So it is paramount that you get a home inspector that will 1. be straight with you and 2. not overcharge you for unneeded things to pad their invoices 3. be straight with you (you get the idea). Karen and Peter are experienced, honest, know what they're doing, are reliable (they show up when they say they'll be there!), and they don't screw around. If the home you like has a list of flashing-red-light problems they will tell you, because you need to know rather than have a horrible surprise after you move in. I was grateful they did - they found a host of problems I didn't know were there, and the problems I knew of were actually far worse than I realized (and I've done some home work previously, I'm not clueless in laying down floors, tile, etc). Some home inspectors will give you a little folder and maybe 2-3 pages and another few pages of pictures...Peter and Karens' reports are expansive, detailed (with pictures and references) and written in plain English - not builder-ese. Their prices are fair and they will tell you - no surprise bills here! I can't say enough about the job Peter and Karen did for me, and I am certain they will do just as good a job for you, because of the upstanding people they are.

Karen, Sean, and Pete were all on time, extremely thorough, and answered all of our questions from the very first phone call to the end of the inspection. They came out to the home we were purchasing on a Sunday with very little notice and left no stone unturned. Friendly, professional, and really top-notch service. I would highly recommend them to anyone. If you plan on attending a full inspection with them (well, septic, and full house/insects) all I can say is remember to pack a lunch - they are so thorough that the inspection takes about 3 hours, start to finish, for everything. I received the report this evening and my husband and I are awed at how thorough this inspection was. They included photos of all items, outlined the issues, explained how the inspection was conducted and why. We are new homeowners in the Bethlehem township area. Things started to settle and we noticed a…read morecouple of things that were just not working right. Our gutters were leaking and not draining well, even after being cleaned and attached with gutter guards. On top of that we also noticed a couple of troubling spots on the roof as well. After reading reviews about Neil Labuda we decided to give him a try. He came for a consultation right away and gave us an estimate; we decided to go with him even though we didn't ask for a second opinion-- we liked what he had to offer. He is very professional in his presentation and explained all the pros and cons of everything very clearly. We signed the contract and had a beginning date set. Due to the weather (not his fault) we had to start later on. The task was to change all the gutters and to repair the roof of a 3000sqf ranch house. Estimated time to completion was around 5 to 7 days, he made it in 4! He worked most of the time alone (with the exception of one day), but very efficiently, and hard. He hardly took a lunch break. He came every day around 7 am and went all the way to 5 pm. The result: The look is great, I should write in the future regarding the functionality, but it really looks amazing. He gives a 10-year warranty for the the gutters and a good warranty for the roof repairs as well. He cleaned very well when the job was done even rolling a giant magnet in case any screws or nails were left on the ground. The price: it wasn't cheap and honestly we do not know how market-fair it was since is the first time we deal with this, however the job was done right. He was very honest and even gave us a break for extra repairs he had to do on the roof, which we really appreciate since we are struggling a bit with so many repairs we have to do. Conclusion: He is knowledgable, trust-worthy, and very professional. Neal LaBuda didn't - made me pause and look into his company and its reputation. I hope you do the same. You'll find, as I did, a small business owner/operator who lives in the same area I do. I talked with Neal and liked what I heard. I expect you will too. Neal had the job done in less than a day, and I didn't have to clean up after the cleaning as I had to do after other service providers finished. Want quality? Want quick turn around? It has been 1 year since we had Kozi totally gut our bathroom. It was 28 years old and nothing had…read morebeen done. Just the normal cosmetic paint and paper. When they started they made sure they put plastic up to not get dust all over the house. Very conscious about dirt and cleaning up. Had a couple issues but they rectified that immediately. Even after 1 year the bathroom still feels new and they came out and fixed the caulking on the tub with no issues. I still think I'm in a dream when I'm in my new bathroom. Total transformation. I have to say they stick by their work and if something isn't right they will fix it. They switched out the shelves to ones that we really liked and fixed some of the flooring. The reason for 4 stars instead of 5 is just around coordination and communication of the project. There were a few times that work was delayed because communication wasn't entirely robust. My recommendation is for them to have one single point of contact between the customer and Kozi, with a daily check-in at the end of the day. I love my bathroom, my laundry room, and my new front door. I recently received a quote for my next renovation project and plan to work with Kozi again.
