb in my microwave went out a week before my moveout date. The microwave functioned perfectly otherwise. They withheld $200 of my security deposit to "completely replace" the microwave... Urghhh.

During my stay there I will say there was an employee or two that were amazing and deserved so much better as upper management/owners have no social skills or acted super fake. They charge for every little thing and the rent went up on average $30 to 50$ a year. In my opinion they deserve 0 stars. DONT FALL INTO THEIR TRAP LIVING HERE IS NOT WORTH IT.

    It has been a very long time since I have needed to live in an apartment, as I have been a…read morehomeowner for many years. But a recent stay in Wisconsin meant we needed to rent an apartment, and it was kind of last minute so we hadn't had a great deal of time to look around. But when we did, we were very disheartened - we saw places that had black mold in the air conditioners and ripples in the carpeting, places that were way too near to power stations and other dangerous things to live near, and we were getting worried that we wouldn't be able to find a safe place to live while we were here. Then we found Siena Ridge and found it. Now, I'm chemically sensitive, so apartment living isn't ideal for me - other people's chemical use everywhere can be very difficult on my body and some exposures to chemicals can even send me to the hospital. I can't handle new carpeting or paint or flooring, for example. Carpet cleaning chemicals will do me in (make me very sick). Pesticide exposures, plug-in air fresheners, laundry chemicals, perfumes, all of these things make me very ill because of my sensitivity. So again, apartment living with carpet cleaners who come regularly and shared hallways with other people's perfumes really, that's difficult for me. So we weren't even sure I could live in an apartment, but we kind of had no choice at that point, thus why we were looking at apartments in the first place. When we saw the apartment - bright and airy, snug and warm, spacious as apartments go, laundry room, kitchen with ample cabinets (we don't eat out and exclusively use the kitchen for all of our meals, so the kitchen is really important to me), open floorplan - we thought okay, we can try this. So here is what I really loved about living in Siena Ridge apartments: 1) Hayley, the apartment manager. I don't think I can say enough good things about her, she is a really good human with a big heart and she genuinely cares about people. Really, I could write a whole Yelp review just for Hayley. Every interaction I had with her was positive - every single one. She is kind and she really did her best to accommodate my needs as a chemically sensitive person. She was incredibly understanding, she worked with us in every way she could. She was very responsive to emails and anything that broke or needed adjusting in our apartment she was on it, and maintenance or whomever was needed for the fix was there. When our fridge went out, she had a repairman there within a couple of days and then had it replaced so quickly. When there was an issue with the sink, she had someone there to fix it, just taken care of. Everything was maintained so thoroughly and in such a timely manner. 2) Brad - our regular maintenance guy. He was a delight, our pug adored him, he was kind and friendly and just good at his job. He didn't mind taking off his shoes to enter the apartment, he fixed things quickly and well, and he didn't even fuss at having to snake our sink drains a couple of times - and that was so gross, I felt so bad that he had to do that. He was so polite and never left any kind of mess. He replaced fixtures and a doorknob and just, they are lucky to have him, he's a really good guy. 3) Heck, all around they seem to hire great people, because the furnace guy, the guy who came to fix the washer, the refrigerator repair man - yep, all different people - all nice, polite, friendly, helpful, patient. And it was never an issue having them come out - they were just on top of it! 4) The doggos! It's a pet-friendly community and as such, almost everyone has dogs. There's a little dog area with gravel, but there's also a park with a playground half a block away so you can go walk through there and see lots of birds, ducks, and a couple of cranes who hang out in the little marsh at times. 5) Sound insulation (as far as voices or music or TV) seemed pretty good in the apartments. There were only a couple of times I'd hear a kiddo crying in the upstairs apartment, but otherwise it was just if the pet was zooming across the floor or barking or someone was wearing hard shoes in the apartment above us. Mostly the buildings and neighbors and neighborhood for that matter are quiet, quiet, quiet. 6) The fitness center - my husband and son loved going there and working out when it was too cold to be outside. There's a TV with cable and they'd watch that while working out. 7) Other people liked the pool, but it gave my son hives so we didn't use it. We are sensitive to chlorine too. Sometimes we can swim in pools but if there is too much chlorine we cannot. My negatives pretty much all have to do with chemical use, so YMMV there (carpet cleaning, pesticides, paint). We lived in Siena Ridge for 18 months and would recommend as apartments go. My hope is that any rental I live in in the future has a Hayley and team just as good as here because they really made the experience a positive one.

Large bins were put in the parking lots...causing one to have to trudge your garbage down a sizeable parking lot to throw it away. Not only does this trash up the property's curb appeal and make the place look trashy but...walking your trash down is made harder by the fact that they do not do a good job with snow removal. This is also hard on older residents. It may have saved them a little money but...did they need to save that? This leads me to my second point: They've raised the rent by about $300/month since they took over 3 years ago. In addition to that... The snow removal is a joke. Last time it snowed overnight they did not come to clear my parking lot until that night. Do you understand that? It snowed on Monday night and they did not come to clear it until Tuesday night...while we were all home, making noise, not getting it all because the cars were in the lot. Horrible. They require that residents pay for their water when we didn't have to before they took over. No problem, right? Well. The problem lies in the fact that we do not have individual water meters. So, they divide the water cost by the number of apartments and that's what you owe. Problem? What if you're single, like me, and your neighbors are parents with kids? They're using a 4 times more water and YOU are helping to pay for that. Don't get me started on the people who wash their cars in the parking lot and leave the hose running. All I see is MY dollars pouring out of that hose. They've gone through 3 managers in the 3 years they've been here. So, apparently they're no better employers than they are management company. They offer no incentives with lease renewals. We used to be offered a few months free cable or a ceiling fan installed for the bedrooms or a complimentary carpet cleaning. That's gone. The irony, of course, is if they offered carpet cleanings they would have to replace the carpets upon move out MUCH less often...thereby saving themselves money in the long run. Ridiculous business plan. Here's something new: My refrigerator broke. They ordered a replacement. When they came to install it they realized that they ordered the wrong size. SO, instead of reordering and just giving me a loaner from an empty apt or the club house...they raised the cabinets above the fridge to make it fit the height of the fridge. And now my cabinets are noticeably uneven. Unless you have no other choice, do not rent from Katz. Don't live here...but, more to the point, do NOT live anywhere that Katz is the owner. You will regret it. Save yourself the aggravation and having to move again. Because, let's face it, moving sucks. But I couldn't wait to move away from there. I know there can be growing pains when you buy a new property. So, I stayed. For several years. Waiting to see if they'd get their act together. I feel I did my due diligence and gave them a chance. Multiple years worth of chances. They just don't care about their renters. They only care about the bottom line.
