Parker Brown is the property management company for our townhome community. I have only lived here…read morefor about 4 months, but the handful of notices we have received (taped to our doors) are always very last minute (aka usually less than 24 hours notice). I left home yesterday after 5pm and came home to the pictured notice on my door at 9pm, regarding pest control that is occurring TODAY, and how they want us to allow them to spray in our backyards. I have worked in property management and have moved quite a bit, so I know it is completely unacceptable that we received less than 24 hours notice -- regarding ANYTHING. The notice is vague and doesn't even say what pests are being sprayed for, I just planted my garden this week, and I have a dog who likes to nap in the backyard. I try to avoid spraying chemicals, so I left a voicemail late last night (I knew they wouldn't be there, but just wanted them to get back to me ASAP) and emailed Brandon Moore, the property manager. I wanted to see what pests are being sprayed for, what products are being used, and if we can get at least 24 hour notice moving forward. He surprisingly got back to me within a couple hours via email, but ignored my question as to what products the pest control people were going to use so I can do my own research. He confirmed they would try to give us 24 hour notice moving forward, but we'll see. I emailed him again, and he never responded. Not pleased as the pest control people already came. Not cool at all.

We strongly advise against entering into a lease agreement with RHOME Property Management. Our…read moreexperience indicates significant deficiencies in their property management practices and a distinct lack of professional integrity within their Salt Lake office. During a five-year tenancy in a townhome marketed as a "luxury" property, we encountered the following ongoing issues: rental rates significantly exceeding market value, consistently poor communication and delayed responses from office management regarding standard requests, inefficient procedural changes requiring repetitive correspondence, excessive charges for minor maintenance, and unreasonable move-out stipulations. Furthermore, the interactions with the property owner and management demonstrated a complete disregard for tenant respect and standard business ethics. We maintained our residency for five years primarily due to convenience and a commitment to maintaining a well-kept living environment. Despite extensive prior experience as homeowners, we invested significant effort into caring for the 1,670-square-foot property, ensuring both the interior and exterior were treated with the utmost respect. However, the property consistently failed to meet the standards of a luxury classification. We documented numerous structural and cosmetic deficiencies, including improperly installed vinyl flooring, substandard cabinetry and bathroom tile, inadequate ductwork resulting in excessive cooling costs, and settling cracks in the walls. Additionally, the property lacked basic amenities such as a washer, dryer, and water softener. Management's coordination with the Homeowners Association (HOA) was highly ineffective, leading to unchecked community violations, and there were instances where the landlord failed to remit payment for the water bill on time. The property also suffered from a leaking roof and excessive noise levels. Market comparisons within the same community revealed that neighbors leasing identical floorplans on the exact same street through different management companies paid significantly less and experienced professional, healthy landlord-tenant relationships. After five years of tenancy with a flawless payment history and meticulous care of the property, we formally requested a rent adjustment to align with current market values. In response, management dismissively rejected the request and issued a notice of non-renewal for the lease ending in July 2026. This abrupt dismissal was delivered without any consideration for the significant health and developmental challenges--including an autism diagnosis and a recent brain tumor diagnosis--faced by our household during that time. RHOME Property Management operates with practices that prioritize financial gain over tenant retention, empathy, and professional integrity. We strongly urge prospective tenants to thoroughly evaluate these factors and exercise extreme caution before signing a lease with this organization.

This place was not properly cleaned before moving in whatsoever. There was previous tenants' hair all over the house, including the ceiling fans. There was also grime all over the house (baseboards, cabinets in the kitchen and bathroom, all corners of the house). There was also a ton of damage that we had to not only deal with but pay for some of it. By the way, we did not cause any of this damage. I have never experienced this before, and the management is completely unprofessional. Really wish I would have seen these bad reviews before renting here. just so everyone knows they have over 47 complains with the BBB

As most reviews have mentioned (and is the main concern when you google this company), you won't…read moreget your security deposit back and you will likely be overcharged for repairs that fall under what Utah law considers wear and tear. They kept our entire security deposit,($1600) AND we were charged $350 on top of what they kept. In the email they sent to inform us of this, they expressly outlined to respond to the email with concerns. When we did, it bounced back as undeliverable. When we reached out via text, since email was unavailable and no one seems to answer the phone at the office, and expressed our concerns and asked for an itemized list, they ignored us for 2 weeks. I literally had to reach out several times, but they had the audacity to give us 30 days to pay or be sent to collections while making us wait 2 weeks to hear anything about what we were even paying for. Once we finally received a response, the email we got was rude and told us our apartment wasn't clean. This is objectively untrue, we cleaned the entire unit. They were charging us for things you might not even notice at a CRIME SCENE on the itemized list, and charged $80 PER HOUR for labor to clean an apartment we spent 3 days ourselves cleaning. They were very rude in their email to us and refused to budge, so we just paid them to avoid being sent to collections. Our time living there was fine, the response times were slow and I'm not sure what the management company really does aside from turnovers. Whenever we had a maintenance issue we'd have an external vendor come out, so I don't think they even have on call maintenance. The move out process was a nightmare, and they won't budge on concerns.
