Upon completion of our project, drains in our window wells were left covered at completion of construction which caused our basement to flood during a significant rainstorm. This was not covered by the New Home Warranty program because it was deemed to be a construction defect. Initially Sunset Homes refused to take appropriate action in dealing with resulting damage from their error. By the time they agreed to address the issue, mold had developed in our basement. Despite repeated requests, back up detail for $35,000 in material billings has not been provided. 8 months after moving into our home, Sunset had still not completed all of the items on the final punch list. I would no longer recommend Sunset to anyone building in the city

After three failed attempts to complete what should have been a simple carpet installation, the job is still nowhere near acceptable. Every single visit made things worse instead of fixing anything. Their excuse? "We can't quote what we can't see." That's what I was told--when in reality they failed to properly assess the job from the beginning. That is pure incompetence, and it is not the customer's responsibility to make up for their lack of due diligence. To make things worse, the first technicians outright said the install should never have been done without removing the baseboards. Despite that, I was reassured by Kim Skow that everything would be handled properly as-is. That statement was completely false. The result proves it. They then had to come back and remove the baseboards anyway just to try to fix their own mistakes, causing even more disruption. I was forced to purchase my own baseboards out of pocket, and unbelievably, they still installed them incorrectly. On top of all of this, they damaged two door casings, ripped paint and drywall off the walls, and didn't even finish the trim on the stairs. This isn't "minor"--this is careless, unprofessional workmanship. This situation has cost me significant time, money, and stress--buying materials, moving furniture repeatedly, and dealing with ongoing disruption in my own home. Yet they continue to downplay everything as "minor issues," which is completely unacceptable. Now they're trying to push this as "job complete" while offering insultingly low compensation that doesn't come close to covering the cost, time, or effort it will take for me to rip everything out AGAIN and repurchase materials just to restore my home properly. At this point, it's obvious they have no accountability, no quality control, and no intention of making things right. Avoid this company at all costs unless you're prepared for repeated failures, property damage, excuses, and paying out of pocket to fix their mistakes

She explained the pros and cons of each product, suggested colours and even helped us find fast, professional and affordable trades for the installation. We love the results of all these decisions; our new home is warm, comfortable and suits our lifestyle perfectly, all due to Kim's expertise. Kim made our journey through the build so much easier. I asked to refund me the owner the remainder and they advised me it was against the law. Do you believe that? The tenants moved out early knowing that they left the place in a terrible state. Would they be expecting any money back. I do not think so. They kept over $800. and did not use money for professional cleaning of the condo. I spent a week cleaning myself. Onboarding was simple. They were extremely slow to address our single request for an extra key (2+…read moremonths) for the property. To be fair they were apologetic as they were also changing their request system at the time. Future requests were addressed in a more timely fashion. Though one request that is now 4 months old remains completely unaddressed. We renewed the lease and went through a seamless process of a repeat home inspection via a mutual booking system. Things were just fine for nearly 2 years. Moving out however has been an absolute nightmare. First, when the lease was set to expire they offered to increase the rent less than 365 days after the last rent increase, which we pointed out was illegal. They conceded but we decided not to renew our lease. They then posted the property for less than the proposed rent increase to us, which speaks volumes as to how underhanded they are. Second their process for showings while the property is still actively being rented is archaic. We work in health care and have a dog, and do not have flexibility on 2 days of the week to remove the dog for showings. We contacted one team member to indicate this, but they could not bother to forward our request to another team member. We unsurprisingly began to receive automated showing notifications at random times of the day, often with ~ 24h notice and somewhat consistently on the 1 of the days of the week that we could not accommodate. There was no direct contact information in the automated showing notifications and they were not responsive to our email requests to have them cancelled. It took a full 2 weeks to have the issue responded too, and then an additional 3rd week before they finally cancelled them all and then finally block the requested days from being booked. Third they then provided 27 hours notice of a home inspection, when by law 24 hours is required both by email and by placing a physical sign on our door which we returned to with less than 24h from the showing. Not surprisingly they book this on one of the two days that we cannot remove our dog. When we try to offer alternate times (later that same day) or literally any other day of that week they refuse to consider this. I am not sure what happened to the previous system that they utilized to book these, but I suppose since we intend to move out they no longer offer that degree of common courtesy. Overall they have really messed up the move-out process. I've never had to work with such unprofessional, unreliable and unresponsive people.
