She kept me constantly informed of showings, buyer reactions, informal offers, and thereby let me discover the correct price I would need to accept if I expected a sale. Getting exposure of city row houses is difficult in a crowded market. But besides MLS, she placed advertisements and promoted my properties through investor mailing lists. When offers came in, they were usually incomplete. Kyle was meticulous in assuring that every detail of every contract was clear and complete, leaving nothing to interpretation. (My sump pump had failed during a rain storm during and open house, and she had not bothered to tell me this. I went by on Monday and discovered this. She then tried to claim that she had told me, but I could look at my phone, and see there were no calls, emails or texts from her.) Creig promised I wouldn't have to deal with her any more, and the following Saturday, I go to the house, and there she is preparing to do an open house. On various occasions, Creig told me this woman was no longer my agent, but he never returned my calls. I got multiple calls or emails from this woman on Sunday nights saying something had changed and I had to sign something this minute. There was a contractor she found to do some work in the basement. I get a call on Monday morning saying that (1) the few things that are still in the basement have to be moved, (2) for them to do it will cost $500+, (3) for them to reschedule will cost $400+. I spoke to the agent, who was incensed that the company thought she should have told me that the stuff had to be out of the basement. She acted as if some of the problems were just that she didn't understand English, but I think it was (1) a cover for the fact that she had a tendency to screw up and (2) because she seemed to have no idea what was important and what was trivial.

All our interactions have been via email or over the phone and I typically prefer face-to-face meetings but Todd was extremely easy to work with and very responsive that I did not even need to meet the guy! Being a first-time homebuyer, there are many things you don't know and you can easily be taken advantage of if you are not cautious and you don't have someone supporting you. The real estate law in Maryland can be tough and the contracts can be over 50+ pages! So I contacted Todd and asked him a few things and he responded within a few hours the same day/night (in the wee hours of the morning mind you) even though he was just coming back from vacation. Todd responded that he could and would and asked me to forward him the contract, without a single request for payment. I being a reasonable person understand that lawyers are a dime a dozen and they are not free so I asked for his cost and he told me his rates and how many hours he typically bills. We went back and forth a few times over email and he answered all my questions and was completely honest and fair. He then asked me to send over my contract before I signed it and he would review it for me. He reviewed the contract within a day and not only did he do all of that and more, he did not even charge me a single penny! He told me everything in the contract was standard and his services were not required in my situation and gave me a few pointers to move forward. I kept Todd in my contacts and I consulted him once or twice more along the way. He gave me excellent recommendations for inspectors and insurance agents and I used them and they were fabulous and just as easy and professional to work with. A couple of weeks before closing, Todd even reached back out to me and asked if I needed anything further for my purchase. We spoke over the phone this one time, and he was extremely helpful and listened to everything I asked and gave me suggestions. At this point I was completely shocked and thanked Todd tremendously. Lawyers are not cheap by any means and many won't even respond without establishing an attorney-client relationship first. Todd took it upon himself to help me and close all the loops without expecting anything in return. In addition, I learned from Facebook that Todd is also a great community guy and willing to help the people in the neighborhood. Todd works with realtors and insurance agents to provide workshops and information sessions for interested buyers, which is extremely great for new and inexperienced buyers.
