(A thorough assessment of a properties condition; evaluation of roof, electrical, foundation, and safety features...) *Seek a home inspector that will access your attic. Inspecting the attic is crucial for a comprehensive home evaluation, as it can reveal significant issues effecting the homes safety and efficiency. ASK: Technology vs hands/eyes on. Drone or no drone. Be aware of each drawbacks and positives. Does the drone offer thermal? High resolution? Is hands on able to see all the hidden spaces a drone cannot see? Q: can a drone spot a "soft spot" on a damaged roof? Add ons. Is a termite and waterline inspection worth the extra cost? Yes, if the home inspector accesses all areas. No, if partial. You be the judge. Do your due diligence and ask the questions prior to. If something important to you (per inspection criteria) & isn't inspected by the inspector, demand a discounted price. read more

Dudes think that making a long list items is doing a good job. It might give the impression of being thorough but only causes confusion plus when they don't understand a switched outlet or how some appliances work the simply say not operatable ...wrong. Used these guys twice / no more. They need to ask questions when they think something is no-op. Get a second opinion if you use these guys. read more

READ THE FINEPRINT in his contract listing what his "inspection" doesn't cover--substantial items you really want a pro to check. I would have been better off downloading a checklist and doing the inspection myself. This is the first time my inspector didn't walk me through the house pointing out "gotchas" and answering general operation questions (i.e. switches that appear to do nothing but actually do, where the furnace filter is and utility shutoffs). Basically, his report is a laundry list of proforma comments with photos and suggestions to call a someone who knows what he's doing. Examples: five burnt out bulbs. Rather than carrying a bulb in his pocket, or better yet, a voltage detector, for a quick diagnosis, he just recommended I hire electrician check out burnt out bulbs. Next day, I grabbed a ladder myself to test the sockets with bulbs...except one. Even though he reported all kitchen lights were acceptable, one was not. Wasn't in his report so I didn't check it. Turns out, the light he missed wasn't a burnt-out bulb at all. The socket is faulty and actually does require an electrician. The circuit breaker box has two grounds dangling to the side, not connected to anything--not identified in the report. Then there are the "small print" items he just doesn't inspect at all; water softener and irrigation system. Both are big ticket fixes that could have been identified with a quick look at their control panels which are both inoperative. Deal breakers? Probably not, but good to know before I filled out the BINSR requesting seller repairs. Bottom line: Don't go with the guy the realtor recommends. Get recommendations and hire a competent inspector who knows who he's working for. NOT TRW. read more
