Only later did I learn that his creativity was mainly in finding excuses for poor workmanship, collecting deposits as early as possible, and structuring the job so his mistakes became visible only after he had been paid most of the money. Sammy also took money for materials but never submitted a single receipt, and it was obvious he spent nowhere near the amount we gave him. On top of that, I ended up having to pay extra to someone he sent to "finish" the job because he rushed off to another project. I'm writing this review so others can avoid the disappointment, frustration, and wasted money I experienced. There are photos showing the work he is so proud of, and the issues are significant: Tile & Trim Problems * The metal edging is uneven, sticking out * The shower curb is uneven. * The gaps between the shower floor and the walls are to large. * A hole was left at the bottom corner, revealed structural damage to the drywall next to the shower. Improper Finishing * Mortar, grout, and caulk work was messy throughout. Shower Floor & Drain Defects * The shower floor was not pitched correctly toward the drain, causing water to sit and pool. * Tiles around the drain were cut unevenly, chipped, and poorly aligned. * Grout lines of shower floor are irregular and sloppy. * The grout on the shower has a little holes. This level of work reflects rushed, unskilled installation, not professional craftsmanship.

I purchased my home in Philadelphia in August of 2014. I was told that my house had a brand new…read moreroof put on in May of 2011 and that the roof had a "10 year warranty on materials and installation." In December of 2014 I discovered a leak in my third floor bathroom that ran down the wall and completely destroyed my ceiling and the drywall. I contacted Palmer Construction Management regarding the leak and was told that since yearly maintenance was not performed on my roof the warranty was not enforceable and that they would not cover the repairs. I contacted another roofer and had my roof sealed to fix the problem. This seal lasted until December of 2016, when the same leak reappeared and again completely destroyed the same bathroom. Because my warranty was "invalid" I again contacted another roofer to fix the problem and was told that the roof is of poor quality and has a lot of areas of weakness and should be replaced. This is roof is only 5 1/2 years old. This leads me to two conclusions: 1) The warranty provided by Palmer Construction Management is not a warranty - it is a guarantee for Palmer Construction to (a) either get more money from you by requiring yearly service on a roof (I do not know anyone who does that in Philadelphia), or (b) get out of ever actually having to follow through on performing work covered by the warranty. 2) I would NEVER recommend Palmer Construction Management to family, friends, or acquaintances. There are plenty of roofers in the city - and the warranties provided by these roofers are actually warranties.

At every step of the way, Ed worked with me within my price points and made sure that corners were never cut with finishing materials or project completion. The few times that I needed some adjustments and changes, his team was back immediately to make sure that I had exactly what I wanted. As someone who struggles with some decisions, Ed was patient and understanding while guiding me to what I was looking for. Even when Ed is not there, he has amazing supervisors on site and I have never had to question whether my house will be treated with respect and the care of Ed's own home. The house is actually even cleaner when the team leaves than when they arrive. I cannot recommend Kirbi Construction enough if you want something done correctly, especially if you want to add value to your home.

I can't speak the quality of their work, but I can objectively say there is a fair chance the company will waste you time and then not show you the respect of calling you back. I understand if they were too busy for the job or didn't want it for some reason, but not why Tim disrespected us, wasted our time, and acted unprofessionally by agreeing to do the jobs in the first place. I'd recommend starting with another contractor with more reviews and an established reputation of professionalism. Edit: (Post Owner Reply) My review of Hallmark is similar because I had a similar experience. I described my experience accurately and honestly in both cases. You didn't challenge any of the material details of my review. A semantic argument about the definition of "ghosting?" I don't consider you telling me you'd get me on the schedule after accepting your bid and then not scheduling the work "a mutual dodge." I consider it an objectively unprofessional waste of my time. You were secretly offended by me getting multiple bids on a large job? Really? At the time, you said it was fine. I guess that wasn't honest. The bottom line is, attention to small details makes or breaks a job when it comes to home renovation. When a contractor shows you they can't get large details right (Like remembering to schedule your job after meeting and multiple calls discussing the job), that speaks to how likely they are to get the small details of the work right. This fact is something that might inform a lot of people's decision when choosing a contractor. Thank you for admitting you dropped the ball.
