You will become a victim of there poor escrow monitoring. I received the escrow statement and I had a shortage of $2596.89 for taxes. this caused my mortgage to go up $312 for 12 months. I called twice and was never given a logical explanation. I have never had an issue with escrow and taxes. After experiencing this, I saw articles of escrow issues with TrueHome. I did not have a choice as my credit union gave my loan to them. I asked to pay my own taxes and insurance since they failed. read more

We're now going on six months trying to get a construction loan closed with TruHome. Things started fine, but once the only person in the company who knows construction loans was fired, we found ourselves in a deep swamp with no path out. Terribly poor communication. Incorrect info. Inexplicable delays. My wife and I spend hours each week phoning and emailing, trying to keep the process moving. It's as if they have no process and are just winging it. I'm giving then two stars only because (1) I think we might close in the next week or so--though my expectations are pretty low at this point--and (2) they seem to want to do a good job, even if the ability to do so eludes them time and again. read more

AVOID THIS COMPANY AT ALL COSTS!!! Our home was supposed to close today. Yet, Truhome always get an excuse NOT to close it. This is a total nightmare since the pre-approval process. Lack of communication between loan processors and advisors. Were asked the same infos 2+ times from different people. My loan advisor MARY WILLIAMS and loan processor JODI WALTERS barely respond to our voicemail or emails. The worst thing is as a loan processor herself, JODI did NOT KNOW ANYTHING. Let us start by saying if we could give a negative score (-5 stars) we certainly would. We had the absolute worse experience ever with this outsourced company. We have bought several homes over the past 36 years. We have been through the mortgage process many times. We have refinanced several times. So we were not new to the process. Had we been new this experience might have been enough to derail our purchasing a home ever again. We kept getting misinformation. When we questioned it we were given several different explanations by several different people. But here is the last-minute excuse that was way too much. We were 5 days from closing escrow when we were informed that the underwriters had surreptitiously disqualified $2000.00 a month rental income from one of our homes as part of our income because we were renting to an elderly relative and her care provider. They had been sitting on all of the above-disclosed information for more than 5 months. Their solution was for us to pay up to 13 grand in points. Had we NOT been through the process before multiple times we are certain we would have backed out not knowing what to do. What we did not know was that TruHome is partnered with San Diego County Credit Union and handles some of their mortgage business. That was not immediately clear to us when we signed up with SDCCU initially to request mortgage rates. We have never used a credit union to conduct this type of transaction. We decided to take a chance a give them some business. We have decided NEVER to do that EVER again. It's not worth the aggravation. read more

Would give ZERO stars if I could. The entire process with TruHome from start to finish was an absolute nightmare. They misrepresented nearly every situation numerous times and by the end, I didn't trust anything they said. The nightmare started out with being paired with a loan originator - by the time we had a signed purchase agreement we reached out to our originator to get the ball rolling and got nothing but radio silence. After a few days of no responses, we reached out to her manager and again received no response. We finally Googled and found a # to TruHome and got in touch with a live body. After explaining what had gone on, we were put on hold several times and then told that "they had to restructure" and the original person we were working with would no longer handle our file. By the time we were assigned a new originator, the rate had jumped up .5% - FIRST RED FLAG As the process continued it was clear that our originator CHASE O'DELL had no clue what he was doing. At one point he called and said we'd need to put more money down otherwise I wouldn't qualify. After submitting all my docs and being given a pre-approval, I wasn't sure why this was all of a sudden an issue. After digging into the paperwork, we realized that they were miscalculating my income and when we brought it to their attention, they refused to correct it which resulted in a $1200/month difference in income. Come to find out, they were penalizing my income bc I had been on maternity leave for 2 months out of the last 12 even despite having been back to work for 10 months and had the documents to prove it. Last time I checked that was discrimination and after basically threatening that they correct it or I'd file a lawsuit, Chase assured me that he asked underwriting to take a "less conservative calculation" of my income and that we were free to remove our loan contingencies. Thank God we didn't bc he never did correct the income calculation like he said he did - 2ND RED FLAG I won't even go into what happened next because the reasons this company provided as to why the loan wouldn't fund are absolutely ludacris and hold no water and frankly, I'm tired of talking about this incompetent company and their employees. What went from closing would be delayed a few days so that we can get a letter to clear this issue turned into no report/letter will be sufficient enough to fund this loan happened in a matter of HOURS! I've never dealt with a more wishy-washy, irrational company in my life and frankly am glad to not give them my business. read more

Scam lead generation service. They called claiming to be my credit unions mortgage department. Then claimed they got my information from my credit union and are another company. Those two things can't both be true. The credit union they claimed gave them my info I have not had an account with for years. They verified I have no open accounts and did not give my information to anyone. They claim my credit was being monitored so when I applied for a loan someplace else they saw this as an opportunity to try to poach the loan. When you call their 866 number it says "credit union mortgage dept" but they are not a credit union. read more

I received a phone call right about the time I was starting to look for a home, due to my credit union...who I would normally totally trust as I have all of my accounts and loans through them. This is a third party company they've hired to do their mortgages, apparently. I'd like for my mortgage to be with my CU, but not if I have to deal with this company. My agent already had me get pre-approved with another guy, who has exceptional customer service. But, when THS called, I was interested in finding out what they could offer. I was in pretty frequent contact with the broker there, and at first, pretty responsive. When I communicated I was ready to get pre-approved by them, we set up a date and time to have a phone call. I had asked that they call me. No word. No phone call, no email, no message, no apology for missing our call time. I didn't hear from them for another 3 days. I finally received a phone call, no mention about the missed call days before. I responded and told them I'm going with the guy I already have, as he's clearly more reliable. Any group during the mortgage process that handles a situation like this is a HUGE red flag. And I just do not have the tolerance for such unprofessional behavior. This is the company used for refinancing during a divorce. While we had previously used this same company with a decent experience, this time everything was set up fairly secretive, then when I asked questions and said I'd like to have my own legal people look over the paperwork, he became extremely insulting, saying things such as "I hope (ex husband) takes you for all you're worth", "I hope he nails your ass to the wall" and "If you f--- up this closing schedule, you're about to f--- everyone and I hope he makes you pay!". It was insane. I was not in the loop on any of the schedule until two days before they scheduled closing, nothing had been settled on in the divorce, and I was supposed to work during the time they scheduled the closing. So, yes, I gave some resistance. If negative stars were possible, I'd give that. read more

We've had a mortgage with this organization since 2013. Last year they charged us late fees 3 times and upon the 3rd time we found that we were ahead in our payments due to double billings. This year they have attempted to charge us a late fee again. WE ARE NOT LATE. Our advice is to keep a close eye on your billings and don't accept their late fees without reviewing your statements and payment history. read more

Although my current lender had given me a refinance offer, I contacted my credit union to see if they could beat my current lender's rate and fees. TruHome Solutions promptly contacted me, and assured me that they could meet or beat my lender's offer. Although the sales guy (that's what he was) contacted me frequently, the rate and fees kept changing. I sent documents repeatedly, which they requested again and again, and then they didn't submit some of the documentation to their underwriting department. The loan processors also changed weekly; hence, the new processor never knew what I had sent or discussed with the previous one. Nothing was as it seemed in the beginning. It was such a debacle I finally withdrew my application. And this should have been a VERY easy refinance for them. I've bought and sold four homes, and have never received such poor service. Stick with a brick-and-mortar lender. read more

They will tell you every time you ask them a question that they are looking into it, which means they have no clue what they are doing so they have to ask someone above them for the answer. Then you will not hear back from them unless you are the one to follow up with them and they will go weeks if you let them without ever responding to you. read more

I just paid off my mortgage at TruHome using a accelerated automatic electronic transfer payment every two weeks. The problems are far too many to mention here and I just sent a written complaint to the NJ State Banking Commission after speaking them and they acknowledged that TruHome may have violated state baking rules and regulations. I agree with 5 of the 6 posts here since I experienced similar problems. Mine started in October '18 when I received my Annual Escrow Statement. TruHome was projecting shortages in '19 and raised my payment by approximately $30. Keep in mind my mortgage was scheduled to be paid in December '19. I also had $2455.31 in escrow, so I called to pay off the loan. I got a rather nasty young man on the phone who said in no uncertain terms that I could not pay off the loan and I had to wait for the Loan Pay-off package. He added that I could not use any of the escrow to pay the loan. My wife and I waited through November and December and never received the pay-off package (the November statement confirmed that we had more in escrow than we owed). We never received a December statement. I called on January 4, 2019 and spoke with a Jason. He said TruHome stopped taking the auto-transfer in December, but did not know why. He did say that I could do an auto payment through him if I confirmed my routing number. The transfer went through and the mortgage was paid off. He said that I would have to wait 30-days for the Escrow of $2455.31. Jason assured me the home-owner's insurance was paid through June '19 and the property taxes were paid through the end of the first quarter. I thought that everything was taken care of, then I received a letter dated January 4, 2019 stating that I didn't make the December payments and I had an unpaid principal balance of $2045.76 and interest thru January 7 or a $.25 per diem interest. The said I had to make the payment by January 01, 2019, even though the letter is dated 1/4/19 the day I paid the balance off with Jason. TruHome also said there would be a late charge 15 days after a current payment is due. Keep in mind, I paid this off with an automatic electronic payment with Jason. Then I receive a letter dated 1/7/19 stating that my automatic draft payment had been cancelled, and I would start getting Monthly Statements to remit my payments. I called TruHome the morning that I received this letter and got a Mike Holzman on the phone. He was a complete idiot, and nasty to boot. He said the payment was cancelled because I had insufficient funds in my checking, which was not the case at all. I asked how he was going to make this right and he put me on hold for a half hour, then picked-up and told me he didn't know what to do. I asked him where he was for a half hour and he told me he was walking around the office and talking to team members trying to get a consensus, but no one knew what to do. I asked to speak to his boss and Mike transferred me to a team leader named Craig, who was more of a dolt than Mike, if that's possible. Craig said my funds were low and that's why the transfer was cancelled and offered no alternative solution to paying this loan off as I was trying to do so since October '18. I asked to speak to his boss, a woman named Jennifer Steele. She never got back to me until I called someone Community America. She was no help and the mortgage was finally paid off sometime around 1/21/19 a date on a Short Year Escrow Account Disclosure Statement which I received showing TruHome took the pay-off money from the Escrow, something they told me they never do. Then to add insult to injury, I receive a delinquent notice, with interest, on my 1st Quarter property taxes one week ago. I called SVP Doug Battin last Friday, who just called me back this Friday 1/22/19 and offered no explanations, just more misstatements. I was a member of Community America for over 40 years and I will be pulling out all my wife's, daughter's and my savings and IRA accounts. The only advise I have for a young couple buying a house, or anyone taking out a mortgage, do not do so with TruHome. I would have given TruHome no stars, but to submit, I had to give them at least one star. When I hear back from the NJ State Banking Commission I will post what they rule on my situation. read more

I purchased my first house with them. I wanted to know how much I could afford and they gave me a preapproval letter to give to my realestate agent. They stayed on top of things with my realestate agent during the process regarding inspections they needed done. They asked me for explanations of certian things and I just wrote one or two sentences and it was taken care of. It takes more time and information than buying a car but its a lot bigger purchase, so I get it. read more

I was very disappointed with TruHome Solutions. They worked with us for almost three months walking us through the process and we paid $440 for an appraisal and get a call that they needed $300 more for the appraisal, which is not the reason why I am disappointed with TruHome. They kept reassuring us that everything was on time, when it was 48 hrs before the closing we had not heard from TruHome. We finally got a hold of them 24 hrs before closing and they cancelled the closing, because the appraisal listed our home as a manufactured home, which it is, but TruHome did not finance manufactured homes. I understand the fact that they did not finance manufactured homes, but don't you think that would be divulged three months before closing, not 24 hrs before closing! read more

I have been with TruHome Solutions for about 10 years(2008) and my home owners insurance, flood insurance and taxes are paid from my escrow account. This annual payment is handled by TruHome Solutions and paid every year by June 30. June 2016 my homeowners, and flood insurance was not paid and I was cancelled by NFIP (FEMA) and This caused me all types of problems and I may be forced out of my home due to all the negative recourse from the non-payment and cancellation. TruHome admitted that they made a mistake but refused to do anything about it. I have been a member of Neighbors Credit over 20 years (they processed the mortgage). This is a travesty the a company of this caliber operates like this. The staff if beyond unprofessional. If is vey disturbing to know that companies come into the community ,establish trust and mistreat the customers that keep them in business. I would never recommend anyone to TruHome Solutions or Neighbors Credit. Hopefully there will be an ongoing lawsuit established and with enough support if can reach class action status. read more

I applied for a home loan and was contacted by a representative on the behalf of Mazuma Credit Union. The rep actually works for TruHome Solutions. I was quickly approved for the loan, found the home I wanted, had the home inspected and appraised. I was scheduled to close June 10, 2016. I spoke to the company a week prior and was told we were on board to close on 6/10, no problem. Well, I receive a phone call at 12:17 pm informing me that there was now a problem and underwriting will not approve the loan due to the comps in the area. I was told that there were no comp homes sold near the price of the home I was to purchase within a 1 mile radius. Mind you, the home was appraised and the comp homes were listed on the appraisal. The lender wasn't even going to contact me until she was pressed to do so by my realtor. Here I am now 3 days from closing and all I was told was, "I'm sorry, and this has nothing to do with you." I am beyond pissed, and to top it all off, after 6/10 I am also homeless. read more
