I live in one of the upstairs units and about a year ago I noticed coloring on the bedroom ceiling. I didn't think much of it because I remembered I was told my roof was in pretty good shape. When I eventually went up to take a look I didn't see evident spots of leaking but I saw the roof needed some attention badly, plus I knew my gutters needed replacing. I contacted a few roofers to come give estimates and got different opinions on how to address. A few I felt would only bandage the situation. I need a fix that would last at least a few years. Mr. Marshall came by on a Wednesday and we discussed the options I had received and he gave a thoughtful explanation and quoted me a fair price. He also scheduled for early Monday morning. I'm telling you we're not coming today and do you want to reschedule?" I was very disappointed as his tone was clearly dismissive. There was no explanation as to why this happened or an attempt to be apologetic. If this is the kind of interaction I get when I'm trying to decide to hire you, what will it be like when I've already given you guys a deposit? After reviewing the work, he was able to give me a quote on the spot and followed up next day with an itemized proposal by email with the quote. He was able to squeeze in the work within the next couple of business days as I needed the work done quickly before my new tenants moved in. He estimated the work to take about 6-7 hours and it took a little longer. It took 7.5 hours with the cleanup. It was a hot, sweltering day but he was very professional and worked without complaint! I said honest earlier because I asked him if there was any hail damage. He said "no", while I've had others tell me that I had damage. After an initial consultation, they confirmed that the roof had to go and so we scheduled an appointment to have the entire roof replaced. They showed up on time as promised and were able to tear out the old roof and install new boards, shingles, and vent caps over the course of a day. All construction materials were cleaned up and removed from the site; you could barely tell that they had been there and they even left our patio cleaner than it had been. I was…read moreimpressed by their references and had a week when I was out of town where they had full access to the apartment, which Mustafa Khaliqy assured me would be sufficient to do the work. The first day, they locked themselves out and had to destroy the doorknob to get back in. Three days in, the demolish was done but no work was done for the rest of the week. After I returned, I found the condo full of dust with no groundcloth laid down to contain it, and was forced to stay in a hotel a full three days additional. Inspecting the work, the countertops were misaligned to the wall and the standing shower was installed with a 6-inch concrete lift that forced me to raise the showerhead nearly to the ceiling. The kitchen tile wasn't even extended halfway under the sink! To his credit, Mustafa's team finished the tile and moved the showerhead. Still, the fit and finish were substandard. I discovered quickly that the shower grout was not sealed properly and several of the shower floor tiles came loose. Just a few years later, the condo below mine indicated that they have water leaking into their ceiling. The culprit is the drain pan installed in the shower; from the inspector: "The drain pan (Which is a basically a rubber liner) was not properly installed. The purpose of the the liner is to trap and water that seeps through the tile and divert it back in to the drain. In the access panel on the living room side you will be able to see that the rubber liner was cut and not glued properly at of the corners. This is causing the water to drip on the ceiling of the unit below. To repair this, the shower must be demolished completely and redone properly. Unfortunately, there is no way around this."
