We lived here for approximately 60 days and had to move due to a relocation. After leaving, we were charged for the entire 12-month lease term, which resulted in a balance of over $13,000 that was sent to collections. What future renters need to understand is that this lease operates more like a long-term financial contract than a flexible rental. If there is any chance your job, family situation, or location could change, the financial consequences can be severe. In our case, there was no early-termination option that an average working family could realistically afford. We come from a low-income background and did not realize how extreme the penalties would be. We were still held responsible for the full lease amount after we moved out, and we were not told that the balance would be reduced if the unit was re-rented. Paying for nearly a full year while living there less than three months has had a major financial impact on our family.

The corporate manager is a joke and the leasing office girls, maintenance boy is an even bigger joke. I reference to them as girls and a boy because they lack the professionalism and tact to even hold a position. One of the girls came to our unit to play middleman because maintenance was literally having a fit while he was being corrected on how to do the job properly. I stood through hours of this fool kicking his foot into the carpet so as to "spread" dirty water that needed to be shop vacuumed up. That will have to be a much longer review later but I will include that the other girl , who actually was trying her best but clearly timid and at one point she told me her parents have asked her about moving to River Ranch because she also lives on-site and is one of the relief leasing girls , but she told them no not move there!. She knows it is no good but lives there her husband and kids and that has to say even more if you tell your parents not to move there! The most disturbing but not surprising fact is that most recently a male tenant passed away and was found in his unit. He apparently did not have family but some random person was allowed to come and get his valuable items and maintenance approached some other tenants and told them that if they went to go clean it out they could have whatever they wanted. That is despicable. No regard for the man or the decency to wait to find out for sure that there would not be relatives and allow others to steal his stuff is beyond words but again that is who these people are that "run" the office. They lie on residents as well. It isn't the cleanest nor well kept area either so it shouldn't be surprising to learn all that lacks here but just do your homework and ask the right questions. It may seem okay when you tour but many of us found out the hard way and nothing is going to change. I plan on more details and photos that describe and express the disgust be it is valid and people need not spend their hard earned money on a shock that disguises itself as a professionally run complex and that include the poor excuse for a corporate manager too. Shame on them all.

Other residents complained as well and their way of dealing with the complaints was to give everyone a 30 day notice to vacate. The grandmother in Colorado bought the rv park, the granddaughter/husband run it and she gets stressed very easy so Momma comes over who runs Canyon Cove on 306 to be an enforcer. I would not recommend long term living there at all!

It will take them an additional 2 months to place two pieces of sod in your yard which will inevitably die since the irrigation system is crap. This place was cobbled together very quickly; don't believe me? Look at this inside of this closet that is smack dab in the middle of my unit.

I live in the largest one bedroom and I have a ton of storage, lots of kitchen cabinets, extra closets, oversized walk-in, and extra cabinets in the bathroom. I love all the storage space. The open floor plan makes my apartment feel huge, and modern. Not sure why people are hating so much on the reviews, pay your rent on time like you're supposed too, don't be surprised by the parking situation, gates are working 99% of the time. Upon signing the lease, I realized my 12 weeks free were not mentioned in the lease. I emailed the complex for clarification to which they responded that the promo was only for residents moving in before the New Year, which they had not stated when I toured with them. I mentioned how we had discussed my move in date and even my plan to use the free weeks to prorate my overall monthly rent for the year and we came to an agreement for 8 weeks free as a compromise. Come move in day, 02/13/26...there are literal bandaids painted onto shelves, hairs laminated on my shower walls, and the washer and dryer machines were filthy. I spent the night cleaning; come 3am I'm exhausted and ready for bed. Now I had noticed some warping in the paint on the ceiling of my unit in my bedroom but just associated it to the quality of the paint job in the apartment. However, I noticed droplets of liquid on my pillow...which is situated under where the poor paint job was. The warping was now a bubble that was leaking water onto my bed. Best part? I live on the 2nd floor, there is another unit above mine. Disgusted....needless to say, I slept elsewhere and washed my bedding. (Other issues persist like the outer building gate always malfunctioning and making it hard to enter the building and parking spots are a gamble later at night. Which I specifically asked about when I toured and was advised of "more than enough parking".) Update: my car was towed for parking in front of the complex for future residents while there's no parking in the rear because the gate stays open so there aren't enough spots. Office even acknowledged the broken gate for a week but refused to apologize or make amends for my car being towed. Final Update: My ceiling has been restored and this matter has been resolved

I had a leak early this morning coming from underneath my dishwasher. Emailed to document. Called and spoke with someone working today and let them know it was bad and we needed someone. He informed me there were 8 other repairs and they might not be able to get to us as if a leak wasn't taking precedence over a air filter repair and also when does it take all day to take care of 8 places. Below will be pictures and descriptions of what I've experienced since my move in and with new management. 1. Gym rarely supplied with bacterial wipes even during a pandemic 2. Pool is dirty constantly turning green and front office when asked states that they don't have any maintenance men and are having a hard time pulling from other locations. States the pool is fine to swim in they just hadn't gotten chances to clean it 3. Noise from neighbors 4. Courtesy officer was on vacation when called for complaint all he did was refer us to call the non emergency help line which he only called back after 4 separate times of calling. Had police come out a few times and even they were pissed telling them they can hear the music from the first floor when they pulled up. 5. Breezeways are bug and bird dropping infested. Doors starting to rust all over and frame included. Common to see snakes and huge spiders along them 6. Trash can can sometimes not even be reachable because others leave trash all over the floor including spilled food, flies everywhere. 7. Gate is constantly broken even caused a back up of cars in the morning causing us alll to maneuver like an action scene just to use the gate on the other end of the complex 8. Offers an office area where you can get drinks and coffe but they are either out of cups or drinks that aren't stocked. 9. People constantly double parking and or parking boats taking up multiple spots even a couple broke down cars that have been taking up the front row for a year now 10. Inside of apartment is cheap. Floors strips coming up as if they were damn puzzle pieces. 11. Fridge light only works when it wants to. Our kitchen light went out, they replaced it with two different color bulbs so now I have a yellow light to go with my white light. Very artsy. 12. People constantly got away with dropping glass in pool, someone shit in the pool and people are wearing full on clothes in the pool as well. I understand you le average " swimming grade t shirt" but I've seen multiple people come swim with jeans, shorts and a t shirt on. Even see an older woman come in fully clothed with shoes on. 13. I can smell weed scent coming from vents in my closet. Neighbor smokes. 14. To top it off our apartment was not even cleaned when we arrived from our move from tennnesee. It was infested with dead grass hoppers all over and under/around appliances. Like they knew when we were coming and they couldn't at all send someone to just tidy up the empty spot. I had to buy caulking that night and fill so many holes around the apartment which there is still a hole in the main door sweep that I can't get. 15. More and more kids have moved in, leaving trash on the tables and ground near the office area. I have even witnessed a father confronting a girl for stealing his daughter scooter which he took back. She didn't apologize, just tried to lie and got caught up, walked away laughing.Poor guy. 16. Police swarmed the place due to a domestic violence call where a woman was seen running from her apartment nude screaming for help. This place is going down by day by day .It's sad because it was good the first week.Office just has so many excuses it's just tiring.Again, the fees to leave at this point are minuscule compared to the issues we have endured.
