Unfortunately, my experience working with Michael as a buyer was disappointing overall. While we…read moreultimately closed successfully and on time, I felt the process lacked the proactive communication, organization, and follow-through I expected from a buyer's agent. Throughout the transaction, I felt like I was the one initiating or following up on the conversation majority of the time. I had to reach out for updates on important items such as whether escrow had been opened, our closing timeline, whether everything was on track, and what the next steps were. As a buyer, especially during such a significant purchase, I expected my agent to be more proactive in keeping me informed rather than having to continually ask for updates myself. One of my biggest concerns involved the closing date. The escrow company had our closing scheduled two days later than the date we had agreed to and signed in the contract. I actually learned about the discrepancy through the property manager rather than Michael. To his credit, once the issue was identified, he was able to get it corrected and we ultimately closed on the original agreed-upon date. There were also other instances that made the process feel unorganized. On the day we were scheduled to sign the contract, we had an appointment with Michael. About 15 minutes before our scheduled appointment, he texted us saying that an unplanned walk-in customer had arrived and asked us to wait. When we arrived, our documents were not prepared and had to be completed on the spot. Given that we had a scheduled appointment, I expected the documents to be prepared in advance and our appointment time to be respected. The experience after closing also lacked follow-through. Michael did not meet me to hand over the keys; instead, I was given the lockbox code and asked to retrieve the keys myself. We closed on September 16, and as of September 28, the property still has the "Sale Pending" sign up and no "Sold" sign. Michael told me last week that the sign would be taken down, but it is still there. I appreciate that Michael was able to correct the closing-date issue and ultimately get the transaction closed on time. He may be a better fit for someone looking for a seller's agent, but based specifically on my experience as a buyer, I would think twice before using him as a buyer's agent. I expected more proactive communication, preparation, attention to detail, and follow-through throughout the process.

They are very experienced with entire Bay Area especially San Jose real estate market, which makes their expertise invaluable for us. We found that their incredibly detailed home price technical analysis report, prior to each offer we made is extremely useful and is very precise, unbiased, and well aligned with today's rapidly moving market and this ultimately guide us in securing our dream house confidently knowing we did not over bid more than needed to be in the game of bidding war in such a current competitive market. What separate Alex Aung Cupertino Real Estate team from many other real agents in the Bay area is that they did not stop looking out for their clients right after the escrow is closed. When we needed to remodel our new house, they introduced us to their trusted and pool of resources, from their home builder network from structural engineer, licensed contractors, handymen, plumbers, heating/cooling electricians, painters and etc. They stepped-in and negotiated every quote for us. Just to make sure we are not getting ripped off and also get the best quality work for the amount money we needed to spend that give us ultimate peace of mind. Another update with 5 stars, again!…read more This complex was built in the early seventies, and although the condo I rent came with major upgrades when I moved in almost five years ago, things still happen. For a while, the upper panel on the white Maytag over-the-stove microwave kept falling off, and I kept reattaching it. Then the day came when I could no longer reattach it. I logged a support request. Soon, Fernando Vazques texted me, asking for the microwave's serial number. I took photos and texted them back to him, and in the process, I learned that the appliance's manufacturing date was January 2004. So it was over two decades old, but it still worked great if not for the panel falling off. I thought they would order a replacement part for that panel. However, it turned out that it would be cheaper to replace the whole microwave. Fernando kept me updated on the approval progress, the order from Lowe's, and the delivery. Once two guys from Lowe's delivered the microwave, Fernando coordinated the installation. One guy from Intempus came, installed the new microwave, and removed the old one; everything would have been ok if not for a large area of paint that peeled off the wall beneath the microwave. I sent pictures to Fernando. Several days later, David, a tech, arrived to fix the paint issue. I brought out all the cans of paint I keep in the outside storage shed that I found here upon move-in. However, none of that paint matched the color on the kitchen wall. So David went to a paint store and used their paint color matching machine (I hadn't even heard of such a tool before!) to find the exact match. He returned from the store and did a super careful job achieving the orange peel effect on the wall. He also went around the unit, noticed things, fixed them, and responded to my reports of minor annoyances. For example, he reinserted the large patio screen back into its railing, fixing the railing so that the screen wouldn't fall off again. He also gave me good advice on keeping the place in good shape and admired the many plants I keep outside my unit, which warmed my heart. There was definitely a silver lining to how protracted the microwave replacement turned out to be, in that David fixed things I didn't even bother reporting. I definitely felt I was in good hands with Fernando and David responding to my service request, and I know that if anything else needs fixing in the future, I will be in their good hands again.

I had a great experience with Intempus property management company as the tenant of the home they…read moreoversee. About two months ago, both toilets in the home started running continuously. I reached out to the property management team and I was really impressed with how quickly they handled my work order. They called in a plumber who found the toilets were older and the tanks have equipment that was corroding. They quickly got in touch with the homeowner and we had replacement toilets approved without any hassle or delay. I do my best to take good care of the property, but things happen, and it's reassuring to know the management team is responsive, maintenance issues seriously. I'd like to personally thank Manuel Gonzalez for his continued follow up with my work order
