If I could give A1 Property Inspections a zero star review, I would... My partner left the below review, but was told (via visible comment from A1) that it is a "spam review once again as has never actually has never been a client". Not only is this insanely improper grammar, but this is innacurate. We have used A1 TWICE, once for a property in Hammond, IN, and the second time for our new home purchased in November of 2022. As mentioned/stated by my partner- Beware! Do not use this company! They do not know how to do thorough, proper inspections and they will screw you over just to make a few bucks. Very unprofessional and incompetent. (Per OUR ATTORNEY) They also have loopholes in their contract saying they are not responsible for doing their job correctly or professionally. You have been warned! Pictures are worth a thousand words, and we have hundreds of pictures showing the water damage that was missed because Mike would not get on the roof of our house or properly inspect our attic. Mike and his team have created the perfect contract/documentation to get around any responsibility legally, and everyone needs to be made aware of this to avoid them at all costs. Do yourself a favor and find any other inspection company!

Erik, Thank you so much for coming out quickly! I was so concerned about the problems that were found in our roof after Savage Roofing made even errors that I could see when replacing our roof. I'm relieved no decking looks like it needs to be changed. I'm also glad that you only found two sections that need to be replaced unless your photos that you took reveal something more in your report tonight. I was really impressed with your drone technology. I'm also very impressed that you came out within 18 hours after my husband spoke with you. I was so scared after the mess the left behind by the roofers that we're still cleaning up from even after one month of me picking up many more nails. Thank goodness that it looks like they don't have to replace big sections of the roof! I'm glad you found the sections that need to be redone! I thought, what in the world has been has been done to my roof that I can't see after the roofers left when it was pitch black outside. Time was of the essence to get your report before the roofers come back on Friday. Within 18 hours you were here! I appreciate your exceptional communication and detailed inspection. All this I will convey on Facebook and Google with 5/5 stars for you! I appreciate too you giving a fair price for the inspection! Thank you again so very much, Sarah and Tom

The positives I will say is that Russ was very responsive from the moment we inquired about him and set things up and communicating with him. He'll even show up on time unlike most people nowadays. Russ did his job fine but me and my wife on site felt like he was not checking out other things that we noticed that were worth noting, picturing or documented so I could have a way to possibly get the owner to fix it before I purchase. All in all, Russ is friendly , his prices are fair and you'll learn a great thing or two from him personally which are great but just be vigilant to find and point out your issues and ask questions to make sure it can be documented.

My "go-to" inspectors. :)…read more I've been using X-Cellence Inspection Services for 8+ years. They're often early if not on time for each inspection. They typically take a minimum of 2 hrs. They wear shoe covers in the home. They wear gloves when opening the attic or crawlspaces. Unlike other inspectors I've met, they Test the temperatures of the water & air with a device (looks like a mini gun) which actually gives you the temperature. That device helps them determine if the a/c unit & hot water heater are working efficiently. They will get on the roof Or use a drone if the roof is inaccessible. The report comes in often on the same day as the inspection. There is at least 35+ page report on homes with Minor issues and the report grows as more items are found. Pictures come with the report. The report is emailed out to the buyer and their team (if ok'd by the buyer) within a day.
