Things have been horrible since new management took over. There is trash all over the complex, spills, including biohazards, are not tended to. Dog park trashcans are maxed and have a radius of about 10 feet around them that stinks. I have tried to provide feedback to the new manager but he is not interested and responds with defensiveness and insults. In the last month I experienced a person passed out and (appeared to be) on drugs on the stairs of our community for 3 hours on a Saturday with a mess spilled around her, vomit in the parking lot outside of my window, police appearing 3 times in the community and 2 arrests. Not what I thought I was signing up for. Not to mention they charge rent as if they had a pool and gym and they do not. The only amenities are 2 dog parks, which smell awful since new management is not concerned with keeping the dog waste bins empty, and an herb garden, which new management let die. Not a great community at all since Deann left. That all being said, Pete is wonderful with the maintenance orders that he does receive and is still part of the community the way that Deann was, so that is nice.

When I moved out, I had a professional cleaning crew to deep clean the apartment to make sure that nothing would be charged, since most student apartments in San Marcos will try to scam you out of money at move out. I took videos and pictures of everything. Now the Outpost is trying to charge me $250 for carpet replacement. I lived in my apartment for 2 years, my roommates carpet had been replaced in between then but mine never was. So, the carpet was at least 2 years old already, but I'm assuming it was older because I did not have what appeared to be fresh carpet when I moved in. Obviously the apartment knew the carpet was old, because they decided to rip up the carpet once I moved out. However, they took a picture of the under side of the carpet that was ripped up trying to hold me responsible for a stain that they found. They were obviously replacing the carpet anyways as the pictures showed the carpet already ripped up before they found something they believed they could charge for. I have pictures of videos of the carpet when I moved out and there is not one stain, tear, rip, or hole in any part of the carpet. They could not send a picture of the top of the carpet showing a stain was there, they sent a picture of the underside of the carpet after it was already ripped up. Trying to dispute this charge has been impossible. I first contacted the apartments and they refused to talk to me about the charge and said everything needed to be through email. So I emailed and they pointed me to a third party company that is supposed to handle the disputes. The third party company is legit an AI company as I've tried to contact them and speak with them, but can never get a human and get AI responses back. The third party AI response told me to contact the apartments about these concerns and the only option I had was to pay the charge. So I've contacted the apartments again requesting information on how to file a dispute, but since then they've been ignoring all communications. I have emailed several times and called several times, no responses to emails, and all phone calls have been sent to voicemail. My father was the guarantor of the apartment and he called, which they answered and already knew who he was without asking his name. He also requested assistance on how to file a formal dispute and they told him he would "have to fight the credit bureau on the charges". This is not legal as there has to be a formal dispute process, not taking up to the credit bureau when the collections will have already impacted credit score. They said there was 90 days for people to pay or dispute charges before the charges go to collections, but so far the only option I've been presented is to pay the charge. They are refusing to discuss with me any dispute process. I am very disappointed in how they've handled this matter and they will try to take any money they can out of you. It's not worth it. I know they will reply telling me to contact the office to figure it out but that's a lie. They're refusing any communication with me when I am just requesting how to do a formal dispute so it can get figured out before hitting our credit.

This review is on the basis of living in this apartment complex for almost 2 years (1yr 11mo)…read more The complex itself is beautiful; it has the looks of a modern apartment complex like in Irvine, Ca (look it up). The grounds are well kept and the common areas that include the amenities are equally just as nice. There are deer right outside the complex at the creek and also miles of hiking across the street. I think where the complex falls short is the upkeep of the grassy areas. Although it is not the complex's responsibility to pick up animal feces, there are plenty of times where I've walked by patches of grass that has dog poops and no doggy poop bags at the clean up station (at least this complex provides bags, so that's a plus!). I've lived in two different apartment sizes thus far, 1 br 1ba the 700+ square ft and the 640+ square ft and really it's up to your liking on how much you want to pay. Do note though for a nicer view of the lake, stained concrete floors (great for pets), first floor luxuries, bigger sqft. etc., you will have to pay a tad bit more, but really you get what you pay for. The community and residents itself is a good mix. I like the fact that there is diversity here (college kids, young professionals, and working adults). That can also be a con, because although it is a luxury apartment complex, there are college kids who cause a ruckus from time to time and I have filed a few complaints to the office regarding that. Other than that, the social events that the leasing office provides provides a good opportunity to commingle and get to know your neighbors. Lastly, I'd like to mention that the front office staff are simply amazing. Having lived here for a while, you get to know them and how sincere they are about addressing your needs. They are a small staff and sometimes it can take a while to address your concerns, but when they do get to your concerns (and complaints), they seem fair at fixing the problem and they do have a nice follow up (phone call, email, text about satisfaction). Nothing but good to mention about the staff here at the complex. For the most part, this complex is meant for young professionals, and people who live in San Marcos but are not college students. Doesnt mean college kids cant live here, its just a little pricey for the students to live here on their own (this comment is in regards to the local "impact" newsletter and the reported mean salary wages and mean age range of the city). Really, if you are looking for a luxury apartment complex that has a good mix of people, above average amenities, and just far enough away from the college, I'd recommend this place. Good luck in your apartment hunt!

LIVE HERE IF YOU LOVE MOLD!!…read more If you have health conditions or mold allergies, or if you are perfectly healthy stay away from this place. Living here was a nightmare. And unfortunately took a year plus away from living a normal life. My partner and I were exposed to mold that caused constant headaches, congestion, random illnesses, and breathing difficulties--the list goes on. I repeatedly contacted the office about my concerns, but they completely disregarded them. The only solution they offered was to clean the air ducts for "mildew." Shortly after the ducts were cleaned, our symptoms became much worse, likely because the mold was spread throughout the apartment. We eventually had to contact corporate and explain what was happening, including that I have pre-existing health conditions. Corporate said a professional mold tester would be sent to the apartment. After the testing, the property manager emailed me stating that there was mold growth, but claimed it was "normal." When I asked her to attach the actual test results, she sent another email stating the conclusion showed no mold growth at all. These were two completely contradictory statements. The results themselves showed elevated levels of Aspergillus/Penicillium and the presence of multiple mold types that were not found outdoors, which was used as the control. Despite this, management insisted the mold levels were "not elevated." And It was mostly in the bathroom connected to the bedroom where I sleep and spend half of the day there!! This experience was incredibly frustrating, misleading, and harmful to our health. If you value your well-being--especially if you have allergies or respiratory issues. I strongly recommend staying far away!! Even 9 months out of the moldy apartment I lived in, I am still fighting with health issues. I would give this place 0 stars if I could. Living here was disgusting. On the other note THIS APARTMENT IS WAY TOO EXPENSIVE TO BE LIVING IN THESE CONDITION!! Go save money, time and your health by choosing another apartment. UPDATE TO SYNC'S DUMBASS RESPONSE: They are really gonna reply back saying that there was NO mold growth. Look at those disgusting pictures of MOLD in our apartment. And I guess all of my health problems I'm just making up . THE COMPANY THAT CAME TO DO THE MOLD TEST WAS HIRED BY SYNC. So if you have the same problems. GET YOUR OWN MOLD TESTER. They also keep saying that the testers tested NO mold and that's not what the tests or results say. The results say that the mold levels aren't elevated. Which for a normal person you might not feel the effects as much. But I have health issues that they never seemed to care about and made no difference to them. They would not let us resign on our lease the only option was to move to another moldy unit. AGIAN DON'T MOVE HERE. GO LOOK AT ALL THE REVIEWS CALLING THEM FRAUDULENT!!!

We lived here for approximately 60 days and had to move due to a relocation. After leaving, we were charged for the entire 12-month lease term, which resulted in a balance of over $13,000 that was sent to collections. What future renters need to understand is that this lease operates more like a long-term financial contract than a flexible rental. If there is any chance your job, family situation, or location could change, the financial consequences can be severe. In our case, there was no early-termination option that an average working family could realistically afford. We come from a low-income background and did not realize how extreme the penalties would be. We were still held responsible for the full lease amount after we moved out, and we were not told that the balance would be reduced if the unit was re-rented. Paying for nearly a full year while living there less than three months has had a major financial impact on our family.

It would be strongly suggested you look elsewhere to live. Experiences this complex has had is…read morepitiful and horrendous. The corporate manager is a joke and the leasing office girls, maintenance boy is an even bigger joke. I reference to them as girls and a boy because they lack the professionalism and tact to even hold a position. One of the girls came to our unit to play middleman because maintenance was literally having a fit while he was being corrected on how to do the job properly. I stood through hours of this fool kicking his foot into the carpet so as to "spread" dirty water that needed to be shop vacuumed up. That will have to be a much longer review later but I will include that the other girl , who actually was trying her best but clearly timid and at one point she told me her parents have asked her about moving to River Ranch because she also lives on-site and is one of the relief leasing girls , but she told them no not move there!. She knows it is no good but lives there her husband and kids and that has to say even more if you tell your parents not to move there! The most disturbing but not surprising fact is that most recently a male tenant passed away and was found in his unit. He apparently did not have family but some random person was allowed to come and get his valuable items and maintenance approached some other tenants and told them that if they went to go clean it out they could have whatever they wanted. That is despicable. No regard for the man or the decency to wait to find out for sure that there would not be relatives and allow others to steal his stuff is beyond words but again that is who these people are that "run" the office. They lie on residents as well. It isn't the cleanest nor well kept area either so it shouldn't be surprising to learn all that lacks here but just do your homework and ask the right questions. It may seem okay when you tour but many of us found out the hard way and nothing is going to change. I plan on more details and photos that describe and express the disgust be it is valid and people need not spend their hard earned money on a shock that disguises itself as a professionally run complex and that include the poor excuse for a corporate manager too. Shame on them all.
