This company is very troubling. So many good reviews on LendingTree and Bankrate. It seems the loan rep has everything to do with the customer experience. Sadly, this type of inconsistency is usually reflective of management issues. We started a refinance process. Our rep was Luke Baker. After receiving the initial email with checklist of items needed from us, we began to collect and submit the documents. The email also said we would receive an electronic signature link to start the process, it never came. We emailed, called, and messaged the rep over two days with only one reply to start the process but never to answer our questions. The email said we had 24 hours to complete the document submission process. We were concerned since we did not receive a response from Mr. Baker. Finally on Friday afternoon we tried sending text messages to Mr. Baker's cellphone. It took several minutes but he finally replied. He stated he was out of the office. This was to a message sent at 4:11pm CST. I asked if there was someone else that could help us. He said that there is "no one." That we had all week to do this and it was now Friday afternoon. I was extremely disappointed with this level of customer service. I decided that I would not do business with this company as the rep, Luke Baker, was so unprofessional. He wasted two business days and our time. Like Baker lost a client and gained negative reviews on multiple platforms for his company. His communication skills are terrible. Never returned my phone calls. Never answered my questions on email. His text message was rude and condescending. His final communication was that he was withdrawing our application as he felt we got off on the wrong foot. Great job at losing business for First Mortgage Solutions. WORST EXPERIENCE OF MY LIFE. DO NOT GO WITH THIS COMPANY. THEY WILL DECEIVE YOU INTO THINKING YOU ARE GETTING A GOOD RATE AND THEN COMPLETELY SCAM YOU INTO ULTIMATELY PAYING MORE THAN ANY OTHER MORTGAGE COMPANY ONCE IT'S TOO LATE TO SWITCH. If I could give negative stars I would. My family lost $40k to this scam of a company. They started off super responsive and nice and kept saying everything is on track for closing. Then after 2 weeks I stopped receiving updates, got no responses to any of my emails and could not get a hold of anyone. I had to continue pestering them until I finally got a response where they said everything was on track for closing. THEN 2 days before closing they suddenly said that they could not close on time, lied to us about some missing tax documents that wouldn't come in on time and said we needed to change our loan type completely, pay $30k more for the down payment AND pay $15k in points in order to keep our rate that we had LOCKED IN. We had no other choice but to proceed in order to keep our house since the seller wasn't budging on moving the closing date. I ended up having to take out a loan from friends in order to pay for this loan, which was ridiculous. Then one day after closing, the lender called me back to "make amends" and said that they had ACTUALLY GOTTEN A WAIVER ON THE TAX TRANSCRIPT so we could've kept the original loan (??) but that the change to a different loan type (and decision to pay $40k more) was OUR DECISION? I've never seen something so infuriating in my life and I am so utterly regretful that I had picked this company for our mortgage. Not only were there countless nights of stress and insomnia due to this situation, we lost a lot of money that we were planning to spend on renovations and now I'm also have more debt I need to pay off from borrowing for the down payment. I've seen other reviews similar to mine about this company, so I'm almost positive most of their "positive" reviews are fake reviews that they bought off the internet. Be aware, I used them and they quote very low. Once the rate is locked in and you are moving forward with the mortgage, they will add fees and costs until you are higher than rocket mortgage or other lenders. Literally had a text message from John stating what I owed, I wired that much because I trusted him and then found out I owed thousands more because he did lie and I had my hands behind my back since I made the other wire already. read more

Stay Away! If I could give Zero stars I would. I had been searching Zillow for refinance rates and was interested in what was listed on their search results regarding this company. Immediately, Luke Baker reached out to me telling me to apply. I had wanted loan terms/costs and he told me only way to get those was to apply - which I did. After no response after applying, I began calling and emailing for information. Baker finally responds and tells me that the my original quote was based on an FHA loan request. I shared with him that Zillow does not indicate anything about FHA vs Conventional on their site (which I had opened on my computer). Baker begins to telling me I am wrong in the most most abusive and rude manner, that rates will now actually be substantially higher and that he does this everyday - he was the biggest jerk. Bakers toxic attitude and total bait and switch won't be earning my business and I would strongly encourage anyone considering this company to look at other options! read more

Stay away from this lender -- once you sign papers they ghost you and never respond to your emails. You have to flag them down by calling -- I think this is purposeful so that there isn't a paper trail of their negligence. They delayed the paperwork on our closing, forcing us to increase our mortgage rate much higher than they originally quoted us for and causing us to have to pay an additional tens of thousands of dollars on our down payment. I am so disheartened by my experience with First Mortgage Solutions/Direct. Rick led us on to believe that they could finance us, we gave them 30 extra days and they missed the closing day completely. The day of closing we heard nothing from our lender and it was frightening. Rick was aloof, dishonest, and disorganized and led us on to believe he could finance a loan that the underwriters denied. Our realtor voiced his complaints about working with Rick and stated that he was "not impressed" but it didn't impact us directly at first so we didn't pay attention to the red flags. I wish I followed my Realtor's instincts. I asked at one point if there was a possibility of closing early and Rick told me "We are a high volume loan agency and that is not possible." My husband was offered a job that he could not turn down and we told Rick. Rick said that underwriting approved but if we just gave him more time he could close. Well, closing day came, and he didn't even know we were supposed to close, even though we and our realtor reminded him multiple times what our closing day was. We extended our closing (the sellers of our home were already NOT happy as we already extended) and I contacted his supervisor. His supervisor was decent enough to tell me that they may not be able to give us this loan but no honesty from Rick. I wish Rick was up front and honest before we extended but he was not, he led us on, and my family and I are without the financing to purchase the home that we have already moved into. read more

It's a sham company. The minute you sign your papers, your loan officer won't talk to you or even answer your texts. They sell your mortgage as soon as you close. Not even your first payment will be due to FMS/D on the first mortgage payment due date. It's scary because they won't even tell you. You panic because you don't want to miss that first payment, but they won't answer calls or even clue you in on who they sold the loan to. This is the epitome of corporate America where the poor get bought and sold at the rich mans whims. read more

The process was smooth and quick. Sales staff were pleasant to deal with. However, the senior loan officer (Mark Gennusa) had such a condescending attitude. As if this process isn't unenjoyable enough, he made us feel like he was doing us some big favor by giving us a mortgage, when we had many other options. Could've done without the egoistic attitude, and for that reason, wouldn't use them again. I've purchased several properties, and never dealt with someone with his demeanor before -- usually mortgage companies are nice to customers who give them business! Thumbs down dude. read more

There were some unfortunate delays but the loan was accomplished. I was unhappy that they were unwilling to help me with an investment loan after. they said my debt to income was too high, but I believe they were double counting debt. my loan officer was out at the end for over a week(maybe sick) and it made it more difficult. His supervisor/temp replacement never talked with me and was not willing to clarify things. no problem another company is happy to help me now. read more

TERRIBLE EXPERIENCE, STAY AWAY!! Started a mortgage refinance with First Mortgage direct /solution on 10/01/2020 and my file did not get to the initial underwriting until the first week of November. The underwriting and processing team was a nightmare since I had to submit the same documentation several times and they asked for bank statements and bi-weekly every week. Very Poor communication. The loan officer was so rude saying my file was a difficult one and I would have the same DTI issues with other lenders. FMD should have denied my application at the beginning instead of wasting my time. After nearly 4 months of frustration and sloppiness, I canceled my application and reached out to another lender who wanted my business. The new lender approved and closed my refinance in 5 weeks without any issues. I don't recommend FMD to anyone. I might have to file a complaint with HUD since I was treated differently than other borrowers due to my race. read more

I closed a refinance with FMS on April 1st. I gave a negative review on FMS via the Bankrate page, but Bankrate opted to not post it. It was an honest and professional review, but Bankrate obviously censures the reviews and leave out the negative reviews. I will never recommend FMS for a mortgage refinance. They suckered me in with a low rate. They supposedly locked it all in, but once I paid for the appraisal upfront, they had me And then the points increased, the title insurance increased and the appraisal fee also went up. Initially they lost all my personal docs that I faxed to them as required. Several days later they found them. The loan did not close on time. My assigned loan officer, Devin, would not return my phone calls to answer my questions. He would only communicate via email. So be aware that if you do business with FMS, you will get a classic "bait and switch", and if you get Devin, good luck on getting him on the phone after he locks you in. Frank I. read more

Worst company I've ever dealt with.First off Kelly Sadler is the worst mortgage broker on the face of the planet. He's a rude arrogant jerk who offers little to no help when the process of the loan starts. He's very helpful at first. But then as the process begins he doesn't return phone calls or answer questions. I basically became an expert on mortgage loans doing my own research because Kelly Sadler doesn't care about returning a simple phone call or email in a timely fashion. I had to resort to making my realtor call him.He was quite disrespectful to her I might add. Answering the phone with a "What do you want" instead of a simple but Professional "Hello". He dragged the process almost 3 months. Yes an entire 90 days. just to deny me at the last minute. And in such a cold manner I might add. Very painful experience. At first our experience with Jim Spinner at First Mortgage Solutions was great. He helped us and answered our questions. But as time went on he was less helpful, it was like a bait and switch with him. We told him what loan we wanted to go with and he was supposed to send us a good faith estimate, but when we received the estimate is was totally different than what was discussed. We spoke to him about that and he was supposed to resend us another good faith estimate, which we never received. We tried calling several times and left several voice mails and he NEVER returned our calls. We also reached out through email which he also never responded to. I was looking to lower my monthly mortgage payment so I went online to see who had the best rates. I contacted two companies to compare and after Jason from First Mortgage Solutions contacted me I decided to go with his company. No heavy sales pitch but clear, direct and informative. I was able to a refi in 30 days with a great rate and he was always there to answer my questions and get me through the process along with his assistant Amanda. Excellent service. AWFUL. This is the worst experience I can imagine. From the start Danny Park and his team were rude, not only to me but also to my real-estate agent and other parties involved with my home purchase. Danny started off insulting me by claiming my credit score was much lower than it is. I have credit monitoring with 2 of the 3 federal credit agencies which provided me with the higher credit score. They forced me, after several argumentative emails telling them I can get it done for free through the military, to pay $150 for a Power of Attorney through their source; when I received the memo it was incorrect and I had to correct it myself. They asked me to provide things that were so ridiculous and unnecessary for the processing of the loan, i.e. documentation of proof on how to withdrawal money from my retirement investment account, a memo stating why I needed a Power of Attorney (duh, I'm not able to be there)...I could go on and on. Instead of being helpful and polite they were rude, pushy, and ridiculous which made the process MUCH more stressful than it needed to be. DO NOT USE THIS COMPANY! read more

We were looking to buy our first home in the ridiculously aggressive San Francisco area. We were looking for an FHA loan as we didn't have 20% to put down. We did have strong income and low debt so we knew we were on track and lendable. After we were misguided and misinformed by a larger more popular lender giant, I reached out to First Mortgage Solutions. Kurt Huels was our senior loan consultant we worked with. Kurt was great and walked me through the process assuring me that I would qualify for an FHA loan. Kurt was always there even on the weekends to assist with putting in offers. When our offer was accepted my wife then worked with Kurt putting the paperwork in for underwriting and eventually to loan final approval and then the closing. For first time buyers, this process is a roller coaster emotionaly. Having someone who is a good communicator and is there for you is a huge relief. Someone who you can ask questions no matter how many times you repeat yourself and someone who will lock your rate when it dips down is a person who has your back. That person is Kurt and first mortgage solutions. If you do decide to use this company you cannot go wrong with them and especially Kurt. After dealing with a less then responsive and professional mortgage refinance company for over 3 mths I saw a T.V. commercial for First Mortgage Solutions. I have to say that I was more then skeptical about calling someone based of a TV ad but I did some research on the company and found no negative information and only positive reviews. I called and got connected with Jim Spinner at First Mortgage Solutions right away. Jim answered all my questions and explained the process to me in about 30 minutes. He provided me more information in 30 minutes that I got out of the other mortgage company in over 3 mths of trying to work with them. Being a business professional I have pretty high standards for how people treat me and how response they are. Jim exceeded my expectations, which is very hard to do. He was kind, patient, responsive and professional. I am rarely so impressed with someone that I would recommend them but I would tell anyone if they are looking for someone to use for their mortgage or mortgage refi, call Jim.
