Everything was OK at first, but then we started having problems with the poor quality of work that their handyman was doing at top price. He does very shady work and there is no warrantee. Then they rented out my house to one of their own employees (Nicole). Without asking me, they only charged her half of the deposit that the contract called for and because she claimed her dog was a service dog (who chewed a huge hole in the living room carpet), he did not charge a pet deposit. But I wonder if the cat (who shredded all the screens in the house) was a service cat... When she finally moved out, I was left with thousands of dollars in damage that had to be repaired. Her deposit should have been $2000, which would have covered most of it, but she only gave a $500 deposit, unbeknownst to me . Additionally, she only made a partial rent payment on the last month she was there, so I am left holding the bag for the rest. I keep calling and Paul (in charge) keeps putting me off, even though he admits they owe me the money. Now he won't answer my call or return my messages. They ripped me off with low quality repairs on my home at top dollar billing and then ripped me off by never giving me the money they owe me. I say "they" because it was the manager of that office and his employee was the renter. If they treat homeowners this badly, just image how poorly they treat their renters. Do not list your house with these crooks. I don't do many reviews, but I hope to save someone the heartache we have had with them.

    AVOID IF ABLE. The…read more605 units were nice. Just need better management and more attention to details. First rain after move in and the roof leaked in 3 spots. Took a couple of months to resolve, and the roof still leaked in one spot. We didn't care to tell them anymore since the leak was in the laundry room. It ruined some bedding and they refused to compensate. No sound proofing at all. If it rains or hails you will hear it loudly. If the neighbors are having a good time, you will hear it. They don't allow you to put anything on the walls. There was zero amenities. The trash can was in a back alley with a padlock. Good luck getting to it in the winter with snow/slush. A little sketchy with un-housed people hanging out there too. They will nickel and dime you for everything. For example, they gave us 1 set of keys for a 2 bedroom, want an extra set, you pay. The water filter in the fridge went out 2 months in, they wouldn't replace it. Yet, they require one in the fridge on move out. We left it cleaner than we found it and still had money taken out of deposit. You'd have to pay for light bulbs that go out 1 month into your lease. So many more examples, but you get it. They are there to protect the landlords picket not yours.

Had to leave the apartment for a night to allow the CO to air out. The situation was never fixed only stalled. Upon move out NWE attempted to collect $700 on top of my $300 security deposit when we cleaned the apartment. They sent it to collections and attempted to sue in Small Claims. I denied all along. NWE pulled the lawsuit the day before the hearing because they knew their attempt to screw me was without legal basis. STAY AWAY!!! I would have rather stayed in a dump with a decent landlord.

There was no move-in walk though done with me which I thought was extremely weird, when I got to the rental house for the first time it was disgusting- they didn't clean it between the previous tenants and us because those tenants only stayed two weeks "so they assumed it would be clean" I should have found a new rental then and there but I stuck it out because I was by myself with 5 kids and pregnant. They did fix up the majority of the issues but we paid out of pocket for a new toilet bowl system (for a completely none flushing toilet) that they couldn't justify fixing. They never and I mean never EVER answer their phone, they say they will call you back but your lucky to get a text back from them. They tried to fault us for problems with the house on move out, luckily I had taken every picture under the sun of the issues with the house on move in & was able to prove that we left the house is better condition than we received it, because they weren't able to keep our deposit based off of damages to the house they decided to keep it to cover rent that shouldn't have been our responsibility- we gave our 30 days notice, we even let them keep the whole month of November's rent (which included 2 days more than our 30 days notice) the owners of this rental decided to sell their house, the house was put on the market (the owner of the rental company also being the realtor of the house- conflict of interest??? I think so.) I was told by Andrea that because they were going to sell it we were out of the contract on the owners/rental companies end too. The house went under contract with the buyer on December 15th but they decided they were entitled to our whole deposit of $1650 because we moved out of the house and didn't immediately move out of the County like they had thought we were doing. They said because we could have stayed in the house until is sold that we broke the contract on false terms. Everyone know that military plans change last minute all of the time, not only did military orders change but we had our baby born a month early. If they would have answered their phones when I called almost daily or called us and asked us about our situation they would have known all of this. They didn't mail the letter informing us that they were keeping our deposit until the 30th day after our move out- in their lease it says that we have to receive the deposit or letter informing us why they aren't giving us our deposit BY the 30th day.... they were in breach of their contract in so many ways but they still feel justified in keeping our deposit. If you are military, moving here or moving away and selling a house I would stay away from Shine Property Management & Kingdom Reality, Jamie owns both. I asked to speak with Jamie on multiple occasions throughout the time I rented the property they managed & not once was allowed to because she was always busy- I was told I would receive a call back from her but never did. The office manager at Shine Property Management is named Andrea Skavlem & she is seriously the worst, she has horrible management stills, she is tactless and pretends like she has no clue what is going on, she doesn't ever give you a heads up when she is coming over, sending someone over to fix something, or wanting to show the property. Not a military friendly company even though that is the community that gives them business!!!
