We wanted a verified and authentic realtor that was reputable and found her! This review is not solicited; it is our honest review after four months of working with Yvette. BACKGROUND: - We were first-time home buyers in the Bay Area and needed a realtor with an experienced reputation. - We had a lot of questions and were very picky about finding a home; we did not want a house near a graveyard, school, and within earshot distance from a train. Yvette was very accommodating and patient with us in finding a home with these requirements and big-picture questions throughout the process. - We spent a few months touring homes with Yvette until we found one that met our standards and price range. - Yvette and her team helped us understand what was happening every step of the way. - This home purchase and escrow was completed before the National Association of Realtors July 2024 settlement on who pays buyer commissions. QUALITIES: - She had a high level of knowledge of the current housing market and the neighborhood we were interested in. - She frequently sent us great matches for what we were looking for. - She pointed out subtle things that we would have missed but were important for our decision process during home tours. - She was always flexible and available for home tours and phone calls. If she was not available for calls, she was very attentive through text messages. - She was strategic in setting and managing expectations on homes and the paperwork. - She was honest and transparent throughout the entire process. She treated the situation as if she were purchasing the property--she looked out for us and had our best interests in mind. - During the processes of the home search, bidding on homes, escrow and paperwork, moving into the home, and after moving into the home, Yvette was attentive and constantly checked in on us to ensure we were comfortable and informed. My family and I highly recommend Yvette Teng and her exceptional team. Home buying is incredibly stressful, but Yvette maintained a calm and confident mindset and kept our anxieties low. Her promptness, strategic mindset, positive energy, and knowledge of the market are why we will not hesitate to call Yvette when we are looking to buy again.

In addition, both Kevin and Sunil guided us in various aspects like the inspections, post-purchase cost documentation, what we need to do etc. If you are in the market for purchasing a home, we would highly recommend Kevin and Sunil to represent you as your agents.

I highly recommend Sunil and Kevin to anyone looking to purchase a new home! As someone new to this process, they took the time and effort to walk us through the entire gig. Throughout the process not only did he educate us about the process but also managed to understand our preferences as home-buyers. He picked properties that matched our preferences and were in good neighborhoods. Sunil and Kevin took the effort to ensure that we were happy with the decisions made, fine-tuning preferences and did not shy away from giving unbiased opinions as mature experienced real-estate agents. Ultimately they were focussed on ensuring that we as home-buyers were happy at the end. While we had worked with other agents initially, once we started working with Sunil and Kevin, we immediately realized the difference in expertise, guidance and their focus on long-term customer satisfaction. Rather than simply…read moresaying "Bryan was great" (which he absolutely was), I want to share a few specific examples that stood out: * I submitted an inquiry through his website at 5:00 PM right before a holiday. He responded almost immediately to acknowledge my request and asked whether I preferred to talk right away, or after the holiday. We ended up scheduling an in-person meeting during that first call. * Because my home was on the lower end of the Bay Area price range, I was concerned it might not receive the same level of attention. Bryan proved that concern wrong -- he provided true white-glove service throughout the entire process. * He came to our first meeting fully prepared with a detailed market analysis and a clear, thoughtful strategy. This included timing, making the home presentable, recommendations on work to do/not do, and pricing. * Bryan handled all staging, photography, and listing arrangements, making the process extremely hands-off and stress-free for me. * I had scheduled a final bulk trash pickup with Waste Management, and they canceled without notifying me. Bryan's team caught the issue because they had proactively called to confirm the appointment, and they immediately let me know. * During the listing period, his team also helped coordinate a minor issue and offered to arrange services for it to be resolved. * In less than a week, we received a cash offer $30K over asking and a financed offer $55K over asking. * During negotiations, Bryan clearly explained the potential risks and benefits of each action, making sure I fully understood what could go right -- and what could go wrong. I really appreciated how seriously he took his responsibility to keep me informed. I highly recommend Bryan to anyone looking to sell their home.

I'll start by saying that if you are looking for a Realtor in the East Bay - Suman and Aarti are…read moreyour girls. Period. In a search for our first home - we quickly learned how exhausting, confusing, and emotional it can be...and I can not imagine making it through with anyone else! They held our hand, went along with us as we changed our minds countless times, and were absolute cheerleaders for us through the process. They have an extensive network in the area and extremely great reputations - which goes a long way when working with agents on the other side. They are great negotiators and ultimately landed us the PERFECT home at an incredible price (far below appraised value)!! They are excellent communicators and were always proactive and reachable at all hours (seriously we've chatted with them at 5am and midnight). They made us feel like we were their only clients and provided an extremely curated and personalized experience - 5+ star, white glove service! A huge added benefit is Suman's extensive knowledge and vision for renovations. Having gone through projects herself, she has relevant, and interesting ideas to help you see a vision for your home and not get stuck in the current state. Absolutely zero complaints and I would refer them to everyone I knew (and have) in a heart beat! Our story below ... We ran into this duo completely by chance at an open house in our neighborhood, long before we were seriously looking for homes. They immediately took us under their very wing and set up time to educate us about the home buying process and answer all our dumb questions. The invested time getting to know us as people and what we were looking for in a home - all of this knowing that we still were not seriously house hunting. We started slowly with a few house hunting weekends, and guided us about pros and cons on all the houses we saw to help us better understand what type of home and area would actually serve us. We were all over the place, and they were so patient - listening intently and nudging us slowly toward the right homes based on what they heard. We saw countless home, and I can say without a doubt that every house they showed us ticked many of our boxes - there was no time wasted on homes that were "immediate nos" and it felt like the experience was curated incredibly! As things started heating up and we got serious, Suman and Aarti geared up to speed right by our side. We saw houses almost every day - finding windows for viewings around our crazy schedules. We submitted 3 offers and each was a roller coaster... We even completely pivoted the type of home we were looking for right in the thick of it including backing out of one of the offers - and they pivoted with ease not making us feel bad or guilty about not knowing exactly we wanted. The craziest part is that the home we ultimately ended up buying (and are absolutely enamored with), was a home that Aarti found and INSISTED we go visit. The timings were tough to manage and we had our eyes set on another home, but THANK GOD that she pushed us to come see it. Through this process, Suman and Aarti had learned more about what would serve us in a home than we ourselves knew!! That is how amazing these girls are- literal mind readers. They negotiated hard and advocated for us fiercely. We ended up getting an incredible deal and would have certainly not been able to do the same without their strong support! And their help didn't stop there... during the 21 day close, Suman must have gone over to the house 20+ times to check on things and finalize every detail. They stayed in constant communication with us and made sure we made it to the finish line without any hiccups. They even made us the most thoughtful gift basket when they finally handed us our keys - filled with inside jokes and sweet things! Things you would only see from the closest friends and family. Ultimately that's what these two are to us now - family! They are still our first call as we come up to speed on all things "home owner" and always have the best recommendations for vendors and amazing advice to tow. I can not thank them enough for how much time and energy they poured into this journey with us. They are simply THE BEST.
