As a home seller, I was extremely disappointed in the lack of knowledge by Marc of Trinity. First, for his septic test, he ran the water in for an hour and twenty minutes. Three bathtubs and one sink to perform a hydraulic test of my septic. Halfway through the procedure, he wanted to show me my septic pump was running and not emptying completely. I stated I replaced the pump two years earlier and he was pupping more water into the tanks then the GPM of the pump. Very unknowledgeable. Stated my pump might not be working completely. Also, its Apparent Mark is unaware a hydraulic test is only performed in unoccupied homes and when performed it's limited to four hundred gallons according to PA state regulations. He then took water samples from my kitchen sink for water analyses, Chatted with the buyer and thirty minutes land left. My water test revealed high bacteria and iron. I had the water tested nine months prior and met all requirements. I contacted ABE laboratories about a retest. They stated a strick procedure was required to get an accurate reading. Aerator must be removed from the sink and water samples have to be on ice immediately. and taken to the lab directly. All of which Marc did not do. He also stated I had a roof repair. Silicon spots the result of a satellite dish removal. The roof was replaced seven years ago with fifty-year shingles. I'm not sure of Marc's background but seriously question his ability as an inspector. Beware! read more

Mold? Carpenter Ants? Structural Issues?? No, NONE of the above. We spent many hundreds of dollars proving these serious issues & other speculation untrue. These issues were just the tip of the iceberg included in the lengthy inspection report presented to our young buyers who IMMEDIATELY backed out of the deal. Guess that's the plan. The buyers are so grateful & they now have such confidence that they rehire this company a second time. Trinity Inspection simply throws everything out there, regardless of any actual evidence. Marc failed my septic system. As Seller, I had to have it reinspected by Allstate Septic. Everything passed. Marc does not know his sh#!.

In January 2021, Marc inspected a home my wife and I made settlement on, this week. The reason for my delay in posting a review is due to the fact that we did not want a contentious negotiation with the Seller, and judging by the reviews from Sellers v. Buyers, it's clear that Marc and Trinity Home Inspection is a "Buyer's Inspector". Which, to be quite honest, gave me an incredible amount of comfort and confidence when Marc conducted the inspection. From the jump, Val answered the phone and was kind and patient with us - She was professional and honest. She made us feel like we were the only customer on her case load at that moment in time. With the way the market is right now, every aspect of the Real Estate business is overloaded with demand that one can easily feel lost in the shuffle... Sadly, our interaction with our Real Estate Agent and their inhouse title company made our buying experience feel like we were in a Chop-Shop... But that's another review for another time. Val was phenomenal in getting me onto Marc's Schedule quickly - My Wife and I wanted to make settlement on a home we identified, so we wanted to immediately get an inspector in to determine whether or not we wanted to stay under contract or cut bait. Val called me back within the 15 minute time window she committed to, and we were off to the races. I meet Marc at the home in the early morning - He is punctual. Val said Marc would be there, on X-Date, at X-Time and he was there. I didn't have to wait, call/text him, he suited up and showed up when he was committed to, and I appreciate that. It's a simple gesture being punctual, but speaks volumes on how you manage yourself and your business. Before Marc brings out his gadgets, tools, laptop, camera, etc. he walks around the property with me just having an open conversation - He asks about me, my wife, my kids, what we're about, why we're looking in the community we're looking at, why the home, what home we currently live in, my past experiences in home buying, and ultimately, what I want to get out of his inspection - I said "Tell me all of the reasons why I shouldn't buy this home, Marc" Marc is thorough... Thorough enough to incite negative reviews from Sellers as you can see on Yelp and on Google. THAT speaks volumes about Marc and how meticulous he is. With the current economic climate, every home buyer (First time or multiple) does not want to acquire an asset that immediately becomes a liability - Having Marc on your side as the buyer, helps you avoid acquiring a regrettable property. Sellers may see him placing levels on Window sills as "over the top", but lopsided window sills or non-level surfaces across a home could mean/be caused by underlying issues. I, personally, don't see anything wrong with Marc's style, as the buyer... Can I see a seller's point of view? Or course - But I'm not a seller in the scenario where we hired Marc. However, because Marc has gotten under the skin of Sellers over his style, I wanted to wait until we acquired the home he inspected before I posted our review. Net-Net, Marc gives you an honest and thorough perspective on the property you're having him evaluate/inspect. He gives you the facts in extensive detail - If a Window Sill isn't level, he will tell you, but I appreciate the fact that he gives you, the buyer, the free will to determine whether or not that "imperfection" will bother you. Just because something may seem minute to the seller, doesn't mean it isn't important to you, as the buyer - That's key for any buyer making a large commitment to an asset, such as a home. Give me the gory details and let me determine whether or not it's a deal breaker or not; Marc doesn't shy away from sharing those details and that clicked with/for us. Marc helps navigate through the excitement and emotion of buying a home by breaking everything down to bricks and mortar - and ultimately, if the bricks and mortar are worth your hard earned dollar. Lastly, Marc was a great sounding board for us after his inspection - He gave me time after he completed the inspection to discuss "what if" scenarios, and what is TRULY and deal breaker and what isn't. I'm not saying he gave us sage wisdom and guidance, but I am saying that he was of service to us to pick his brain and better understand what the "potential flaw" he identified meant in the grand scheme of things - He helped us determine what mole hills could be mountains; and what mountains were just mole hills. My fiance and I are first time homebuyers, so we've been very meticulous about doing things properly for our home purchase. This company was hired by Allstate to perform my roof inspection for my claim. I had already had the existing damage replaced from the claim (one shingle). On March 8th, 2021, their inspector, Sean, climbed on my roof, and during his inspection he dislodged another shingle. This was witnessed by two other people from the ground. When he came down, he said, "I will be sure to put this in my report and don't worry it won't leak because you have felt that is intact." He proceeded to tell me that because the shingles were sliding out from under him that he could not go below that point because he feared for his safety. Below this shingle is where the damage actually existed and kept reoccurring so the inspection was very limited. Later, Allstate gets the pictures and assumes the picture of the missing shingle is the one that I made the claim about because he put NOTHING in the report about what happened. I called Trinity Inspections to report that it was Sean that caused the shingle to be missing and of course their employee lied at that point and said that he didn't do it. They have made no attempt to correct the damage that Sean caused during the inspection. read more

Marc Shanley's over self-confidence almost cost this sale. As the homeowner, I provided detailed information regarding the two septic systems on my property for his use. He specifically refused the information saying that he preferred to evaluate without prior knowledge. His report gave little detail but states the system was unsatisfactory. The result of his testing was possible damage to the system because he probed a field that contains infiltrators and ports for inspections. Probing such hard-plastic lead a second inspector (Chrisman's Septic System) to speculate that much damage had been made to the infiltrators. Additional testing on the field, done by a professional Septic expert, proved that, fortunately, there had been no damage despite the probing and that the system was certified satisfactory. When confronted with these facts, he refused all responsibility. Mr Shanley should not be inspecting septic systems as his lack of expertise with them is a liability. read more

We can't say enough great things about our experience with Marc and Valerie! First, Valerie is a lovely woman. She was very prompt in returning my call and made every effort to schedule our inspection as soon as possible. On site, we met Marc. He walked us through the entire house, inch by inch. Marc was even sharp enough to call out an incorrect type of screw that was used on the electric panel. When it comes to Home Inspection I love thorough and I appreciate thorough home inspectors. However Mark is over the top and makes things up just to be able to justify the price he charges. He said our house had mold in it. I knew that it didn't because I own a mold remediation company and if there was mold I would have taken care of it. Since I own a mold remediation company I had a third party do the testing and there is no mold in the house. He asked if there was attic access and when I pointed it out to him he said it's too hot today I'm not going up there. Then he turned around and wrote in his report that there was no attic access. He wrote a 33 page Report with all different types of things wrong with this newly renovated 1400 square foot ranch home. If he inspected a brand new construction home he would find things wrong with it. Again he has to put a report together to be able to justify his getting a check. If he handed a purchaser a one page report and said the house is great.... he would never get hired again. When reading all of the other reviews with low ratings you will notice that there is a theme in the way that he does things. He cost me the sale of my house. The buyers backed out on the sale as soon as the inspection report was finished. It is a shame that people like Marc dictate when and how homes are bought and sold. read more

Honestly, I do not write reviews unless I have a truly memorable experience (whether it is good or bad.) My home inspection with Marc and dealings with his wife, Valerie, were outstanding! This was my second house I had Marc inspect for me, I have been trying to purchase a home for around a year now. We recently hired Marc, owner of Trinity Inspection, to do an inspection on a home we are in the process of buying. Our house was recently sold, however, we were very displeased with Marc Shanley and the work he performed at our house for many reasons. Not only did he overdo the inspection and scare the new homebuyers about the house, but he left our home is disarray. He took the time to write a 37 page inspection report yet couldn't remember to turn off the AC window units, water, and fans upon completion of the inspection. He shouldn't have even turned our two AC window units or 6 ceiling fans on--that has nothing to do with the inspection. He left the water running in the upstairs bathroom for 10 days, our 2 window-unit ACs on for 10 days, all 6 of our ceiling fans were left on for 10 days, and he left muddy footprints in our tub (which was thoroughly cleaned by us since we were trying to sell the home). We had moved out of the home on July 2. He did the inspection July 8 and thankfully our realtor stopped at our home on July 17 and found the water running on "full blast" and we found the AC window units and all 6 ceiling fans on! Furthermore, his entire report was based on his opinion. For instance, it "appears" to be asbestos on the pipe in the basement?!?! Really?? That didn't show up on our inspection report when we bought the home in 2008 and the pipe it "appeared" on was a new pipe leading to the brand new boiler we installed. He mentioned things in his 37 page report such as, the ceiling to step space being a hazard (the house was built in 1905, so how would one possibly or why would one possibly want to change that!). He mentioned that, "the roof will need to be replaced in the VERY NEAR future causing a hefty expense to the new owners". That was completely an untrue "opinion" because we had just had a roofer come out the previous summer of 2014 before we knew we were going to even sell our house and the roofer refused to do the roof because he said we'd get at least another 10 years out of it (wouldn't the roofer try and get us to replace the roof so that he'd make money on us?!). Marc told the buyers that our home was a "solid home", however, it needed a 37 page inspection report of repairs and comments degrading the BEAUTIFUL home?!?! It sounds to us like this is Marc's bargaining power tool that he uses on new buyers as a way of saying "thanks" to them for buying his inspection service. However, it results in the buyer having the bargaining power to negotiate the listing price of the house because they're able to request all of the unnecessary repairs to be made by the sellers, based off the results of the home inspection made by Marc. read more

Marc was WONDERFUL. He was so thorough with every inch of our new home. He explained and pointed out everything -- not just things that needed to be fixed but he also gave us tips and advice with certain things knowing that we had a little one -- fireplace, deck/pool, gates, electrical box stuff!! He told me things just like it was, no sugar coating - and he knew what he was talking about. He answered all my questions. I didn't get a quote or call anyone else , Marc was my first choice- just because he (his business) was the only person I had called.. and I couldn't be happier. His wife, Val, was an absolute doll to speak with over the phone. It was worth every single penny (for inspection and re-inspection) and the 4+ hours it took combing through the 2500 sq ft home. We received a binder full of information, and a warranty - which we didn't know about until the day of and a huge plus! I would recommend Trinity Inspections to ANYONE! and if in the future we do purchase another home, Marc will be the one I call for that home inspection as well- without a doubt.
