You will be hard pressed to find a real estate team that works with such honesty, integrity, and old fashioned amazing client service! My husband and I began our home search over a year ago and were very impressed with how attentive Adam was in listening to our needs. He gave us sound advice and was never pushy. We felt like we could trust him right away and relied on him heavily to explain the ins and out of the home buying process for novices like us! Unfortunately we had to put our home search on hold for about ten months after we heard about a change of plans for my husband's deployment schedule but kept Adam and his team in mind. When we were ready to look for a home again I called Adam and he was more than happy to help us again. We found a home we loved immediately but were discouraged to hear that the property already had offers on it after only a few days on the market. I met with Shawn the next day to view it anyway, he wrote a very clean offer, and they accepted! I'm sure that one huge reason we got the home in such a competitive market was because of the skill and prowess of the Capstone team. Lindsay also made our financing journey incredibly easy. Throughout the home buying process, my husband was deployed overseas. The fact that we barely faced any snags or challenges due to his being far away is solely because of Lindsay, Adam, and Shawn. I can't believe I'm saying it but they made it EASY to purchase a home while my husband was deployed. The team always returned my phone calls and emails immediately although they were usually the ones to call me first to check up on things! There was never a moment that I was worried about meeting any of our escrow deadlines because of how attentive and conscientious everyone is on this team. They thought of things that would've never crossed my mind and took care of everything- from scheduling a great home inspector to negotiating seller repairs. I recommend Capstone Realty wholeheartedly to anyone buying or selling in North County San Diego. If you are looking for personal service from an attentive, knowledgeable, kind, and honest real estate company, look no further than Capstone!

About a week later, everything changed and we needed it sold fast. By fast, I mean we needed it listed within days and sold within a couple weeks. Before we even got off the phone with Crystal after telling her this, she had window cleaners scheduled, a photographer scheduled, and a timeline for when we would list and how things would go. We started this process on a Sunday, we were listed by Thursday, had an open house that weekend and we're in contract two weeks later. They helped us with lists of what to clean, what to remove and what to leave in the home. They guided us through the inspections and paperwork. We never felt alone in this process. We were highly stressed with the timeline we gave them but they stayed calm and reassuring the entire time. Crystal always had answers for our questions and never seemed caught off guard by anything the buyers threw our way. I can't imagine having a different agent for this deal. I'm leaving so much out of this review. There are just too many good things to list. I so very highly recommend at least meeting with the Joslins before you buy or sell anything. You won't be sorry.

When I started shopping for a condo, it was no question that I wanted to have James help me look as I've heard the greatest things about his team and him. James is the most patient real estate agent I've ever met. He showed me dozens of properties before I made my first offer. He is honest and to the point; he can easily tell you what the pros and cos are, which was very helpful for me as a first time home buyer. Two years later, when I decided to rent my condo for three months during the summer while I was traveling, James managed it and did a great job. I did not have to worry about anything as I knew the condo was in great hands. James's team and James himself are an excellent example of individuals who always go an extra mile to make sure you are happy and have everything you need. We have become good friends over time and I would never use any other realtor but James. If you are looking for a reliable and hardworking realtor/property manager/broker who actually cares, use San Diego Properties & Investments!!!

Here is our story with San Diego Properties and Investments, and James Mabry: We started thinking…read moreabout buying our first house in around Feb 2012. So, I started asking James a lot of questions. I have never bought a real estate before and I knew almost nothing about the entire process of buying a house. James answered all my questions with clear explanations and good examples. Being an engineer, I value that an answer is clear, data driven and direct. James impressed me with his knowledge not only about real estate but also relevant subjects such as mortgage, economy, real estate market etc. Then, we decided to buy the house in Rancho Bernardo which is not very close to where SDPI is. For almost 2 years, James came to Rancho Bernardo and surrounding area whenever we found a house that we like. He was always well informed about the houses we looked at and frequently advised us not to make an offer because either he saw a problem with the house or he thought the price was too high. The ones he told us not to miss and make an offer right away, became "pending" always within a few days. Eventually we found a house and made an offer (after missing a few good ones). The time period from the offer to the day we moved in was also a big struggle. There was a problem between the bank and the HOA about the insurance of the house. Although the problem was not related to SDPI, James worked really hard to help resolving the problem. Finally, we happily moved into our first home with lots of appreciation to James and his company for everything he did. In general, the first thing that comes to my mind about James is trust. I was always confident that whatever he tells me, he was honest about it and was thinking in our best interest, rather than trying to make a little more money for his company. Throughout the process I also witnessed that he helped many people without any expectations in return, even people he met for the first time. He is also very knowledgeable and disciplined about anything he does. Another cool thing is that he is a techie. He incorporates technology into what he does and he does it well. All in all, I feel that because he is a real San Diegan, he treats everyone he works with as his neighbor so you always have this comfortable feeling about what he says and does.
