I've worked with a lot of HOA management companies who are the worst to deal with and take FOREVER to respond. When I contacted Yvette about not having any running water because my shut off valve went out and needed to be replaced, she was very prompt to handle the situation. I emailed her at 8:32am, she called me at 8:52am (they open at 9am), and had their go-to plumber out by 10:30am to complete the work. They were even able to get 3 other townhomes' shut off valve replaced while the water was off to the building, so that we did not have to go through the water being shut off to the building again at a future date for the other units. read more

Although our HOA has only engaged with Trilogy for 45+ days, I have been incredibly impressed with its principal, Yvette Huffman. Right out of the gate, Yvette proactively facilitated the transfer of records and other critical information from our prior property manager. This was a delicate situation that required a great deal of tact and diplomacy, countless hours, ongoing follow-up and in short -- a herculean effort. My hat is off to her for the professional manner in which she handled this situation. In addition, Yvette had to field many calls from concerned homeowners -- some of whom exhibited hostility towards her as the successor property manager. I have learned from several neighbors that she handled inquiries with calm and grace, even when some calls took on a contentious tone. She addressed all inquiries/concerns in a business-like, matter-of-fact manner, rather than a reactionary one. Tonight, I attended a very lengthy Board meeting and witnessed firsthand her grace-under-pressure, get-it-done demeanor. I now have even more respect for her depth and breadth of knowledge and skill. She clearly is highly adept, starting with her deep knowledge of HOA laws, different HOA practices, emerging legislation, vendor options, pricing, and so much more. I have every confidence that Yvette will get our HOA on the right track, will keep us informed about legislations on the horizon, help us to contain costs, and otherwise be an incredible resource and trusted advisor. read more

Should be no star at all. Can you imagine they do not have an online payment system in 2023? They need check to be mailed to them, or a very complicated process to set up an electric payment. I cannot understand why Trilogy was selected as our community management given their poor management ability and arrogance. We deserve a better one. read more

No star really. I have been explaining the problem regarding the neighbor at 6133 Verda Lane for almost two years now. They keep me up all night from around 10:30 or11:00 p.m to 7 a.m. EVERY NIGHT!! They play creepy music-like sounds, high-pitched faint noise sounds that go into your brain, with buzzing-like sounds, sometimes it is sad music with a finger snap that goes on and on all night, sometimes it is happy music a male voice talking, that goes on all night, sometimes it's stadium cheering sounds, there are many programs that go on all night and keep me awake. Also, they send stinky, smelly, disgusting smells into my home sometimes every ten minutes ALL NIGHT LONG! Also, have you had the maintenance company put up the bird spikes? I do not see any! And, the few ones I had up were taken down! I am going to seek Legal actions for both of these problems if THEY AREN'T RESOLVED A.S.A.P.! I have been waiting for months and months for these issues to be resolved!! And have sent numerous certified letters, emails, calls and in-person at the monthly meetings! I CAN NOT WAIT ANY LONGER!!! Simply the best. Yvette has been the best property manager I have ever met. When we hired Trilogy our ARC was in a bit of a mess and we needed a real expert to come in and clean it up - and make us more efficient in the process. helps every As the conduit to the board members, our members can reach Yvette any time of day and she responds in a professional and polite way - even to some of the more aggressive emails some of our members send. As a member of the board I receive very clear and specific summaries from her, with a complete history and detailed recommendations when we need to drill down. Her professionalism makes our HOA run smoothly and have helped us focus on issues related to property value increases instead of minutiae. Her services for the board - from drafting language to organizing bids for landscaping and other expenses- have been key in keeping the workload from building up and ensuring smoothly run meetings. For the past 7 years we have had the pleasure and the joy to have Trilogy as our property management company. Yvette has been the best property manager we have had in the 17 years I have lived in the community and believe me when tried 3 others before we were fortunate enough to find Yvette. She responds quickly to all of our problems and concerns and takes care of emergencies or situations that arise quickly. She has also gone above and beyond the call of duty to troubleshoot and problem solve in situations where we were unable to do so on our own and thus she has made the property better and helped us to increase our property value as well. I have found the trilogy management company to be incredibly incompetent. I had a termite inspector come to my condo in August when he discovered termites in my condo, in my attic in my back yard and in my garage. The contract was approved by the board in September to have my condo treated for termites. However the contract was not signed. When the threshold fell off of my front door due to termite damage, I contacted Yvette and was told the termite inspection had expired and I needed a new oncosts the HOA extra money. Now I'm waiting for the board to approve it a second time and hopely the contract will be signed this time. I have also been accused of having dogs at the pool which I never did.. read more

We live in Carmel Valley. Yvette runs a one-woman show. She DISCRIMINATES against renters at condo communities. It's not even thinly veiled. Like another review has posted, my car was towed (incorrectly) and she could NOT be bothered. She is not capable of doing all this on her own and last I called she has no employees. She is unkind and very unprofessional. I divorced and went through a 3 year process to sell our 3.2M home. Her bias against people needing to rent is NOT good for business. She provides the worst service of any business I have encountered. read more

Yvette seems to run a one woman show at Trilogy and she has a very abrupt and unapproachable demeanor. I assume our HoA is saving money buy choosing such a small business, but Yvette is slow on communication and has a very unappealing communication style. Useless. read more

Yvette Huffman (doesn't) operate Trilogy Community Management. She lacks the knowledge and professionalism to be called a property manager. Since we moved into our home we have continually been harassed by Ms. Huffman and the HOA board and treated as 'renters" even though we own our property. She refuses to acknowledge when repairs need to be addressed within our community. She has refused to re-open our pool facilities on our property, even after receiving guidance from the County of San Diego on proper reopening procedures, citing that 'the property doesn't want to assume liability. FYI, Ms. Huffman, just having a pool on-site makes the management liable, regardless of whether there is a lock on the gate or not. If someone hops the fence and drowns, YOU'RE STILL LEGALLY LIABLE! Last November, there was a major water line break in our community which was reported at 11pm. More than 100 gallons of water per minute was gushing from the ground and running throughout the sidewalks and down the streets of of neighborhood. Ms. Huffman didn't want to call a plumber or our handyman to do the repair at night, nor did she contact the water department to turn off the water supply. Instead, she chose to allow the water to flow freely for 8 hours. A minimum of 48,000 gallons of water was wasted because of her inaction! Just 2 months prior, we had a gas leak that SDG&E was required to vent in order to replace a gas line. When we called and asked about it, Ms. Huffman had no clue that there even was a gas leak on the property. Even while we were still moving into our unit, we received harassive notes about the fact that we were moving boxes from our vehicle to our doorstep and leaving them there for the time that it takes to move each one into our place. The neighborhood does not like families with children, renters, or people who like to be active outdoors. Recently she and her minions decided to have us harassed by a neighbor while we were readying for a family campout. Our family carefully read the CC&Rs before moving in and have not violated any rules but continue to be harassed by Ms. Huffman. In addition to the harassment of families and renters, Ms. Huffman has also been in violation of HOA laws regarding meetings. She had advised our HOA that they could hold their meetings in the Oceanside Library Community Room and signed a contract with the Oceanside Public Library which stated that all meetings held in that space were open to the public. Ms. Huffman insisted that renters and members of the general public were not allowed to attend and that these meetings were private, which was in direct violation of her contract with the Oceanside Library. As a property manager, Ms. Huffman is only supposed to be in attendance at these meetings to report to the HOA and listen to the meetings. Ms. Huffman regularly conducts the meetings and has even told HOA Board Members to 'shut up' at times. As it stands, we have a light outside our unit that has been out for several weeks. We have notified Ms. Huffman several times and the bulb has not been replaced, leaving a safety hazard within our community. In case you are wondering, a small-claims suit has been filed against Trilogy, Ms. Huffman, and Pacific Towing for wrongful towing of vehicles from the property. Ms. Huffman is subject to several lawsuits for dereliction and harassment by several of the owners of condos within our property. Elizabeth M. who also wrote a review is currently suing to have repairs made to her unit caused by a roof leak that Ms. Huffman refuses to accept responsibility for. Ms. Huffman does not act in the best interest of her clients. If you are considering Ms. Huffman and Trilogy to manage your property, DON'T! You will regret having anything to do with her or her company. Ms. Huffman can deflect from the truth all she wants, but the truth is that she and our HOA board actively engage in discrimination and harassment. The proof is in the pudding!
